My business, Belle Business Services, moved into the Vineyards Executive Suites (now Vineyards…read moreOffice Advantage) in January 2014. We looked at other executive suites (mainly in Reno) and choose Vineyards for many reasons. First, it was close to our homes, saving us commute time and money (money lost for commuting and time lost). Second, we choose Vineyards because EVERYTHING is included. I'm not exaggerating. Each tenant is provided with a receptionist, a phone line, a shared fax line, Internet, a wonderful color laser printer, use of a gorgeous conference room, janitorial, advertising, 24 hour use and coffee (yes, free coffee). Although the rent here is a bit higher than the other office suites in Reno, we figured the amenities made up for the added cost. The building is new and very well maintained. I've gotten nothing but complements from my clients. Since we've been there, we have been extremely impressed. The owners are on site 90% of the time. They are very accommodating (and two of the sweetest people I've met). Even though they have certain disclosures in the lease you sign, they are very flexible. I could not be happier with our decision. I hope to remain here until we outgrow their facilities.

The Vineyards Office Advantage actually has that non-tangible on top of all the services you may need - it is warm and friendly. Not only do employees and business owners feel "at home" - so do your clients! The location is central and easily accessible, with more than enough parking. The offices are clean, modern and professional. The staff is very welcoming to both tenants and clients. In general, it is a great place.

The building looks like it have had a recent outside remodel and looks very clean. The inside is also bright and clean. His space looks like it has also had a very recent update in wall paint and new carpet. The only down side I can see is there is no elevator to the second floor. But four different sets of stairs for access. Rent includes janitorial services daily.

It is a quiet and safe building and has covered garage parking. A parking space is included in the rent price. We also have a balcony and great outdoor indoor lighting in the common areas. There is a gym and the community room and great outdoor area is getting into shape. Most of the parking spaces are separated for regular cars but there are wider spaces available depending on your unit. Kristine and Jasmine have been helpful. There is a nice mailroom and lobby and a technology lock system. We have always received our deliveries with no problem. It was so awesome that the office contacted us even though we searched for over an hour after we lost our cell phone in the building. We are lucky to be in a safe and courteous building. There have been issues relating to the snow and rain in Reno that everyone is experiencing. Being on a higher floor is more logical.

I called multiple times to have my application go towards another property and every single time I was told they would call me back. NOT ONCE did they ever contact me back. It's almost two weeks since and I still haven't heard back. I applied for another property through another property management company and they processed our application the very next day and they kept me updated. That next day we were approved. DON'T WASTE YOUR TIME OR MONEY HERE, i didn't listen to the reviews and i wasted $100 for absolutely nothing

(This is a duplicate review, as PMI used to be called Realty Corner, and I posted the same review…read moreon that page as well.) I wouldn't wish my worst enemy to be forced to communicate with the employees here. That is, when they chose to communicate (always on their own terms, never in the best interest of their tenants.) First and foremost, they are more than happy to accommodate tenants who are engaged in illicit activities and dealings, and if another one of their tenants objects or feels unsafe to be forced to live in that situation, well then, too bad! The property manager, Jason Evanchak, lacks any empathy for his tenants, and is most comfortable avoiding responsibility for issues that only he has control over. Even when provided with several issues repeatedly, he will be lackadaisical at best at merely acknowledging them. Solving them is a different story all together. (Spoiler, he won't solve any issues.) And this is coming from a respectful tenant who treats his property like a home, keeps their unit tidy, pays rent on time, abides by lease terms, and is always willing to report any issues with the property. He would rather protect those who trash his property, and make it unsafe to live in. Renters (especially students and parents helping their kids find a safe and comfortable place to live), this is a cautionary tale. I know the property is attractive. It's nicely-lit, and a quick walk to the university. And the price isn't bad either. It's the management who are keen on making your life a living hell. The grievance above is only a slice. These reviews need an in-depth and recent take on what it's like to live here. I am adding more below so other renters have a thorough understanding of what it's like to live here. Last winter (December 2017), our heat and thermostat broke all at once. I was contacting them every day through multiple methods to get the issue fixed, meanwhile being forced to live in a condition where I could see my breath inside while it was freezing or below freezing outside. It wasn't until two weeks later they sent someone to fix it. At the same time, our carbon monoxide detector needed new batteries. Something else they chose to ignore for two months. Those devices beep, and it gets upsettingly annoying. The previous summer (2017), our mailbox broke due to vandalism, and as a result, ALL the tenants did not receive mail while PMI/Realty Corner took their sweetest time possible getting it replaced, having no consideration for tenants who did not have the means to travel to the post office to collect important mail that they were expecting. And then when the mailboxes were finally replaced, they expected all their tenants to travel all the way out to Sparks to collect their new mail keys. (Fun fact, the effects from this incident are still hindering our mail delivery a year later in summer of 2018.) Utilities and internet are included in our rent, and so whether you like it or not, you are contributing payment to whatever abysmal data plan they have. The internet is very lacking and slow, and if you contact PMI to request for Charter (the local tv/phone/internet company) to come out to take a look, their first response is to have the tenants try to fix it first with unplugging and replugging the modem. They apparently don't trust your intelligence enough to gather you might have tried that prior to calling. And this is an ongoing issue. It's never fixed fully. They are very hands off with their rentals. They furnish common areas, but not often. Dining chairs are trashed from previous tenants. Living room couch smells like cat pee. Rug hasn't been shampooed in ages. They have such little attention to these details. All they do is send in custodians once a month who barge in, shout at each other, wipe down the counters, and leave. Granted, I think tenants should be able to keep the common area clean, but it's just goes to show how they really don't care. Help with DEEP cleaning would be far more appreciated. Four college students are more than capable of utilizing a Clorox wipe. Go figure. I hope this review would deter a soul from renting. PMI are only out to take advantage of you. I'm so sorry.
