I live in a condo presently managed by TBG. I've lived here for 13 years and have been a Board Member for ten. Currently I serve as Vice President. For the past decade our building has had to make significant changes due to Life-Safety requirements mandated by the City of Chicago. This has been an extremely costly endeavor for our smaller high-rise building. During this time our condo has had three different management companies - each new one has cost us significant time and money. We've also earned a reputation for being difficult due to select board members/residents who allow their personal agenda(s) and opinions to interfere with the building's well-being as a whole. This resulted in two of the management companies quitting and leaving us in a lurch. Not good. Of the three new companies that we interviewed, TBG was the only one willing to work within our budget and undertake our building's requirements. This means working diligently with Directors, finding creative solutions regarding issues within a 100 year old building, and attending our monthly board meetings (legally they are not required to do this). It takes time for management companies to get to know their buildings. No management company is going to be a 100% perfect fit. Yes, TBG has dropped the ball on some of our smaller issues, but they've been here for the big ones and kept us from bankruptcy. As a previous HOA board member, I had a very traumatic experience with TBG that no board member or home owner should experience. I repeatedly informed TBG of the unethical activity that their PM was committing and emailed them hard evidence that codes and laws were being violated, and TBG ignored every single email and let it continue. To make matters worse, the property manager breached confidentiality and gave away my information and other homeowners information to the vendor we were complaining about. This resulted in the vendor filing a frivolous SLAPP defamation suit against me that was immediately dismissed. That property manager has been fired by the new board after the board discovered that a different contractor was using the home address of the property manager as their business address. read more

After reporting an issue to property building manager T. Roper my concerns were ignored. Follow up calls about my ongoing situation were also ignored. After leaving several voicemails I never received a callback from T. Roper. After being an owner for many years, this is the first time I had to get the condo association board members involved in order to get a response via email from T. Roper. I reported the lack of communication and response via voicemail to her supervisor N. Smiley however I never received an email nor callback from N. Smiley. Since getting the condo board involved, clear timely communication from T. Roper has been very poor. read more

Avoid This Management Group - They Don't Do Their Job! If I could give 0 stars, I would! This building management group is completely unresponsive and fails to fulfill even the most basic responsibilities. Despite paying fees, residents are left fighting to get essential maintenance and services completed. When you ask for what you're already paying for, they ignore you, drag their feet, or outright refuse to act. It's so bad that I had to escalate my complaint to the Attorney General's Office and the Chicago Department of Buildings just to get them to take action. No one should have to go through this much effort for basic services. If you're considering moving into a building managed by this company--run the other way! The Building Group Inc. is neither trustworthy nor professional. After our HOA switched to Building Group, I never received any notice or reminder about re-setting my Auto Pay. For MORE THAN SEVEN MONTHS, I received no clear emails, messages, or phone calls notifying me that the HOA management company had changed. -- until I suddenly got a call from HOA manager Jackson Koellner, informing me that my HOA fees were overdue. He clearly said that if I paid within two weeks, no late fee would be charged. However, after I paid the HOA fees and updated my Auto Pay account, JACKSON KOELLNER immediately charged me $50 per month in late fees for over seven months! When I began taking steps to file a legal complaint, the Building Group company suddenly changed management again, sold our HOA service. This experience was extremely disappointing. TBG bought our condo association management company 7 months ago. They are a disaster. Our property manager is very inexperienced and does not have common sense or the ability to track tasks or even write sensible emails.His assistant is MIA. His supervisor is useless , ill-informed, and condescending. For now the are using the accountant from our previous company, so we still have someone w competence , thankfully, who pays our bills. The stress for the Board has been terrible with incorrect mailings, tardy nonsensical notices and emails, mismanagement of contractors and routine maintenance . The Building Group should be investigated and ultimately reprimanded by the City of Chicago for its failure to provide the safety and services that all residents of the buildings it manages are entitled to, but denied. Its staff and leadership ignore repeated legitimate and substantiated complaints about problems at its properties that have been known to The Building Group for months - and in some cases, several years. When questions about these failures are raised, The Building Group ignores these matters completely, or in some cases hides behind claims that repairs and efforts are being made to address them, when in actuality no progress is made. I've now sent 9 requests, including emails over the course of 2.5 months on the same safety issues (which impacts my entire building) including emails and calls with zero responses from anyone. You should NOT expect responses from this company. One issue was only resolved after 3 months with a power outage in the building while the other is still not resolved or acknowledged as we now go in third month of the issue.. no response OR resolution to the issue. Would leave a 1 star if possible. Our experience with our building manager Marla Michalik been frustrating. In 1 month of communication she has only responded to 1 email. All of our request to schedule a move in and move out have been ignored. I was also informed that our building manager has 2 additional assistants to help her but our emails continue to be ignored. Update, she has finally responded 1 week before the notified move in dates noting she has not approved the move in dates. She had plenty of time within the past month of us emailing and asking for move in date clarification to notify us then but is declining a move in with less than 1 week time after movers have been scheduled is unacceptable. The fault of this is upon the building manager that has ignored her building. Failure to have good management is a reflection on the entire operation and they clearly do not care about their building. We are paying a premium to have them and paying extra for assistants and she cannot respond to an email in a timely manner is completely unacceptable. read more

TBG cannot figure out simple math, after multiple emails (several months) despite providing excel spreadsheet breakdown, still can't figure out simple math. My 10 year old can do better! read more

This is the worst company ever. They recently acquired the building 5034-36 S. Michigan Ave. in Chicago, which was formally run by Kass management. These folks have run the building into the ground. They don't cut the grass. They don't clean the building and they have the nerve to show the units to people with all of this going on. today is 15 May it is also the first time they have cut the grass at the building this year, KASS management would cut it weekly. In addition to that many people from the building have called about cutting the grass cleaning the building taking care of things that should be fixed. You get absolutely no response. None they don't bother to call you back. It seems as if they could care less. They just need to collect monthly rent. It's 180 from KASS management. Also the people that work for the company that come on site are quite threatening if you bring things to their attention, to the point that I'm filing a police report. when you visit our neighborhood, you will see that everyone here cares about the cleanliness of our homes as this is where we live, the building group again could care less I would encourage you not to do business with these people as you can see from the others everyone can't be lying. The managers employed by TBG could not care less about tenants. They treat you like you are asking for favors and are incredibly incompetent and rude about very basic tasks. For example, suddenly double my HOA dues were being withdrawn (after 2.5 years of ownership under their management). You'd think I was asking the manager to explain the migratory pattern of Old World Sparrows i. addressing the problem. This is just one example. Our garage door didn't work for a good 6 months and when I would reach out, they told me it was "user error". As though 50 people in the building didn't know how to properly operate a garage door opener. I finally put a communication sheet in the foyer and that day, Roman responded. They are absolutely terrible and incompetent. I don't expect them to care bc it's building management, but competency should be a requisite of the job. read more

TBG manages my former condo building. I can say, that moving into my building was not a great experience with TBG. The person I dealt with a couple years ago, Tania Zawadzki, is no longer with the company from what I understand. Thankfully, cause she was seriously lacking attention to detail. I ended up going through a nickel-and-dime war with her because she obviously couldn't get her accounting skills right which kept causing delays with my closing date. Anyway, I didn't really have any problems while I lived there (two years). Selling my condo and moving out was a little bit easier with the new person, Keisha Smith. While not as prompt as one could be in responding to agents, attorneys, etc while trying to sell, she was a lot more helpful. That being said, I still can't say that I was above and beyond happy with TBG and their level of service on an overall basis. I try to be as fair as possible but wonder why my (old) building continues to use them. During my time at my old condo, they went through two Property Managers for our building. The building has a lot of red tape and formalities with the management company, from scheduling deliveries (large items) to remodeling your unit. read more

I've never seen a worse management group. 1. Having been a renter in one of the buildings they managed, they were supposed to put my name on the call list outside. After months of asking, I never heard back from Bobby who was supposed to do it. I just gave up asking. 2. When I moved out, they tried to charge me $300 instead of $120 in a move out fee, even though I had a signed lease stating the $120. 3. They made me pay a $500 refundable move out deposit as well and kept $210 as a fee of using the elevator for too long even though they never said there was a limit or repercussions! This is the worst management company I've ever dealt with and I've been exposed to several in Chicago. I'd recommend 1. not doing business with the Building Group and 2. not renting any place that they are involved with. Run far away! read more

The Building Group will sell you a website -"Concierge Plus" for $ 1,000 a year - and then not assign anyone to promptly post monthly minutes and financials. Our manager and his supervisor have been told repeatedly to post these reports as soon as available or to assign a board member to do the posting- the request is ignored. I recently bought one of the condo units developed and managed by the Building Group in the south loop. Being a new owner and I am distant in CA most of the time, I was happy that they have a on-site management! I walked into their on-site office several times past two month and tried to get some help on information about my unit and renting my place out. One of their on-site manager, Edward Tasciotti, really spent the time and effort down to help me on my concerns. And he gave me a referral to one of their rental agent as well. His warmth and professional attitude really help me to ease the situation I had at that time. He even came to my unit with me and help me on some suggestion what I should watch out for renting. If all the management person are as patient and helpful as Ed, I am sure your management group will be a success! Keep going! We want our buildings to be well managed! read more

I am not a tenant, rather a person on the apartment hunt. But, down to brass tacks: This place is weird. I sent this agent an email Wednesday asking for more information. I did not hear back for 24 hours, got no further information on the property (as requested), then was given a window to choose to see the property. I chose within the window a few hours later, then get an email that I can't see the property then, choose another time within a new window. Then I am again told to make my schedule more convenient around her very busy schedule. Is this a high pressure sales tactic? It sure feels like it. If you plan to move more than just yourself, you will have issues. Huge lack of communication between property staff and management company. Obscene fees, fines, deposits etc. I was threatened that I was going to receive a fine because TBG did not tell my door staff I was moving a MATTRESS. I had email confirmation stating that I had the elevator. Still was not allowed and my, just bought $1000 mattress had to stay in the parking garage. Zero customer service. Down the elevator and up the elevator...one time. There response time with tenants is very poor. Customer service and simple communication with customers/tenants is below average. It surprises me that TBG is up to two starts. I have lived in my condo building for nearly three years and feel like I am walking on egg shells. Anytime I would ask a "simple" question TBG would simply defer me to my wordy lease. The lack of common knowledge is disturbing. read more

I've been part of my highrise condo for 10 years, a member of the board for 4 years (mostly as president) and client of The Building Group (TBG) for 3 years. I have suffered through two previous management firms. TBG is the best I have encountered. With minor areas that a longer relationship should resolve. First, The Building Groups core responsibility is to collect assessment/rents, pay bills and provide financial reports. No one does that better in a more thorough, easy to understand way. Their accounting dept is second to none. With zero budget or accounting experience, their monthly financials statements give me a clear understand my building financials in minutes. Second, they have a core that poses a high level of industry knowledge and experience to provide potential advise on direction., vendors, building issues etc. The area where difficulties arise occasionally is their Customer Management Response System to delegate, manage/respond to non-repetitive needs and escalate where required. Responsibilities sometime seem to cross teams which causes confusion or need follow-up However, their "better than the rest" core services make it wise to iron out occasional difficulties rather than return to confusing and unclear financial collections and reporting. read more

This review is long overdue. Building Group president, Jim Stoller, and property manager Roger Delgado have done work for me that is well beyond my expectations. When the co-owner of one of my properties passed away unexpectedly, both Jim and Roger helped out in ways I could not have imagined, whether arranging for required maintenance work, providing important resources, collecting rent checks, or providing insight into the real estate market. With respect to a larger building I own, the Building Group handles everything seamlessly, while at the same time, keeping me apprised of developments that require my input. They are incredibly easy to work with and highly sensible. In addition, they provide excellent and readily comprehensible monthly asset statements. I cannot recommend them highly enough. read more
