Concerning a rental home listing on numerous sites for 3602 Hyde Park in Midland Texas which i…read moredealt with through legacy real estate. I do not know if Legacy is the primary listing agent, Legacy's part in the listing, nor do I know the listing agent or agency the owner is using. I do know Legacy and the owner and his agent are aware. Legacy may be innocent but they can supply information about who is breaking the law and listing a dangerous property to unsuspecting renters. I want to report fire hazard and electrocution danger existing in the house which the owner declined to fix according to Legacy even though I offered to wait several months for the repairs to be made. They are not lengthy repairs excluding the roof which I did not require to be repaired. As of 05/23/2013 the property is still listed and continues to spread to more sites. I provided a copy of the TREC inspection I paid for to Legacy who asked for permission to forward to the owner. The report states and I have pictures that numerous fire hazards exist. I have confirmed the owner now has a copy of the TREC form because he declined to rent to me even with deposit in hand per Legacy. The owner chose not to repair the situations resulting in unsafe living conditions and continue to list the property. The report states the entire GFCI and AFI system is not grounded and not working presenting an electrocution/fire hazard. The furnace needed repair and inspection by a qualified HVAC technician and presented a fire hazard. Alarmingly there is open pipe on the furnace (I have picture). It bothers me that the owner would knowingly continue to list the property for rent with no intention of fixing the fire hazard issues alone. Legally leasors are required to provide safe premises to a leasee as I interpret the law. I am not a lawyer but I can read Texas rental law on the internet. I can't in good conscience not comment especially now that the owner is fully aware of life threatening hazards. I am glad to share the inspection TREC report to anyone interested so that someone isn't injured or killed. My interpretation of the report indicates additionallly there is also plate glass where safety glass is legally required. The dishwasher is missing parts, not functioning correctly, and needs to be replaced and the roof has leaked causing damage, is missing and has damaged shingles, and in the inspectors opinion should be replaced. The master bath shower needs to be sealed and grouted and the RO water dispenser is broken. There are also no smoke alarms as required by law.

Cheryl is the rudest real estate agent I have ever met. Unfortunately, we ended up with her as our…read moreagent and tried to make the best of it. She is very unprofessional and was throughout the entire process, making judgements on the seller of the property and being degrading to each of us. She did nothing to help us and was only interested in making as much money as she could for herself. She never answered her phone when we called and mostly wrote to us via text message using text lingo, often times misspelling or saying things that made no sense. She scheduled us several times for different things without consulting us on availability first. She didn't even show up to our closing and had someone else from her firm come for her. When we contacted her broker Pat Chancellor we received no better service then that of Cheryl. I would expect more from someone that is going to make $10,000 commission on a sale in Midland, TX. I highly DO NOT recommend you use her! Good Luck, Unhappy Home Buyer
