What initially appeared to be a clean and straightforward transaction turned into a way more complicated HOA / SB 326 / reserve-analysis situation, once the financials and disclosures were reviewed. None of this information was volunteered up front. Phoenix was quick and responsive from the start, which mattered given the fast turnaround we were dealing with. He identified multiple material issues in detail: special assessments, reserve funding concerns, water intrusion history, insurance exposure, and potential future SB 326-related liabilities that weren't apparent on the surface. His review was thorough, strategic, and practical and ultimately helped me avoid moving forward with a transaction that carried substantially more risk than the seller had represented. What I especially appreciated was his ability to translate complicated HOA financial and legal issues into clear, real-world risk analysis and actual negotiation strategy. Not just "here's the problem" but "here's what it means and here's what to do about it." To any prospective condo buyer in LA reading this, condos in this city are not cheap. Large amounts of money change hands. HOA's are hit and miss. In short, GET A LAWYER! Don't rely on your realtor alone. California Property Law Group was able to evict a non-paying tenant we had. The process is not…read morequick or easy because of the eviction laws in California but also in Los Angeles, are tenant biased. It does need extreme attention to detail to be done properly. Throughout my case we had to deal with circumstances regarding changing laws in Los Angeles that needed to be adapted. This slightly delayed to case but in the end it ensured the eviction would go through. The major benefit of going through this law group is that if felt I had a team of lawyers working on my behalf rather than an individual lawyer. If I had a question regarding my case, it was quickly answered within hours or by end of the day, by an available lawyer via phone, email, or secure messaging. The communication was reassuring. To sum up, I would highly recommend hiring California Property Law Group for an eviction. Rafael, Zach, Kenny, and the rest of the team are top notch !

I was renting out a house in The Valley that we inherited from my father. After 2 years we decided…read morenot be landlords anymore, but LA Housing Dept. decided for some reason that we didn't have a right to withdraw this house from the rental market. They refused to approve my application for my "Intent to Evict". They slyly asked me why I wanted to withdraw the house from the rental market and I told them honestly that we needed to sell the house. They informed me that "selling a property is not a legal reason to evict".!! So when I contacted CA Property Law Group I was quite frustrated. I initially spoke to Rafael and he told me to do the whole process with LAHD all over again and to refuse to say anything about selling the property. I was doubtful, but I did it and just like magic, LAHD did not even ask why I wanted to withdraw the property from the rental market. They simply approved the application. I'm not sure if they somehow knew I had retained legal services... LAHD has a lot of rules about when to do what. For instance, within 15 days of having the 60-day Notice served, the landlord is supposed to send the Relocation Assistance payment to the tenant. CA Property Law Group did not tell me this. Luckily I was looking over the LAHD packet and saw it in the fine print. I emailed them because the payment was already late and they told me to mail a check for the amount. They should have been on top of this, but they weren't. I had lots of questions, and they usually were asked and answered via email. Just be advised: they usually ONLY answer exactly what you ask. No extra or nice-to-know information will be given. And no warnings ahead of time. For example: my tenant paid his rent for the month after the 60 day notice was up. (He did not move out after the 60-notice). I didn't notice the payment in my account at first... when I did, I asked the lawyers about it... and ONLY THEN did they send me an attachment warning me of the danger of accepting ANY RENT after the notice is up and how it can jeopardize the eviction case. They told me to immediately return the rent to the tenant and mail him a letter stating that he is no longer my tenant and I will not accept any rent from him. I really would have appreciated a warning about this ahead of time! I could have sent him the letter BEFORE he made the payment. At the end of every email, they write "let us know if you have any questions". I definitely did have questions and at times, my emails with questions and concerns were ignored. When they were answered, Rafael sometimes answered curtly with one or two words. I did get a few detailed answers from Zachary Miller. I appreciated those. Many of my emailed questions were answered by what I assume were assistants or interns. It seemed like it was never the same person. Kenny Lim handled the court appearances in my case and was pleasant and efficient. He also took the time to attend a Zoom meeting with LA Housing Dept when the tenant appealed the determined Relocation Assistance payment. My end result was good. LA Property Law saw me through until the Sheriff lockout (for which I had to wait weeks) and then helped me write the declaration in the Motion to Enforce the Stipulated Judgement. The court awarded me a monetary judgement. Now I just have to collect it.
