The office staff is very personable and the maintenance staff go above and beyond addressing the challenges presented by buildings constructed in the 1980's. Is this a 4 star complex? (Spoiler: No) I lived here May 2024 to November 2025. When moved in I immediately noticed my dishwasher didn't clean, and loud partying and DV going on upstairs at night. Mike the director assured me he'd handle it and order a dishwasher. By the time I went to the office to check on the status Brianda told me he didn't work there anymore, HSL doesn't replace appliances that still turn on regardless of how well they work, and that no dishwasher was ordered, and stated she'd remind the neighbors quiet hour is after 10 p.m. Using my dishwasher as a drying wrack, my neighbors retaliated. I've been cussed at, flipped off, accused of stealing, had harassing notes put on my packages, pictures taken of my packages, loud banging and screaming and jumping upstairs, told to get a real (expletive) house and so on. I'm not the only neighbor who fell victim to their bullying. I began documenting this and spoke to Martha who was put out by my coming in because it was her first week and she was busy. She told me to send my documentation to the office and I did. Brianda sent an email that they were living their normal every day lives. After 3 Sheriff reports my spouse went to talk to Martha and she said not to send anymore documentation, because she was going to evict everyone and she said people can smoke crack in their apartment for all she cared. At this point I had been followed to the parking lot by my neighbor, who hid by a tree, and would move from the tree to flip me off then move back behind the tree. We didn't react but quietly documented since we were now silenced by Martha. I called the leasing office after the behavior continued, to ask to transfer and Victoria laughed and asked am I sure, saying it's expensive and inconvenient. We endured 2 more months of escalated bullying, relentless banging and screaming upstairs, window peeping, and rung my doorbell intoxicated, talking to me in my camera with false accusations. The day we moved apartments they stood at their door recording us, falsely accusing us of stealing, and flipping us off. Brianda said we could look at the other unit before moving in but didn't honor that. The place was filthy, cabinets severely damaged, stove dirty, and bent up somehow, cabinets no longer attached to the ceiling but stood on end at the end of the counter and at one point fell over, drains were clogged, broken glass on the patio, bathroom faucet not connected and air conditioning didn't work. It was missing a part. A rotting tree stump was sitting on the concrete next to my front door. I put in work orders and sent pictures to the office and they didn't respond to the email of the state I found my apartment in. Work orders were extremely slow. A water leak reported in May ended in emergency maintenance cleaning standing water in my closet in July. Management put a notice on my door that I had to remove a box on my patio with a covering on it I made made to match the building, because the storage closet has a hot water heater in it and I couldn't fit any of my things in it. I got a call from Brianda that our truck was too big and to move it to another space because she said we didn't drive it often. A neighbor didn't want to park next to a tall truck. After we moved it another big tall truck parked in that same space and that was permitted. Martha took pictures of our other truck and I don't know what for. And our old neighbors continued the harassment although it was much less often. The washers ruined many clothing items. The laundry room usually had broken washers, with standing water, mosquitos, and roaches. Some dryers were too hot and would melt clothing. This was reported to the third party who owns them and the email I got back states no issues were found. I never got my money back from when they didn't even turn on. Brianda was supposed to do the walk through in person but when I came to turn in my keys she didn't even look up from her desk. She took the keys and said good luck I'm so lucky and blessed to be out of this place. read more

Highly recommend! This complex is so beautiful.. so very quiet. I have been looking a long time (6 years) for the perfect apartment, the perfect complex, this is it! No loud crazy, obnoxious neighbors. All mature adults. It is terrific beyond words. Exterior well maintained. Can't believe it took me so long to find it. The peace and quiet is simply divine. Maintenance, as with all complexes here in Arizona, takes a very long time to address requests. (Typical turnaround time is about a month for service requests, unless an emergency). Several items were broken at move in, so my only suggestion is that you check the entire apartment at move in. Overall, I hope to be here for many many years. I found home! Whew! read more

If you choose to move here I would really look at everything in the apartment and test the AC. The place had been pleasant to stay at and maintenance has been responsive but I have had two big issues since I moved in. A rusty sink in the bathroom that took well over a month to get replaced and an AC unit that would not hold a temperature to a setpoint. As the day got warmer so did my apartment even with the AC set to 75 I had a reading of 91 today. I really wouldn't suggest moving in here until they have a full-scale fix of their AC units. It is sporadic on which work and which don't The reply below is a canned response they have no intention of solving your problem in a timely manner. 3 days without AC during an excessive heat warning and they are offer a swamp cooler and an HVAC tech to look at it Wednesday. 5 days after the initial report. read more

I love living at the arboretum. I have lived here going on four years now. The staff are very responsive with anything I need. The landscaping is beautiful. I appreciate that they keep up the hot tub and pool well. Jessica hosts fun parties for us at the clubhouse, and the birdwatching is fabulous too. read more

The front door was not screwed to the frame correctly and screws were stripped thus causing the door to eventually fall off. Management was very rude and judgmental. Jessica in the main office would not allow my boyfriend on the lease and tried to cover it by claiming he had criminal charges but truthfully she had a personal issue with him and they personally knew each other. Management kept threatening us both and harassing us both. Apartments were already infested with roaches the size of your palm and unlivable for the amount of money they charge for rent. Would definitely not recommend living there. Very unprofessional. read more

My mother signed a lease here last month and she is trying hard to get out of the lease. They didn't mention construction would be going on for 2 years!! The gates do not work either, feels unsafe. The large lamppost by her apartment is broken and is leaning up against the wall. It could fall at any minute. Her apartment smells toxic from the lament they put on her bathtub. 5 cockroaches came flooding out of the bathtub drain. There are potholes all over and this place has no redeeming qualities. When we arrived we were told that somebody was viewing the unit. And that it would be 30 minutes or so. We were then instructed to wait for an email or a callback which never came. We attempted to call and we're hung up on numerous times. If customer service is an indication this is somewhere you should not live. read more

DO NOT RENT HERE!!!!! They showed us an apartment specifically meant for future residents to look at, so of course that one's all nice and clean. My husband and I walked into our apartment and immediately hated it. It smelt like awful paint, they painted over the last residents mess. There is hair on the wall they painted over, it's so gross. On top of that they forget to mention COCKROACHES. We found cockroaches behind the dishwasher, in our silverware drawer, and now we are seeing baby roaches in the kitchen sink and shower. Not only is that DISGUSTING, but also so messed up they didn't tell us, now when we move out we have to get all of our brand new furniture treated to make sure there's no cockroaches. Long time resident and I love this place. If you want to live in a resort type area, away from the rat race this an affordable alternative. Thought about buying up in this area, as I love it, but could not afford to, so renting is a great option for us. Just got new gym equipment, new pool coating, and fresh paint on all buildings has just started. Wish I had read some of the previous reviews before I moved in here. I just moved out. I experienced many of the same problems people mentioned (roaches, cheap furnishings that broke, multiple water shut off's, and facilities staff shortages so repairs were delayed). I received little help from the office staff with these issues so I stopped calling and rode out my lease. My window screen was ripped when I moved in and wasn't fixed for weeks. I especially had an incident where I came home and my patio door was open! I called the office and the girl (I can't remember her name) couldn't seem to care less. And then I had to request several times for them to fix the screen door so it locked more securely. Lastly, they charged me because I was late in letting them know I was moving out. I had to pay an extra 9 days in which they charged me the month-to-month rate which was nearly 1 and 1/2 times the current rent I paid. AND they pulled it from my account after saying they wouldn't and overdrew my bank account. I would recommend you spend more and live somewhere else. With the way they are currently raising the rents, you will get better value elsewhere. read more

Wife and I are seasonal residents in Tucson(Winter... usually 6 months.)... We have stayed at the Arboretum five out of the last six winters. At first it was a top grade apartment lease, however, about two years ago there was a manager change and the quality of life at the Arboretum became severely degraded with the new manager of the apartment complex. To date an excellent maintenance supervisor quit after many years working there, and the assistant manager has quit as well. I attribute this entirely to the manager change two years ago and her way of dealing with both residents and hired help. The manager has an abrasive personality and we got a lot of excuses from her as to why our apartment had maintenance issues. The pool and Jacuzzi which once remained open until 10:00 pm now closes in the afternoon. The current groundskeepers do not keep the grounds as clean as the previous people did. There has been a massive amount of cost cutting measures implemented... Citing just one of many, the residents are now assessed the cost of heating the pools and Jacuzzis separately from the monthly rent. Cost of amenities has always been a part of the lease agreements we have made in the past and we really resent these costs being passed on in this fashion. The apartment owners realized a reduction in their costs, however there was no reduction in our monthly rent amount to reflect their cost savings. We do not recommend anyone ever leasing from these people as long as these policies are in place and they continue to employ a manager who is non-caring and abrasive to the residents. I can't say enough good things about this place. Management is great, not fake. They are genuine in their greeting and concern for residents. They all work great together, this includes all staff in maintenance too. Great location, so quiet and tucked away from the city without being too far away. Such a great community feel. Management is so involved in the community. Always holding fun events every week for residents. We moved here from a supposed "luxury" apartment complex and feel like the Arboretum is the real luxury apartment, without the expense of a luxury apartment. They offer free pest control ever month too. So if you have problems with bugs, just let them know and they will take care of it! We haven't had problems so far and been here for three months! read more

I chose this place because it was in the 85750 zip code near Sabino Canyon. Admittedly, it's cheaper than most apartments and there is a reason. They put me in an apartment surrounded by chain smokers. I didn't get to preview the apartment because of Covid. I do not smoke. I am a healthy person. I cannot open my windows without being asphyxiated by the people who sit on their decks every 15 minutes and smoke. Smokers don't want that stench in their own apartments. Also, they allow dogs - lots and lots of barking dogs. They are unaware of the disruption of the animals and how trashy the makeshift "yards" look on the patios. Beware that you have to use a community laundry room at this property. That means you have to wipe out the machines, so your clothes and bedding don't stink like animals, the Goodwill, or vomit. You have to clean out full lint traps and the credit card feature works almost never on most of the machines. The company that owns and runs that laundry system is disinterested in how poor their technology is. They're making money regardless. The Arboretum has been bar none the most stressful place I've lived in my life. Also, they don't answer complaints. They don't want to address that they're subjecting people to the proven cancer-causing affects of secondhand smoke. I have people who are ill in the apartment below me, and the smell comes up through the floors. How do you rest in a place that smells like illness? The pools are shutdown, the CenturyLink Internet works sporadically (CenturyLink says they have a whack job running around here crossing wires during road construction), and the water has had to be shut off a dozen times. For those who work at home, it's not possible to work here when the A/C is on. It sounds like a jet idling in the living room. You can't watch TV with the air on. When another apartment's heat is on, it vibrates my apartment, rattles the dishes and appliances and wakes me out of a sound sleep. read more

Terrible experience with this place since day one. Falsely advertised prices outside the apartment complex and then jacked up the prices when I went inside for a consultation. Not military friendly, charges my rent based on my rate of BAH??? These apartments are so run down old, and dirty, one of the kitchen drawers fell and broke, and one of the loose screws cut open my leg and I had to go to urgent care. The apartment leasing office was no help when a resident parked in my parking space and vandalized my car. Also refused to let me move out at the end of my contract charged me an extra months rent, and $200 fee for cleaning the apartment, even though the apartment was thoroughly cleaned when I left. I would have given them 5 stars, except for the fact that I've been having problem after problem ever since I moved in. The property is beautiful, and the staff is excellent. You don't really feel like you're out in the middle of the desert because of the nice greenery that they regularly maintain. With that said, I've had several problems most of which the staff is very helpful about solving. The main issue that's very concerning is that ever since I've moved in, I've been getting TONS of bug bites. I used to live right by a river (which mosquitoes tend to mate near since sometimes it becomes standing water). Either my carpet has some sort of bug in it that's attacking me or the area has been attracting mosquitoes. The only source of standing water that I can think of is the pool, and one of the few times I've laid by the pool I couldn't ever rest my arm from shoeing all the flies away. I know it can't be my bed either because I just got one. So the source of this problem is still unknown. But for the time being, I'll be here at the computer with my "Afterbite" medicine, applying it to all 11 bug bites. read more

DO NOT LIVE HERE!!!! THEY LIE CHEAT AND STEAL FROM THEIR RESIDENTS!!!!. I am a current resident are scamming people out of money. They recently started charging individuals for water, yet they have no individual water meters,which means they charge a building average. So even though I am home once a week, my water bill continues to go up, because my neighbor takes 5 showers a day, which increases the rent. I set up autopay for rent reach month through their own website. Their water fluctuation threw my autopay out of whack, which then didnt allow the payment to process. I was not informed of the problem for 15 days, when I came home to find an eviction notice on my door. When I called the office to correct the problem they said they have been charging me $50 a day plus legal fees for the passed 15 days, so my rent went from $765 to $1200!! After I paid in full and showed them a receipt for payment they are still sending me letters from attorneys. DO NOT LIVE HERE!! read more

I have been living here for two months and I love it! The staff is great, they have excellent handymen on sight, it's gated, pet friendly, military friendly, an awesome pool/hot tub, and a gym!
