Anyway, here's the parting email I sent after receiving the refund for the required $500 deposit: "I received the refund. Also, pro tip: your website and official business correspondence should include a disclaimer -- in bold text -- indicating the fact that you only manage model homes in utterly impeccable condition and that all clients in the real world who hire you stand to make no true profit from the rent collected. On the contrary, the minimal surplus will only go towards paying back the debt incurred in getting the property up to your "standards". In all seriousness, I know you claim to have knowledge of "what renters expect," but I've worked in the Atlanta rental industry in one capacity or another since 2007 and I have not once encountered a prospective tenant who had even a fraction of the expectations you claim for a single family home. A Post-like, cookie-cutter apartment complex ... maybe. But a home FOR RENT??!! Not once. And I've leased homes larger than ours and in conditions FAR inferior to ours for *more* than we were planning to ask. The most frustrating thing here (aside from having now invested over $10K in a rental -- a freaking RENTAL ) is that I'm being forced now to speak in defensive terms about the rent-readiness of the house, when it is factually beyond ready. I also find it appalling and reprehensible that you would not at least give your client (who has hired YOU, remember) the opportunity to list their home when they see fit. I'd understand if it was a slum, if it needed cleaning, or perhaps even if it simply wouldn't show well. His advice worked, and we were FREE!! Jordan never made us sign with him, we have taken him from Canton, to Underwood Hills, to Smyrna, to Marietta... he has been so amazing! PALMER HOUSE WILL SUE YOU!! GEORGIA EDWARDS, a realtor with Palmer House sued a family with small…read morechildren after she tricked them. She inserted a one year "exclusive" into an offer the couple made on ONE home after they wisely refused to sign a buyer brokerage exclusive agreement. The offer failed and the listing agent in Canton reported that Georgia's contracts are LATE AND SLOPPY. Palmer House and Georgia Edwards SUED THE FAMILY when they purchased a house with another agent after learning about her incompetency. Palmer House NEVER looked into the facts. The law suit was VINDICTIVE AND GREEDY. They intentionally harmed good people. Georgia will call you her "family" to endear herself. She is a VERY DECEPTIVE INDIVIDUAL. Georgia put a lock box and a sign on the same couple's home without their permission and pressured them to sell because she said their neighborhood was "changing". We called her about listing our home prior to knowing that she is a very litigious person. During a phone call with Georgia, her husband Buddy, who she refers to as her "closer" joined in to pressure us. They told us we needed to quickly list because "WHITE FLIGHT" had already taken place in our lovely neighborhood. That is NOT true and we are NOT racists. We were deeply offended and hurt by their attempt at what is also known as blockbusting. Palmer House apparently supports these practices as Georgia Edwards is still there. Please beware. Georgia Edwards is dangerous and with Palmer House, she has the resources to do a great deal of harm to innocent people with a team of corporate lawyers at her disposal. Unfortunately, Palmer House has ZERO interest in the truth. This review was written to spare innocent people from being sued by GEORGIA EDWARDS and Palmer House.

I have hired Michael McCormick to appraise my properties twice…read more First time was when we were trying to decide about refinancing our house in Peachtree City. We were coming out of the great recession and were considering financing our home residence when interest rates dropped and wanted to know what the potential value of the house was to see if we could get money out to help recover from the losses in the great recession. And we didn't want to rely on just what the bank said. McCormick Appraisals provided a very comprehensive report that not only documented the foreclosures in the area that had diminished the value of houses, but also historic value trends to show what a house would have been worth. Plus what new houses were getting financed for. His reporting on our property itself was very comprehensive noting the age of the roof as well as structural interior exterior aspects. As a result when an appraiser from the bank came in we would be well equipped to know what the true value of our house is with no surprises and no funny games. The second time we hired McCormick Appraisal was when we were considering selling our interest in a rental property that was jointly owned with another person. We wanted to establish the value of how it had grown in the decade that we had owned it so that we could fairly negotiate with them what a buyout package would be worth. Similar to the first time, McCormick Appraisal did an excellent job of documenting the rise of property values post covid and also the sustained property values of houses based on tax records. He clearly pointed out in his interior and exterior evaluation areas that might cause decrease in value on another valuation and what the spread of plus or minus might be to reach his final report. As the owner operator, Michael McCormick, is very respectful of the homeowners, accommodating his schedule to theirs. He wears a face mask as an extra precaution in case there are any health sensitive people in the house and for his own animal allergies. He puts on disposable booties on in order to not bring dirt into his client's premise as he navigates between interior and exterior. He is polite and he is very efficient getting to the job and getting the information he needs as quickly as possible and as thoroughly as possible. I highly recommend McCormick Appraisal and for any reason that you might need for an appraisal.
