We rented in the Brooklyn Heights Instrata building. 1) this building is the most poorly managed building I have ever rented from. The door men and women are LOVELY and phenomenal, but the office staff of Bozzuto are truly horrific 2) after a regular radiator cleaning by the building (we were away at work when they did it), we returned home to find muddy footprints trampled all throughout our apartment and on our rugs. We emailed the building management numerous times, and they did not reply to me until I left them a review in google stating the issue 3) we never received a building walk through or overview of "building rules" until we had a furniture delivery that "broke the rules" 4) any time you have an issue, and you contact building management, they will NOT get back to you. You have to follow up incessantly and visit the office every day hoping they are there to talk in person read more

Presidential is amazing with a lot of memories and history. My issue I was working with leasing agent Jeremey. He said to move in I needed to pay first month rent and security deposit $1350+$1350= $2700 (The problem is this is not prorated ) He wrote the prorated amount on the lease but he is not using it!!!! So I was supposed to move in on 1/16/26 and it should have been $1350+$720=$2,070.00 But because Jeremy math was wrong I couldn't which resulted in me getting fired. So I moved in on1/23/26 $1350+405=$1,755.00 I over paid was not prorated. Jeremy promised he would refund me and he did not. He did not fix the date on my lease Help please. HORRIBLE EXPERIENCE- Savio- Delray Bozzuto company I've lived here since the early days, I was one of the first few residents. Unfortunately, the experience has been more frustrating than anything else! The office staff is consistently unresponsive. Emails, phone calls, and messages are rarely acknowledged; you have to follow up multiple times just to get a basic response, IF that. I've sent emails, left voicemails, and stopped by the office in person and still, no one gets back to me. Most recently, I tried to upgrade to a larger, more expensive unit and inquired about the current promotion offering a free month. Despite all my outreach (messaging, multiple stop-ins to the office, Instagram messages, and several emails), I was never given a definitive yes or no. As of now, I'm still waiting to hear back. That should tell you everything about how this place is managed. There's also been constant turnover in the office. So many people have come and gone that no one sticks around long enough to properly help tenants or follow through on anything. There's zero consistency or accountability. What's most concerning is that the building isn't even close to full capacity and management already can't keep up. If they're struggling this much now, I can only imagine how much worse things will get if the building ever does fill up. As for the apartments... yes, they look nice at first glance, but the materials are cheap and poorly made. The countertops scratch and stain ridiculously easily -- just placing a pan down can leave a permanent mark. The cabinets are clearly low-quality IKEA, and the walls are paper-thin. I can hear every elevator ding and full conversations in the hallway from inside my unit. I've included a video with this review so you can hear it for yourself. We're also charged monthly for 'Fetch', a package delivery service that's supposed to bring deliveries to your door. In reality, only Amazon delivers to my door -- everything else is left in the mailroom, yet we're still forced to pay for a service we don't benefit from. While the building may appear modern and the amenities are decent, the cheap construction, lack of soundproofing, and nonexistent communication from management make living here a constant source of frustration. I normally don't leave reviews, but after my experience with one of Bozzuto's properties, I feel people deserve to know how this company truly operates. The negligence, unprofessionalism, and total lack of accountability I've experienced at the hands of Bozzuto's management have been unlike anything I've ever dealt with. At move-in, the apartment Bozzuto's management delivered to me was nowhere near "move-in ready." There was food debris and carpet stains, items left behind from the previous tenant, and several things were broken -- including the dryer and dishwasher. My keys weren't even ready for 2-3 days. I had to spend my own time, effort, and money cleaning before I could even unpack. Management acknowledged these issues but never apologized, never offered to make it right, and told me to simply "wait" for repairs. The unit was delivered in unacceptable condition -- a clear breach of lease obligations and a reflection of how little oversight Bozzuto corporate maintains over its properties. Soon after, my air conditioning failed and remained broken for 28 days, leaving my unit in 78-80° heat with no air circulation or accommodations provided. Multiple emergency work orders were closed as "complete" even though no one ever entered my apartment. My power bill increased nearly 300% because the system ran nonstop. During the entire outage, the property manager -- employed under Bozzuto -- never communicated, never updated me, and never apologized. When I asked for the rent credit that's legally required when essential systems fail, they only credited 15 days without explanation and ignored my follow-up entirely. Around the same time, I discovered mold and water damage in multiple areas of the building, including near my unit and in the garage. Instead of remediating the issue, Bozzuto's maintenance team painted over wet drywall, creating a long-term health hazard and a clear building code violation. Other residents have even posted notes on unrepaired fixtures and leaks because management repeatedly ignores maintenance requests. The property manager's conduct -- which directly reflects Bozzuto's training and standards -- was dismissive, unprofessional, and unaccountable. Every email was ignored or met with vague, empty replies. When I reported repeated noise disturbances from the resident above me at 4-5 a.m. (during quiet hours), the only response I received was to "call concierge while it's happening." Leaving a resident without air conditioning for 28 days in unsafe heat, refusing to issue the full rent credit owed, delivering an unclean, non-move-in-ready apartment, ignoring a privacy violation, and covering up mold instead of fixing it properly are all violations of Georgia's habitability and tenant rights laws. These are not isolated mistakes -- they represent systemic neglect and a complete disregard for resident wellbeing. The only positives have been Jesus, the new maintenance supervisor, and another technician who were respectful, responsive, and tried to help despite working under a dysfunctional management system. If this is how Bozzuto corporate chooses to run and oversee its communities -- with zero communication, zero accountability, and no concern for legal compliance -- then it's no surprise that residents across their properties report similar problems. What I've experienced isn't a single bad property; it's a reflection of Bozzuto's corporate culture from the top down. This management company has no integrity and doesn't even align with their own mission or values. I've been living at The Parker for over a year now, and the dial box in building 2 hasn't worked since I lived here. I would write to the leasing to see if there are any updates and they seemed to have a new excuse per update. First, it was they needed a new vendor but I couldn't understand how one building that had two sides would have two separate vendors. After, I shared my frustration with a friend that lived in a building 1 she informs me that's they've never fixed that dial box, and they just lie to have people think a solution would arise so the residents won't leave. I took what she said with a grain of salt. Until, months pass and it's a year just like that, considering the pandemic. I renewed my lease and they're singing the same song but with a new beat "It should be fixed in two months" it's been 4 months. I've had front desk associates become less and less accommodating over time with the issue. I thought since it's such an inconvenience anyway to have contact with delivery drivers since the dial box doesn't work for a no contact drop off that; they'd at least help open the front door so an insta-cart driver in when I'm out. This way I can have my deliveries at the front of my apt door. The front desk employees will tell you to have the driver drop it off at the front desk as if the that's a solution. The supervisor at this location doesn't have much to offer either. She will pretend to be in a meeting to avoid speaking to residents before she would offer a solution. Don't move here! The Yards at Fieldside is one of the best in the Buzzuto Group. They have the best management team that really care about its residents. I can't say enough about maintenance, Mr Cozart. He takes his job seriously and no job is to small. He responds to all maintenance requests quickly. He manages A lot of buildings and they pretty much are all well maintained. I've lived here for three years and I rave about most things. They paint the buildings annually. I just can't say enough. just today I ordered touch up paint and Mr Cozart brought it right over and since he did not have too many work orders he began spackling and painting. Dont give up on all The Yards at Fieldside a Bozzuto managed property is one of the best. They don't have enough stars for me. I would give them 10 stars. read more

I have been living in Sedona Slate since 2013 and has been loving it until the last year or two. The new management has been nothing but awful. We have been trying to get a noise disturbance issue fixed with our neighbors for over a year now but the management refuses to do anything about it. They stated they are considerate and are understanding our concerns but now it seems that they will just say something to calm you down and actually take no action. I have yet to see ANY of the million managerial turnover staff contribute anything meaningful and significant to the property and residents. They host these "parties and events" to distract the residents from the true horror show they call property "management" For example, the front desk staff Kendra stated she will go upstairs and walk the floor to listen for any noise. I initially thought "Oh how nice of her! She is actually doing something" But then one time I called to complain, she wanted to come up and listen to the noise. I let her into my home but she stated, I am saying this word for word "I just talked to the people above you and told them to stop their noise so I can listen" How does that make sense?! If you wanted to hear the noise, you cannot stop it and expect to hear it! It is this kind of unprofessionalism and idiocy that has been dragging this property through the mud. I have seen my fair share of new staff and managers in my lifetime of renting property. This has to be the cherry on top of "Worst Management of All DMV area" If you want a good management company, DO NOT PICK BOZZUTO!!! I have resided in Hunter's Glen, a property managed by Bozzuto, since May of 2015. I was injured in an accident less than 4 months after I moved in, which was the beginning of my issues because I developed a concussion and began to get serious migraines. When the neighbor over my bedroom dislodged the wire in my light socket because he was playing basketball, the maintenance person did not think it was urgent that I hear crackling sounds in the wall. After he "repaired" the socket, I could not longer use the switch on the wall to turn on the light. The building is apparently not insulated so you can hear when your neighbor is using the bathroom. I developed a back injury that was detected on a mammogram, which appears to be the result of lifting the manual garage door. I have been paying for a garage for more than two years, but I can't lift the door to enter it. W When the central air conditioning unit in my home froze, the maintenance person who came to my home turned it off, and did not return. The following summer, the maintenance person who fixed the socket put a window unit in my home, next to my bed. When he removed it thick black mold developed, which was blowing in my nose and lungs while I was recovering from emergency surgery and life threatening complications. I have been ill for the past four months, required emergency medical treatment twice in 3 months, had to take 5 round of antibiotics, had an asthma attack that is not resolving and started breaking out in hives. Now, the company is evicting me from my home, despite the fact that I do not owe them any money. HUD wrote a Complaint on my behalf alleging a retaliatory eviction in violation of the Fair Housing Act, and I have filed a $5,000,000.00 lawsuit against the company for exposing me to black mold while my immune system was compromised. The company refused to replace the carpets that were worn out by the previous family, resisted cleaning the carpets despite the fact that maintenance people come in and out, and have not painted the unit in four years. During the time that I have lived there, the company has accused me of falsely reporting problems, despite the fact that I am a seminary trained Minister, and had their lawyers send me threatening letters. read more

They allow residents to smoke weed AROUND THE CLOCK with RECKLESS abandon, with NO consideration for the health of residents who do NOT wish to be potheads. This is more egregious because the building is marketed as a SMOKE FREE facility. Also, there must be a SERIOUS problem with the design of the HVAC system because it is LITERALLY as if you are getting high in your own apartment. There is NO ESCAPE. The second hand smoke is SO PERVASIVE that we experience health problems such as needing to use inhalers to fend off astham attacks, BURNING EYES rom the invisible smoke, BREAKOUTS on the skin from the irritation, and loss of voice (mostly in the morning) because they'll be puffing marijuana around 4am while we're TRYING to sleep and keep going , just around the clock. SO, while you're inhaling their toxins all night, as your body is working to fend off the carcinogenic intrusion- you wake up feeling nauseous and plagued with one or all of the symptoms mentioned above. Management does NOTHING to stop these lease breachers who are adversely impacting our health, beyond sending out "warning" letters. Oh, and they've told us- the residents- to call the police because they are unable to pinpoint who the actual smokers are!?!?!?!!? This is WHOLLY unacceptable. The truth is, they have no interest in identifying and removing these BLATANT, vile residents. They prefer to keep their occupancy numbers rather than maintain the promised smoke free, safe and healthy environment that we NON-POTHEAD residents deserve and pay for. It is difficult to collect adequate proof of the harm beyond recording DAILY headaches, loss of breath, rashes, burning eyes, etc. - which some of us do keep track of. HOwever, these harms dissipate by the time you are able to go to the doctor. And, there is no monitor or alrm , like carbon monoxide detectors to actually record this invisble toxin seeping through the vents and walls. YOU CAN NOT BREATH IN YOUR OWN HOME. Opening the windows, which only open 3 inches anyway, does NOT help. These smokers are so callous they even use various brands and flavors- one smells like an actual skunk. We are leaving this place, but wanted to warn others who are considering this location. Beyond that, we will not consider any Bozzuto properties as this experience has demonstrated that they have no concern for the health of their residents, nor true enforcement of community rules. Technology may not be available to bring a lawsuit now for the harmful effects of this second hand smoke, but surely, in time, it will catch up and those of us who are made to suffer loss of use and enjoyment of our homes, and harms to our health, will one day be able to sue and recover for these VERY REAL damages. Bozzuto is the probably the worst management company out there. I don't understand how they are still in business to be honest. There is absolutely no communication with residents about important issues, such as boil water advisories in effect due to E. Coli contamination (twice in a period of a few months Bozzuto failed to notify residents about this type of advisory), their handling of the staff and management of the building during the peak times of Covid was abysmal, and the managers of the individual building that I live in are completely unresponsive. If not for the great location and floorplan of my unit, I would not be living in a Bozzuto building. read more

I live at RIverside Apartments in Alexandria, VA. Buzzuto did manage this property, but Elme Communities is now managing Riverside Apartments. It is unfortunate. Events have taken a turn for the worse, and the Elme property manager's performance has been mixed, at best. Since the beginning of the year, there has been a crime wave, including car break-ins and vandalism, as well as the theft of car parts, to include tires, air bags and catalytic converters. In one night, at the beginning of this crime spree, 12 cars had their driver's side windows smashed, 8 behind Building 3. At least 2 individuals had their driver's side windows smashed twice. The Elme property manager evidently has deterred these miscreants through close collaboration with the Fairfax County Police Department (FCPD). However, car-related crime could surge again, once FCPD cruisers cease patrolling our lots. Riverside is vulnerable to such crime, given the extremely poor lighting of the parking lots, the badly inadequte CCTV coverage, horrible deficiencies in perimeter fencing and multiple entry points with absolutely no security. I suggested to the Elme property manager that he display empathy and be transparency. He did neither. The property manager did not express dismay, nor acknowledge the high costs that residents subject to this crime were facing in repairing their cars, costs running into thousands of dollars. He also did not keep residents apprised of trend lines in car-related crimes, which would have alerted residents to the threat they faced. If the Elme property manager had kept a data base of crime statistics, when trend lines were pointing up, residents would have known that they needed to be ever more vigilant. If the trend lines are now pointing down, the Elme property manager could reassure tenants that the threat is abating. Personnel of the private security company that patrols Riverside's parking lots tell me that crime is way down, but the Elme property manager has not told tenants this, leaving tenants apprehensive apprehensive and "spooked." In Building 2, half of one elevator's lights have been out for many weeks, leaving the elevator only dimly lit. Tenants are laying wagers on when they will be riding the elevator in complete darkness. Another elevator's floor has been horribly marred for months, giving the elevator a very unsightly appearance. When I suggested to the Elme property manager that he should repair the floor, because it undoubtedly makes a bad impression on prospective tenants, the Elme property manager brushed this aside. This is a man who charges high rents, claiming that Riverside Apartments are luxury apartments. They are not. Moreover, due to problems associated with hauling away trash from Building 3, there is a rat infestation around that building's loading dock. One night, I saw 9 rats in just a few seconds behind Building 3. I would regard this as the most serious problem facing Riverside, being a serious health threat. The Elme property manager brushed this problem off also, saying that the rats are coming up from the river behind the property complex, as if this makes the problem any less serious. I fear that the rats may invade Building 3, which would create a much more serious health hazard. The back service entrances are occasionally left open, and Building 3 tenants are lucky that rats have not entered via these door or ground floor doors that some tenants occasionally leave open. Finally, a brick column of Building 3's back wall began to crumple recently. The brick was the veneer, not the actual wall, but this issue raises concerns about whether there are further structural weaknesses. If a resident had not pointed out the crumpling brick column, bricks could have fallen on residents or their cars. All in all Bozzuto was infinitely preferable to Elme Communities. The Bozzuto property manager, unlike the Elme property manager, responded directly when tenants raised issues. The Bozzuto property manager and the staff under Bozzuto were much more helpful than is the case now. Elme Communities claims to be an ESG company, but it would seem hypocritical, at best, for Elme Communities to make this claim. As I said, all in all, it is too bad we cannot have Buzzoto back and give Elme Communities the "heave ho." read more

My experience living at Spoke (Chicago) has definitely had its ups and downs over my 1+ year and unfortunately, I would NOT recommend anyone living at Spoke or another Bozzuto property. Due to the building restrictions from COVID and being lied to by the leasing agent we tossed around the idea of terminating our lease early (we are in a 2-year lease and have completed over 1-year). The final straw was the escalation of criminal activity surrounding the building and I not feel safe living here. My Fiancé and I woke up to gunshots in the middle of the night just to look outside to see a murder had happened just outside our window and I had to call 911. Along with the PTSD I have with witnessing this incident we are aware of multiple cars being broken into the last few weeks. While we know some of this is out of Spoke control we knew we couldn't live here any longer. When we brought up wanting to terminate our lease to management due to the homicide and COVID building restrictions we were hoping they would be empathetic and work with us as we know they have with other residents. After an in-person meeting and multiple back and forth emails Spoke has shown they truly do not care about their residents and are unwilling to work with residents who feel they are unsafe. It has also come to our attention that they lack consistency as they play favorites and change lease agreements around for other residents. We are truly disappointed with the property management here. read more

Were we living anyplace else, this noise issue would have been completely ignored as too hard to find. 555 E St, SW in Wash, DC is like living in a public housing project. There are SEVERAL FLOORS of low income residents. Also, with the size and number of dogs, it feels like you're in a kennel. There is no respect or regard for people who are allergic to dogs. The facilities are not kept up at all. There are only two elevators, which run absurdly slowly, and,rarely are both working. The trash is backed up constantly and smells. The common areas- rooftop and second floor lounge and bathroom, are often closed or out of service. I was bitten by a bedbug in the rooftop, I killed it and saved it to sow to the cleaning staff. I saw her report it to management. They did not treat the area, deep clean nor replace the furniture. Also, the remote controls are hidden by staff to keep residents from using the tvs!? The front door to the building is often broken, so anyone can get in the building. The front desk is often unmanned. And, even when someone is there, they are unable to assist residents with simple inquiries, znd have a foul attitude, as if their presence is a favir to us. There is only one fulltime maintenance man for the entire facility. The management is difficult to contact and slow to respond to residents. This is supposed to be a nonsmoking facilty. The ventilations system is so bad that EVERY DAY the smoke and stench of marijuana and cigarettes comes into your apt, as if you were smoking! It is a health problem for those of us who have asthma. I've had to get prescription inhalers to breath in my own apt. Also, tenants and guests congregate around the building entrances to smoke and socialize. The parking garage is overpriced for residents. The street parking is extremely limited, and oftentimes the few available spaces around the building are taken by Bozzuto staff. In sum, I have never experienced such an all around failure of a company to provide customer service and proper maintenance. I will never lease in a Bozzuto managed property as it is clear from my 2 years living under their management that this company has no desire or intention to improve their operations. Life is challenging enough, no one wants to have to constantly battle the company that is paid to provide proper upkeep and pleasant customer service to residents. Very close friends of mine live in a high rise close to me, in Chicago, owned and managed by the group. We live in one of the most affordable areas of the city. They just sent out a notice to residents that they are raising the rent by 400.00 a MONTH, and they need to know if the parties plan to renew within two weeks, or they will charge month to month at 125% of the monthly rent. Very small studios are going for 2000.00 (these are gold coast prices), One bedrooms are 26-2700.00. Everyone understands that a small increase would be likely to keep up with inflation, but an over 25% increase is outrageous, especially with such short notice. read more

Deceptive Practices @ Its Finest -- Unpublished 45 DAY WAIT for REFUND-- Unauthorized Charges -- Please Read & Listen Carefully: (Hopefully Corporate Will Read This) There is nothing more unsettling than an organization that intentionally minces words, understates policy or procedure for the sake of scamming money. My words of CAUTION: DO NOT APPLY unless you want them to take your money and hold it for 2 months if you are denied for any reason and then tell you that they will send a check to an address that you did not provide and most likely do not live at any longer. I inadvertently applied at one of their properties and when I realized it was the wrong property, I exited out of the application until I could figure out where I actually toured. Thinking everything was okay, to my dismay an hour later I was charged an application fee, a security deposit to the tune of $350.00 and sent a denial letter stating to contact a 3rd party agency who stated that they cannot disclose the reason of denial. Now, what they do NOT tell you is that they will charge you both the application fee and the security deposit "no matter what happens" and they will send you a check in 45 days or so if you are denied. There is no telling how many people are being scammed out of hundreds of dollars and it is kept for 45 days to 2 months even when it was a mistake in the first place. I have never even been to this property that took my money, I immediately let them know and asked for my money back as soon as possible. In all fairness whatever the reason I was denied is not even a concern outside of proving discrimination however, I do know that it is unethical and should be illegal to take money in bad faith as you have nothing posted that says you are keeping your money for 45 days, no published application process and practice, no exceptions to practice, etc... that would inform the consumer whether or not to give you the authorization to take their hard earned money. Consumers need that for the next property that they may be potentially be approved at and it is illogical to think that working class people would or could wait until 45 days to be returned money that does not belong to you for a service or product that the person does not have. Immediate return means now. As it has been proposed, this is definitely theft by deceptive practice and you need to change this practice because as I can imagine, you make exceptions depending on "who" they are electronically. I seriously just want my money back just as quickly as you took it, it is deplorable what you are doing without the applicants truly knowing they are giving away money on loan and I hope that this creates an investigation by the FTC or someone higher into the business practices so that this does not happen to anyone else. read more

I have recently moved to a Bozzuto Group apartment complex in Philadelphia 1213 Walnut St. It has not been even a month, and I think we have made a terrible decision. Management has treated us like we are non existent . We happened to moved to an apartment in the building , the solely reason it was pet friendly and it has a dog park . My next dire neighbor had put in so many complaints about my dogs barking. It is driving us crazy . (This is the same neighbor that complains about everything in the building , other tenants have told us ) . One thing is a unreasonable neighbor calling management and the other is management harassing us on the daily basis. I also called head quarters and I have yet to receive a call from "Regional Management" . I work in the industry, and the person onsite does not know how to treat residents . My bf and I are educated , and very nice people . We work and wanted to come to a peaceful home and we also wanted to give give our two dogs a home . We waited and waited for the Ember at Berwyn to begin leasing. It was the spring'23 that the apartments were coming, then the summer '23, then fall'23. Bozzuto has finally begun leasing and what we now know is the they will nickel and dime tenants to death- $55 for Lux Speed internet, a new startup with no track record--it is mandatory, no other option. We do not know if Bozzuto has a financial interest in Lux Speed; water/sewer through ConService for $7/month to just get your bill-a company with numerous complaints about service and the way they conduct business; $8 to carry your trash to the disposal; parking charges for both just a surface lot space or garage--you must do one or the other-$25 or $75 whichever you choose; a high one time amenity fee of $450 and then $150/year--no way to opt out. Very disappointing, very greedy. So each month you have rent; utilities used-water and electricity; $7 for ConService to send your water bill; $25/$75 to park your car; $8 to carry your trash to the garbage room; and $450/$150 for amenities. Extra fees total $540 the first year if you park in the garage plus utilities, $240 thereafter not including the yearly increases Bozzuto always has. read more

So, I applied for an apartment at the Riverside Apartments in Alexandria, VA. Worst mistake ever. Get shown these apartments. Everything looks fine. Go to apply. Get told by the leasing associate, Anthony, that in the event the application was denied that the $300 admin fee (which they describe as being used to hold the apartment) would be returned immediately. So as you might guess this story ends, the application gets denied and then all of a sudden, my $300 cannot be returned. I have to wait several weeks for a check. Then I get a copy of the rental application only to discover the leasing associate placed me in a different apartment. So not only do I lose the $50.00 application fee, but I get told my $300 cannot be returned as promised. If your money matters, do not live here. read more

CORPORATE BULLY THAT WILL LAWYER UP DESPITE BEING AT FAULT. i should have never rented with bozzuto at the daley in shady grove. there is an active mold beetle infestation on their property that was never disclosed to me despite them being aware before I signed my lease. these plaster beetles feed on mold ( that Bozzuto has no interest in locating) and there are thousands of these bugs everywhere in my apt. 24 hours after move-in, my belongings and apt was infested with thousands of bugs. i am forced to move, bozzuto will not cover any costs resulting from their negligence& dishonesty - even though they are at fault!!! they did however pay for a lawyer to fight ME! the Daley is in the process of being acquired (sold) by another LLC, so residents are left blowing in the wind. other residents have complained of the infestation!!!! the County has cited the Daley, Bozzuto and it's LLC (with a violation) for this infestation, yet they seem more interested in fighting me than eradicating the problem. read more

At the beginning I thought this was the best apartment management company ever. Then, as I observed how they managed the gorgeous building I lived for four years, I grew increasingly disappointed. Managers were changed constantly. The building was gorgeous but they didn't care about repairing stuff in the common areas. People smoked in the apartments and the smell was felt in the hallways. I had to place several complaints because of this. Not to mention the neighbor that argued with her boyfriend until 3:30 am. The materials used for the apartments are gorgeous but cheap. Walls are paper thin and you hear everything. I had never had experience with wooden floors (they were not hardwood, just the cheap imitation that looks good). I asked to be moved to another apartment after the noisy neighbor situation. Moved to a bigger apartment in one of the corners. Very quiet. During inspection prior to occupying the apartment I found out the floor had been flooded and the apartment looked run down. I made a list of all the damages observed and they said they would fix them. They partially complied. They installed new floor planks without waiting for the floor underneath to dry from the flooding. A month or two after moving I noticed black spots on the floor and informed management. They blamed the detergent I was using and recommended another, which they also looked up in Internet and gave us a copy of the picture. We bought and used only this product but the spots kept coming out. When I ended my lease I was charged $2,000 for the floors. Since managers changed all the time, there was nothing I could do. I spoke to the current one to no avail. The property is now managed by another company. I hope they are more into servicing their clients and not into being elitists who waive lease cancelation fees for some, provide better services for others but treat some poorly. I was never late for my rent. Ever. I don't want to think my Latina heritage had something to do with the treatment I received. read more

I have lived at The Royal Athena for 5 months with my wife and we now live in fear for our safety within the confines of your establishment to which we are bound by our lease. We have been residents here as of December of 2019, and since our time here, we have experienced problem after problem which includes but is not limited to -Fires -Break-ins -Thefts -Broken Fire Alarms going off in the middle of the night -5 Evacuations in 7 months of living here all after 1:00 AM -Broken Elevators(4 Months) -Flooding -Broken/damaged in-home amenities upon move-in -Restricted Access to amenities due to COVID-19 without any reimbursement or compensation or refund At this point, we have come to the conclusion that a problem clearly exists. While I acknowledge some of these things are outside of your controls, they still happened. and nothing was done to even try to compensate or communicate with the victims affected by these events. For example, there were numerous break-ins a month or two ago, so close to our unit that we could actually hear the assailants outside smashing the windows and talking to one another and then heard the police chase after them. After which, no security personnel was hired. Furthermore, after The recent grease fire, we are absolutely fed up by the treatment we have received during our tenure as residents here. Bedford, MA apartment complex was poorly managed. Building quality was very bad. You could feel the floor moving / vibrating under you with each of your footsteps. The walls and floors were paper thin. You could hear everything going on in your neighbor's place above, below and on either side. Included TV, music, conversations, bedroom activities. They raised my rent every year I lived there. One day I came home after work and they had put my boxes from Amazon inside my apartment without my permission. My apartment was entered without my permission to drop off boxes from the office that came from Amazon. Very expensive but I did not know the area and was in a tight spot for time.
