Ted - since you have not responded to our emails, I am resorting to posting here. We are in the final stages of retaining a lawyer and finalizing formal, fully documented complaints for submission to the California Board of Accountancy regarding the ledger discrepancies and unauthorized entries recorded as "LA Tax Collector Payments" which were not payments to the tax collector and had nothing to do with our account. Under California Board of Accountancy regulations (16 CCR § 68.1) and state law, you are legally required to return all client records and restore account access immediately upon demand. You have remained completely unresponsive to our repeated written requests, leaving our HOA unable to access our operating funds or manage routine operations. Withholding control of our Chase account and withholding our financial records is a direct violation of professional standards. Turn over complete bank access and hand over all HOA records immediately. read more

TLDR: DO NOT HIRE THIS MAN Truly awful - our HOA accounting is in shambles and Ted refuses to answer any emails. Yet he continues to charge my HOA monthly dues and the banking system he set up is so convoluted that we can not figure out how to stop his monthly draws. I recently received a notice from the water company on my door that we were thousands of dollars behind on our bills when I've never been late on a bill in my life. We were on the brink of having water and electric turned off because of his carelessness.Turns out that Ted recently changed systems and did not migrate all of our bills over to the new banking. We also discovered that he did not properly migrate over all members monthly dues so we were way behind there as well. The absolute WORST COMMUNICATOR. Ted has been my accountant for the past 10 years, but the last few years he has become extremely difficult to get a hold of. He doesn't respond to my emails for weeks or months. I've taken to writing in all bold caps, still no response! His phone number just rings and rings - he never answers and there's no voicemail. This can't be legal. I reported him to the DBA. I do not recommend you do business with him. Ted, the fact that you don't know who I am based on the information above is disturbing. My HOA is having the same issues with Ted Dubasik as many of these other reviews. He did our tax return last year and said he'd do it again this year. We get no response to queries about whether he has done it. I've emailed several times; no response. I've phoned; the phone just rings; no response, no voice mail. Ted has done the books for our TIC since we started it probably 15 years ago. It's a condo now but he still keeps us well-informed, collects dues and helps us with our budget every year. He used to live in a multi-unit building so he knows what to do. Everything is online too so we can usually get questions answered just by logging in. read more

I've worked with Ted for over 15 years, starting when he handled accounting for a TIC property I was involved with. That situation had some challenges that spanned several years but Ted helped us and navigated it professionally and kept things on track when it could have gone sideways. Ted is absolutely incompetent. He will set up automatic payments and withdrawals. The does nothing. You have to email him 6 times to get a response then claims he never got the previous emails. Then if you sent screenshots of the emails he doesn't respond again. If you pay for something out of pocket then you never get reimbursed. Avoid this guy like the random person sweating and coughing in the grocery store in 2020. ***Ted's response to my review is completely off base. Ted had set up an automated system and removed us from quickbooks which was supposed to solve our problems. We submit bills to him that go unpaid for months and there is no feedback. Unfortunately stole our HOA funds - When First Republic became Chase, Ted set up our HOA bank account so that only he could access the account. He has since gone MIA despite repeated attempts to contact him by email, phone and certified mail over the last 4 months. Our HOA now has no ability to access the funds in the account needed to pay operating costs and taxes. We will be filing a police report as well as a report with the California Board of Accountancy and likely taking legal action to recoup the funds. read more

If you value your sanity and want to avoid financial headaches, stay far away from Ted Dubasik. Ted Dubasik was hired as the bookkeeper and CPA for our TIC because it was a new formation and there were not many TIC book keepers available, and he proved himself to be incompetent in every possible way. Unprofessional, unresponsive, and often ghosted us when we needed him the most. The TIC ledger was an indecipherable mess, making it impossible to track financials properly. To make matters worse, Ted completely bungled the property tax calculations, which resulted in a 10% penalty on our property tax bill--something he failed to disclose. Even 8 years after firing him, we're still dealing with the aftermath of his incompetence, digging through his old accounts to sort things out. The mental and emotional drain caused by his mismanagement has been exhausting, not to mention the friction it created among fellow TIC owners. read more

Unresponsive, and not doing his job. Never updated the TIC budget despite being asked to do so; despite significant errors identified in his old budget regarding allocation of property taxes; and despite significant changes in the TIC (several units sold and were reassessed by the City, which definitely impacts property taxes and therefore HoA dues!) Then he just doesn't respond to request. I needed a copy of the current budget for a refi, and Ted almost screwed up the refi by not answering the request to provide a budget. It took over one week to get a response to an email with basic TIC information (namely, the budget) and almost torpedoed the refi that had to go according to schedule! We lost our cleaning service because Ted stopped paying them. And now, he's saying he can't pay because he can't access the TIC account, even though he was asked to reset his credentials by calling one TIC partners - and never did. Then some TIC partners were not paying their dues, and Ted didn't notify anyone! He's just asleep at the wheel, not doing his job. read more

Ted did not pay our HOA's property taxes on time (and occasionally did not pay them at all). "You had one job..." It is more than a year later since we parted ways and we are still cleaning up his negligent CPA work. He is quite busy and it is often difficult to get a response from him. Also, the HOA's books were not easily accessible to the members of the HOA; you need to email Ted for him to send you an excel spreadsheet. Overall, a deeply frustrating experience. read more

Ted Dubasik is a friendly, caring, thoughtful and easy-going CPA. We were directed to him by word-of-mouth. His friends really vouch for his abilities. He helped us sort out our taxes. In the end all worked out in our favor. He is excessively busy which hinders his ability to be on top of everything all the time, naturally. There will be significant lags in communication and he may totally forget about your particular case unless you hound him incessantly. I think he's got a lot on his plate － maybe too much? － and may really benefit from an assistant or secretarial service to delegate tasks to during his off time. I'd recommend Ted Dubasik for simple, straight-forward tax-related issues, and so long as you can complete everything in his home office during a single visit. This may not be ideal for all, as he's basically MIA from February into the summer months, and said so during our first meeting. The fees for services could be prohibitive for some, as well. read more

Ted is great! He is very responsive over email and helped me a TON when it came to filing my first taxes as a new business owner for my event planning company. I had some startup expenses that I wasn't sure how to account for, and he was very helpful in suggesting how to expense these. He agreed to do phone calls with me to figure it out, and gave lots of helpful advice in our initial consultation. Even after filing our taxes, Ted has gone above and beyond to help me get my new business accounting setup correctly to put me on the right foot. Ted helped my two condo HOA do a reserve study and create a new, updated budget. He was easy to get in touch with and very responsive to email. His spreadsheet was accurate numbers wise, but the presentation was a bit sloppy (he left lots of information on from previous clients that did not apply to our situation). Fantastic. Can't say enough good things about Ted. We found Ted when our TIC was in a financial crisis. We have a fairly large [12 Unit] and complicated finance structure for our TIC. From the outset, Ted was consultative and patient as we waded through our issues and he helped get our finances in order.
