I lived at Modera Douglas Station for over two years and my experience was consistently frustrating. There were major issues with management, security, cleanliness, and communication that made living here stressful and not worth the rent. Here are some of the issues I had: Management & Communication: Interactions with the leasing office were often unpleasant, especially with leasing agent Chris, who was consistently rude and unhelpful. When I raised concerns, they were either ignored or responded to with vague promises and no follow-through. After I moved out, Modera sent me to pre-collections for over $500 in damages, but the photos they used as "evidence" were of a completely different unit. I had documented my unit's condition beforehand and disputed the charges, which were eventually dropped. This situation alone showed how disorganized management is. Cleanliness & Building Conditions: The common areas, particularly the first-floor hallway, often smelled like urine and cigarette smoke. Trash, cigarette butts, vomit, dog urine, and dog feces in the hallways and elevators were a regular sight. The elevators frequently broke down and caused long wait times. Security & Package Theft: Package theft was a regular problem. While there is a package locker system, it fills up quickly, and many packages were left unsecured in the mailroom or around the building. I had several packages stolen and even filed police reports. Modera does not have front lobby security like neighboring buildings do (buildings like Core, Avalon, and Cascade have them). Property manager Wendy told me she actually identified the man stealing packages and had seen him in the building herself, but despite that, no security measures were put in place and thefts continued. I also felt uncomfortable with how easily non-residents could enter the building. Safety Incidents: One day, a homeless man entered the lobby and confronted me and my mom, threatening to take her purse. I reported it to emergency maintenance and the office. Chris told me to take a picture next time. I never got any kind of follow-up after that report. Parking Garage Incident: On the day I moved out, I found that my car had been hit in the parking garage in a hit-and-run. I contacted Modera, and they initially said they'd review security footage. Later, they changed their stance and said they couldn't view their own camera footage without a police officer present--by which point, I'd already moved out and couldn't pursue it further. Noise Issues: Noise insulation in the building is terrible. I was originally placed in a unit next to an elevator (remember, they constantly break down) that made loud scraping noises I could hear throughout my apartment. It was so loud I couldn't sleep or concentrate. It took repeated complaints and eventually escalating to the city and corporate before I was moved to a different unit. Common everyday noise is expected in apartment living, but even then, general soundproofing was poor. I could hear neighbors talking, sneezing, playing music, and even what sounded like weightlifting above me early in the morning. At first glance, Modera Douglas Station looks like a nice place to live, but my experience was stressful and disappointing. Management consistently failed to prioritize resident safety, comfort, or communication, and the quality of life doesn't match the high rent they charge. I recommend checking out other nearby properties instead. Also worth noting: before I even moved in, the office asked me to leave a positive review in exchange for holding a package, so take the glowing reviews with a grain of salt, as they clearly solicit them from prospective tenants. read more

Do not live here. Management is slimy. Upon move out, we were charged a cleaning fee despite the mess they sent being left by maintenance after we checked out. We were also charged to replace the entire stovetop, despite us noting in our move in checklist that the stove was scratched before we even moved in. My roommate and I sent multiple emails to discuss the charges, and they did not respond. When I tried to call the leasing office, I was hung up on. Then, when I finally got ahold of an agent, I was told that management would call and email me the next day. They did not contact me until over a week later and did not respond to me after the that. We were charged in full. They are trying to scam residents. Additionally, the fire alarms went off constantly, sometimes at 3am. The gate to the parking garage was broken multiple times and was left open. Packages were left out in the lobby instead of in lockers, and would have to be dug through. Modera is an amazing building, I've been looking to move back closer to the city from down south and this is a great contender. I love the two pools, the multiple quiet lounges for a pseudo-work space, the conference rooms, and the sauna! I love a good sauna. Had it not been for Chris Alfonso our tour guide, I probably wouldnt have seen the potential of Modera and ended up overpaying somewhere in Coral Gables or Coconut Grove. Seriously look into Modera, and have Chris take you around, this is the best deal in the South Miami-ish area and he's the best tour guide. read more

If I could give Modera 5 stars, I would because it is an incredibly great place for student housing, however the 1 star is lost for the poor customer service and blatant disrespect from Chris. Coming on here and seeing him have so many great reviews truly shocks me considering I have had multiple conversations with others in the building (some I do not even know, strangers) complaining about how utterly rude and offensive his behavior is. I had called to pick up my key because I had moved in late and it was around 5pm. He gave me the utmost attitude and repetitively told me that he was leaving by 6. As a student, I couldn't tell if he was biased against professionalism just because I was younger, or if he had a bad day. I tried to be accommodating of all those instances but it turns out he is just plain rude! Upon arriving, he was unwelcoming (shocker) and gave me side eye like it isn't his job to give me the key to my own apartment. It added 30x more stress onto the stress I had already. I am someone who maintains decorum and chose not to start a problem, but after many conversations with many other residents, I hope management will relay the message and encourage professionalism and kindness towards all, especially your customers who pay an insane amount of money to live here. As for the nice, blonde lady, she has always been an absolute sweetheart and I usually wait for her to be in office to ask for any help to avoid this. read more

Look I know the reviews may look bad but its honestly not at all. This place has been amazing and for its price its definitely worth it. The area where you are is in the heart of miami even right next store to a grocery store. Not to mention the amenities the place has is fantastic. The sauna is therapeutic the gym is pretty good (not as good or variety driven as a typical gym) and the staff are always helpful especially Sofia. Sure theres hiccups here and there but its never to the point that some people have exaggerated here. On 2/23 I booked a self guided tour online from 5-6pm on 2/25. I immediately get a confirmation email of the appointment. 20 min later I get a call from the apartment and I was preoccupied and could not answer the phone. I received no voicemail and no call after that so I thought nothing of it. I arrive for my appointment at 5pm on 2/25 and Priscilla says she called me and I didn't confirm my appointment so they thought I was not coming. Another couple had taken the 5pm appointment and would be looking at 1bedrooms that I also wanted to tour. She said tours were 5-5:30 so we could not wait for the couple to be done on the tour so we could see the units they were viewing. She than had the nerve to say my voicemail was full and couldn't leave me a message about confirmation. I have never had a full voicemail in my life. Yet she did not try to confirm with me again with a phone call or email the day prior. Not once did she apologize or try to work with us to show us the units after the other couple was done, even though my appointment was booked 5-6pm not 5-530pm. Priscilla than says she has ONE unit to show us and gave us the key FOB for the unit. (multiple floor plans in the building) She did not give us good guidance on how to get to the 1 of the 2 building to view this unit. All she said was "thru the courtyard." Ironically we go to the ONE unit and guess whos inside? The other couple with another leasing agent! We waited for them to be done and then viewed the unit. So the other couple can view the one floor plan we had available to us but we could not see the floor plans they were viewing? Makes no sense. After we viewed the unit we go to the leasing office and Priscilla did not ask us how our tour was or any other questions. This is the WORST customer service I have experienced while viewing apartments. I have never heard of someone calling me to confirm an appointment I had just made 20 min prior. I just moved out of Modera Douglas Station and let me start by saying you shouldn't pay anything near what apartments cost at this "luxury" apartment building. I will just break everything down point by point to give people thinking about moving in here how awful this building is. -Packages: I lived in the second building which was supposedly newer that had ceramic tiles instead of carpet. In this building there is no one downstairs to monitor or facilitate anything. Bigger packages that can't go through the package concierge get thrown in ground floor where they constantly go missing. Also if you want a dolly they don't have any in this building so you have to walk all the way to the other building and get it there (potentially one of the dumbest things I have seen an apartment building do) -The Building is filthy: The entire building that I lived in was super gross. The halls always smelled of dog pee. They were also cleaned one singular time in the whole year I lived there so they pretty much always smelled. Surprisingly I didn't have any bug problems in my apartment but I have heard of others who have. -The walls are extremely thin and we're obviously done very cheaply: I could hear kids coughing from the floor above me and people talking to the apartment next to me. I could also hear a hammer striking a nail from across the street clearly. -The Garage is disgusting: The trash area in the garage is so disgusting. It always smells absolutely terrible and there will literally just be trash everywhere. Also random people that appear homeless will just walk right in there to try to get stuff out of the dumpsters. Homeless people would also get into the lobby because of the complete lack of any security. Just please do yourself a favor and live at core or the new building across the street. The prices are probably very comparable and those properties make this place look like a dump. If the rent was half of what it was I would expect the property to reflect what I saw but for the price you pay for a "luxurious" apartment building it does not add up. read more

I was excited to live in this building upon signing our lease, but am incredibly disappointed with my experience with Modera Douglas. I felt unsafe in this building when my car was ransacked and law enforcement officials informed me that this is a very common occurrence in this particular building, with cars even getting completely stolen before I moved here. I cant understand why an establishment wouldn't increase security measures under these circumstances. Management was incredibly unresponsive to this issues and other alike, including stolen packages (they refuse to even look at security cameras unless you spend hours wasted filing a police report. And if you do file said police report as they told you to, they'll be very rude about that too), constantly broken appliances (my roommate and I lost hundreds of dollars worth in groceries from the refrigerator breaking down), etc. Not to mention, sometimes my keys would not work to open the street-side doors, which is very unsafe as a young female student trying to safely get into my falsely secure building. I would be able to look past broken appliances, grills never working, fire alarms going off in the middle of the night very often (...) if the leasing staff was responsive, but unfortunately my friends and I in this building found them to be incredibly rude and condescending. Then, when you move out, as per all my friends experiences in this building and my own, they will keep your security deposit and charge you an excess of fees for normal wear and tear daily use even after you scrub every inch of the apartment clean. The only good thing about this building is a very kind maintenance and cleaning staff. Other than that, save your money and patience, consider one of the many better options at better price points. Also it's worth noting that many of the good reviews here are from tours, not tenants. Definitely interesting. No building is worth excessive scam-like fees, car break-ins, safety concerns, and being completely talked down to by some staff members. Especially not this building. read more

I have lived in Modera for 2 years in Phase 1, and I could say that Modera looks like a great place to live in because of its amenities. But certain things made my living in Modera difficult. Here's why: Location: It's next to Merrick Park; the walking distance is 10 minutes. Trader Joe's and the Train Station 3 minutes away in a car. Miracle Mile and Coconut Grove are 10 minutes away by car. Everything does close early, around 9:00 - 10:00 pm in this area. Building: This building has a lot of college students, so it does get very rowdy, and the walls are thin, and you could hear your neighbors and upstairs. The halls and elevator will frequently smell like cannabis. The street to get into the garage gets blocked by other cars or the construction from the other building. The best part is that sometimes construction would block off the whole street without any notice, which could happen in the morning, mid-day, or night. You WILL hear zoomies of cars wanting to be in the film Fast and the Furious at night. They are an animal-friendly building; that being said, I've had random dogs off-leash come inside my apartment and the elevator. Sometimes fecal matter and urine smell on carpets and elevators. New rules are constantly thrown into place. Recently, you have not been able to have a rug in front of your door because of hazard issues. Some floors have carpet halls, and some have tile floors. Management: In Management, Wendy and Linda are the most amazing people who will help you with any questions or concerns. The rest of the administration is completely rude and will not care about your situation. Maintenance on my part was very attentive and quickly fixed any problems I had. Garage: Parking is first-come, first, serve. You could park anywhere. The gate opens with an issued tag that Modera gives you, but anyone behind you, whether they have that tag, could enter because the entrance has a sensor. Many people enter that don't live in the building, parking in the residential garage. After a long night shift at work, I had an issue where I couldn't find any parking on all 5 floors and had to go back down to park in guest parking. My car was never broken into, but I have received many emails about other vehicles broken into. Also, BE CAUTIOUS turning in the garage, especially when exiting, it is super tight, and I damaged the right side of my car when I was leaving. Many vehicles had the same damage on the right side back passenger. Your guest has to pay for parking inside the garage. They will get a ticket. Which is BS for how much you pay for the building. The least they could do is provide free guest parking. Amenities: The gym is 24 hours They have a small sauna in Phase 2 None of my packages were stolen. They have a great package system. Elevators are slow and broken every other day. And if it fails during the weekend, it won't get fixed until mid-week. Good luck going up and down the stairs if you live on the higher floors. The pool is excellent, and they have 2 BBQs and tables. The sun hits, and tanning is no problem. My only concern is the cleanliness and the maintenance of the pool. They have these blue cushions on the cabanas with black stains, which might be mold and have not been changed since I moved there. Sometimes the grilles are dirty from the last person who used them. One of many rules is no more than 5 people per apartment are allowed in the pool. They have an intercom called butterfly, which is very helpful for deliveries and your guest. I left because the inflation in rent went from $1,800 to $2,700 for a 1/1. It's not worth the amenities and the location. I found a place with 3/2 for $2,300, ten minutes away from coral gables in the car. read more

I moved into Modera over a year and it was the best decision. I love living here everything from the gym to the pool and lounge areas are top notch. All my neighbors are friendly and so are the staff in the building. Whenever I need something I know I can go downstairs and Sofia will help me without no questions asked. The team here at Modera really cares about their tenants. Recently due to unforeseen circumstances I had to transfer from a 2/2 to a 1/1 and they made the process as smooth as could be. Chris let me know that it would be a priority for him and his team, and it was thoroughly demonstrated by how quickly everything was done in less than 12 hours. Carla and Wendy at the office have also been a big help to me and were more than happy to assist with whatever came up and cared enough to follow up with me. I have seen so much crime in this building. The police are here almost every night, safety hazards are everywhere, the elevators are never working. MANAGEMENT refuses to help with anything; as soon as you sign the lease they forget about you and they will fight you until the bitter end. Connie Ventura, the community manager, and Alex Jones treat me very disrespectfully whenever I ask about a problem in this building, they raise their voice at me and refuse to answer. In fact, Alex Jones threatened to call the police on me for inquiring why my shower did not work. I tried to point out to him that I am a tenant, just simply trying to get answers and he said he did not care. If feels really bad to be yelled at by management. It's extremely unprofessional, disrespectful, and illegal. This could potentially be an excellent building if the correct staff were in place, unfortunately management here does not care. Hopefully a manager from corporate can reach out to me so that we can try to bring this building back to order. It's unacceptable that Alex Jones yelled at me and told me to never come back to the lobby or he would call the police. The lobby is a tenant common-area. Management is out of control. The owners MCR trust are on vacation and do not care. read more

I have never left a review on anything. I want to preface this by saying I have no beef with the onsite staff of this building. I understand that work is work, and we all have to make a living in this volatile world. That said: I have lived in 10 different apartments in my adult life, and this was objectively the worst experience yet. - Elevators were down at least 8 times in the 10 months I lived there. I wish I could upload screenshots of my email inbox showing just how many emails residents received about the elevators. I lived on the 8th floor and it became an extreme inconvenience to walk 8 flights. - The hallways smell of urine and vomit and feces. This could be due to pet owners but it could also be due to young residents or college students. I have been a college student and I understand that age, but the community needs to set some guidelines for pets and humans alike. - Fire alarms: I have never seen so many fire alarms go off. Pets and humans scrambled down the 8 flights to stand outside with no answers. It seriously happened so often. - Constant break-ins occurred while I lived there. Cars were stolen, doors kicked in, and items stolen out of units. For a luxury apartment this sure felt unsafe. - The parking deck is constructed in the cheapest, narrowest way possible. Nearly every car in this luxury apartment had a scrape on the passenger side from hitting the barriers in the garage. Certainly not EVERY person who lives here is a bad driver, rather it is the fault of the parent company who built this mess. One must imagine that tenants in this "luxury building" in Miami, of all cities, would have luxury cars. This garage is not acceptable. - The noise level is untenable. There are multiple apartment buildings being built across the street next to CORE, and a dealership being built on the other side of the street as well. If you work from home, do not live here. You will be driven mad from the noise. Also every apartment community on the block leaf-blows the nonexistant miami leaves every day, often 2 times a day. - Most insulting of all, the rent increase. I did not intend to live at Modera another year because the rent was increasing from roughly $2100 to $2700. The rent was already absurd for the unit I occupied. I understand "inflation" and the market today, and the nature of Miami rent in general, but this is corporate price gauging. Who could afford $2700 rent for the most hideous gray box of a 1BR prison cell, with no privacy, thin walls, and stained white tile floors with grout so blackened it looks purposeful? - I rented furniture from CORT as Modera has a partnership with them. When I moved out, CORT was unable to pick up the furniture before my lease ended. Modera required I pay extra rent for these extra days for an issue that was out of my control. In leases, I understand it is outlined that tenants are responsible for items left behind, but this was out of my control and no fault of mine. I had to cough up the extra rent. After all of the previous annoyances with Modera, this was one final insult from this greedy company. TLDR: If you are a UM student and your parents are footing the bill and you don't mind living in a feces-scented, noisy, elevator-less fire hazard of a building, go ahead and sign with Modera. If you are an adult with a job or a child and you don't mind noise, lack of safety, and extremely high bills, go ahead and sign with Modera. You will find yourself under constant assault from emails that something is going wrong, you will find your belongings at risk, cars broken into, and your general level of wellbeing will go down. For a "luxury" apartment, this was the worst living condition I have ever experienced. Save your money, find a condo an individual is renting, take a physical tour of your potential home, and DO NOT live in any Modera parent company properties. read more
