The owner of this company is extremely unprofessional, and does not communicate well. He would not respond to calls, emails, or any communication. He is extremely dishonest. Let me elaborate. We were selling our house, and our buyers were using this company as their lender. After allowing them an extension, they requested another extension with the owner of the company (Carlos) sending us a letter apologizing for the delay, and assuring us the deal would close. Shame on us for allowing them to extend the contract a total of three times, only to find out from Jeanette (your loan officer) that your company was having issues closing the loan. The pictures show the proof that you are looking for. You were very dishonest, and would not respond. I can attach the email showing the letter you sent us to confirm the loan would close, which never happened, if you would like. read more

Folks if you want to hand over your hard earned earnest money to the seller of the home while Carlos sits around not answering the calls from the sellers realtor DO I HAVE THE COMPANY FOR YOU! Terra Ferma Mortgage is Texas's best when it comes to making sure deals fall through and you as the buyer lose all the money you have put forward towards the purchase! Terra Ferma Mortgage will set a date for a March 24th closing and STILL not be able to close even when the new deadline of April 11th arrives! That's 17 days he couldn't get his tasks completed in! (Directed at you Carlos since you don't seem that smart!) They are fantastic when it comes to lack of professionalism! I mean Carlos had to give his own company 5 stars to try to rectify his absolutely ABYSMAL rating here on Google! As of tomorrow I will be taking his client's money and laughing ALL THE WAY to the bank all because of his complete incompetence and inability to stick to any relative timeline. Let's just say he's not very good at his job at my benefit! You know the company has to be absolute trash when the Seller is cutting them down on Google. Carlos here is a real gem. He was the lender for a buyer for our old house back in october of 2020. He missed 2 closing dates cause in 60 days he did 0 paper work. We canceled after they failed to meet the extended closing date. As a result we are out of the earnest check now for over 9 months because the title company wont honor their contract that fell through all because of Carlos. read more

Unprofessional, Misleading, Unreliable, uncommunicative I don't even know where to begin with this guy. I have never dealt with anybody as unprofessional as Carlos. We reached out to him with the hopes of getting a loan to purchase a new home and sent him all the information required to run my credit to see if I was approved. In less then 24 hours he tells us that we were approved and gave us the approval letter. We already had a house in mind so we went ahead and signed a contract. We had to pay a $2,700 to secure it. We also paid $575 to get the house inspected,I paid a roofer and air conditioning company to check their condition. After that it all went downhill from there, Carlos and tells us that the loan was on hold due to my credit not being at what it needed to be. That should have been the first thing he saw prior to approving me for the loan. He had me pay off my credit cards to supposedly do a rapid credit score increase. I paid over $2,000 and he tells me thateverything is good. Two weeks go by and we didn't he anything from him, my wife, realtor and myself would call him and text him but could not get him to answer our calls or reply to our text messages. We finally got him to answer and tells me the same thing that the loan is in hold again and that I need to pay off more credit cards. I ended up paying off all of my credit cards so we don't have any more hold ups. Carlos disappears again, we tried calling him and texting again but no answer or respond. He told us at one point that he ordered the appraisal so we waited 5 days and nothing. We called the appraisal company and were told that there was no appraisal ordered for us. The appraisal order number he had gave us was for somebody else. This went on for about 2 1/2 months just a bunch of misleading information. Even after I told him if he could not get me approved to let me know so I can get my $2,700 back but again he did not reply with any kind of answer and just left me wondering what was going on. He checked my credit about 8 times within those 2 1/2 months. The sellers lost the contract they had on the house they were trying to buy because of Carlos inability to be truthful and communicate with anybody. I ended up losing the contract on the house, lost all the money I invested and even after he was told not to run my credit he did it one more time. If my credit was not good enough from the moment he checked it he should have never told me I was approved and given me the approval letter so we can go look for a house and I wouldn't have lost all that money. Two weeks prior to losing the contract Carlos was nowhere to be found. Carlos didn't even bother to call me to apologize for anything he just disappeared. Stay away from him unless you want to get lied to and mislead. If your looking for a loan officer that won't communicate with you that will disappear and feed you lies then Carlos and Terra Ferma Realty is the company for you. read more

Carlos is the worst Loan Officer I have dealt with in my 22 years in real estate and mortgage business! If I could give negative stars, he would get a million of them! Never one time answered his phone, kept his text messages short while ignoring the key elements of them, is already on about day 60 and extension expires tomorrow. The website is disconnected, the phone number on nmlsconsumeraccess.org is disconnected, does not provide processor contact info..... read his other reviews too, this is the way he thinks business is to be done because he has same comments all over the place about his "stellar communication". I highly doubt this file is even going to close! He explained to me that it was taking so long because it was a manual underwrite (my manual UW takes 1 extra day AT MOST - I typically get underwriter's decision by following day after submission). I don't know how you survived in this business for over 20 years with this kind of attitude Carlos but you suck..... BAD! Go back to movies instead of giving all lenders a bad name. Everybody else is doing loans in 2 weeks, why is this 4 times than than that already and still no view of the finish line?? Quit writing fake prequal letters if they are truly not prequalified. By the way, title company says you suck, buyer's agent says you suck, listing agent says you suck, buyer and seller both want to strangle you, you're an a-hole for ruining these people's lives without any remorse! Worst experience ever as a seller. Have used many lenders for purchases/refinances/sales over 6-7 years and never experienced anything like this. We were supposed to close April 12th 2017. Finally closed after 2 month delay on June 7th 2017. No reasons given. No responses received. Carlos doesn't care. Carlos refuses to respond to Title Company requests for documents. The loan process is complicated nowadays but the problem here is the lender. There are many good lenders that will look after your needs. Look elsewhere. read more

Interesting review, I can say the same about this company. I had THE most frustrating experience with Terra Ferma. They kept lying to me for months about the mortgage process. I got tired of not getting absolutely any response and contacted the Mortgage wholesaler myself. They said they rejected my case for being a "straw arm" transaction. I'm still waiting for the proof & documentation to back up that false accusation from Nations Direct mortgage, and they didn't even answer my letters. Terra Ferma was supposed to find those reasons, but they didn't do anything at all. The owner and associates have no communication between them, so I was receiving different information simultaneously from each member of the same company. Finally, when I got tired of their lying and hiding, I changed lenders and in 2 1/2 weeks I closed my mortgage loan with no problem and smoothly.
