As a first time home buyer, I know I'm a small fry in the real estate market. Bruce is absolutely fantastic. Here are a few things that I think make him great for people who are looking for a home. First, he has a lot of empathy for his clients. In my case, I ended up with Bruce by chance through Redfin as he was the one who was showing the Condo I was looking at, and I ended up not liking that unit, but because Bruce was able to quickly understand what exactly it is what I was looking for and ended up finding me a unit that was a -much- greater value and better priced even. Second, Bruce has a lot of excellent contacts. He likes finding people who do jobs right, which is great if you don't want to end up frustrated. He was able to very quickly get the condo inspected for us and found someone to install a split AC in it at a fair price. Third, Bruce is incredibly diligent and hard working. He makes his clients his priority. The condo I was buying was probably not a huge amount of money for Bruce, but the amount of effort he was putting into making sure we were getting the correct documents from everyone in a quick fashion, you'd think we were buying millions of dollars worth of property. Bruce Levine is as honest, analytical, and dependable as real estate agents come. He was a pleasure to work with and found me the right house in a very difficult market for buyers. Bruce's MO is not about finding you a house to buy, it's about finding you the "right" house to buy. A subtle difference but one that's important to consider since buyer's agents only get paid if you buy a house. Often times, he would convince me to pass on a property rather than trying to convince me that it makes sense. In fact, Bruce knew what I wanted even more than I did! I had complete trust in Bruce throughout the buying process. For example, in the area I was looking at (Mira Mesa) people were placing offers between $10K - $80K above list price. Bruce knew what it would take to land a house. He knew which houses attracted buyers with ultra-low list prices only to engage in a bidding war until the house got overpriced. Often times, he convinced me to offer less than I was willing to or to pass on a property. He treated the whole process as if it was HIS money on the line, not just trying to make a sale. Sure, we got outbid on a couple of properties, but in the end, we closed on one that was probably $25 - $35K below value. I couldn't ask for anything better in a market like this. Being an engineer it was important to me to find a realtor with strong analytical skills. Bruce is able to see a situation and break it down into digestible components. He's rationale and doesn't allow emotions to obscure good decision making. For me, this was the second most important attribute (the first being honesty) when working with a realtor. I want to know the facts first and foremost. Then we can speculate about what the future holds and sure, throw in a 'gut feeling' every once in a while. For the most part we stuck with rationale, data-driven decisions. Bruce is as dependable as it gets. He is very good at communicating with email, text messaging, and phone calls. He knows how to use a computer and various apps and software packages that make the process go smoothly. At the same time, he knows when to pick up the phone and call someone. His response times are scary fast. I sent him an email (from the East Coast) one Sunday morning at 6AM Pacific time and had a response within 10 minutes. Unbelievable! Bruce has a short list of contacts that are top notch and dependable. He referred me to lenders, inspectors, and fumigators that were all great to work with. We found Bruce through the Yelp review when we were thinking about purchasing a house early this year. We interviewed a few agents that had good reviews on Yelp and were really impressed with his knowledge about the market, his sincerity and his professionalism. Right before we were ready to make a decision, a friend of ours who had just bought a house recommended his agent, so we went with his recommendation instead. A few weeks into our house shopping, we changed our mind about purchasing a new house and renting out the old condo - we decided to sell our condo instead. The agent we were working with is specialized in buying only, so we needed a seller's agent. We met with him again and was impressed by his knowledge once again, and decided to give him a try, which turned out to be the best decision we made regarding our condo! About a week after we listed our condo, we had to take an emergency trip out of the country. He held two rounds of open house in just three short weeks, one of which was done when we were out of town. His average response time to our email was less than 10 minutes! At that time we decided to rent for another year so we could get our finances better situated...Fast forward a year and a half from then and we were NOW ready! For those who don't want to read my whole review, in summary, Bruce and his team did for me that no other team could. Buying our townhouse was a fight from the beginning and it was assuring to know I had a lion on my side. It all started in a day before Christmas, the townhouse I've been renting for 5 years the owner wants to sell, I felt it was the worse time for the worse news. I told her management team I need a few days to think about it at least til after Christmas whether I was going to buy or move out. The Monday after Christmas they immediately put it up for sale and just ask when we can start letting people in to see the place, mind you, we just had a baby arrived on Thanksgiving. This was a lot happening at once I wasn't ready to buy nor move out. We played along and let them show the property to many people while we searched for a rental. Eventually I decided to buy no matter what it takes. This is how shady the property management team for the seller is, they turned down our offer unless Bruce was willing to give up a part of his commission to them and Bruce didn't even think twice about it. January came along and I hit a road block and knew i needed more time. Bruce was able to get me more time and extended closing escrow till the end of March. From there the mortgage lending company worked tirelessly to get me approved by then, they were available at night and on the weekend just to make sure they did everything they can to help. It literally came down to the very last day last hour. This buy was not easy because of me, because of the management company for the seller, took a smaller commission and he never once bat an eye. There can be only one. It's funny how a memorable movie line can transcend through various genres to include the real estate business. In 2009, my wife and I purchased our first home in San Diego. Although I had friends starting up in the San Diego real estate business, I was deployed on an aircraft carrier, and Jamie was home alone making the decisions on this house.
