Upon arrival a friendly and very accomodating staff member named Amy was working in the dining area/lobby and cleaning the place up. I knew from the cleanliness of the lobby and the rooms I would enjoy staying at this hotel. Once Melissa, the amazing manager, checked us in (early I might add) she let us know about the amenities and some of the newer shopping areas around town. We were traveling from out of town so this information was invaluable. Every time during our stay we came back to the hotel, Melissa was at the front desk accommodating all her guests in the kindness and most professional way. Our room was a king bed with a small bath and shower. No tubs are available at this hotel which is fine unless you are traveling with small children. The room was very well appointed for a budget hotel with toiletries, a hairdryer, iron/ironing board, a microwave and refrigerator in our room. The hotel had a nice looking gym, breakfast area, and even a gaming area (pool table) and big TVs near the lobby for game day. Very nicely decorated with a modern flare. Overall this hotel was a pleasant surprise! Clean, fully accessible rooms, extremely professional and accommodating staff who went out of their way to help, and a really nice way to spend the weekend near Tampa, FL! When we pulled up they were repainting it and for a moment we thought it wasn't even open. But when we walked in, the lobby was really nice. The front desk employees were so friendly and helpful! The ladies running breakfast were sweet and kept the food stocked and the area clean. It was your basic hotel breakfast, but tasted good. The rooms were very nice and clean. The beds are full size instead of queen. I would say that was the only downfall. We did use the pool which was clean and heated. Overall I would highly recommend this hotel!'

    Over the past six to twelve months, the overall condition of the property, the professionalism of…read morestaff, and the treatment of residents have declined significantly. Many long-term residents have noticed the difference between the previous front office team and the current one. Former employees consistently treated residents with professionalism, greeted people by name, and maintained a welcoming atmosphere. Since the transition in staff, those standards appear to have disappeared. The current Property Manager, P, frequently passes residents without acknowledging them. I have also heard from another resident who previously lived at a property she managed that this type of dismissive behavior was common there as well. While personality differences alone may not be an issue, the consistent lack of professionalism from leadership contributes to an increasingly negative environment at a property marketed as a luxury community. The Assistant Property Manager, B, has displayed behavior that is even more concerning. While I cannot definitively prove discrimination, I have personally witnessed interactions that raise questions about unequal treatment of residents. In one instance, I observed a resident speak to him and receive no response. Immediately afterward, when I approached him, he greeted me before I even spoke. Since that moment, I have paid closer attention to his interactions with residents and have noticed similar patterns of selective engagement. Other residents have mentioned similar experiences, and this raises concerns about potential favoritism and inconsistent treatment. Whether intentional or not, these types of interactions can create the perception of unequal treatment, which is particularly concerning in the context of Fair Housing compliance. Residents are also hesitant to file complaints because they fear retaliation or being ignored afterward. When residents feel uncomfortable raising concerns, it reflects a serious breakdown in trust between management and the community. The physical condition of the property has also deteriorated. Common areas are often dirty, and the grounds--particularly in the back areas of the buildings--have a strong odor and frequently contain unattended pet waste. As a pet owner, there are times when I feel uncomfortable walking my dog around the property due to the poor upkeep. Additionally, I would like to raise concerns regarding several potential internal policy violations and conflicts of interest. It is my understanding that the Assistant Property Manager married a former resident who previously lived at the property. While she has since moved, their relationship reportedly began while she was still living on site. This situation raises reasonable questions regarding whether the relationship was disclosed to management and whether any preferential treatment may have occurred during her residency, such as prioritized maintenance requests, waived fees, or lease considerations. The marriage license is public on the Clerk's website for verification. Furthermore, there appears to be a potential conflict of interest within the maintenance department. The current Maintenance Supervisor reportedly hired a personal friend who now works directly under him. From conversations I overheard in the breezeways, the supervisor was advising this individual on what to include on his application so that HR would select it. The individual was later hired and now appears to report directly to the same supervisor who assisted him during the application process. More concerning is that this employee appears to reside in the same apartment as the Maintenance Supervisor. If accurate, this situation raises significant concerns regarding conflicts of interest, supervision integrity, and compliance with standard property management hiring and ethics policies. In addition, there are concerns about rule enforcement. Management regularly sends notices about smoking restrictions on the property, yet the Maintenance Supervisor is frequently seen smoking on his patio with other residents. If employees responsible for enforcing policies are openly violating them, it undermines management's credibility and ability to enforce rules fairly. Taken individually, some of these issues may appear minor. However, when multiple concerns involving management conduct, potential favoritism, conflicts of interest, inconsistent rule enforcement, and possible Fair Housing implications occur at the same property within a short period of time, it creates serious concerns about oversight and compliance. My intention in raising these concerns is not to cause conflict but to ensure that the property is operating in accordance with professional management standards, Fair Housing requirements, and ethical employment practices. Many residents chose this community because it was marketed as a well-managed luxury property, and we hope to see those standards restored.

We live going to the pool and the fitness center is well equipped with enough space to workout and not feel like you are on top of others. We love living here.
