He easily threatens the buyer with legal actions directly bypassing your realtor. If you want to frighten your potential buyers away, go and hire him. 2. The realtor provided conflicting information regarding the square footage of the property. He bypassed my realtor and reached out to me directly, claiming that he had two appraisals indicating the size as 3002 and 3200+ sqft, opting for the smaller measurement. However, the seller themselves informed me that the first appraisal stated the size as 2900+ sqft. 3. Do not release your Earnest money directly to the seller, and be wary of agreeing to pay more than 5% of your Earnest money. The realtor attempted to trap us with their own contract forms instead of using WA standard forms. 4. I found that the realtor disclosed my private information, including personal messages and phone number, to unrelated individuals. This is a breach of my privacy. 5. We worked with Bradley Hanson and his team from February through September 2026 to sell our…read moreproperty. There were positives to the experience. The staging, photography, video production, and overall presentation of the property were well done. Bradley also had good ideas regarding how the property should be prepared and marketed. Unfortunately, what started as a promising partnership ultimately ended in a serious dispute. After we had already invested close to $100,000 in renovations, Bradley recommended a number of additional improvements, including work to the pantry, master closet, painting, and other preparation items. We initially declined further spending but later agreed to proceed after being shown a contractor quote of approximately $4,300 that covered the proposed work. Months later, we were presented with contractor charges exceeding $13,000 and were told that we had agreed to those costs which was not the case at all. We were never presented with revised estimates, change orders, emails, text messages, or other communications indicating that the cost of the project had increased to more than three times the amount shown in the original quote. We also experienced concerns regarding communication and expectations. For example, after recommending that we reduce the listing price by $250,000, we were told that marketing efforts and staging would be adjusted accordingly. However, several weeks later, the staging had been removed without any prior discussion or notification to us. The relationship ultimately deteriorated into a dispute involving significant unexpected expenses and threatened litigation. While Bradley is knowledgeable about real estate and property presentation, our experience was overshadowed by a lack of transparency around costs, communication, and expectations.
