Worst leasing office and staff imaginable. Katrina wasted my time and lied to my face about the verification of employment at a job I have been working at for 10 years. She requested that I bring in a physical copy of my ssn card by the end of the day on a Friday afternoon. Nevermind the fact that I work two jobs and it would take me over 2 hours to get to back to that side of town in Friday rush hour traffic. I spent my entire Saturday pulling everything out of my storage by myself, looking through everything for the documents, and then putting everything back by myself only for Katrina to tell me to come back on Monday for her manager to verify my documents. I work on Monday just like you Katrina. I don't have time to play your games. Then they send me an email out of the blue stating they were denying my application because they were not able to verify my employment. She is a liar. I called my supervisor on a Saturday evening on speaker in front of her at her desk and asked if she could verify my employment. She told Katrina that she could verify whatever she needed over the phone or she could email her documents to her company email to complete and return to verify my employment. I gave Katrina all of the information and she told me to come back Monday. I received a call from my supervisor 2 hours later saying she never received anything from the leasing office. Then I received an email this morning saying they could not verify my employment. Katrina is a liar, she is condescending, and unprofessional. Not to mention the apartment we viewed was not in condition to be viewed. It was filthy in comparison to other properties we viewed in the area, however we considered it because of the location. Stay away from Katrina and the "Bluffs" if you value your time and your money. They are not the property they think they are. Try one of the Lewis communities for more modern living at the same prices. read more

Visited a friend here last week! They signed their lease based on my experience living here several years ago when it was "Sierra Heights" (currently "The Bluffs"). I cannot state enough how downhill this complex has become over the years. Cons: Poor management has led to no tenant occupancy caps (meaning there are literally 12+ people living in some of these 1-2 bedroom apartments), awful parking (due to over occupancy allowance), overflowing trash littered all over the street, stray cats everywhere having litters of more stray cats, and entire buildings that are roach infested (tenants literally had management fumigate entire buildings due to massive roach outbreaks). The quality of the people they rent to has also added some "texture" to the complex including (but not limited to) marijuana being smoked publicly around children, loud yelling, and bonnets/condoms on the premises in walkways! Allowance of the lower class tenants has led to more police activity in the complex and domestic disputes. Let's also not forget that although the complex added a dog park, people still do not pick up after their animals and there is little/no accountability enforcement. Pros: Apartments are still nice on the inside, good appliances, quality floodplans, garage, and w/d! Also, easy access to freeway, close to shopping centers, and maintenance guys are also super helpful. My hope is that management/owners will see this honest review and start cleaning up this complex, enforcing tenant occupancy, and becoming more efficient in choosing the right tenants to keep this property thriving again! My husband and I moved into The Bluffs in Oct 2024 and they haven't improved their parking or gate issues very much in that time frame. You get one garage spot with your unit (you do not get an additional spot even if you have 2 bedrooms) and you must pay an additional fee every year to park inside your own complex, on top of the 3k+ a month rent per unit. Your Brivo pass, that opens the front gate, may or may not work so you will have to sit there and wait for someone to leave to trigger the gate. Hiring a house sitter is almost impossible since there is no guest access to open the front gates, your sitter must either be in for the night by 6pm or be ok waiting however long for someone to leave. This complex easily makes tens of thousands of dollars each month but can't afford an onsite manager or even after hours phone number when there are issues, like tonight. Residents are piling up at the gate waiting for someone to leave, or just parking up top and walking down the their units because our gate apps wont work, again. I would not recommend this complex and would strongly advise against renting here unless you just want a fairly quiet complex near the Alta Loma foothills and Chaffey College with a beautiful view of Mt Baldy. read more

Currently riding out my lease. I have never left a review on this place, even AFTER my unit caught fire in 2020 and after their messy roofing contractors left nails all over the place in 2023 (resulting in 3 flat tires in 1 week!). I was able to resolve these things, but brushed it aside because it was a quiet, clean place. My new-ish neighbors move in and blast TV with their subwoofers all night. If it were on occasion, or even once a week, I wouldn't care. It is every single night. I ignored it for months, but my kids keep waking up and I am not getting sleep. The walls shake and vibrate and despite the countless complaints I have made, there's been no improvement. My questions about designated quiet hours and terminating my lease early have gone unanswered. I am frustrated, unable to sleep, and my kids are struggling. Here's to hopefully more exposure regarding my complaint. As of tonight, I've sent three emails, but I've sent many, many more. Most of them have been unanswered and the issue has not been resolved. The apartment is nice (a townhome), I pay nearly 3k/month for it, but it's not great if you cherish sleep. read more

My husband and I have been living here for over 2 years and if I could give 0 stars I would. This place has gotten progressively worse since we moved in and has been the worst complex we've lived in. We have a dog who is my ESA and this complex is pet friendly, however, there are dog feces everywhere. Owners are not being held accountable and management is NOT doing anything about this. Not only is this a disgusting health hazard, it is an absolute nightmare walking my dog around to go potty in the grass because of how much dog feces there are. Our last straw was finding out that our mailbox has been robbed today and Rhonda (the community manager) DID NOT NOTIFY ANY OF THE RESIDENTS when it happened. It is almost 2pm and the robbery happened this morning and she has done/has said nothing to rectify this situation. Stay away. read more

MUST READ !!!!! A little extra to add to Shaquita B's review & to Mgmts response . Everything written was 100% accurate . She forgot to mention that Jose , the maintenance guy / super is by far the best asset this place has . Hands down . The bluffs are far from luxury . They are basic apartments with a false Advertising name . So to add . They hired the cheapest contractors to do half ass work. The Gym is literally disgusting at all times & the AC is never on . Cleansing wipes are never restocked. The floors are always filthy & the bathroom is the rarely cleaned . The tub which was inspected apparently was not safe at all & even if it was who in their right mind would like to hear floor boards creaking Loud AF each time they stepped foot into the tub ??? . If i could upload the video i would ( I'll find out ). This however was only replaced because corporate was called . Mgmt Is a joke & didn't see any issue . However it did get fixed thanks to the corporate call . So if you have issues skip mgmt call corporate . The windows however are by far the worst !!!!!! It does in fact sound as if the street noises are in your home . Cheap windows & poor installation for a Luxury complex . Spiders & centipedes will be your roommates . Apparently the exterminator comes once a week an you can't be in your place of residence for a few hours during this time . Parking here after 6pm is a joke . If you aren't parked in the very back by 6- 7pm at the latest . Be prepared to park outside the complex & down the block . No joke . They don't mention that in your tour . Amongst other things . I could go on a continue to tell potential apartment seekers why they shouldn't rent here . an If for any reason you do , just be prepared for issues . An yes issues are a thing i understand but this complex itself is the issue . Be sure to check all cabinets , make sure no holes are in the walls of your garage . Please please please step in the tub on the day of your tour . It sounds crazy but if we would have know the sounds of rotten , creaking floor boards day 1 it would have saved us less inconveniences. Check the paint thru out the whole places . Our kitchen was two toned. Check every last outlet to make sure they work !! & don't let the name of the complex lure you into thinking you've hit the jack pot . This place used to be good when Darlene was here but if you like ghetto and parking in the red on tight corner everyday without the office saying a word this is the place to be. There has been a white Mercedes benze parked against the retaining to the 210 freeway wall on the east side of the property for a month day and night in the red zone because it's a tight squeeze for two cars let alone a parked car, then this is the place to be. The pet waste trash was over filled for 4 weeks to the point where people were just sitting the pet waste bag next to the trash. read more

Me and a buddy of mine lived here for 2 years. And honestly have 3 complaints. 1. The lack of parking. It doesn't mater if you live on the higher level or lower level. If you don't find a spot by 530 honestly forget about it because you're parking on the street and if you live on the lower end it sucks because you're walking down and then Back up in the morning. 2. They are constantly going into your apartment to check on things. I understand that they have to check the apartment to make sure it's being well kept. But come on! My other apartment complex only came in twice a year and that was on the lease when signing. So we knew. Here they will give you notice but they will be constant. 3. They never answer the phones. I can't stress this enough. I remember calling and calling. So I decided to walk to the office while still on the phone and seeing 2 employees ( not gonna name any names) sitting at their desk and letting the phone ring. When I entered they said they were having phone trouble. But with all that aside this place is cool. Neighbors are friendly, I never had any problems, and the only person that would honestly help me from the office staff was Katy. The old management that ran this place was great. Fun to talk to. I just wanted to say that I loved my three bedroom townhouse it was perfect for me and my family. unfortunately we decided to leave after our lease was up but, the year that I stood here was wonderful I could not have asked for a better place to live the gym was perfect the pool was great especially during those hot summer days!! Since receiving the total BS response to my last review, nothing has changed. On a phone call today with the manager, Kayla, I was told that she had better things to do than talk to me. My main concern with this call was that I was told that I am not allowed to have a guest spend the night without their written consent. News to me! When I moved in 2 years ago, that was never stated, as I probably would've found a different apartment. I have never been so disrespected by a manager of a business. I just moved in and I would say that management is on there A game. Maintenance literally responds right away for any issues that arise. All the staff are very nice and Katrina is spectacular. Her smile alone makes you feel at home. Sam (Samuel) the maintenance guy is awesome he truly gets the job done in timely matter and goes out his way to make sure you are happy before he leaves. Me and my family have lived here for almost 7yrs. And we loved the property until the new management took over. They're extremely rude and they treat their tenants without consideration or respect. We have had so many bad experiences recently that we want to run away. A few months ago the gate started to have problems and during the day. The gate is always open, but one day, one of the gate doors closed on me and hit my car and i spoke with the managers and they said it was my fault for not punching in the code to get in. I told them the gate was open because cars were coming in and out, and they said i had to wait for the gate to close and then punch the code, but the gate never closed during the day before and they never informed us about it. The Next day was someone repairing the gate and i told them, you see your gate is having problems, and they said "we're just doing regular maintenance". They said it was my fault for not knowing how to use the gate, but i had lived here for over 6yrs. And never happened before. After, a drunk driver hit the gate and the gate never worked afterwards, it's always open, day and night. They say its a gated community but the gate doesn't work (months without working), they say they have patrol services but i have never seen them. People from other properties come here to use the pool. A week ago i had my car parked inside the property and someone stole my tires and my rims, i informed the assistant manager about it and she said i was supposed to use my garage to avoid that from happening, really? We have 4 cars, and 1 garage. She didn't apologize or say anything to at least make me feel better and instead once again blame the tenants. Beautiful property but worst management ever. My AC unit went down today and I called 2 hours before the leasing office closed. The first person I spoke with told me that someone would be right out. I called again an hour later, and was told that the maintenance team would be over to fix the ac unit today. When I called for the third time and spoke with Darlene, she told me that the maintenance team left for the day 2 hours ago... when I explained to Darlene what I was told by her previous 2 employees, she stated that she didn't get the messages because they were remodeling her bosses office and she doesn't have access to the maintenance emails... no apologizes, no solutions, just "you're going to have to wait til tomorrow". When I asked for their corporate number so I could escalate the issue, Darlene's tone changed and all of sudden she had a "new" emergency maintenance number I could call. For the price that they charge here, you'd expect some sort of maintenance service to come fix a faulty apartment unit at 4pm on a weekday, but I guess this place has other priorities that are more important like remodeling their offices... Also this place has been consistently raising the rent every month to the highest possible price. If you are in a bind and must absolutely move in here, expect to pay an additional 150 per year for rent, as they will increase the rent as much as they possibly can. Probably so they can remodel their nice offices. read more

This is the most horrible place to live. I put maintenance request in for things and they say 48 hours for them to come they never come. I call and they say oh well they fixing air conditioner and they be there by5 on. Still. No one comes. Bathrooms been leaking for 3 weeks. All staff in the office have attitudes when they call. And they tell u things like. All I know your account is in review. I went swimming with my husband and daughter and we were grilling. The office called and said. They were notified. We were having a party and to shit it down. I can't have any one at the pool only 2 people. And they have to be on the lease. Mind u. It was just me my daughter. And husband. The new property management company is poor, no one cleans the gym, few staff occupy a lot of parking spaces, and the facility management is also very poor. All sports venues are closed, and call facility maintenance services are often refused. Parking spaces are very tight, and tenants often cannot park, but can only park on the road outside. read more

I have had a conversation with the manager after writing this review and posting this elsewhere. We handled things civilly, but I wanted to add an update: They keep getting me confused with another tenant who is also apparently pissed off at them. When I spoke with the manager, she kept saying I had some kind of altercation with someone named ?Kaitlyn (i guess she's the girl at the front desk)? She accused me of going to her and being angry; telling Kaityln "I" didn't receive the first notice to take our fences down... THAT WAS NOT ME!! and I had to repeatedly tell the manager I had no such interaction like that. FYI to management (because I know you guys read these things): Suzanne (at least I believe that was Suzanne because she was an older lady) actually came to my door to drop off the second notice as my boyfriend and I were cooking. I was in the kitchen and he answered the door. She gave the notice to him, and spoke with me briefly through the window. All I said was ok. That was the only conversation I had regarding the notice of our fences. Please.. I'm really tired of your staff trying to use me as some kind of scape goat. Anyways... Here is the review (or blog lol).. It's not nice, but it is my experience.. And everyone has the right to an informed decision. ========================= I've lived at this complex for almost 2 years now, and I (as well as others) will be leaving because we are terribly disappointed in the new management. These guys seem to not care very much about the tenants in the community.. and I just had a bad argument with the assistant manager, suzanne, who was unbelievably aggressive and unprofessional. Here is one situation (pay attention to how she handles this with me): I received a note on my door on Feb 12 (the letter dated Feb 12) stating they would be entering my apartment on Feb 13 and I was required to "provide accommodations" for my pet and "this can not be rescheduled"... I get home at 7pm because of work and have to be at work at 7:30 the next morning. How the hell am I supposed to do this in less than 24 hours overnight? I couldn't. So my dog stayed in the apartment. The assistant manager contacts me over the phone and all she could say was, "We gave you 24 hour notice and that is all that is needed". (This was all she had to support her argument.) I tell her this is not how you do things. At least the old management gave us notice a few days in advance. And then she said, "It's not my problem that you get home from work so late. This is just the nature of living in a place like this." Instead of trying to work with me to solve the problem, she gives me this "this is how I do things; deal with it" attitude. Then she starts arguing with me.. their "Assistant Manager". I tell her, "you guys could have called me or sent me an email if it was really such short notice and urgent." Then, she says it's because she didn't have my information and she tries to accuse me of not sending my paperwork. I was furious! I told her, "You guys HAVE all my paperwork! I turned ALL that stuff in!" The rest of the time she spends yelling and arguing with me and trying to flip blame on me. She lost my stuff and tries to blame me for it?? This is the new management? (Next is probably her biggest mistake...) After that I tried to give her my email.. since she obviously lost my info.. But she REFUSED to let me give her my email. Then she had the audacity to say, "NO, I'M NOT GONNA TAKE YOUR EMAIL. I HAVE 265 (something like that) OTHER TENANTS TO WORRY ABOUT and it's just gonna get lost. When i'm done organizing (all the contact information) then that's when you'll start getting mass emails. I'm not just gonna email YOU, ONE PERSON." This is how the new management is treating their tenants - us tenants, the people that give them business and pay the company to have them work for us. Instead of trying to accept criticism, they place blame, and try to rule with an iron fist. They know how to play fake nice to your face, but when it comes to real business, they have no idea what they're doing or how to handle themselves. They don't care about their tenants. They just want to do things the way they want to do things. In this particular situation, she just seemed to want to do the minimum and what was only convenient for her. Unless you're ok with living in a Nazi concentration camp lol I no longer recommend living here. read more

I've lived in a few apartment complex, including apartments in Irvine Ca. manged by Irvine Apartment Community (IAC) considered to be the best in the country. I have experienced a level above I.A.C. here at Sierra Heights Apt's! I had one repair, a clogged drain. The drain was repaired that day! This is by far the best apartment experience I've ever had. From the maintenance staff to the helpers/problem solvers in the front office, one well managed complex. An example of the empathy for the tenants, (me). Locked my key set in my auto, had frozen food sitting at my front door along with other items I didn't want stolen. I took a long shot and called the office. Kaytee answered the phone, I explained, she problem solved, and in a few minutes there she was with her little cart and the key. Problem solved. It doesn't get any better! read more

Literally the worst apartment complex I have ever lived in. Management is not the best with helping their customers, especially Nicole. She is NOT very accomodating at all, and when we asked her if we could request maintenance for our A/C, she looked at me with a straight face and seemed like I was bothering her. We moved into our apartment at the end of April, 2021. We dealt with Darlene and we couldn't be happier. Moving is very stressful, but Darlene took care of every detail so we didn't stress at all. She is very professional, she has a very good disposition at all times and she is knowledgeable about her job so we felt comfortable and at ease. They never fail to fail. I had a letter stating they were going to enter my apartment 2/5/20 8-12. No problem they gave enough notice right. Well first of all wrong name on the letter....reflects their stellar attention to detail around here guys. It is now 12:45 I haven't gotten a notice from my camera and alarm system that someone entered so I decided to call them. They did not go during the allotted time, the front desk tells me oh they'll go after lunch, umm legal notice to enter is done for a reason you have to stick to what it says I can only imagine what they do with units that don't have surveillance installed. Of course I'm letting them in go after the legal notice stipulates because I don't want to deal with expecting them on an additional day, but I'd really wish they didn't disappoint us every step of the way. Someone above the on grounds management needs to look into their operations here. I've attached the letter we got. read more

STAY CLEAR OF THIS PLACE!!! That is truly an understatement. Everything from poor management, to horrible parking, to lazy repair work, trust me when I say this is NOT the place you want to live. We should have known from the beginning since it took over a month of us following up with their office for them to tell us we were approved. Management and staff are extremely rude, communicate poorly, and have poor customer service skills all around. Everyone working in that office lacks empathy and fails to understand that their job is to provide a service for their tenets by making it a pleasant place to live. Instead, they hide behind illogical counterpoints and argue at every chance they get, taking ZERO accountability for anything that happens on their property. I can honestly say, besides signing the lease, I never had one pleasant conversation with anyone in that office (even as I was signing my lease, the manager, Suzanne, was yelling at someone on the phone). Needless to say, this complex needs an entire management overhaul. Just look at the ratings and you will see a pattern within the last two years or so. They're not respectful of their tenets time or space- repairs on our patio and balcony that was said would take two weeks took TWO MONTHS, rendering that space unusable, forcing us to put plants and outdoor furniture in our living room for that time (since the garage space is so small and can barely fit a mid-sized car) And when asked if they were going to compensate us for that space we weren't able to use, they just kept reverting back to "it's for your safety." You know what's NOT safe? Forcing your tenets to overcrowd their apartments with patio furniture for two months because you want to take your sweet time doing repairs. Also, not to mention the workers smoking cigarettes on my balcony while on their "break." Really safe... Don't think for a second that just because the location is good that it's a safe complex. We accidentally left our garage open ONE night and we got stuff stolen and my boyfriends truck was broken into. They say there is "security" but in a year living there I'd never even seen as much as one security car or security guard. The front gate was also a joke- the only way to open it is through an app on your phone (unless you just walk on in the side gate which isn't locked). So you better hope you don't leave your phone at home or let your phone die when you're out or else you'll have to park up on the street and walk down to your apartment. Not that they regulate parking anyway. They don't know which cars belongs to which apartments because they said they "don't keep that information on file." So literally ANYONE from ANYWHERE can park in the complex and the ones paying to live here have to suffer. They said they were going to implement "garage checks" to make sure people are parking in their garage and when I asked "when?" they couldn't give me an answer. There were people that didn't park in their garage AND didn't park in the extra garage they were paying for. But, like I said, no regulations. And when you bring it up to them it ends in an argument because they take no accountability. Horrible maintenance: I had to submit SEVEN service calls over a seven-month period before my washer was fixed. Oh, turns out I needed a new washer the whole time, but this made sense since maintenance also had no clue what they were doing. The repair work was shoddy- I had 4 cabinets fall off on me within a week of moving in. We had to change out the doors because they put the wrong doors on our bedroom and bathroom (which were clearly the wrong sizes). Lazy patchwork on the walls and drawers, no AC upkeep. The list can go on. Last but not least is the size of their apartments which are EXTREMELY SMALL for what you're paying. Our 1 bed 1 bath was barely over 500 sq ft--a STUDIO apartment at Terra Vista is 475 sq ft and $600 less a month. Just saying... Zero cabinet space, no dining room area, and you can't have more than one person doing anything in the kitchen at a time because you won't fit. Within the first week living at Sierra Heights, we knew we had made a big mistake. We lived there one year and hated every second of it. Loved the space at first and the master never had one problem or complaint until I paid the last payment. It's almost as if they didn't want me to move somewhere else. They lied and said my car was apparently the one that hit a garage and didn't proceed with the accusation when I said my sisters a lawyer. Plus they overcharged for a carpet replacement. Basically the cheapest place to live near a nice residential area. Management is not as friendly as the prior group but again you're not looking to be friends with your landlord when you pick a place. Deposits moneys are reasonable but you won't get it back when you leave so don't get your hopes up and expect to pay a balance when you leave. Move out cleaning fee is high $170. If you have a pet, expect to pay to replace the carpet ($900) when you leave because you pet had accidents of course, and the extra $40 a month you're charge per pet doesn't cut it.($1080 total over 27mo.for us) Parking is terrible and I was sure happy I didn't live at the bottom of the complex while having to park in the street most nights. Expect to get wet when it rains as the gutters on the units aren't maintained and porches are non existent. Really great when your hands are full and you're trying to unlock your door to get in. Also during heavy rain periods water would run into the garage so we learned not to store valuables too close to the garage door. I lived there for two years and worked from home and never saw the weekly pest control so basically killed the critters as needed but didn't have to many to contend with. The security gates are hit and miss to be working. Common areas are nice but have regulated hours so you can't use the gym late at night or real early in the morning. Not sure what happened to the package lockers but for the last year or so never got a package delivered there anymore they were all left by my front door rain or shine. So save your money and don't sign up for them. read more

Same thing happened again to me today...went to get my package which is in a 24 hr accessible delivery station...and guess I couldnt get access to my package...thenppol which is supposed to be open when I use my key the door would not open. There is another lock installed which our keys do not work on..again it is easy to fix this problem but I guess we will just have to plan our schedules around the people in the office..whenever its convenient for them to let us pick up or deliverys read more

IY'all are the root of all the issues I'm having. I do not need any more stress on me. You can ignore all the stress y'all have caused me but the fact is this started with a DIRTY UNIT. Begged for y'all to come do all the little things you have done. I have 2 kids, a business to run! My mom just had a stroke as I've mentioned to the office team. It's a pandemic....I have the manger DEVIN LAMP using exclamation marks (!) as if I were annoying her, when in reality I'm having a breakdown because of trying to balance all the nonsense my children and I have had to endure. Now I'm trying to get away from the NIGHTMARE that is you all created. Now that I have notified you guys that we are leaving, people are at my door harassing me for what? I have security on my ring peeking around the corner listening to my apartment on top of all this. I am human!!! Nobody came that fast when I needed help. It was ok for my daughters and I go lay in someone else's DIRT! We waited 3-4 days for someone to just clean. When my safety was on the line about the key missing from the office NOTHING! Again I had to beg for my locks to be changed for my safety. A member of the staff disappears and so does my key. WOW! That deserves the !!!!!!! Marks NOT ME! Y'all have made my life a true nightmare. I'm getting out of this unit if it's a shelter I go to because I will not be bullied, discriminated, harassed and belittled anymore. I'm tired of being tired. My little girls are tired of seeing me cry. This has not been easy but who cares about the customer as long as I'm leaving right. Let me go in peace. read more
