Being very new to the home buying experience I made many mistakes in dealing with him, so if you are new to the home buying process or, you are experienced but don't want to work with someone who might take advantage given the chance, be careful! Details below, but to summarize my list of issues in dealing with Jon for those of you who would like to save some time: 1) Dishonesty/Deception 2) Lack of integrity/lacking in professionalism 3) Placing personal gain above his clients 4) Negligence Now to go over it all in a little more detail. This summer I purchased a condo through Jon, though I hope to eventually make money on this deal, the transaction itself has been fraught with financial perils. To point one, I have caught Jon in many demonstrable lies, from small things like lying that he wasn't responding to me related to issues because he had changed his phone number but then later talked to me from that same phone number. Those are small things that are annoying but are benign in comparison to the larger overarching dishonesties. Originally I had applied for this loan through Zillow and after consulting my lender he told me to apply for the property I was pre-approved for and wait for a Zillow realtor to contact me. Shortly I get a call from Jon, he shows me the property and uses a sense of urgency to get me to make an offer, while being very clear that if I make the offer I would forfeit the 1% he chooses to omit that by signing I would be forced to only work with him for 9 months and that he is not in fact affiliated with Zillow.Despite telling him several times about how excited I was about the $5,000 rebate, Jon never once disclosed that he isn't actually with Zillow and just stole a client from them. Fast Forward a little bit and my lender calls me to meet with the realtors, that is when I figured out something had gone wrong. The realtors from Zillow are quite aggravated that Jon had taken a client from them and explain that while this behavior is not illegal it is quite unethical. At this point I can still technically go through with my lender from Zillow and get the rebate and still go through Jon as the realtor, but now Jon starts playing hardball. He says that if I don't go through his lender he won't work with me because he doesn't believe that Zillow can close this transaction... yeah right.Interest rates are going up and I am locked in at a rate, my choices are to wait another year or say screw it and go through Jon and his lender and he knows it. Prior to agreeing to go through Jon, I made sure to get it in text from him to ensure that if I go through him and his lender there would be no added fees or cutback fees, then I would agree to go through him and forget about the $5,000 zillow lender's rebate in hopes of just making the transaction finish.Jon assures me there would be no irregular fees and that no issues would arise from his lender.Of course when the transaction was finished and I was reviewing the final paperwork there were of course a bunch of "Quick Closing Fees"&"Fast Closing Fees" for 700-900$, fees that all got bumped into my escrow account. Worse than that, I have been paying this lender UMW for my state taxes, and at the end of the year I get a letter saying that my taxes have been unpaid, that I am overdue and my property could get a lien on it. Of course I quickly double pay the taxes on my property that I already had paid for the year, after reaching out to Jon and his lender, still have been unable to get any of my money back that I double paid.. They just keep spinning their wheels and refusing to transfer it. Other than that lie, there were many others that also cost me financially.Before selling the property Jon had disclosed that there are going to be repairs done to the property but that it's no big deal because it's just an external project, they'll shut the water off for 1 day and just clean the pipes outside. When the time came around to do the project after the sale was over, I painfully found out that it was an internal project, that there would be a team of 5-8 workers coming in and cutting holes in my house. The holes still haven't been repaired because the company hired by the HOA to do the project went bankrupt even prior to the sale.They had shut off my water for 8-12 hours a day for 2.5-3 months and did heavy construction from inside. As someone who works from home and also had been renting a room in my apartment, this was very costly to me. I had to find new places to work and discount my roommates rent.Overall to describe why it sucked working with Jon is that he was very hands on to try to close the deal as quickly as possible, and then hands off when issues arose around things he had assured me would be fine. As I got talking to Janean I told her that I had to sell my home in order to buy a new home in the community but since it might take a couple months to sell my home and close escrow on the new home she had a GREAT IDEA. She said if she has her husband sell my home she will be sure to hold a home for me. I had Curt come over, signed the paperwork to sell my home, and ONLY CHARGED ME 1.5% COMMISSION since they were selling my home and helping me buy my new home. 1 day after I received and accepted an offer on the home I was selling, Janean happened to "sell" the home I told her 2 days prior I made a decision on and I wanted. From that point on I felt they pulled a fast one on me to make a quick buck and already knew they weren't going to hold a home for me. I feel that is a shady way to do business, but in the end it all worked out because I found a home that happens to be better for me so everything always ends up how it should and I used an agent I trust. Curt communicated during the sale of my home, but I would not recommend him due to which I feel was a shady business move, and I am curious to know how many other people this happened to. I clearly told them as well the ONLY reason I was using them to sell my home was to hold a home for me in the new community otherwise I would have used a family friend that has been helping myself and my family for many years and they proceeded knowing that was the case, when I think the right move would have been to say sorry the home you wanted sold and we can cancel the transaction and use your family friend. I couldnt cancel because once I sign he has the rights to sell my home for a certain period of time. Make sure you get the 1.5% commission deal if you use him to sell your home. We renewed a contract for an office that belonged to my 40-year-old son, who sadly passed away last year. Emmett drafted an amendment that included a clause allowing the tenant to make changes to the office without notifying us.He knew we had prior issues with the tenant who removed my late son's valuable furniture, without notifying us and we were unable to recover which was very sad for us. We had to ask him to change that clause after it was already signed. Additionally, he made inappropriate comments about his own client--my tenant--calling him "very difficult" and stating that he, Emmett, was "more like us" (like my husband and me) and that he was on our side. How disloyal to his client. On another occasion, he was extremely rude over the phone and later apologized via email: "I wanted to apologize for the call earlier. However, this time around the experience was very disappointing. Rob did not exercise the care I should have been able to expect, leading to costly consequences I am still trying to navigate and seek recourse for. My main concern regarding Rob's handling of the purchase include: Failure to notice that documention the seller would have been obligated to provide was not disclosed. Receiving and being able to review this documentation would have significantly impacted my purchasing decision. Failure to verify that all repairs the seller had agreed to make were completed before the sale closed. Several items were not or only partially addressed, leaving me with large expenses to address these issues myself and trying to be compensated after the fact. Upon discovering the issues, Rob did not notify the seller, and only reached out to the seller's agent after an additional reminder several weeks later. In addition, he had dismissed requests to visit the property before the sale closed and failed to confirm information that was readily available in the MLS to him, but not accessible to me - after the sale had closed, it took him 2 minutes to pull up these notes. Having this information before the sale would have raised concerns on my end about the home. All in all, it was a very disappointing experience this time around, that will have costly consequences for me. I would not choose to work with him again.

The home had been on the market 72 hours and their MLS instructions said that all offers needed to be in by 5:00 pm Monday, 6/18. After several unanswered calls, emails and a visit to their office today nobody will even confirm that they received the offer, let alone the status or next steps. How can a business operate this way?
