    Edit: Re: Owner response below, leasing office WAS contacted DIRECTLY per my review WHILE the issues were happening. YOU did NOTHING but threaten, or ignore. You strive not, my friend. Is this a 4 star complex? (Spoiler: No) I lived here May 2024 to November 2025. When moved in I immediately noticed my dishwasher didn't clean, and loud partying and DV going on upstairs at night. Mike the director assured me he'd handle it and order a dishwasher. By the time I went to the office to check on the status Brianda told me he didn't work there anymore, HSL doesn't replace appliances that still turn on regardless of how well they work, and that no dishwasher was ordered, and stated she'd remind the neighbors quiet hour is after 10 p.m. Using my dishwasher as a drying wrack, my neighbors retaliated. I've been cussed at, flipped off, accused of stealing, had harassing notes put on my packages, pictures taken of my packages, loud banging and screaming and jumping upstairs, told to get a real (expletive) house and so on. I'm not the only neighbor who fell victim to their bullying. I began documenting this and spoke to Martha who was put out by my coming in because it was her first week and she was busy. She told me to send my documentation to the office and I did. Brianda sent an email that they were living their normal every day lives. After 3 Sheriff reports my spouse went to talk to Martha and she said not to send anymore documentation, because she was going to evict everyone and she said people can smoke crack in their apartment for all she cared. At this point I had been followed to the parking lot by my neighbor, who hid by a tree, and would move from the tree to flip me off then move back behind the tree. We didn't react but quietly documented since we were now silenced by Martha. I called the leasing office after the behavior continued, to ask to transfer and Victoria laughed and asked am I sure, saying it's expensive and inconvenient. We endured 2 more months of escalated bullying, relentless banging and screaming upstairs, window peeping, and rung my doorbell intoxicated, talking to me in my camera with false accusations. The day we moved apartments they stood at their door recording us, falsely accusing us of stealing, and flipping us off. Brianda said we could look at the other unit before moving in but didn't honor that. The place was filthy, cabinets severely damaged, stove dirty, and bent up somehow, cabinets no longer attached to the ceiling but stood on end at the end of the counter and at one point fell over, drains were clogged, broken glass on the patio, bathroom faucet not connected and air conditioning didn't work. It was missing a part. A rotting tree stump was sitting on the concrete next to my front door. I put in work orders and sent pictures to the office and they didn't respond to the email of the state I found my apartment in. Work orders were extremely slow. A water leak reported in May ended in emergency maintenance cleaning standing water in my closet in July. Management put a notice on my door that I had to remove a box on my patio with a covering on it I made made to match the building, because the storage closet has a hot water heater in it and I couldn't fit any of my things in it. I got a call from Brianda that our truck was too big and to move it to another space because she said we didn't drive it often. A neighbor didn't want to park next to a tall truck. After we moved it another big tall truck parked in that same space and that was permitted. Martha took pictures of our other truck and I don't know what for. And our old neighbors continued the harassment although it was much less often. The washers ruined many clothing items. The laundry room usually had broken washers, with standing water, mosquitos, and roaches. Some dryers were too hot and would melt clothing. This was reported to the third party who owns them and the email I got back states no issues were found. I never got my money back from when they didn't even turn on. Brianda was supposed to do the walk through in person but when I came to turn in my keys she didn't even look up from her desk. She took the keys and said good luck I'm so lucky and blessed to be out of this place.

    If you choose to move here I would really look at everything in the apartment and test the AC. The place had been pleasant to stay at and maintenance has been responsive but I have had two big issues since I moved in. A rusty sink in the bathroom that took well over a month to get replaced and an AC unit that would not hold a temperature to a setpoint. As the day got warmer so did my apartment even with the AC set to 75 I had a reading of 91 today. I really wouldn't suggest moving in here until they have a full-scale fix of their AC units. It is sporadic on which work and which don't The reply below is a canned response they have no intention of solving your problem in a timely manner. 3 days without AC during an excessive heat warning and they are offer a swamp cooler and an HVAC tech to look at it Wednesday. 5 days after the initial report.

LOCATION/PARKING This is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade. NOISE Most of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSE One of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit. Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun. MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus. THE BOTTOM LINE I didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place.

    UPDATE 11/21: Although I wish I hadn't had to go as far as public criticism to get my issues…read moreaddressed, full credit to Chris - he was prompt, polite, and responsive. He heard me say that I was frustrated with the lack of communication, and has been excellent about providing updates and making immediate changes. Just being kept aware of what was going on was such a huge relief on its own, and he was good to his word about when things could get done. Within a day, I had new blinds (correctly installed!); within two, I had a new fridge that hopefully won't have any of the problems of the last one. Not a knock against the leasing office staff, because Taylor, Emily, and Lisa are equally friendly and professional! However, I know they may not be able to direct or get updates from the maintenance team in the same way as the property director, and so I appreciate that Chris did step in to resolve things quickly. ORIGINAL 11/19: Beautiful property...and zero accountability or follow-through. If there's a chip in my brand-new tub the day I move in, I don't want to be told, "We can't do anything about that." When my blinds are hanging out of alignment, don't fix them by re-installing the rail so that it's really obviously crooked instead and then tell me you can't do anything about *that*, either. When my fridge is broken and making enough noise that I can hear it through a closed door on the other side of the unit, send someone to fix it instead of telling me I should try to turn the cooling down (guess what? I already tried that!) And the leasing office KNOWS that the maintenance staff isn't following through. They KNOW the electronic maintenance request system is glitchy and marks requests as completed before they've actually been worked on, because they've said these things to me in person! So the fact that these are still issues is kind of appalling, no matter how polite and friendly the leasing staff are. I was so excited about this place before I moved in, and the last two months are seriously making me consider breaking the lease and finding somewhere else that doesn't make me pay a grand a month for the privilege of being stressed out and constantly frustrated.

Everyday more people move out and yet the prices are higher than average for this area. Today I see 5 different apartments moving. The gate isn't really for security, you can walk around it. And if you're thinking of moving here you should, to see all the empty apartments. After they do the final inspection they leave all the lights on and if the patio/balcony is empty most likely they've moved too. Also, there are a good amount of car break ins, smokers, and aggressive dogs here. You should look at the place at Riverwalk residents.

In my opinion, One North Fifth is really the foundation of the recent downtown evolution. Since then, the 4th Ave tunnel was rebuilt (and it's gorgeous), new shops, restaurants and yoga studios are appearing downtown, a trolley system was put into place, and now a 3-Level underground parking lot is almost done being built, which really comes in handy for the residents downtown. But I digress.... They only offer studios & 1 bedrooms, so if you're a family looking to live that downtown dream, you might want to consider another city (at least for now). The best part is, the deposit is only $300. Try finding a place that can beat that deal. Oh, and all utilities are included (including wireless internet). There's a tiny gym on site and there's a laundry room on each floor. The downstairs lobby area is modern and clean and the staff (Vanessa) is extremely kind, helpful and accommodating. The nice part is you can walk or bike virtually anywhere you want. Be careful though. If you live here, the likeliness that you'll become an alcoholic is high, seeing as you're only a few steps away from Club Congress. It's all too convenient to be able to stumble from the bar and be home in 1 minute.

My father would say, "it's like putting lipstick on a pig." Don't let the charm of the building fool you--stay away. Yes, the Academy Lofts is a beautiful old stone building in a historic neighborhood (that has now been taken over by homeless). I was drawn in by the high ceilings and tall windows. It looked great at first. But once you move in, the problems start. Plumbing is a mess. My dishwasher broke almost immediately and stayed broken even after being replaced. A year later, they finally discovered the real issue was the plumbing. The garbage disposal never worked, and the sink broke twice--I waited weeks for maintenance both times, with no way to wash dishes. Maintenance is elusive. Requests go unanswered for days or weeks, and problems linger far too long. Management is unprofessional and hostile. They rarely respond, and when they do, they're combative and insulting. I've been parking my new car on the street for five months because I lost my gate clicker--and they refuse to replace it. Safety concerns ignored. A hornet nest above my door grew to the size of a dessert plate. I was stung twice before they finally removed it--a month later, after multiple emails and calls. It's back now. I notified them over a week ago. No response. Bottom line: This place is mismanaged, neglected, and not worth the headache. I strongly recommend avoiding anything listed by Fenton Investments!

I currently live here, and my experience has been absolutely horrible. The biggest issue is the roach problem. This is not one random bug every once in a while. I have repeatedly dealt with roaches inside my apartment, including while trying to cook in my own kitchen. At one point, I counted SIX ROACHES IN ABOUT 30 MINUTES. That is disgusting and completely unacceptable in a home that I PAY RENT to live in. Imagine trying to make yourself dinner while watching for roaches crawling around your kitchen. You should be able to cook, eat, and relax in your own apartment without wondering where the next one is going to come from. I am literally counting down the days until I can move out. If you are considering Elevate Apartments, PLEASE do your homework before signing a lease. Read the reviews, ask specifically about pest problems and pest-control history, inspect the actual apartment you will be renting, and look carefully through the kitchen, cabinets, appliances, bathrooms, and anywhere else pests can hide. I would absolutely NOT choose to live here again. ZERO STARS. DO NOT RECOMMEND.
