Please listen to all the other bad reviews. They are money hungry and negligent. Our pet rent cost more than the actual rent. They also tried to charge me a $500 pet fee for a bird. Several dead roaches were found scattered around the place when we moved in despite them stating a cleaning crew had been dispatched beforehand. Dirt and grime was everywhere imaginable. It took three people to wipe down everything as it looked all to be caked with dirt. It is impossible to get anyone on the phone to help you with any questions or maintenance issues. They would always say just keep emailing and they will eventually reply. I even tried to schedule an appointment for their office since it suggested that on the website but nope wouldn't allow it. After months would pass of this back and forth the receptionist just gave me his email to then send my inquiries that he would forward over. They would constantly send over maintenance workers who either could never figure the problem out or just made it worse. The main incident in question was when our evacuation pipe in the attic was dripping into our bedroom ceiling. Jander suggested we flush it every single time it began to leak. This turned into several visits from maintenance who would come to do the same thing we were expecting a different result. A drip soon became a leak that had continued for months at this point. They finally decided to change the whole system out. After a day the drip turned to stream and this lead to my boyfriend slipping through the attic onto our bedroom floor. He broke two vertebrae in his back and had a compression fracture which till this day has to deal with. Us both being in the Army already gave us back issues as it is. Of course this created even more divide in trying to reach some form of communication from Jander. As we now needed to fix the whole in the ceiling on top of the leak. Eventually, those were resolved by maintenance, but in regard to the hospital bills it took forever to hear anything. When we finally did they said they would forward it to billing. Again, heard nothing despite us reaching out. A simple no would suffice not to just ignore the issue entirely. This is supposed to be a professional business run by adults. If you are too scared to talk on the phone you can at least have the courage to return an email. The only good thing I can say is we got our damage deposits back. read more

I recently submitted the $70 application with the Jander group and my application was denied because they could not verify my rental history. I reached out to my landlord via phone (it only took a simple phone call) and found the verification was sitting in their spam folder. Upon collecting $70, the Jander Group took no initiative to process the application correctly. They also stated that I did not complete my leasing application since the income line was left blank, however, I did tell them via email how much income I generated and also sent them paystubs. After the lack of communication with the Jander Group I reached out to the home owner directly to inform them of my concern with the management company. While my application was denied, I hope that the home is occupied soon. To other prospective clients, if your home is vacant for an unusual amount of time, make sure to inquire how many applicants have paid the fee. Keep in mind that the home is not shown until an application is approved, meaning they are not losing any money or wasting their time in collecting application fees. I have noticed that the home I applied for has 112 contacts, but has been listed on the website for 4 months. The Jander Group has replied to my reviews stating that I am simply upset that my application was denied, however, I am upset that their original outreach email states: "We respect your time and money", all while never including a phone number to reach them at. Not once during the application process did anyone call me to update me on the status of the application and I was only denied once I reached out to them for a status update. read more

Stay away from The Jander Group for management and rental services. This company undervalues their customer's homes to employ sleazy and pressuring sales tactics on prospective tenants. Micheal will be pushy and dishonest through the application process just to collect your application fee and allegedly lease the house to someone else after lying to your face about availability. The application process is extremely intrusive and tedious while their leasing agents won't even review the references provided and delay your application by asking for other information rather than calling the provided contacts. Then, they will "deny" you with Adverse Action you after they lease to someone else citing their lack of due-diligence in contacting provided references, just so they can keep their hefty application fee. It's interesting that the application fee is double the market rate while the advertised signing rent is 10-20% under market rate. MILITARY FAMILIES... DO NOT RENT FROM THIS COMPANY!!! They will not work with you when you get orders and your lease renewal is up. They offered us a lease renewal and I explained I had orders and would need a month to month since my orders are up on 1 July. Our lease went thru 31 May. So instead of letting us be here an extra month they gave us a 30 day notice that we had to vacacate. They are NOT a military friendly company. If that's not enough.. On 31 March we had called emergency maintenance as our house smelled like burning wires. We immediately secured our power and called there so called emergency line. The dude on the phone told us someone would be calling us back...they never did. We called them back about 45 minutes later and they guy said that we should call 911. Luckily we we're calling to let them know that our family member who is an electrion was able to help us pinpoint what it was an it was not an emergency. Earlier this year our water heater went out. They sent someone to fix it, but didn't send anyone over to fix the water damage. So there is still big water stains and holes in our ceiling. 2 years ago when we renewed our lease I just signed it not thinking (yes, my fault) and when I realized our pets that passed shortly after moving in where still listed. I immediately let Andrew know we got new puppies over a year ago and he sent his smart passive aggressive email he always does saying they might make us get rid of them. Instead he done a suprise house inspection...which whatever but I caught him on my cameras sniffing my carpet...lol. But hey atleast I passed! Like really my house was spotless and even he said you couldn't tell animals lived here if it wasn't for the 2 dog crates. They still made us pay another 1,000 dollars in pet fees...so they have 2,500 in those alone. Also, when we first moved in Cord Moving an Storage damaged the walls and the carpet. We immediately notified Andrew and let him know we where working with the company to get it taken care of. That email was pretty passive aggressive to and he made sure to let us know it is ultimately our responsibility. Which dude we get and we would have taken care of, but Cord paid them for both walls and floor upstairs. Calm down brother. Last there was a ton of things wrong when we moved in that never got fixed and we just got tierd of hounding them so they have remained unfixed. We lived on Old Brownsville road in Wolfchase Farms near the train tracks. The house has poor insulation. It's always super cold or really hot in here unless you really crank up or down the AC and heating system. You hear everybody of road noise and every train that comes thru. When it rains your backyard is a swamp as the rain just sits there. One other thing worthy to note when COVID happened they sent put letters to everyone saying rent had to be paid and they weren't going to work with people even if they lost there jobs. Didn't really apply to us, but this is the kind of company you are looking at. Personally we rented from them for 4 years. We always paid rent on time and we are pretty disappointed that they are not working with us and now going to have to live in a hotel without our stuff with an infant. So that's what ya get for paying your rent on time. Personally I would stay far away from this company there only going to screw you in the long term. Between our pet fees and security deposits they have over 5,000 dollars of our money and we found out after signing our lease and getting to my new unit that this company will keep your money for just about any excuse as there was a couple families that where departing and got screwed. My boyfriend and I have recently moved into a home provided by this company. We came from a rental home from a different company and the Jander group was by far much better. The house is beautiful and well kept. It only took a week for a maintenance repair person to come out to fix minor issues. The only major issue and the reason for 3 stars is because there were awful stains on the carpet in every room when we first saw the home. The entire home needs new pads and carpet. We were told that in the 2 weeks before move in they would be replaced. Well they never were. Now I'm having to spend several hundreds of dollars on area rugs to hide them. We were pretty much told "we only said we would take care of it." I guess their idea of "taking care of it" would be to have them cleaned, not fully replaced. When we walk on the transition areas we step on the nails because it is worn down so bad. If the carpets were replaced before we moved in like they should have been I'd give beyond 5 stars if I could. So, my mom called the Jander Group for me one day while I was at work as I was having trouble getting in touch with them about a couple of their properties. She spoke with Michael in the Orlando FL branch. She spoke with them about qualifications and the fact that I have a 95lb American Bulldog/Dogo Argentino mix. They said no problem as the American Bulldog is not on their breed ban list. So Michael called me later that evening after work. All was going well, and we were speaking about Luna (my dog) and he asked "She doesn't look like a Pitbull right? No Triangular head, long snout, etc, can you send me a picture?" to which I replied "No, she looks nothing like a Pit, she has a shorter snout, an has a head similar to a Boxer, she kind of looks like a white boxer too, but she's an American Bulldog" he claimed we shouldn't have a problem. Alas, to be courteous, I sent the pics over anyways (I like showing off my dog whenever possible :). I just received a call (2-3 days later) saying "Sorry, she won't be allowed on any of Jander Groups properties, the broker said no, and he showed it around to the other brokers and they all gave it a thumbs down." Now, I don't know what they're thinking, but I can only surmise that they think she's a Pitbull or a breed based on the pitbull. When in fact it's the other way around. Bulldogs came first in the line of the pitbull lineage. Let me educate you folks at the Jander Group. An English Staffordshire Bull Terrier (One of the breeds of the pitbull) weighs between 24-34lbs., an American Staffordshire Terrier weighs between 40-60lbs. , and an American Pitbull Terrier weighs between 50-70lbs. They are all the result of a cross between a Bulldog and a Terrier. American Bulldogs however, are just bulldogs. And a Dogo Argentino is a mix of Great Pyrenese, Cordoba, Mastiff, Boxer, English Pointer, English Bulldog, Great Dane, Burdeoux, and an Irish Wolf Hound. American Bulldogs weigh between 60-80lbs, and Dogos weigh between 80-120lbs. (My dog is 95lbs) The underbite and shorter snout on my dog is an indication that she has either Bulldog or Boxer in her, the white short fur with black spots on her skin are traits consistent with Dogo Argentinos, for that matter so are the black lip line and nose. Her stance is that of a Boxer and not that of a pitbull. She outweighs the pit, she has longer legs than a pit, she is less barrel chested than pits. You guys need an education in dogs if you're going to just be the judge/jury when it comes to picking and choosing. I hate breed banning (even when it comes to pits, but understand the limitations with homeowners insurance), it's detestable. But what's even worse than that? Ignorance... And when Ignorant people are the ones making the rules, there' a huge problem. She's been living in a 2br apt in Waterford Lakes (The Ashton at Waterford Lakes if you wish to call them) for 2 years, the staff here absolutely adores her. If you are looking for a property management company, stay away from this company, you will be robbed. This is a group of dishonest people. If you are not in Florida, never ever give your rental property to this company. My friend is a widower living on rental income, residing in the same area. They dare to charge her way over repairs every month, with fake bills from their own employees. i give you an example, a tenant reported a little damage to the door and they charged $400 from tenant and $1,000 from the homeowner for a minor repair. They have been charging $240 for landscaping to homeowner while the tenant was doing this job by himself. The Jander Group is AWESOME, I would recommend them to anyone looking to rent a home. The process is seamless form start to finish. I have been renting from them for years and in multiple homes. Their staff is AWESOME, and the customer service is FANTASTIC. Jacki is great at finding the perfect home for you, she had no problem showing me multiple homes at convenient times for me. She never made me feel like I was inconveniencing her. My last home I was moving from Orlando to Oviedo in a time crunch, Jacki and Nicholas made the transition as smooth as possible. I am VERY GREATFUL to the two of them. When it comes to repairs in the homes, as every home has at one point or another, Suzanne is GREAT. Her response time in taking care of what is needed is impeccable, no matter if the repair is minor or major, she treats them all with a sense of urgency. I would not recommend!! Before they can show you a property they want your annual income, your working status, pay stubs, credit info, bankruptcy issues and who is residing---ALL BEFORE SHOWING YOU A PROPERTY!! They use this to discriminate prospective lessees. They ask you to drive by the neighborhood before they show the home. They will only show during business hours Mon-fri 9-5. Like people aren't at work making money to fulfill their requirements. They also do not return phone calls. No matter how many times I ask for a call to help with any home issues, I am returned with more emails. They are cowardly with the phone. They also did not check the home before the lease start date. They promised a clean home but never went to see it before to ensure it was move in ready. Because it was a Friday no one cared to stop by to see my issues nor check in . I was left hanging. They didn't even call to have it resolved. They gave me the phone numbers and told me to take care of the issues myself!! They are slow with maintenance. don't have an issue on Fri they will not rerun a call until Mon. I called with no hot water Fri (which to me is more than important) and didn't get an email until Monday. I will never rent from them again!!! The worst customer service!!!!!!!! read more

We lived in our rental 2 1/2 years. To be honest the whole renting experience was fine including the major repairs that were needed throughout the years. Which is the reason for the 2 stars. However, the carpet was not new when we moved in but clean enough. They send out carpet cleaners once a year for upkeep. This is where things get unprofessional, when moving out you have to use one of their approved cleaning services. If you get the house professionally cleaned they do not accept it and still charge you for one of their companies to clean it. They told us we did not need to get the carpets cleaned when moving out, which we thought was odd but nice of them to not have us pay when they were going to clean them anyway. RED FLAG! Sure enough they kept our entire security deposit (and are asking us to pay an additional $600) to put in new pad and carpet claiming the house smelled of urine and damage had been done by my SMALL dog (she's an old lady, well potty trained and just sleeps all day), even though we had paid a pet deposit specifically to cover those kinds of wear-n-tear. This "company" wrongfully kept our security deposit and are making us pay them an additional $550. read more

STAY AWAY .... Before you ove in and they are your best friend. As soon as you move in, all that is down the drain.... It took me 4 days to clean the property after moving in so you can actually live, but it was supposed to be "maid clean" ( i left the place 100% cleaner then when i moved in and yet they charged me cleaning fee and told me it was not "maid clean"... such a scam).. While having issues and broken parts in this property and after filing a maintenance request, they actually sent me a message with a phone number, telling me I HAVE TO CALL THE VENDOR to get the issue fixed ( YOU ARE THE MANAGEMENT COMPANY, go manage your properties)..... They are only working FOR the owner as they get a commission, because if you have issues you get a email reply " the tentant before you did not have so many issues"... I am sorry that the garbage disposal broke and you actually have to do something instead of blaming the tentant, because he found issue over issue.... then the move out process starts... NIGHTMARE galore... OF COURSE they charged me for cleaning AND they replaced the carpet as they stated it had stains, but the proof is in the pictures (glad i took pictures) and the carpet looked aweful when i moved it. PLEASE STAY AWAY FROM renting with this company, they scam you where they can...and don't try to sent a email, all you get is a nasty unprofessional email back, blaming that it is all the tentant fault... Our experience with Jander Group has been really amazing. If there is such thing as a model property management group they would be it. Working with Jacki through the initial process of moving in was a nice experience. The house was re-painted with beautiful, new flooring and fixtures before we moved in. Such a nice surprise. She handled everything as if it were herself moving into the home. Kathy is absolutely THE BEST in taking care of maintenance concerns. She is always very responsive to requests and follows up to make sure everything the way it should be. I brag about this company to my friends and family. I would recommend this company to anyone and I am far more impressed with them than any other group I have dealt with. If you plan to rent a home from Jander Group you can put your mind at rest that it will be a pleasant experience. Being a long time apartment renter that was looking for the privacy and comfort of a house, I was very fortunate to find The Jander Group. I've heard horror stories in which tenants try to rent directly from owners of houses and realized I was much better off going with a property run by a property management team. Jacki was extremely helpful, patient, and responsive to all of my questions. All the people that I met at the Jander office were very friendly, good hearted down to earth people. The house I rented was in immaculate shape upon move in. New carpet, new appliances, everything was especially clean and well kept. The pool was maintained by a long time pool company that was in and out and kept the pool in great condition. Kudos to the people of Jander as I've read that the maintenance of these homes are something they pride themselves on. Very positive experience with Jander. I had put in a maintenance request for an exterior light issue and was contacted same day and was assisted by a nice older gentleman that fixed the issue next business day. He called beforehand to coordinate a time that would work for me, which is nice. Very happy with my situation and with Jander. I was in and out of central Florida apartment complexes over the past 7 years and it seemed like any time I walked into my apartment complex leasing office, there was a new management company and new faces- so this has been a refreshing transition to work with people whoI know and who know me. We rented from the Jander Group for 2 1/2 years. Everything was explained thoroughly by Michael, who handles the showings and signing of new tenants, as well as the paperwork we received. We were moving from out of state and Jander worked with us on over nighting paperwork, leaving the key in a lock box for our arrival, etc. The house had new carpet and paint when we arrived. Repairs were easy and almost always handled that day. Kathy is definitely on top of the repairs. The only repair we had to wait on was the replacement of the floor. While we understood why they preferred to wait it was an eyesore to have missing tiles through the house as well as a danger to our toddler. We ended up finding our dream home about 6 months before our lease ended. Andrew, Michael worked with us on securing a new tenant and releasing us from our lease early without penalty. We followed their move out instructions and received a full refund of our deposit. I have no complaints on the company. We paid our rent, they handled 99% of repairs immediately and did not interfere in our lives which is exactly what I expect from a good landlord. read more

If you are young in age, do not expect to recieve any respect from this "company". I am in my late 20s and they treated me like a second class citizen. I was never late on a payment. I would always communicate with them respectfully. And yet they ignored my e-mails and phone messages when anything in the house needed attention. Because of this, I ended up doing a lot of repairs myself (out of pocket!). They were consistently disrespectful and acted like they didn't have the time of day for my "petty complaints". Furthermore, they kept almost the entire security deposit claiming damage had been done by my animals, even though I had paid a pet deposit specifically to cover those kinds of wear-n-tear. This "company" wrongfully kept my security deposit. The only reason I did not pursue action is because it was worth the $1,500 just to not have to deal with them anymore. They make their owners live up to their committment to provide good quality housing, and they make the renters act responsibly as well. First, lets understand the dynamics of business relationship with Jander. The renter pays monthly to Jander. Jander takes a cut of this money and the rest goes to the property owner. Therefore, it is to the BEST INTERESTS of Jander to have renters who are stable, have excellent payment records and can prove they can actually afford to live in one of the properties they manage. I was one of those people and it only went to the application stage until I became fed up with being treated like garbage by Michael in the Orlando office. This guy made little effort to stay in contact and if I called him, the attitude which came banging thru loud and clear was "you are bothering me". He absolutely refused to show me a property a few hours before an "open house" because of a my work schedule and absolutely refused to take an application unless I went to the "open house". The straw which broke the camel's back was when I went and looked at the outside of one of the properties and discovered a huge security issue which, if the owner found out, would have not looked good for this Michael and Jander. So I called this guy and left a voice mail on a personal number. He didn't even have the decency to call me back or text me a "thank you". Bottom line, whether its company wide or just with the guy I was dealing with is not known but what IS known, is I was treated like a non-entity by this guy and as such, I took my business elsewhere!!!!! read more
