I've been an owner here since 2010. My unit was being rented out while I still lived out of state and always had happy renters. In 2019 we took over our unit and lived here until 2021. I was able to get to know the office, maintenance and security staff. I have nothing but good things to say about them all. Any time I had a question I was able to get a quick response. If I needed security (like if someone parked in my assigned spot) security would be available immediately. (they always tried to find the owner of the car in order to avoid towing it which I appreciated). Anyway, in 2021 are son moved back home (thanks covid) so we ended up buying a house and renting our unit out again. We have never had difficulty finding renters and keeping it occupied. read more

The Grande Condominium in Downtown Orlando is very nice, walking distance to Lake Eola, and many nice restaurants. Condos are very pretty, some with balconies, nice pool area and gym, garages are in same floors as your unit is located. Nice people, its safe and secure by gates and cámaras. The Grande condos in DT Orlando are the place to be. Steps to lake Eola, great restaurants and bars, yoga classes, public library a couple blocks down the street. Very clean and nice neighbors. Management is on site and always attentive to residents needs. The units have washer and dryer and 2 assigned parkings. Huge pool and nice gym. Like it a lot! read more

This is the best deal in downtown Orlando for condos. I've lived here since 2014, and I couldn't be more happy. Single bedroom units run about $1000-1250, and double units are around $1500. That is not a bad price for being right next to the Dr. Phillip's Center and walking distance to everything downtown, Lake Eola, and Thornton Park. Each unit has a walk in closet and large washer and dryers along with all the other basic amenities. There is a very nice outdoor pool in the atrium and the gym has a decent amount of equipment. However, I still have an LA Fitness membership. There are a couple downsides. The parking garage is particularly terrible especially if you're on one of the top floors. It can be hard to see the cars coming around the corner. If you have a lower level spot, you're gold. The balcony views leave something to be desired but that is obviously apartment dependent. The hallways between apartments are covered but still "outdoors," some people might not like this, but I really don't mind. You save money that way anyway. Even with those few negatives, I highly recommend living at the grande if you want to live downtown without constantly hearing drunk people yell outside. It's definitely the most affordable condo with some pretty nice amenities gym and pool. read more

Imagine Melrose Place with a less drama and more tenants and you have The Grande in downtown Orlando. This complex plays home to over 300 units and many of Orlando's young and fabulous residents. When the weather is warm expect to find huge weekend parties by the pool. Music plays, hot dogs sizzle on the grill, and many beers are drunk. It's a fun time if you don't mind the noise and constant conversations. Go early though because the lounge chairs get snatched up fast. The actual units themselves are pretty nice and kept up well. Each one is owned by a separate person so you are not renting from a management company, you are renting from an investor or former owner. On top of the pool, there is a fitness center and a tanning bed. Parking for guests is a problem since there are no spaces for them! But actual residents are able to park in their covered parking deck. A true benefit is the location. If you work downtown you can walk. If you enjoy the nightlife there as well, you can walk. And Lake Eola is just a short distance away. Plus, with the new Publix going in, you'd be all set. read more

The Managment is awful. They never leave the office and see what needs to be cleaned or fixed. The halls are a filthy mess and they just blame it on the construction amazing how other complex's can cope. I'm so glad to be gone. The location is great and with a change in the crap management it could be great. The head girl must be awful to work for she has a new assistant every few months. read more

Awesome complex. I've been here for over two years now and can safely say it's one of the best places to live in Orlando. Incredibly convenient to all the downtown locations (check out their Walkability Score - it's crazy-great) and staffed by some really friendly and professional people, the Grande is about as good as it gets. Grounds are well-kept, problems get fixed immediately, and the units are big and comfortable. The office staff really know what they're doing and they have 24-hour security and a full maintenance team. The people who live here are young, lively, and fun. The only knock against it is that guest parking fills up fast - especially on the weekends - so it can get hard to throw a party or invite a lot of people over if you don't plan it right. You'll also sometimes get loud folks passing by your unit, but honestly, you're in a condominium with hundreds of other people - that sort of thing just happens in these places. The Grande is one of the best places to live in downtown orlando- GREAT pool, the floorplans are very spacious, and the building is kept up well. Its in true walking distance to everything downtown- unlike camden or park north The pool area is still very social and fun- but the crazy keg parties are a thing of the past...The new security is very strict about checking visitor passes, etc... I have a couple of friends that live here, and the units are average. The prices are great for downtown Orlando, but it's a condo building and renters have to go through outside property management companies. The pool is great! I've been to the pool countless times and have always had a good time! The downside is that they have a security guard at the pool every weekend that's a stickler for the rules. While I certainly believe you shouldn't have glass in a pool, the guard is very quick to come over even if you bring a drink in a plastic cup. Overall, The Grande is a nice complex in downtown, but there isn't much that makes it stand out from the many other buildings in the area. read more

I lived in every building downtown and The Grande is the worst. The management is rude and unresponsive. Guest vehicles are often towed by mistake and management is well aware of the problem. The building is old and infested with water bugs which everyone seems to complain about as well. Just an all around bad experience. I recommend the solaire or the vue in downtown Orlando. Great management unlike the grande. Which is anything but Grand. read more

What a great place to live among young working peaple with goals! This place has it all...great location downtown, beautiful buildings and landscaping, pool and workout facilities. The Property owner dues are a litle steep a month and guest parking is tough sometimes. I have found the top floor of garage is good for guests and if you talk with management, they will help with longer term visitor parking. With the NEW Magic Arena being built so close-----even more reason to love living at the Grande. read more

A great place to live. Security and maintenance personnel are top notch. Location is hard to beat, especially for the price. Publix, library, movies, plays, great restaurants/bars, new Magic arena all within walking distance. Great Zen garden and pool area. Only problems are you can hear your upstairs neighbors and parking is very limited for guests. There is a public parking garage across the street though that guest can of course pay to park at. Also the docs and nurses from the hospitals seem to like it here. You frequently see them with their scrubs. Good to see professionals living here. The work out facility has good equipment and tvs with cable. They did remove the tanning bed, which is unhealthy anyway, so that is good. read more

I have now lived here almost a year and so far so good. Most important about this place is the location. You are not but a few blocks from the heart of downtown Orlando and walking to any of the bars, restaurants, hotels, shops, etc is not a problem. Price wise, it all depends on the owner of the unit, as each unit is individually owned. I have found it to be a decent range of prices depending on how big a place you are looking for. Noise never seems to be that much of a problem, although right now there is construction across Rosalind St for the new Dr Phillips Performing Arts Center which can be a bit much depending on the day. Realistically the only problem I have found here is the parking. Parking is terrible. Each unit comes with a set amount of spots, as in the owner of your unit paid for 1 or 2 etc spots. So a 1 bedroom normally only has 1 parking spot. If you are a couple living there it can be very hard to park a second car and I have resorted to renting out another parking spot in the garage. Thankfully I was lucky to find someone at the right time who would rent the spot. Guest parking is super limited to a few ground level spots and a few on the very top level of the garage and can only be used for a few days in a row before its towed. Anyway, parking aside, the place is pretty nice. Still haven't decided on if I will renew my lease or not but in the mean time, Ill continue to enjoy living here. read more

I have lived in many apartments/condos and this was by far the worst experience. I was looking for a quiet apartment that was close to downtown. I decided to rent a one bedroom unit near the pool area and it was a big mistake. Do Not Move anywhere near unit 6062. The person who owns this unit plays loud music day in and day out, which can clearly be heard through the paper thin floors and walls. You can forget sleeping with the constant banging of furniture and jumping on floors. The management/security is a joke... I called security over 10 times, and talked to the management office multiple times and nothing was done about the noise. The problem with the Grande is that the units are owned by individual people that either rent them or live in them. If you are lucky enough to rent next to a bad/noisy neighbor that owns a unit you are stuck. I tried moving into another unit...but the fact that the units are owned by individuals makes it almost impossible without breaking the lease. If you are planning on leasing at the Grande, I would highly recommend a top floor unit. Overall, this has been one of the worst living situations and I do not plan on renewing my lease. The Grande offers a wonderful location right in the heart of downtown Orlando The City Beautiful. You can walk to Lake Eola, movies or anywhere else close by. When moving in you think to yourself, I can open up the windows anytime and hear the city life! No need... Doesn't matter if you're living on the top floor of this place, it sounds like you don't have windows AT ALL. You can literally hear people having normal conversations on the street floors up. You can LITERALLY HEAR the entercom on city buses letting passengers know which stop is coming up next!! Kiss a goodnights rest goodbye!!! Oh, what's that?? the Doctor Phillips Center is next door? They put on great shows and all but living in the building next to them and listening to trucks load stuff and back up all night from 2am -6:30am BEEP!!! BEEP!!! BEEP!!! BEEP!!! BEEP!!! Yeah... All the sheep you planned on counting are gone. Office management is 50/50. Depends on what type of day they're having. And I hope you don't have any friends or family living here as well because FORGET about having them over. Even just 1 friend. Guest parking is an absolute joke... 8 floor parking garage with about 20 guest parking spots total around the building. You do the math. Oh, what's that? You're in a relationship and want them to spend a few days with you or you have family in town for the holidays?? Well they better not stay not 1 single minute after 72 hours because the vehicle will be gone and towed in the blink of an eye. Pool stays dirty. Gate is broken about every 4 days. The elevators here are slow and useless unless your condo is right next to an elevator "which is 98% most likely not the case" because they are so far apart you just end up becoming a Cardio Fitness Guru running up and down countless flights of stairs. Also, you may get stuck on these old elevators as well. It has happened!! Lastly.. A lot of people rent their places out as AirBnB as well so you'll never know who your neighbors are.. Gives you a great feeling walking down those long extended yellow light bulb hallways by yourself at night... Overall this place sucks and I definitely would NOT recommend. Don't do it.. I'd rather drive an extra 20 mins to get wherever I'm going. It's not worth it. Believe me. read more

I have lived at the grande for over two years and have no complains. The staff is wonderful and the property looks so good since they repainted the entire building last year. I would recommend the grande to any one who would like to live in the downtown area without paying the hefty price. I give this place two thumbs up!!!! read more
