When it came time to sell my Condo in PB, there was only one name on my short list: Gary Kent. No one knows the beach market like this Team. In fact, Gary was listing agent when i bought the Condo more than a dozen years ago. Who better to sell it again? As with any negotiation, it pays to have some personal knowledge regarding Home Inspections. Inspectors will nitpick you to death. Buyers will always ask for the moon. Recently we had Gary Kent to sell the home of an elderly relative. I know things have been topsy turvy with COVID-19, but the service we received - or didn't receive - was disappointing. The home sold quickly and for the asking price. However, the process was very confusing for our family member. Perhaps because there was no in-person contact the communication wasn't the best - but truly the communication sucked. The seller could certainly have used some assistance in completing the paperwork - and for what the agent is getting paid - they should have been willing to help in anyway they could. The failure to assist the seller by effectively communicating the process and assisting with the paperwork made this a very stressful situation and left her feeling slighted. As I have gotten older, I have learned to "go with my gut". Again, that approach has paid off. I have a large number of positive comments about my experience selling an old, 1971 house in Bay Park. Initially, there was much work needed to prepare the house for sale. I am an out of state owner and spend 80% of my time out of the country as well. To say we are devastated is not enough, we are heartbroken. Marco's lack of knowledge of the current market and lack of communication with his own team cost us the option of putting an offer in on the first house (in 2 years of searching) that checked all of our boxes. Here's what happened: My wife and I were walking our dog and saw a "coming soon" sign with Gary Kent Team's info. We were so excited that we immediately went home and looked on Zillow and Redfin and saw that it was a smaller and older house so should be in our budget woohoo!! I then called the number on the "coming soon" sign. I told the receptionist what I was calling about and she forwarded me to Marco. Marco was driving but he took my info and got back to me very quickly. He told me the info on the house and the price they were looking at listing. I told him how excited we were and that we wanted to see the house ASAP. He informed me that they had just received the keys and so could not show it that day or the next and I had a work trip over the weekend so we set up to see it on Tuesday. I told him that the house sounded perfect and that we would call our loan officer to update our pre-approval letter(after two years of searching it had expired). All was great and my wife and I were super excited, we couldn't believe our luck to find a place less than a block away with everything we wanted. Then, on Monday, I got a call from Marco telling me that the house sold over the weekend. I was shocked. Why didn't the sellers give us the chance to put in a counter offer? Because they didn't know we were interested. Marco said he was very sorry but he didn't think it would sell before going to market and just found out when he went to set up our showing. SFH in North PB under $1M have been super hot for many years now, constantly selling before going to market. His lack of knowledge of the current market and lack of communication with his team selling the property prevented us from potentially putting in a counter-offer. It would've been very easy to show the place to my wife while Facetiming me, if only we had known.
