I can not say enough terrible things…read moreabout this place and implore you to do your research, even if that is just looking at the pictures that I will post with this review. Let me start by saying we only tried this place because some nice people on the beach recommended it, I will say its location at Sunset Beach can not be beat! However unless you plan to sleep on one of the lawn chairs at the pool (which we debated) I highly recommend you skip it! We stayed in Room 113 and arrived around 10:15pm. My phone had died on the way in so the first task after opening the room was finding an outlet so that I could charge my phone. Maybe not the best choice... I couldn't get any light to turn on because apparently they weren't plugged it, the hairballs I encountered were larger than my fat cats that I left at home, and the shear amount of dirt and toilet paper was enough to turn your stomach. I did finally find an outlet beside the very dirt toaster oven. There was a microwave but I wasn't brave enough to look inside. The second thing I had to do was find the restroom... another unfortunate need. The shower curtain was COMPLETELY black with mold and there was hair in the shower. (GROSS!) Last but definitely not least when my husband turned down the bed the king size bed had been left with a Queen fitted sheet and flat sheet. Yep folks, just when you think it couldn't get any worse we tried to adjust the fitted sheet only to find the most apprehensive, disgusting, and unsanitary mattress pad that was crusted with yellow stains of God knows what! Lord help us if we had had anywhere else to stay we would have left immediately. Needless to say out of desperation my husband and I huddled on one side of the bed (the "cleanest" side) clinging to one another and shared the one pillow I had brought from home. Did I mention we sprayed the entire bed with Lysol before we laid down. We neither one slept a wink and arose early just to get the heck out of that cootie infested room. We spent all day on the beach and around 4pm decided to go back, carefully not touch anything and rinse off (don't worry we wore flip flops and used our own towels) and GO HOME. Leaving our last night unused but thankful to go home to our clean beds and house. I did send an email to Sloane Vacation Rentals who manages the property and they did call and say that someone from management would follow up. No one from management has followed up. Unless you want some type of cootie or std I would highly suggest NOT staying here and wasting your money. It was soooooo gross! **Also wanted to add that there was an unknown blood or fecal substance on the light switch in the bathroom. Don't worry it is pictured below.

The home was exceptional, the staff at Cooke Realty…read morewas very nice, but they have a deposit rule that is less than stellar in order to make a few extra bucks of interest by holding on to it for over 30 days. Let me just preface by saying that we had no issues with the home, the weekend of, or anything of that nature. Cooke Realty even let us check in early and gave us a goody bag. Very sweet ladies at the office. But when I have rented homes in the past (Bald Head, Oak Island, Carolina Beach, Wilmington, etc), no one has EVER kept my deposit longer than 1 week past stay. This company states they will not under any circumstances give your deposit back (even if the house is in spectacular shape) until 30 days from the day you vacated the property and then it takes an additional 2-3 days from that time to get your money back. So while most people will put their deposit (upwards of $500) on their credit card to keep from tying up liquid funds, be warned that you will pay interest waiting to get that deposit back AND Cooke Realty will make money for it sitting in their bank account, unused for that 30 days. This is a very selfish way, in my opinion, to treat customers who are already paying a premium for their nice homes that they rent. I will probably never rent from Cooke Realty again despite how awesome the owner of the home was and the lovely home we stayed in.

If something isn't quite right he will make sure it is and without any hassle. I called about something several years after the house was completed and not only did they respond to my email the same day, they sent someone out to look into the situation within a day. I think his follow up and customer service is outstanding. He built my house in Ocean Ridge meeting all the timelines. Last year, I sold that house in two months because the new owners recognized an exceptional house. I built another house in St James Plantation and was disappointed that I could not convince him to build in that community but he knows that extending himself beyond the Ocean Isle/Sunset beach area could affect the quality of his product. Birch Pond is an established community that is over 20 years old--and, much like homes, cars, appliances, and unfortunately all of us, things age. HVAC systems, water heaters, plumbing fixtures, microwaves, and other components eventually reach the end of their useful life and require repair or replacement. That isn't exactly a shocking revelation in property management; it's precisely why apartment communities have maintenance teams. The good news for our residents? When an air conditioner stops working, a water heater needs replacing, or a plumbing fixture reaches the end of its lifespan, they aren't personally responsible for finding a contractor or paying thousands of dollars to replace it. We are. That's one of the perks of apartment living, and our team works hard every day to keep our community maintained and address issues as they arise. We're also proud to have residents who have chosen to call Birch Pond home for many years. Our community is about more than the age of a microwave or water heater. Our team works hard to create a welcoming place to live through resident events, ongoing maintenance and improvements, and relationships with the people who call our community home. We always encourage prospective residents to do their own research, tour the community in person, meet our team, see the apartments and amenities for themselves, and make an informed decision based on their own experience rather than the employment experience of a former team member. We certainly can't stop a 20+ year-old property--or any of us--from aging. What we can do is continue repairing, replacing, improving, and taking care of our residents along the way. It was over 20 years old, still running 20 year old A/C systems, I dealt with no less than 50 Air conditioning calls, they constantly broke down. The place was falling apart, still using original hot water tanks, I physically replaced a dozen hot water tanks. Many kitchen and bath fixtures were original ,and leaked needing replacement. Toilets leaking, bolts rusted out needing repair. had to replace a dozen microwaves. birch pond is not what you see in the pictures, it is dated and in need of an update. Do not rent here, spend a few extra bucks and rent nearby. You will save money and hassle in the long run. I give it a 2 because the rent is a little less then those near by. The owners of rental, whom I have never met, went out of their way to accommodate my family in a crunch, and I will be forever grateful for their gratitude and understanding. The long and short of the story, is we had a family matter that elicited the need to change houses the week before our scheduled stay at another home through Stellar. THE DAY BEFORE we were supposed to check in, Jaime worked with the golf cart rental company, the beach rental company, and the homeowners to switch all of our reservations. The home was simply flawless, but what will make me a forever Stellar client, was Jaime Green and the business that Stellar runs.
