    Super great team to work with. They helped us buy our home and a few years later they helped us refinance our home. Great experience!

    Leased a place from these folks for 2 years. Single no pets…read more $1850 deposit. I knew I wasn't getting it all back when I was moving out. I had a cleaning crew come and clean at the end of the day the charged me another $600 dollars to clean the place. Ridiculous! Fair warning right down every single thing that's wrong with the place and keep notes put it in a file. Take pics of place when moving out and clean the drawers out in the bathroom and kitchen because if they find Bits in the drawers they will hit you hard!

I've interacted with Ric, Tracie, Julie and lately Carol Garza. All of our interactions have been cordial, and professional. In real estate things break, the economy changes, etc. There are so many unexpected problems that need to be solved. My property is older, needs tree trimmings, and regular maintenance. The team communicates with tenants, prepares leasing contracts, and facilitates service requests. Even when I've had to deal with dishonest service providers, The Sales Team has worked with me and provided support every step of the way. I highly recommend this company and I'm grateful I found them. Lastly, they are very responsive. In these 6 years, I have always been able to have someone respond to me when I have inquiries.

They are by far the best property management I have had since my prior company retired. If you keep up with them they will keep up with you. I read the comment of what seems to be an owner of a home this co. manages. Something you can do as an owner is go do it your self. I don't live in Texas and when it comes time to paint or "make ready" , go do it your self or find the contractors to do it for you. Because I'm sure you will really know the costs of what these contractors charge. Midland is a small established town compared to other cities in the nation so contractors know that and can charge what they want. Because I am not cool with paying so much for paint or some handy work I fly in and do it myself. If your quoted on something get it in writing, although I have good communication with these ladies I do everything via email. For their protection but most importantly mine. People make mistakes we are not perfect so it's good to communicate via email. These ladies with this company have been good to me these last 3 years , there are ups and downs but I really believe you won't find a better company in midland tx. I couldn't do this with out them.

    I completely agree with the other reviewer - this company is either completely incompetent or has…read moreno integrity. I have to constantly check every month to see if they messed up or screwed me over on bills. You have to bug them on everything, otherwise they take absolutely no initiative to find tenants or inform you about anything. This is just an example of 1 month of problems with them! 1) Cleaning Fees You charged me $400 for cleaning The copy of the invoice bill from the cleaner was only for $300 Why was i overcharged $100? 2) Property Mgt Fees You charged me $750 Our contract states leasing new tenant will be 50% of 1 month's rent. The house is renting for $1350, 50% of which is only $675. Why am I being overcharged by $75? 3) Make-ready Charges Overall You charged me $400 cleaning + $1372 for labor and materials The house sat for 1 month off the market so you could schedule the work to be done by your in house service people since it was "cheaper". It wasn't until I emailed you that things got scheduled. I accepted that. Then in your emails to me you said "The home was left in good condition a little bit of paint and some new blinds, most of which the tenant left for us to replace with." Why would it cost $1772 to make ready the house when you said the house was "left in good condition"??? 4) Security Deposit You said "The make ready should be covered by the tenants deposit." You gave me $250 of their security deposit I know their full security deposit was for $1500 Why did you not pay me the full security deposit of $1500 since you said "The make ready should be covered by the tenants deposit." The total make ready bill was $1772, not $250! 4) No notification of approval for repairs In our contract it states you have right to"hire contractors to repair, maintain, redecorate or alter the Property provided that Broker does not expend more than $500..". Above that amount, you must notify me and get my explicit approval before spending the money. There were 2 bills over $500: one for $538.22 and another for $833.61 I never received an email nor phone call asking for my explicit approval to proceed forward Because I did not give my explicit approval, you are in violation of the contract and I am not liable to pay those fees 5) Double counting of make ready charges You charged me $538.22. In that invoice, it clearly states this was for MATERIALS only. Items purchased were Dishwasher, locks, blinds. You charged me $833.61 of which $400 was labor and $433.61 was for materials. In this bill, it mentioned Paint, hang blinds, hang bifold doors, change locks. Why is there a charge of $433.61 for materials when there was already a separate bill of $538.22 for the SAME materials that already covered Blinds and Locks. It seems suspicious that $433.61 materials would be charged for just Paint?
