Scary stuff - I wanted to get a home inspection done just for a little piece of mind going into this process...keeping fingers crossed that there are no major issues. I emailed a bunch of inspectors in the Cincinnati area and J&M replied quickly on top of having the best price for a whole home inspection. I was able to get an appointment with them quickly and they showed up right on time. A team of inspectors came, it seemed like each specialized in a different area. They were all three very helpful, very thorough and took the time to explain every issue or possible issue. Showed us exactly what they were talking about and gave us ideas on how to fix it ourselves or when it's best to call in a professional to handle it. I don't have much to compare this experience to, being my first time doing anything like this, but I can't imagine it gets much better than this. Thorough, patient, friendly, professional and reasonably priced....can't beat that!

Dan was extremely knowledgeable, patient, and took over 4 hours to meticulously go through every aspect of the property - roof, chimney, foundation, electrical (including old knob-and-tube concerns), plumbing, HVAC, attic, basement moisture issues, and more. The report was delivered the same day, clocking in at 41 pages with hundreds of clear photos, diagrams, and a well-organized Repair Advisory Summary + Defective Summary that made it easy to understand priorities, safety risks, and next steps. He didn't sugarcoat anything but explained everything in plain language without overwhelming me - perfect for a first-time buyer like me. Dan's attention to detail caught several important issues (e.g., chimney venting/safety concerns, wiring/insurance risks, moisture in the basement) that gave me strong leverage in negotiations. His communication was top-notch - responsive, courteous, and genuinely helpful throughout. At $825 (including the detailed report), this was hands-down the best value for a home inspection I've heard of. If you're buying in the Cincinnati/Hamilton area, do yourself a favor and book Dan - he's worth every penny and then some. Highly, highly recommend!
