Our Results For Previous Sellers - A listing is a beauty contest and a price war at the same time. Our job is to win both. Most of that is decided before a single buyer walks through the door, because most buyers meet your home on a screen first. Win the online beauty contest and the showings take care of themselves. HOW WE PRICE It depends entirely on what kind of market you are selling into. Sold comps only tell you what someone was already willing to pay. That is history. In a shifting or buyer-friendly market, the number that actually matters is what is active right now, because that is your competition. So we price around it, and sometimes deliberately below it, to put your home at the front of the line instead of buried in the middle of it. The goal is not the highest list price. It is the highest sale price. THE LAUNCH Once the home is ready, we bring in professional photography, video, and a 3D scan. We want all of that content finished and in hand about a week before we go live, so nothing gets rushed and nothing goes up half-done. We typically launch Tuesday or Wednesday. That sets up a heavy open house window over the weekend, either Friday through Sunday or Saturday and Sunday, so the momentum builds into the days when buyers are actually out looking. A concentrated wave of traffic creates competition. A trickle does not. WHAT THAT CAN LOOK LIKE One example, Anaheim Hills. The home needed a lot of work. We priced it competitively and launched into a strong seller's market, and it drew north of 15 offers. That volume is the leverage. With that many buyers at the table you are no longer hoping for a good outcome, you are choosing between good outcomes. One buyer wanted that specific neighborhood badly enough to pay for it. It closed at $1,301,234 on a $1,100,000 list, in 8 days. Fifteen offers is not something we promise. It is what happens when preparation, pricing, and timing all line up. HOW WE HANDLE OFFERS That part is yours to steer. Some sellers say if I get my number, let's go. Some want to counter every single offer and squeeze out the last dollar. Most land somewhere in the middle. We will tell you what we think each path is likely to produce, and then we run the one you choose. ON SPEED We do not believe in waiting for the sake of waiting. In a slowing market, buyers have options, and hesitation kills deals. If something strong comes in early, that is usually not a reason to hold out. It is often the market telling you something. In this market, the first offer is frequently the best one you are going to see. THE HONEST PART Not every home we list sells over asking. Some sell under. Sometimes the market moves underneath us. Sometimes it is location, a busy street, something about the property a buyer prices in and we cannot renovate away. That is the truth of doing this at volume. Frankly, the only agents who tell you every listing sells over asking are the ones who have not sold enough homes yet. WE ALSO SAY NO We turn down listings. If a home is priced beyond what we can defend, if the seller does not want any of the advice we are being hired to give, or if the property has problems that make it genuinely difficult to sell, we would rather be honest early than waste months of your life. We have also walked away when a seller wanted us to cut the marketing to cut the commission. We would rather not take the listing than take it and not be able to bring everything we have. WHAT SELLERS TELL US THEY DID NOT EXPECT That the prep matters as much as it does. That presentation has to stay consistent all the way through, not just on photo day. And if there are tenants in the property, that conversation needs to start long before the sign goes in the ground, not the week you want to list. AFTER THE CLOSING There is no formal follow-up program. What there is instead is an invitation, every year, to everything we do. Photos with Santa. The holiday party. The Easter spring picnic. Concert in the park. The pumpkin painting party. Our hope is that we did a good enough job that we have the audacity to invite you back every year. And honestly, that is how we know we did. The Big Day: Buyers Getting the Keys to Their New Home - The keys are the smallest part of the day and the biggest thing that happens in it. Most people do not fully understand what they just did until years later. Homeownership stabilizes the largest expense a family has, in a market where that expense otherwise climbs every year. It changes what your kids assume is normal. It quietly builds something you can hand down. Almost nobody feels all of that standing in the driveway. They feel it a decade in. WHAT A DECISION IS ACTUALLY WORTH More than a decade ago we sat with a couple, Ben and Anita, who went back and forth on whether they could afford a $225,000 home. Back and forth over three or four long conversations. We believed they had room to grow into it. Eventually they decided to move forward. That home is worth around $800,000 today. They are both established in their careers. Their children grew up in a house their parents own, which means homeownership is simply what you do in that family now. Had they kept renting, they would still be chasing the market instead of owning a piece of it. They still come to our events, fifteen years later. Those few conversations changed the direction of a family. That is the part of this job that keeps us in it. DOWN PAYMENT ASSISTANCE IS USUALLY THE HURDLE For most first-time buyers, the down payment is the entire obstacle. This is the part of the business we come from. Remo started his career working almost exclusively with down payment assistance, including helping administer programs for several cities. It was the whole practice. Not everyone needs a large amount. Some buyers just need a grant. Some only need help with closing costs. The lenders we work with are genuinely good at finding what a buyer qualifies for, and most people have no idea these programs exist or that they might already be eligible. That conversation is free and it takes fifteen minutes. THE PRINCIPLE UNDERNEATH IT Beyond programs, the thing that actually gets people into a home is deferred gratification. Eating out less. Not buying the thing right now. Trading something small today for something that compounds for thirty years. That is where wealth actually gets built and where a family's direction actually changes. Some people hear that once and get it. Some need coaching. Some need to watch a friend do it first and see what it did for them. And some never will, and we are honest about that too. HOW BUYERS WIN IN MULTIPLE OFFERS Often it comes down to price. But not always, and that is where we earn our keep. We have helped nearly 700 buyers, sellers, and investors, and we spend most of our week on the listing side of the table. That means we know a lot of the agents across from us. When we recognize the listing agent, we use that relationship to learn what an offer needs to look like to win, not just what it needs to be worth. Structure, timing, and certainty often matter as much as the number. We bring that information back. You make the call. That part never changes. WHO YOU WILL ACTUALLY WORK WITH Francisco, Rey, and Monica are our buyer specialists, with Kathy running things behind the scenes. You will work closely with one of them, with the whole team behind you. For lending we work regularly with Carmen, Luz, and Eduardo. Plenty of our buyers bring their own lender and that is completely fine, we have good relationships across the board. It should be whoever you are comfortable with. WE TEACH THIS BEFORE WE SELL IT We run homebuyer workshops because a buyer who knows what happens next makes better decisions and sleeps better doing it. Most of the fear in this process comes from not knowing the order of operations. Set the expectations properly and the rest gets easy, because you stop being a passenger and start being part of the decision. THE HONEST PARTS You are buying a used home, not a new one. That is the single biggest expectation gap we see. The roof may have some life left. The water heater may have a year. Inspections turn up things, because inspections always turn up things. Think used car, not showroom. And even brand new homes break, usually at the worst possible moment. That is not a bad purchase, that is homeownership. We will also tell you to wait when waiting is right. If you are paying low rent or living with family, jumping from a $1,000 payment to a $6,000 one may not make sense yet, and we will say so. Some people are convinced the market is about to fall. We can bring data and examples, but a person's belief about the market is their belief. We are not here to argue anyone into the biggest purchase of their life. THE DAY ITSELF When it finally happens, we show up. We bring the letters, we take the pictures, and we celebrate it properly, because a day like that deserves more than a lockbox code and a handshake. Down Payment Assistance for First-Time Buyers - For most first-time buyers, the monthly payment is not the obstacle. The down payment is. People who could comfortably handle a mortgage rent for years because they cannot picture where $40,000 or $60,000 comes from. What almost nobody knows is that a city, county, or the state may cover a large share of it. WHY THIS MONEY EXISTS AT ALL Buyers ask this constantly, and it is fair. Why would a government give anyone money toward a house? Because homeownership is a long-term investment in the community. Owners stay. They maintain. They show up. More stakeholders on a block means fewer problems a city has to solve later. Public agencies are not being generous, they are being strategic — which is exactly why the money is real. HOW IT ACTUALLY WORKS You get your first mortgage the normal way. The agency comes in behind it with a second mortgage covering some or all of your down payment and closing costs. Most are deferred, meaning no monthly payment on that second. Some are forgiven outright after a few years. You are still a buyer with a mortgage — there is just less of your own cash in the deal. WHAT IS AVAILABLE RIGHT NOW The City of LA's LIPA program currently offers up to $161,000 toward down payment, closing costs, and acquisition. LA County's HOP programs go up to $100,000 or 20% of purchase price, whichever is less. CalHFA MyHome adds a deferred junior loan of 3 to 3.5% depending on loan type. There are also grants forgiven outright after a few years, with income limits high enough that most working households qualify. These figures move. Limits adjust, funding gets reallocated, programs pause and restart. Anything you read online, including this, should be confirmed against what is open the week you are buying. INCOME IS THE GATE, AND IT IS NOT WHAT YOU THINK Almost every program is income-driven, and the surprise runs opposite to what people expect. Earning too much is the most common disqualifier, not too little. Low income generally means 80% of the county median. Moderate means 120%. Most buyers we work with land in that moderate band, which opens different programs than the ones people first hear about. LIPA's 2026 limit for a four-person household is $133,250 — two working adults, not a hardship case. SHARED APPRECIATION, EXPLAINED HONESTLY Some programs take a share of your appreciation when you sell. Buyers hear that and get nervous, so here is the plain version. Think of it like a rich uncle who hears you are buying a house and says, I will put in some money. If he covers 20%, then when you sell, you settle up. He gets his 20% back, plus 20% of whatever the home gained. That is not a catch. It is why the program still exists for the next family — the money has to recycle or the fund runs dry and helps nobody. We will show you what that tradeoff costs at resale, and if it does not make sense for you, we will say so. TIMING MATTERS MORE THAN PEOPLE REALIZE This money is not sitting in a window waiting. Agencies release funding in rounds — LA City opens a set number of reservations, closes the window, works that batch, then reopens months later. One 2026 round offered 34 reservations. A later one offered 16. If you are not pre-approved and ready when a round opens, you miss it and wait. Getting your file in order early is not us being pushy — it is us watching the calendar. WHY SOME PROGRAMS WORK AND OTHERS DIE ON THE VINE Plenty of cities have their own funds, and honestly many are hard to use. Staff are stretched thin, timelines run long, and buyers give up before closing. County and state programs generally move better because they have dedicated underwriting behind them. That is why they close more often, and why we usually start there. THE PUSHBACK IS REAL, AND WE KNOW HOW TO HANDLE IT Listing agents push back on assistance offers all the time. Some think the programs do not exist. Some got burned once. Often the buyer's agent simply did not understand the program and it went nowhere — which is exactly why the reputation persists. We are on the listing side most weeks. We know how those offers get received, what makes a listing agent nervous, and how to present an assistance-backed offer so it gets taken seriously instead of set aside. THIS IS WHERE WE COME FROM Remo began his career working almost entirely in down payment assistance, including administering Neighborhood Stabilization Program funds during the housing crash for Garden Grove, Westminster, and parts of the City of Los Angeles, alongside his partner at the time, Matthew Callahan. The Finished Product: See How Our Listings Hit the Market - Prepare slow. Sell fast. That is the whole approach in four words. The photos, the video, the 3D scan — all of that is the tail end of the process, not the strategy. Anyone can hire a photographer. What decides the outcome is everything that happens before that photographer shows up. Because a listing is a beauty contest and a price war at the same time, and you only get one shot at the first impression. THE WINDOW IS SHORTER THAN SELLERS THINK In the market we are moving into, you have roughly one to two weeks. That is it. After that, five more listings are lined up right behind yours and the audience has moved on. Your home has to get absorbed inside that first window, which means it cannot go live half-ready and get fixed later. By the time it is live, it is already competing. So we get the home right first. Then we shoot it. WHAT WE PRODUCE Professional photography on every listing. Video, typically anywhere from one to seven pieces per property. Some are straight walkthroughs. Some are short, fast, built to stop a thumb and drive that viewer back to the listing on Zillow or Redfin. A 3D scan on most homes. Twilight photography where the house earns it, because some homes are simply better at dusk. Floor plans where they help a buyer understand the layout. Staging is property specific. Sometimes a full stage, sometimes partial, sometimes just accessorizing to make rooms photograph and show well. The owner decides and covers it, and we will tell you honestly which level is worth it for your home. And when a 3D scan does not make sense, we say so. If a property needs significant work, a walkthrough scan can actually work against you by putting every flaw on display before a buyer ever sees the potential. Not every tool belongs on every listing. WHERE IT GOES, AND WHY THAT IS NOT THE POINT Every agent will tell you your home goes on the MLS and syndicates out to the consumer sites. That is true, and it is table stakes. Nobody is winning on that. The difference is what happens next. We run that media across our social platforms and back it with consistent, targeted paid advertising, because organic reach alone will not put your home in front of enough of the right people. Different platforms hold different audiences and behave differently, and knowing which is which is most of the job. That is not something we picked up casually. Remo holds an MBA in marketing and entrepreneurship, and Facebook has selected him three separate times to present our marketing approach to rooms of roughly a thousand people. We keep current on purpose — including how AI is changing search and positioning right now — because the platforms shift constantly and the agents who stopped learning in 2015 are still marketing like it. WHY WE GO LIVE TUESDAY OR WEDNESDAY It is deliberate. Launching midweek gives the listing time to fully syndicate across the consumer sites and lets interest build, so that by the time the weekend arrives the momentum is already there and the open house is busy instead of quiet. Then we hold a concentrated open house window across the weekend, because a crowd creates competition and a trickle never does. HOW WE KNOW IT IS WORKING Showings and offers. Not impressions, not vanity numbers. If the right people are walking through and offers are coming in, the marketing did its job. Why isn't there an option for more than 5 stars? This is where my words come into play. I wanted to write a review to showcase how a process that can often be stressful and defeating can be rewarding and exciting when choosing the right team. Working with Remo Said and the Dream Team (aka Team Remo) to sell and buy was such a great experience and one we will never forget. It started off with a discussion between my husband and I. Who were we going to choose/trust to help us sell & buy? Working with a contingency is a challenge and seemed so frightening to me. This made it even more important to have a good support system. I went to high school with Marysol and we've kept in touch via social media. I looked up her team online and trusting Yelp's reviews we contacted them. Initial virtual meeting with Marysol & Remo went smooth, and we immediately knew that Remo was extremely knowledgeable and ready to work his hardest for us. Within a few days we received the contract, executed it, and Team Remo got to work. Remo and Marysol helped us find contractors to make some upgrades to have a more appealing sale. Remo scheduled a 3D tour and the pictures were so great! Because of Remo's expertise on "what sells" we received multiple showing requests very quickly after listing. In less than 3 weeks we received and accepted an offer! The Team provided us with a timeline and I secretly said to myself "oh no, this can't work". But this team is fire! They kept everything on track, transparent, and no "sugar coating". Jessica (Top notch admin support) worked very hard to keep us updated via text, phone and email. We love you Jess! Now here goes the hunt to start viewing homes. Marysol knew what we were looking for, and took time to understand our needs. She was very good at keeping that in mind when referring listings to us. We were worried about finding something quickly because of our sale already being in escrow. After viewing a few homes and putting an offer out and getting rejected, we lost some hope. But Marysol kept our spirits up and supported us the whole way. Her insight, experience, and knowledge on everything from home repairs to escrow details was above and beyond and we couldn't be more pleased with the service. She even helped me measure and color coordinate when planning (the fun stuff ). Within 4 days of our sale escrow opening we found a home, put an offer, and had it accepted! Now that is quick successful work by the Team, perfect timing, and overall God's grace. BIG shout out to Jessica for navigating what to me seemed impossible (transparency yet again). Escrow's were scheduled to close 3 days apart. Sale escrow got pushed back, throwing off our moving plans/purchasing escrow closing. Fast forward to moving day. We ended up needing to move during the week, with no help from friends or family available. Without hesitating, Remo offered to help. I said "oh no, I can't accept that". He graciously offered and got down to business! Don't let me forget to mention THE BEAST! Kathy called to get us set up with the moving truck that is available when using Team Remo. We didn't have the proper insurance limits to drive it, so Remo again came through clutch and offered to drive it for us. Seriously? Not only is the leader of the team helping us move, but he's also driving THE BEAST for us!? What more can I say other than Class Act service!!!! Marysol & Remo got down to business and helped us pack up THE BEAST and also unpacked it on closing day. Literally packed and unpacked our entire condo. And the best reward: chilled tequila shots. In closing, I am at a loss for words (I know, odd after reading my novel above). Choosing a realtor can be stressful and intimidating. Every person on this team has impeccable work ethic, and are down right genuine. And like in any business, this all boils down to great leadership. This is a looong overdue review for Team Remo, here we go: We met Remo thru my brother-in-law and we cannot be more satisfied with the job he did for us, first helping us to prep our house to put it on the market (Remo himself even helped us to load and haul the excess trash we got from cleaning out the house), then selling it for above asking price and finally his team helped us find our upgrade home. Working with them didn't feel like a business relationship, they really make you feel like family. BIG SHOUT-OUT to the whole team, Remo, Kathy, Jessica and Marysol who was very patient, knowledgeable and friendly with us during the whole buying process. Very disappointed with this property management company. They have started using an AI chatbot…read moresystem to handle maintenance requests, and it is extremely frustrating when you are trying to report actual problems in your apartment. The system barely functions properly and makes communication feel impersonal and unnecessarily difficult. For example, I recently reported that our shower was not functioning properly, and the AI immediately categorized it as a "shower leak" and started asking generic automated questions instead of addressing the actual issue. It honestly feels like tenants are talking to a broken customer service bot instead of a real person who can help. On top of that, tenants are charged nearly $3 every month just to pay rent online through their portal. Even when using direct bank account and routing information, while rent continues to increase by 10% annually. For a company managing only a small 6-unit building, I expected better communication, better maintenance support, and more consideration for tenants. Unfortunately, my experience has been consistently disappointing.

My experience at 524 W Greenwood Ave has been some of the most unnecessarily stressful of my 50 + years as a renter. I was a homeowner a few times during this time also I am very aware of the responsibilities of an owner and as a renter. Roberts client, and defacto mother/tenant have made it nearly impossible for Robert to have managed my tenancy properly. I want to believe, given the appropriate opportunity, I would have experienced a more favorable outcome. Robert, to my knowledge, has not been directly involved in the nefarious actions of his clients. The turning off of my heat and hot water on several occasions in the past month. The hiding of my trash cans. The theft of my mail and subsequent use of my bankcard by a family member. The constant harassment, verbal assaults, physical threats and finally lying regarding my exclusive use of a patio and then in retaliation, excluding it as a punishment. I believe Robert was acting in good faith regarding his client. However I have and continue to suffer greatly at the hands of his client. I can only close my eyes, click my heels together 3 times and repeat, "there's no place like home," and hope a house falls on top of his client. When I open my eyes I will be transported to the home of my dreams, on 3/2/2026, far, far away from this scary horrible place. I will pray for the next tenant!

I knew exactly…read morewhat I was looking for - a single level townhouse with an attached two-car garage, which I learned is rare in the SGV. My plan was to drive to LA each time a promising listing appeared on Zillow. I needed an agent who was patient, flexible, understood that I wasn't going to settle for just any house that didn't match my needs, and let me primarily drive the search, while also sending me listings that fit. I had to reject one agent who wasn't interested in my approach. Enter Javier and Ana! I was so lucky to find them here on Yelp. They let me drive the search and only contacted me when a listing came up that matched my criteria. Often, they contacted me about one I was already interested in, having seen it appear that day on Zillow. This shows that they really listened to me. They never tried to show me houses that didn't fit, just to rush the process. I went to LA a couple of times and visited houses that looked good online but, for one reason or another, I didn't like the houses when seeing them in person. It only took about three months for us to find a very, very good match which checked all my boxes. I drove to LA, visited it, and made an offer that day. Javier got my offer accepted against two competing offers. While in escrow, he kept a sharp eye on the details, informing me along the way. He was consistently accessible whenever I had questions. Any R.E. transaction has some surprises and some stress, and so did this one. Javier and Ana took it all in stride, explained my options, and always put my interests first. They have an extensive understanding of the market. Despite the house being a rare find, they were able to negotiate a significant price reduction to cover a portion of the repairs that my buyer's inspector had identified. We closed escrow, and happily, the house is now mine. They truly put my interests first from the beginning of the search process to close of escrow.
