I just started leasing with The Parker for 2024-2025. Right after I signed my INITIAL lease, the Parker had me sign ANOTHER lease for 2025 to 2026. I thought maybe they had to sort out their business records. I did a careful scan of the contract, and realized my mistake. This is a very deceptive business practice. What kind of business sets up a renewal almost 12 months before your current annual contract expires? A deceptive one, that's who. I'll ask them to cancel this contract, but renter beware. The Parker is terrible and I would never never rent there again or recommend that anyone rent there again. They do not answer the phone or return phone calls. They charged us $700 on move out but never communicated it to us just sent it to collections and then would not communicate with me about it "because it is with collections" They are a bully and a terrible landlord. read more

I did not like living here for many reasons. The windows do not open providing no fresh air. The fire alarms are not reliable and need to get rewired because they go off a couple times a month for no reason. (I was once woken up at 4am and then it happened later that day). The front office sends out emails about services happening that never happen like window cleaning. The price of rent is outrageous for how they treat their customers. I was once told that I cannot be out on the sundeck at a certain hour because it was closed. The management and people behind the scenes are scamming you. My rent has been paid on time every month and I am getting late fees because the financial department can't deposit a check on time. It is annoying having to resolve issues that should not be there. Expensive, horrible maintenance, and management is a SCAM!! .My roommates combined paid $9k a month in rent, and they could not provide maintenance for 3 weeks to fix washing machine. Hallways of apartments are filthy year round, the entrance from the Chase side was absolutely disgusting, never cleaned. Imagine what this area looked like with 100's of ppl going through doorway daytime and nighttime sober and not sober. DISGUSTING!! When you move out, make sure you do final WALKTHROUGH with management AND VIDEO!!! If you do not, they will charge you cleaning fees saying you left apartment dirty! We cleaned apartment per their checklist, even painted walls, place looked better than when we moved in (which was not a challenge). Spotless! Then management billed me $385 for leaving the common area unclean! Of course they dont tell you what the charges are for, because landlord laws state that if they dont collect a deposit, they dont need to explain cleaning fees. Now you know why Parker does not charge a deposit upon move in... and you probs thought no deposit was a deal!! All of my roommates had to pay more than $385 cleaning fee upon move out. As the parent of a former resident and student, and someone with considerable real-estate law experience, I advise you to AVOID THE PARKER AT ALL COSTS!!!!!!! This is the most over-priced, poorly-run student rental housing operation I have EVER dealt with in a lifetime of real estate experience. Here are some of the problems: expensive - there is other less costly housing nearby or even recently opened; one year lease required even though it is designed for students most of whom are only there 9 months; opaque pricing of utilities and other "junk" costs; the LONGEST, MOST COMPLICATED AND POORLY WRITTEN LEASE I have ever seen, even after they deleted the worst parts on my request before we signed; poor maintenance - elevators out for too long; unauthorized entry to my daughter's apartment at 6 am with no notice by "maintenance" personel - UNACCEPTABLE!; poor monitoring of behavior by unruly or destructive residents (a few of whom should have been kicked out); poor building security - no one monitors who comes and goes and some sketchy characters frequent the street; horrible mail handling - mailed packages sit out for days in the lobby, with no system to assure they aren't stolen. This place is SO BAD, they couldn't even rent most of the rooms in my daughter's unit for an entire year! BUT THE WORST, is that the leasing office is COMPLETELY UNRESPONSIVE to multiple legitimate requests for documentation of charges levied. We have been receiving "bills" for months after my daughter left for utilities we have already paid - and they have IGNORED MULTIPLE requests for a simple account ledger to back up their claim that money is owed. The Parker is probably the worst u of a apartment. I've been a resident for now coming 4 years and have seen this place go straight into a ditch. The management is terrible now and they love to be passive with residents even though my rent is over 2k a month. They leave packages sitting out and one of mine was taken and they refuse to take responsibility because per the lease agreement "they didn't have possession of it" even though they had signed for it at the front desk. Also they advertise all these specials but don't give the current paying residents anything. They love showing the amenities of the building but forget to add pictures of our 2 pool chairs for the whole roof, yes 2 chairs for the entire roof. They also charge $300 a month for parking and we have to share the garage with chase so it's always open so why pay if anyone has access? I would overall not recommend the Parker, there's a reason this is the first year the building isn't full since it's been open. Steer clear and take it from someone who has lived here since day 1. read more

This place has the worst costumer service, my family has ever received. Consistently no help from the workers and won't let me talk to the manager to discuss the lease. I've lived here for 2 years now and it was much better last year. They seem to focus more on just getting new residents, rather than their current residents now. Also, if you renew your lease and have vacant spots in your unit, potential residents can see your "bio," but you can't see theirs and have 0 say in whether or not you want to live with them and the parker doesn't notify you when those spots in your unit are filled. They have no system for roommate matching, it's bad. read more

DO NOT RENT FROM THE PARKER BEFORE READING THIS...The Parker changed ownership this past year and are impossible to deal with. They don't answer the phones. My daughter transferred in January and they never helped to relet the apartment. She signed an extension early in the year because she thought she had to and they didn't inform me, the guarantor. They know an adult would have said to wait on the relet, that there is no reason to do it so early. Now she is stuck for next year and they won't advertise or help her find someone to relet her apartment until all of theirs are sold. I am very happy that we found the Parker Apartments. The manager, Thomas is amazing! He is so professional and really cares about the tenants! He goes far & beyond what any other manager would ever do! I just want to say thank you again to him for taking such good care of the students! Also, I want to thank John the maintenance supervisor! He is so amazing as well! He also goes far & beyond for the students here at The Parker! I was not looking forward to leaving my daughter this year because of all the other problems that we experienced with the other apartments in the area. But after meeting Thomas and John, and being able to stay there a couple of days, I felt so much better leaving my daughter and having her live at the Parker! As a college student it is very hard to find a nice and comfortable place to live. After having a tour of the parker, my mind was absolutely blown. I met with Brie at the front desk for a tour and she was absolutely delightful. Everything you could ever ask for was exemplified in Brie; she was extremely caring, kind, responsive, and helpful. After my tour, I am 100% sure where I'd like to live next year, The Parker. This is all thanks to Brie, and I believe she needs more respect as she cares about her job, customers, and the Parker itself. read more

Absolutely horrible. Since move in 3 1/2 months ago, my daughter's bathroom and bedroom completely flooded every time she took a shower. So much that it completely floods both rooms with standing water. After she made numerous maintenance request calls, I got involved. They have patched the exterior wall that was leaking water; however, other floors have been impacted and have water damage still in the walls. The outside vendor stated there was a nail in the water pipe in the wall and there is still an open whole in the shower. The property manager still has not resolved this issue and is stating there is no mold in the walls. They gave this opinion without confirming with an outside company. Still to this day, there is a big hole in the shower and they still have not repaired. I am contacting County Health Department to get their opinion. I would absolutely not recommended renting from this complex. read more

This apartment complex is seriously awful. Do not sign a lease with them. First, my bike was stolen out of their "secure" bike room. Two kids physically broke into The Parkers property and the Parker did absolutely nothing about it, they didn't file a police report or put any efforts into resolving the theft. As a young person living on her own, hearing that the Parker can be broken into and nothing being done about it severely worries me for my safety. Secondly, I pay $1,269 for rent and somehow, after utilities, my rent is magically $1,600 dollars. It has never ever been that expensive, even when there were 4 people living there. And lastly, if the Parker doesn't like you they will make it apparent. My car, along with two other ones, we're parked next to the Parker. Only my vehicle was towed. The property manager even said, "I knew that was your car!" This place is only suitable for people who are well off and have a hefty bank account for the Parker to deplete. Renting with the Parker has been nothing short of a headache and a horrible experience. read more

Wow what a difference a few decades makes! The Parker is definitely not the same college housing experience I had. My son is in an S2 and I am very impressed by every detail they thought of. The furniture is stylish, comfortable and very light to move. The kitchen is well laid out with good appliances. The bathroom with the large shower is great for a 6'5 tenant and once again stylish. The double closet was a welcomed surprise. All the amenities for the facility are well done and no detail was overlooked. The premier aspect of The Parker is the staff. Thomas and his crew have been nothing but extremely helpful and accommodating with everything! This is from the moment we signed the lease a year ago until now. Kudos to the The Parker corporate for hiring an amazing manager ( Thomas) and staff. Last but not least I feel the security is premier here with gated parking and security that exceeded all the other apartments we looked at in the area. This is a slam dunk decision. read more

10/10 DO NOT RECCOMEND! The parker was EXTREMLEY shitty and unprofessional. I just recently signed a lease there and am over 30 hours away from home. While signing my lease, I carried with me a suitcase containing my travel necessities. As I was staying at the Oliv Apartments (amazing!) with a friend, I was made aware by multiple of their leasing agents that the agents at The Parker were talking extremely negatively about me for literally having my suitcase. If you are looking for the worst possible experience and leasing agents, go right ahead and sign at The Parker. This was extremely disappointing for me as I quickly fell in love with the facility and the safety network of security. In specific, the leasing agent by the name of Parker Wrede was an absolute piece of s*it. He was who I first worked with and he CURSED at me when I told him I was staying with a roommate of his who had invited me over, (mind you I did not know this was his roommate at the time of accepting the invite). This made me extremely uncomfortable and I left promptly. Luckily, I was able to remove my name from the lease and am now HAPPILY a resident at The Hub Speedway. The manager was very apologetic for the situation, which I am thankful for, however this does not change the actions and words of the agents at The Parker. I made them aware that I would happily take my business and money elsewhere. I am not one to post negative reviews as I know this can strongly affect potential leasers decision on their home.
