2 years and loving it I just recently renewed my lease at Gables Ponce. Me and my roommate love the building and the area, we walk to Trader Joe's (5min walk), we love how close coconut grove is for restaurants, and the mall is (5min walk) there's coffee shops, and movie theater. Staff is SO nice, Belma is consistent with her customer service since we moved in, and renewing was a no brainer. Building is looking more modern with all renovations, and we love the free food from all the resident events ! read more

Below a 1 star if possible. Buyer beware I have had maintenance come in multiple times for non emergencies and that is highly illegal. I just give up because these people do not listen. Gables Ponce seemed like a safe place to live, or at least that's what I believed when I moved in. Unfortunately, my experience has been the opposite. I've felt singled out, dismissed, and unprotected by the very people who are supposed to help residents feel safe in their homes. In my opinion, the leasing office manager has treated me differently because of my special accommodations. I've been spoken to in a threatening and disrespectful way by maintenance staff, and there have been multiple times when staff entered my home without my consent. Instead of listening to me or taking my concerns seriously, the manager talks down to me, makes false accusations, and twists situations to make me feel like I'm the problem. It's incredibly upsetting and honestly feels like gaslighting. I've lived here for three years, yet I don't feel heard at all. When I applied, I reported my pet and included all the required details. Somehow, the leasing office "forgot" to document it, and it was left off my file. It's hard not to feel like this was intentional, especially when it seems to benefit them by allowing staff to enter units without having to notify pet owners first. As a resident, this makes me feel unsafe in my own home. Belma has always treated me with kindness, but Erica has made me feel small, ignored, and unwelcome. Her lack of professionalism and empathy has left me feeling completely unprotected as a resident. If you're a single woman, or if you have pets or children, please be cautious. My experience has shown me that your rights and your comfort may not be respected here, no matter how long you've lived in the community. read more

TENANT BEWARE! If you enjoy living among dangerous spills, URINE puddles, FECAL MATTER, and the stench of rotting GARBAGE, Gables Ponce is the place for you. On Google, inflated reviews mostly stem from positive comments about individual maintenance workers, but don't be fooled. This building is run with shocking neglect and disregard for resident health or comfort. During my time here: *A GIANT PUDDLE OF URINE sat in the stairwell directly next to my unit for about TWO MONTHS, despite multiple complaints. The front desk dismissed my claim, saying it was "just the smell of the trash room." The odor was so overwhelming the stairwell was literally unbreathable, yet management did nothing until I escalated repeatedly, even after staff admitted in writing it was a health hazard. *Massive puddles of water repeatedly formed in the hallways and were left untouched for days (even after management was put on notice), creating serious slip hazards until they dried naturally due to management's neglect. *Waste, both URINE and FECES, was routinely found on hallway and elevator floors, often left there far too long *One of my tower's only elevators was broken for ~approximately three months, forcing me and other tenants to use that same reeking, unsanitary, urine puddle stairwell. Throughout this time, management repeatedly assured the elevators would be repaired almost weekly--to no avail--deflecting blame to the the elevator company rather than taking meaningful action. *The hallways consistently reeked of trash. *Thick dust and debris sat in corners for days, completely ignored even after being reported. *As others have said, without meaningful notice, management began loud, disruptive construction, shutting down every almost amenity (including a steam room reeking of mildew) in the building without rent reduction. *The security pinpad to enter the building from the garage has been broken since at least 2023 and hasn't been repaired since, despite a murder occurring on the property during my time there. *The same aforementioned entrance from the garage had a door that was shattered into a million glass pieces by a tenant, and management did not repair the door until around a month afterwards. *For months, the building negligently hung a "Do Not Enter" sign backwards on the garage entrance without fixing it, creating serious risk of traffic accidents for two-way traffic. *Also, upon my initial move-in, it was clear that my unit had not been cleaned, as all of the vents were pouring out with an unacceptable amount of dust. AFTER enduring all of this, Gables Ponce had the nerve to withhold my full security deposit for unjustified charges and ordinary wear and tear, conveniently adding up to $1,000 to the penny. Overall, this was the most poorly managed building I've ever lived in. Conditions were unsanitary, unsafe, and completely unacceptable. This luxury Coral Gables apartment building needs to be investigated immediately by the building department, department of health and safety ,state attorney generals office and all other relevant state and federal agencies for multiple violations on a consistent basis. Not only is this building extremely mis-managed from the property level with a incompetent staff that is not held accountable for their lack of action to correct daily problems or any urgency to resolve on-going safety and maintenance issues such as broken down elevators, dirty hallways and stairwells with enough evidence provided to shut down this building immediately by local authorities due to health concerns. If that wasn't bad enough they take advantage of their tenants by keeping their security deposit by way of coming up with a bogus list of items which are itemized so that it covers the tenants security deposit down to the penny. This is an illegal business practice which should be investigated by the state attorney general's office. Gables Ponce is hereby put on notice and all current or past tenants who also feel they have been deceived and ripped off by this apartment complex should join together and hold them accountable for their actions so that any of theitenants will not be taken advantage by the unacceptable way they do business and maintain their building. read more

Then when probelms arise staff is extremely unhelpful and hide important facts from you until its too late and you're stuck in a bad situation. The rent here is ridiculously high and if you live in the West Tower? Good luck!!! Hundred's of residents with one working elevator!!! Their elevator's break down every MONTH and one of them has been broken for over 2 months!!! It's insane!! They claim it's going to be fixed but NOTHING has happened. It is INCREDIBLY inconvenient!! What a waste of time and money. Miriam and another tall blonde leasing agent were extremely impolite and nonsensical today and not respectful of my time. TLDR #1; appointments are a joke at gables ponce. no matter when you come in, called in advance or not, you will wait an hour to be assisted, often with no positive outcome at all. TLDR #2; I cannot believe this: when I was disappointed with the apartment choices presented to me (choices that I had already seen and rejected months ago) the leasing agent told me "first of all, nobody told you to come here". Wow, really? I'll take my 2.5k a month elsewhere if that's the attitude you approach me with. 1) Miriam and I had an appointment at 2:30pm today (which we scheduled via phone at 1:30pm), I walked in at 2:25. After waiting 30 minutes, I asked when she'd be available because our appointment was at 2:30 and it's almost 3:00. She responded "okay?..." and I said "okay what? it was supposed to start 30 minutes ago. that's what appointments are for." and she gave me a terrible condescending attitude and told me she's busy. After another hour of waiting, at 3:30, I became extremely impatient and went to look at apartments with a tall blonde leasing agent. 2) The tall blonde leasing agent (who has apparently been here for *years*) showed me 3 apartments, 2 of which I had already seen and rejected. My specifications for an apartment I would consider leasing were stated in DECEMBER 2018. It is now MARCH 2019. When I told her "I'm not sure why I was invited to come here if I've already told GP what apartment I want back in December, I'm disappointed that you are showing me apartments I do not want" she responds with "nobody told you to come here". Yikes! Just because GP has high demand does not mean they should treat their potential customers like trash. Conclusion:  I wasted 2 hours treated like trash with absolutely no positive outcome. I will happily remove this review if given a formal written apology from both Miriam and the other leasing agent. read more

I am a current resident at gables ponce. I recently got this apartment in November 2020. I was told the apartment used to be owned by a heavy cigarette smoker and the apartment has a permanent smell of smoke. When we first moved in it seemed as though everything was ok. However. It was not. There was so many things wrong. The refrigerator was broken and we told management and we had to wait 5 days for someone to fix it. We lost food from the freezer and refrigerator as it went rotten because it was not cold. When we did the tour, the lady 'Belma' showed us around. She showed us the amenities that they had. They said they have a steam room and sauna and everyone loves it. Well, this has been broken for a long long time. Please read the reviews here on Yelp to see! I really feel like she solicited us into renting the apartment. She failed to mention that it has been broken for months and she is a manager!? I also sent her an email about it and she disregarded everything I wrote in my email and completely avoided my concerns. I expect them to be addressed when I ask. I am very upset with the management here. It's like they don't even want to help once you have signed the lease. I will gladly update my review once these issues have been resolved. read more

I needed service for one of my rooms and the maintenance manager Rafael took care of the problem right away by sending one of his top employees Gaby. Such a sweet person. If I had a friend or family member moving to the area, I would definitely recommend they look for an apartment anywhere else other than Gables Ponce. The prices are way too high for what you get in return. The building is poorly managed, they treat tenants poorly, and they are rude when you interact with them. The building is too close to the train tracks for my liking, leading to loud noises every time the train goes by. They claim to provide lots of services (such as accepting package deliveries) but they often let you down by not providing these services competently or efficiently. Finally, good luck getting your deposit back when you move out. read more

I would rate it a zero if I could. Worst management I have ever experienced in my life. I really would not live here given what you get and how expensive it is. It is treated like a glorified dorm, leasing/mangement do not help with any problems and do not care about their residents at all. Once you sign the lease, they do not care since you are locked in (especially true if you are a a student as they know you will be leaving and they treat you like a child). Amenities are all broken or uselessly definitely for show so you sign that lease. Given how expensive this place and I would hardly call it "lux" living as its advertised, please do your self the favor and just live anywhere else. For this price tag their are many other complexes to live at. All reviews on google are inflated because they ask residents to review the complex for the maintenance team doing their job instead of the quality of the experience for the complex - dont fall for it. 0/10 AVOID AVOID AVOID. Run away, don't give a deposit unless you plan to get an attorney involved in "recuping" your deposit. I made the BIG mistake of giving a deposit for my application and within 36 hours decided against renting there... when I saw the REAL apartments and NOT tHE MODEL unit. The carpets were filthy, and the leasing agent I worked with at first has yet to respond to my numerous emails regarding the refund of my deposit. While others are offering free months or other incentives, these guys offer nothing and then hold your deposit as hostage. Run, run, run. read more

I have never written a negative review about a business, but with prospective buyers looking for new apartments I think it's only fair to tell the whole truth. I wholeheartedly believe that students are taken advantage of here. We are not listened to or respected, and are often 'nickel and dimed'. We asked for a new mail key in November and were ignored until a parent got involved (months later). New programs like the package system and valet trash just add fees and charges to the rent which is quite high and always growing. If you ask them to fix something or for help, make sure it's documented or they just won't do anything about it. My roommate paid her rent but the system glitched and they made her pay an almost $400 late fee bc on their side it showed it wasn't paid. But most importantly, the employees are often rude and disrespectful. My roommates and I have been hung up on and talked down to. Living here has tainted our college experience and we hope to see this company improve, but we will be moving elsewhere. Again, I'm saddened to have to write my first negative review, but this is to help others. read more

The only positive I can think of Gables Ponce are the amenities. Beautiful pool and game room even though I didn't use either as frequently as hoped in reality. The reasons I gave them 1 star: 1) The leasing office management team is absolutely awful. They are dim-witted robots. I received a noise complaint from my neighbor (I was playing background music while cooking) and a week later the management had given me an eviction notice with 7 days to leave the premises. I had revived ZERO prior warnings and the security guard on duty that night admitted to not hearing any music from right outside my door!! After I complained and threatened to sue they "took back" the eviction notice. The way I was treated throughout the process was completely disappointing. They did not make any effort to substantiate the neighbors claims and made no effort to apologize to me for threatening to evict me. 2) The lease includes NOTHING. Where most buildings will include cable, AC, and even water. Gables ponce does not include any. And spending roughly $2000 for a 1 or 2 bedroom without any of these fees included seems ridiculous. 3) I still haven't received my security deposit from them after moving out about 3 weeks ago. They don't care about the resident at all and make excuses for almost anything. They will try to suck money out of you in any way possible and truly are the worst leasing/management team I've ever come across. The only good about this review are the concierges. David is amazing and extremely friendly and the amenities in the building are also very nice although i didn't use them that much. Best part was having a dog park in the parking lot to walk the dogs while it was raining. But they don't even have guest parking. read more

I have been avoiding writing a review for a full year while living year despite being persistently annoyed with management. Whenever something is broken, it takes a minimum of two weeks for someone to come fix it, and that is if you beg them. Aside from that, the elevators break at least twice a week. How is this possible in such a "modern" , or advertised as, complex? The call box has been broken for 4 months now as well. Not to mention my package is lost right now because they can't get their system in line? Absolutely ridiculous for the amount paid. I'm not going to lie, the pool is beautiful and the apartments look visually appealing, but don't let this confuse you with the horrible maintenance and hospitality services. I feel the need to write a review because the way my roommates and I have been treated at gables ponce is simply unacceptable. We are UM students but never once caused any problems and we respected the complex just as much as any other paying costumer. However, we were continuously disrespected, talked down to, and our needs were never taken seriously. There were multiple times when we experienced an issue and after months of trying to receive help, we had to get one of our parents involved. Within a week of our parents intervention we would get help. What does that say? The management couldn't care less about the students, they only felt the need to help when an older adult was involved. That's very frustrating as 20 year olds living on our own to feel like we still need our parents just to gain some simple respect. I was already so frustrated with the service but thought it couldn't get any worse. Then my move out date came and I was honestly shocked by the way I was spoken to. I walk in to my apartment and the air conditioner is broken. This is in June and it is 96 degrees outside. I texted my roommates and my roommate tells me that it was broken when she was there in May. She requested they fix it immediately because she was in the hospital and would not be able to come back to a very hot apartment. Clearly, they didn't care very much since a month later it was still broken. I called right away. They said they would come fix it. And again, and again, and again. 5 hours later and still no one had come to my door. When it is over 84 degrees outside a broken AC is considered an emergency. So I give it one more try and a young man answers the phone. He explains that maintenance is off site and will only come for an emergency. He then asks me "have you tried opening a window". I nearly burst out in laughter. It is summer time in miami, no I didn't open a window. I then explain that this is an emergency because of the temperature outside and he starts arguing with me saying that it is down to 83 degrees now. When I first called it was 96 and no one did anything for 5 hours so clearly my emergency was never urgent to them. All of our food and drinks were ruined and again I never even received an apology. The next day, I scheduled the elevator for my two hour window and scheduled my movers around that time. When I got there, there was another truck in the loading dock. I asked the man at the front desk if he could tell that truck to move since it was my scheduled time. He said "oh it doesn't matter, they got a late start." Of course I was upset by this since it did matter because I had my movers with a big truck with no where to go. So I go to the leasing office to speak with Miriam and right off the bat she had such an attitude. The reason that it apparently "did not matter" was because one of the elevators was broken (as always) so no one would be able to reserve the elevator for the day. When I started to complain about this, Miriam shut me down and offered no help. When I called a manager to explain that if the elevator is not going to work they should've told the people who reserved it, she told me she already told her staff to give the people moving the only working elevator. Miriam and the front desk worker clearly had just ignored their manager. This mistake costed me around $75 since I was paying my movers by the hour. I am so glad to move out and I wish anyone moving in the best of luck, you are going to need it. read more

Overpriced. New management is incompetent. Grounds don't do their job. This building used to be amazing not anymore. It takes weeks to get things fixed around here. The handicap bathroom in 310 Granello has been broken for weeks (ADA violation). The gates never work therefore have to be open and anyone can walking and steal tires. It's happened before. The east entrance door in 4585 in broken. There's now a luxor locker where UPS, Fedex, etc put in your package so no more concierge. A new concept called "valet trash" the dumbest idea ever. The hallways smell. People are not following the valet trash rules. Trash is outside the apartment making the hallways look ugly. Next level of laziness! also the trash chute is always broken so you'll smell trash in the hallway and apartments near by. There are better buildings in the area. Stay away from this place. Did I say overpriced?! RUN!! Management doesn't know what they are doing. Things are broken. There are apartments in better condition in Hialeah than Gables Ponce. It's ashamed because this was once of the best buildings to live in the Gables. About 80% us UM students. So if you dont like hearing screaming down the hallway past midnight and crazy parties, constant loud music between 2am and 4am look elsewhere. read more

I wish I could give 0 stars. I have never hated living somewhere more. I came here for great amenities, management, and apartment options. I got none of the above. I've never seen a place run worse. I've had money stolen out of my apartment. I have a mold problem in my apartment because maintenance refuses to complete my request. Now, I'm paying an additional monthly fee for a "valet trash service" that just results in everyone leaving their trash bags in the hall, and making the entire place smell. This is the absolute worst place that only cares about ripping off the residents. Their online payment portal is the worst system. It cannot accommodate partial rent payments unless you pay before the 27th of the previous month before your rent is due. If you have issues posting your rent due to their lousy system they are very happy to charge you a $450 late fee and tell you that is their policy and there is nothing they can do. This place is happy to take your money early and charge you ridiculous fees if you are an hour late. If you try to get help from their leasing office they don't listen or help and only tell you that this is their policy. Instead of renewing my lease for the next two years I will be leaving. This place should really start caring more about their residents and maybe they would stay beyond one year. read more

My experience at Gables Ponce was exceptional. I lived at Gables Ponce for 2 years and loved all the amenities. I really loved the environment, very safe, central, and clean. I would use the gym almost every day and it was always clean and tidy. The front desk staff was nice and helpful. The leasing management staff and the manager Chloe helped make my lease end process smooth. I would definitely recommend Gables Ponce to anyone looking for an apartment in a prime Gables location. I hope my future leads me back to Coral Gables again, so I can come back! read more

Apartments here are very nicely kept and the staff is amazing. Apartment complex has so many great amenities and rooms for you to do work and study. My roommate and I have been living at Gables Ponce for two years. The first year was fine, however, management turnover in the past year has led to an incompetent team that cannot adequately resolve basic issues. The residence prides itself on its amenities, most of which are broken (the steam room and sauna, as an example). The building will also charge you for unnecessary things, such as paying to retrieve your packages and a new "valet trash" system wherein you leave your trash outside your door every night and someone picks it up for you. Besides the obvious fact that there's a trash shoot 70 feet from your apartment, this also leads to an unsightly hallway, not to mention the odor that comes with it. Our air conditioning has broken many times since we lived here, particularly 6 times in the past month. We've pleaded with management to outsource a reliable mechanic, but they continue to bring in their in-office maintenance team, who clearly can't find a remedy. As of recent, there's a huge leakage outside our apartment. After multiple calls to the leasing office, we are still waiting for someone to show up and get this problem fixed.
