This suite had 1 bathroom, 1 bedroom with a king bed and sitting room, another bedroom with 2 twin beds. My mom and I slept on the king bed. The mattress was hard and uncomfortable but I did sleep good! This suite has lots of stairs to get to it so that was a challenge with luggage but we made it. The furnishings are old, in style with the house, but comfortable. There were fans in the rooms which was nice. We arrived late at night and got the last private parking spot, which is also a walk to the house but doable. Breakfast is served 8:30a-9:30s and we went down about 9a. There were no seats available, the hostess came and apologized and told us the breakfast menu for the day. Bacon was on it and I LOVE some bacon. Finally got seated, breakfast arrived, no bacon, they were out of bacon! Dissatisfaction! After breakfast talked with inn hostess and told her we didn't need our room cleaned but could use some clean towels and trash taken out. She said ok, she would do it and then hang a rope across the steps to let the housekeeper know we didn't need service. Then we left for the day. Got back late, clean towels, trash not emptied. Next day, left the rope down, left for the day, got back late, no clean towels, trash still not emptied. Oh, and we went down to breakfast by 8:30 to make sure we got seats and food! I'm There is a small fridge in the dining area with ice in baggies and you can store something small but that's it. They do have coffee/tea and small snacks t/o the day and night. This place is clean but not exceptionally clean, the outside grounds were nice but not exceptionally nice. Which I feel is the theme for this place, everything is nice and comfortable but not exceptional. Back to the breakfast, they make your breakfast and serve you, there are no options, you get what they are serving. The food was good. Would I stay here again? Not sure but glad I did stay here at least once.,

But everything else was a solid 3. Nothing wrong with it at all... But, I was underwhelmed based on my previous experiences. When we checked in, the host was fine. The room was fine. The bathroom did leave some things to be desired. There was not a good place to put your toiletries. We also had to climb into a very deep bathtub to get to the shower... If you are clumsy, like me, you may walk away with a couple of bruises. The house itself was very pretty, and was decorated in a manner appropriate for the property. I would've liked to seen some warm blanket to sit out on the patio with, board games, or puzzles to pass the time. There was only one sofa, and it was not in a cozy little nook where you would want to hang out. The food was fine. The menu is heavy on carbs and sweet breakfast treats. They were executed well enough. But there was not any particular breakfast that knocked my socks off. Again it was fine. The location was very convenient to downtown Asheville. It would be a two minute drive or a 10 minute walk to downtown Asheville. This bed-and-breakfast did not appear to be owned and operated by the hosts, rather an absentee corporation or business. I think that made the difference. Everything was fine, but it didn't have that touch of home that you expect when you stay at a bed and breakfast. For example, when we wanted to use the television, and needed some assistance, when we called the number that was left, the call was blocked. On a whim , we texted Fortunately, they responded right away. But ultimately, after 6 PM you are on your own in terms of staffing. Overall, I can recommend Beaufort House, but I think next time I will try something different.

While I give this spot 5 stars for checking the "once in a lifetime" box, I really wish they would preserve this place a bit more. Katniss' house (building #16) was home to miscellaneous christmas decorations, random tools, and a birds nest. Also, it was so dark in there we had to get a flashlight out of our car. Genuinely, I would have loved to see this house as a close to movie accurate as possible, or even decorated with photos from the film featuring the location. I think this house would have been awesome as a mini museum (with replicated furniture, not actual movie pieces of course). I think this would bring in a lot of fans and spark up a lot of social media tourism with the new movie coming out. Now is the time! Again, absolutely awesome to see for any Hunger Games fan.

At first, I thought it would be like other B&Bs we've stayed at in times past: a Victorian house with many guests, packaged snacks and a packaged breakfast from a microwave. I. Was. Wrong. The owners, Patricia and Ralph, greeted us upon arrival ready to take our bags from the car. (We packed light, so there was no need). We were given an in-depth tour of the house along with the histor; it is an incredible story. The B&B is very spacious and cozy throughout the house. There is plenty of room for you to relax, stretch out, read a book in solitude or lounge. We stayed in the Hickory room which was very clean and comfortable. Sweet Tea B&B has a well stocked pantry if you have a craving for something. To end the visit, Ralph made homemade eclairs, blueberry muffins and French toast (bread was homemade too). This is as traditional as a B&B gets. Patricia and Ralph are incredible hosts. They take hosting to an unbeatable level with impeccable detail to every part of your stay. We napped in the Garden Room one afternoon while listening to the sounds of the water garden through an open window, we enjoyed the cool breezes and the views off the back deck, we had a complimentary cup of herbal tea with honey each night before bed, and we slept like the dead on the comfortable, luxury sheets each night. We stayed in the Grove Park Room and loved it. It had plenty of space, a fireplace, air conditioning, TV, and wifi. Beyond that, the room just felt very charming. The house was built in 1905 and maintains that charm while not feeling lacking in amenities in any way. The location is excellent - very close to downtown. Parking is complementary with the room cost. We will be back next time we come to Asheville!

To start, Greek yogurt with honey, fresh diced fruit (apples & oranges), and warm zucchini bread. Followed by a vegetable omelette, sliced strawberries, roasted potatoes and tomatoes. Seasoned to taste, appetizing and filling. Drink options varied from coffee, tea and juices. I would take the Kerr House any day over a hotel.
