If I could give zero stars I would. This company is a scam. They are criminals who will take your money and have nearly zero follow through. We booked our wedding venue in Thousand Oaks, CA and were very excited due to it checking all the boxes for the wants of the wedding. Unfortuantely, and luckily, we stumbled across their chapter 11 bankruptcy filing a few months later. There was no notification of this and if we had not inadvertently discovered this we would have probably been SOL. This is the news publication we discovered. Ultimately they sent us a one sentence cancellation email after multiple attempts to contact them with no response. No mention of reimbursement or anything other than "your reservation has been cancelled." We disputed the charge on our credit card and will hopefully recover the money. SCAM!!!! Whatever you do do not book at rental properties with this company. BEWARE they are using a new LLC now. Someone close to me had planned an entire wedding at one of the properties. Everything seemed fine until we found the listing available on Airbnb via a different property owner. They reached out and silence. Luckily it's early enough they cancelled and got a chargeback. If they didn't figure this out the scammers would've just cancelled the event 30 days prior so they don't get anything!!! Jacob Martin, Angela Martin, Katie Loane, and Candance Kilgore are all involved and scamming people out of thousands of dollars. They are now operating under Granite State Collection LLC with all of these properties listed as available. There is absolutely no contact info besides an email that probably doesn't even work. The Farm LLC went bankrupt. Now they decided to operate under a new LLC. apparently this scheme has been going on for a while! They don't even own the properties they list, they rent it from the owners (big trusts or family estates) and then list it on third party websites to cover their "rent" that never gets paid to the owner. This company took our money and left us high and dry. We booked in 2023 to stay at Virginia in 2025 and they sent an email to my SPAM folder about bankruptcy. They wanted my banking info to send me 12 payments... why would I give them access to my bank when they already have 10,000 dollars of my money. Whatever your name is for people who take your money cancel your reservation and refuse to refund you you can use it here. Only after finding out that they had filed bankruptcy did I check on my rental status to be told that it was canceled and since they couldn't deal with my credit card company anymore they had no way to refund me and I should take it up with the bank. For me to get my money back, e-mail said I could appeal to my credit card company. Not answering my emails or phone calls. This was rented for my entire family of 30 people. Never doing business with them again! It really put us in a bind to try and find accommodations for that many in that short of a time. Found out the same thing happened to some friends of ours. We rented The Farm for a family get together August 18-21, 2023. We had roughly 20 adults and 5 children, and I estimate we were at about 50-60% capacity. This venue was perfect. With the (5) separate family living quarters and private entrances there was nice separation, while the main dining room provided plenty of space to bring all of us together for meals, games and activities. There's also a wonderful, multi-tree shaded gathering spot with a little fire pit in the middle, surrounded by comfy zero-gravity reclining chairs. Connie was our host, and she was magnificent. We loved all the different animals, the wide-open spaces, the sunrises and sunsets. There are still cats but they appeared to be healthy and cared for. We brought treats and a little cat food just in case they were hungry. There's a lot of parking (think country farm). I could go on and on but suffice it to say that spectacular family memories were made, and The Farm provided the beautiful and comfortable backdrop for it all. This place used to be better however I was there this summer and it's gone downhill. They have about fifty cats running around. Many of them had infected eyes. The long hair ones were completely matted and couldn't groom themselves. They were all under weight and appeared to be in constant hunger. When I spoke to management they said the cat are working to kill vermin. That's fine but they need food to and vet care. To just leave them in that state broke my heart. When we went to our cars they jumped in because the poor things want love and food and health care. Runny noses and eye drainage or eyes stuck closed with infections. Totally unacceptable and we do not recommend or plan to ever return. read more

My Fiance and I booked a property owned by The Farm LLC, on 01/22/23. We paid $4,000 for a stay in September. Unfortunately we had to cancel our stay on 05/22/23 , and we were (and still are) well within the refund period. We received an email confirmation that the cancellation was successful and that we will be receiving a full refund within 4-6 weeks. It has now been well over 6 weeks and we have not received a refund. We have attempted to contact the company multiple times through many different channels (Many of which we had received timely replies through in prior communication) and have heard nothing. We have tried their personal site, Airbnb, Facebook, calls to the company line, emails, etc with no luck. We have even talked to an employee who promised they would have someone contact us the very next day and were never contacted. At this point we are concerned that we will have to take legal action in order to receive our money. A representative from the company has ignored our messages on all platforms with chats showing he read the messages. DO NOT trust this company with your money. The are a scam and we still have not heard anything after 8 weeks. read more

I booked the venue for August 23, 2024. When I booked the venue, the invoice and email communications stated that we were able to cancel up to 30 days before the event. Today, July 13th, 2023, I called Jacob Martin and I told him I needed to cancel. He told me I needed to send something in writing and so I asked if I could email him and he said that was fine. I said thank you, and then he said "and thank you for wasting my time." I said "excuse me" and he said "you heard me, all you did was waste my time." I then proceeded to tell him how unprofessional he was and asked who his manager was and he said he was the president of the organization and then said "oouu so scary isn't it." He then asked me why I was cancelling l, if I didn't like the venue or "let me guess, you're not getting married anymore." And I told him it was a personal reason and I did not have to explain anything to him and he told me "yes you do, because you wasted my time." This was the most disrespectful experience I have ever encountered with a business. No one should have to explain their personal reasons for cancelling, especially since I gave them a 13 month notice. I would not recommend ANYONE to book their wedding here because the president is extremely unprofessional. read more

We stayed at one of the large houses near Lexington, KY. Communication with Jacob was frequent and thorough. We had breakfast and dinner delivered one day. Both meals were delivered on time and the portions were enormous! The food was delicious! We had a great time exploring the large house, riding in the elevator, playing table tennis and lounging in the pool! We visited the farm for a few hours and really enjoyed the tour given by Shawn. We had a fantastic time seeing, feeding and petting the menagerie of farm animals! Egg collection was a favorite! Shawn was very knowledgeable and patient in his explanations. read more

Our experience here was everything we hoped, and then some. In fact, although it has been over a month since our visit, our 3.5 year old son will still randomly start talking about something fun he remembers from Angie and Roy's farm. We live in the city, so for spring break we wanted to give our son a place with lots of room for him to just run and play. As an added bonus, once he was out running in the huge yard and playing in the cool fort, he also learned that he loves to play with dogs, falling so in love with Roy and Angie's dog Maggie that we couldn't keep them apart. Being outside on the property was lots of fun, especially the barn tour, egg collection, tire swing and already mentioned yard and fort, but being inside was just as nice. We had the Katie Suite in the house's addition; it was like having our own home. The bathroom was spacious and really nicely decorated, as was the upstairs den. We cooked for ourselves one night in the kitchen, ordered in one night, and took a road-trip into town. There's actually a lot to see and do around this area, but you can also just chill on the farm. Either way, if you're thinking about booking a stay here, I encourage you to go ahead and do it. You'll be glad you did. read more

I spent another blissful weekend at The Farm this past weekend. The weather was nice, there were a good deal of families, and a lot of activities to take part in. A new staff member or two added to the hospitality and expertise- butter class, animal discussions, pony brushing, etc. The core group of Farm staff (Angie, Roy, Jacob) were once again delightful and helped make our stay enjoyable. The husband and I stayed in Little Leah's Suite with its own bathroom which was a nice change from the Eagle's Nest (not a huge deal, but worth it if you have a smaller group/couple). The walking trails (black and green) were a nice option to get our legs moving in the morning. There were a lot of new goats, bunnies around, and good times had once again. I, again, highly recommend The Farm and look forward to their growth, suceess, and my next visit. read more

We had a lovely stay here in one of the cabins apart from the B-and-B proper. It was spacious and comfortable, well appointed with all the necessities for our family of five. We had an amazing view of a summer show of fireflies and lightning one night from the porch, and the location was so close to everything we wanted to do in Danville. We also made it out to Shaker Village one day and that was an easy trip from here, as well. The owners are super responsive via text. Can't speak to the food or barn amenities as we did not do any of those, but for a family countryside get away with Danville conveniences, you can't beat it. read more

Absolutely lovely. Our immediate and extended family of 7 stayed at The Farm for a quick and quiet getaway. We were greeted with a beautiful farmhouse, free roaming animals, and excellent hospitality. The WHOLE staff was superb, and we received a warm welcome within minutes as if we were family. The Bed Sleeping arrangements were super comfortable. House was fully equipped and the kitchen was fully stocked. We were well attended to. We also opted for a dinner in our section of the house on a Saturday night. Not only was the homemade food amazing, Kayla and Jacob made sure we had everything we needed throughout all the courses. The Breakfast: Homemade biscuits, homemade cow's milk yogurt (hwhaaaat!!!), homemade gravy, homemade cream cheese, homemade butter and jams, and anything else your little hearts desires for a hearty or healthy breakfast. The Farm: All the animals! Cows and chickens and cats and dogs and roosters and peacocks and guineas and ducks and rabbits and geese and goats and pigs were amidst our excellent stay. I cannot even control my emotions thinking back on it Land, land, and more land. Close to the Bourbon Trail. We took an afternoon trip to Woodford Reserve. The Barn: Joe and Anthony were spectacular guides to the farm and the barn. We were taken on a tour of the barn and the love of the animals oozed out of every crack and crevice. Joe referred to all of the animals as, "family," which makes my animal-loving soul happy! My three-year-old also got to collect chicken eggs for the first time. We also lucked out on a goat birth! They let us watch one of the mama goats give birth to two little kids. Spectacular! Highly recommended for a lovely weekend of serenity, animals, and relaxation. read more

If there were more stars I would definitely give it to The Farm LLC, words cannot express the hospitality, beauty, comfort, cleanliness and awesomeness of this place. From the moment you enter and are greeted by either Roy, Angie or Jacob and your name is on the welcome board makes you feel you are at your second home, which it is. The main house is gorgeous filled with beautiful furnishings and decor and each suite is amazing, roomy, comfortable and unique. The property is a extension of the beauty of the house, from fountain, tire swings , play forts, rocking chairs and dogs, cats , and farm animals you have an amazing experience. We loved playing with the gentle Grand Pyrenees dogs especially Belle and other doggies like Maggie and Mojo to petting cats and kittens and visiting farm animals. We had a wonderful barn tour, gathered eggs, milked a goat, made homemade butter, walked the fields ,visited with our new friends and experienced things I never thought I would ever do. At night the stars shined so bright I saw constellations and stars I had never seen before. The sunsets and sunrises were breathtaking. The food was to die for, homemade French toast, biscuits and gravy, farm fresh eggs, the best bacon, homemade cobbler, fruits, homemade yogurt and on and on. But most of all the hospitality of the Martin family , they made us feel like family and we look forward to going back to see our 'new family.' read more

What a gem of a place! All the great reviews from Trip Advisor and Yelp are 100% true. Owners Roy and Angie are amazing hosts, and their home/property are fabulous. The farm staff are super friendly and helpful as well, and everyone is thoughtful and informative. Breakfast was fresh, homemade and plentiful: eggs, bacon, sausage, French Toast, cereals, muffins, fruit, jams, goat cheese, tomatoes, juices, coffee, tea and more! In the afternoon, warm banana muffins and coffee was offered, and candy filled dishes all over the house. Our family of four enjoyed the Limestone Suite, the en suite was amazing! We took the butter making class, barn tour and mini horse grooming/riding course and all were terrific. They also offered a generous military discount, which we sure appreciated. We visited the farm with our 3 and 5 year old and had a fantastic experience. Roy, Angie and Jacob went above and beyond to make the stay extra special and comfortable for our family. The kids loved exploring the farm and playing in the corn fields. They also had a great time feeding the goats and pony, milking the goats, gathering eggs and learning how to make real butter. It was even more special that we were able to eat French Toast, goat milk ice cream, and scrambled eggs from the food we gathered the previous day - and the breakfast and ice cream we had for dessert later in the day was delicious. We spent a few days at The Farm just before Christmas. From the beginning it seemed like we were staying at our grand parent's house although Angie and Roy are not of that age. They gave us the run of the house and farm and introduced us to all the animals. They shared all their secrets to farming and cooking. The food was fantastic and the stay was warm and friendly. Our son's River City Youth Brass Band from Pittsburgh was invited to play in Danville's Great American Brass Band Festival on the weekend of 6/06/14. It would be our first time in Kentucky. We needed a place to stay and we called B&B's and hotels. We loved the idea that The Farm LLC was a working farm -- a unique experience that could be added to our Kentucky adventure. Belle's cottage was available and it was perfect for our family of 4 -- my husband and I had a king bed, and our boys each had their own twin bed. There was an eat-in kitchen too, which was a nice place to set up our computers. The Farm is only a couple miles from Danville and that proved to be extremely convenient so we could enjoy different activities at The Farm and at the Festival. My husband, a jogger, even jogged to town one day. I loved the cheese making session and the barn tour -- so fun to milk a goat for the first time and gather eggs for breakfast. We also enjoyed the restaurant in town -- LuLu's tavern, and the entertainment provided there. Angie and Roy advertise that they customize your experience and they absolutely did that -- we had a special requests we needed which they were so kind to accommodate. The homemade Kentucky breakfast with fresh ingredients was delicious. There are lots of lovely spots to sit, and there was a bonfire set-up, although we didn't get to take advantage of that since we were busy with the festival in town. I highly recommend The Farm. I honestly can't think of anywhere we could have stayed that could have been better. read more

We reserved a room from this company in October, we wanted to go for our anniversary but the room we wanted wasn't available until October. They then contacted us and asked if we would be willing to switch as they had a group coming in who would like all the rooms, and when we stated that we would not be willing to do so, we were told "You don't sound like the type of people who belong here and you should cancel your reservation. You aren't doing any of the extra activities and you are already getting a discount from Living Social, so you should cancel your stay and we will not fight it" I've never been treated so dismissively in my entire life and eventually just hung up with the gentleman as he continued to pressure me into cancelling my stay so he could fill the room with another guest who was paying full price or more. I wish i could have had the experience of the other reviewers, unfortunately I am not their type of person. read more
