    Management does not do anything. No one is ever at the leasing office when you need them and they…read moresend email after email "reminding" people of the lease rules (no smoking, clean up after your pets) but don't actually do anything about it. I've stepped in pee multiple times in the elevator and no one cleans it up. People let their dogs poop in the parking garage. Hallways always smell of weed. Plenty of people smoking cigarettes at the pool area. I've had to put in multiple maintenance request for every single thing they needed to be fixed because they never ACTUALLY fix it unless you get the main service person. Management and staff are friendly but it's just too hard to get things fixed here. Service elevator is the only elevator on one side of the building and it was down for MONTHS. AC in the hallways was down for MONTHS. Fixtures and apartments are spacious and nice and ours came with brand new carpet but the cons out weigh the pros. I do like how packages are delivered to your door and you can easily manage who you let into the building. Anything service related is terrible except for the cleaning crew who do their best to keep up with peoples pets.

I've lived in houses my entire life so the transition to living in an apartment on top of being on lockdown was a little shaky. The sense of community and the cobu app certainly helps, food truck and other events are held periodically and is a great way to mingle with neighbors. The upkeep has certainly improved! Gina and her staff (including the cleaning staff and maintenance staff) have been very much on top of the grounds. The mingle room has updated their furniture/ recreational games and every so often they touch up the paint around the building. Ms. Gina has been very accessible when needed , courteous and helpful with each encounter. I'm certainly considering resigning another lease agreement :)

    I lived at Modera Douglas Station for over two years and my experience was consistently…read morefrustrating. There were major issues with management, security, cleanliness, and communication that made living here stressful and not worth the rent. Here are some of the issues I had: Management & Communication: Interactions with the leasing office were often unpleasant, especially with leasing agent Chris, who was consistently rude and unhelpful. When I raised concerns, they were either ignored or responded to with vague promises and no follow-through. After I moved out, Modera sent me to pre-collections for over $500 in damages, but the photos they used as "evidence" were of a completely different unit. I had documented my unit's condition beforehand and disputed the charges, which were eventually dropped. This situation alone showed how disorganized management is. Cleanliness & Building Conditions: The common areas, particularly the first-floor hallway, often smelled like urine and cigarette smoke. Trash, cigarette butts, vomit, dog urine, and dog feces in the hallways and elevators were a regular sight. The elevators frequently broke down and caused long wait times. Security & Package Theft: Package theft was a regular problem. While there is a package locker system, it fills up quickly, and many packages were left unsecured in the mailroom or around the building. I had several packages stolen and even filed police reports. Modera does not have front lobby security like neighboring buildings do (buildings like Core, Avalon, and Cascade have them). Property manager Wendy told me she actually identified the man stealing packages and had seen him in the building herself, but despite that, no security measures were put in place and thefts continued. I also felt uncomfortable with how easily non-residents could enter the building. Safety Incidents: One day, a homeless man entered the lobby and confronted me and my mom, threatening to take her purse. I reported it to emergency maintenance and the office. Chris told me to take a picture next time. I never got any kind of follow-up after that report. Parking Garage Incident: On the day I moved out, I found that my car had been hit in the parking garage in a hit-and-run. I contacted Modera, and they initially said they'd review security footage. Later, they changed their stance and said they couldn't view their own camera footage without a police officer present--by which point, I'd already moved out and couldn't pursue it further. Noise Issues: Noise insulation in the building is terrible. I was originally placed in a unit next to an elevator (remember, they constantly break down) that made loud scraping noises I could hear throughout my apartment. It was so loud I couldn't sleep or concentrate. It took repeated complaints and eventually escalating to the city and corporate before I was moved to a different unit. Common everyday noise is expected in apartment living, but even then, general soundproofing was poor. I could hear neighbors talking, sneezing, playing music, and even what sounded like weightlifting above me early in the morning. At first glance, Modera Douglas Station looks like a nice place to live, but my experience was stressful and disappointing. Management consistently failed to prioritize resident safety, comfort, or communication, and the quality of life doesn't match the high rent they charge. I recommend checking out other nearby properties instead. Also worth noting: before I even moved in, the office asked me to leave a positive review in exchange for holding a package, so take the glowing reviews with a grain of salt, as they clearly solicit them from prospective tenants.
