We made the mistake of listing our home with a good friend , emphasis, unfortunately, on former…read more His strategy was to price the house low to create a bidding war. Sounded great in theory. In reality, after a month of lowball offers, deals falling apart, and absolutely none of the promised bidding-war fireworks, he suggested we reduce the price even further , despite similar homes, many not nearly as nice as ours, selling for more. We were completely perplexed. Every time we asked what was going on, there seemed to be another explanation about something supposedly wrong with the house, but never much acknowledgment that maybe , just maybe, the strategy itself wasn't working. At some point, when your beautiful home starts being treated like the last dented can in the clearance aisle, you know something has gone sideways. So we parted ways, took the house off the market for a few weeks, regrouped, and hired Kathe. The difference was immediate. From the moment Kathe walked through the door, she understood what made the home special. The custom woodwork, the huge back patio, the classic kidney-shaped pool, and all the little details that gave the house character. Instead of telling us what was wrong with it, she saw what was right with it. And we loved that. She brought in stagers, added her own personal touches, repositioned the home properly and , this is the part we particularly enjoyed, suggested we actually raise the asking price by $10,000 over our original listing. The minute the house hit the market, we received multiple offers. It sold in a freaking WEEK for nearly $40,000 more than what we had originally been asking. Talk about night and day. The entire experience with Kathe, albeit a very quick one, was an absolute pleasure. She understood the home, understood the market, and most importantly, knew how to present it in a way that made buyers see what we had always seen in it. We genuinely could not recommend her more highly to anyone looking to buy or sell a home. And when the day eventually comes to say goodbye to our current house, there won't be a dramatic realtor audition process. We're calling Kathe.

Kathe knew the neighborhood, knew the potential buyers and just got to work. She raised the asking price and one week later we had multiple offers over asking. I truly think Kathe is an expert in her field and she knows Mission Viejo inside and out. I would not hesitate to recommend Kathe. It was night and day from our first realtor. Just a consummate professional with huge negotiation skills.

I was impressed with how she conducted herself - not pushy or overly aggressive to secure a listing. Rather she just took the time to let me get to know her and see if there was anything she could do for us if we were looking to sell. I told her we were not looking at this but maybe in the future. Over the years I watched her career grow in the local real estate market here in Orange County, Ca. I would see more and more listings with her name on them. She developed one of the best real estate agent websites I have found and she continued to close sale after sale to quickly become one of the areas best producing agents. Fast forward to 2018. With a new job and the need to relocate out of state, it was time to sell our house we had occupied for the last 14 years. Over the last 14 years a lot changed in the real estate market and we found ourselves feeling a bit lost and overwhelmed. We knew we had to do some upgrades to make our house more appealing, but struggled with exactly which ones to do. I decided to give Tracey a call to enlist her help in selling our home. Like the professional she is, she picked up the conversation right where we left off 7 years ago. She remembered my kids and if they accomplished the goals we spoke about back then. I filled her in on what had happened over that time and where we were now. We decided to secure Tracey's services and quickly got the ball rolling. Over a 2 month period Tracey and her team of Videographers, Staging consultants and Photographers helped get our house in shape to put on the market. She truly has a team of professionals that work as one unit to make the experience a simple and easy one. Throughout the entire time Tracey was always available to answer any question we had for her. She was always prompt and professional in her reply and often got us over our concerns and challenges we faced with selling a house and moving after 14 years. Long story short. It was the best experience I have ever had selling or buying a home. Tracey's market analysis and plan execution got us an offer the very first day it was listed and we closed with a final offer $30,000 over our asking price. It was like she was looking into a crystal ball the entire time. She know the best strategy, timing, everything. Now, there is no guarantee you will get $30,000 over your asking price...but if you want the best chance of doing so and want the best agent in Orange County, CA representing you...have Tracey be your agent. You will not be disappointed. Thanks Tracey!
