Bill Grange - Windermere Real Estate

Sellwood, Southeast Portland

It's been a few months since we closed on a home that Bill helped us find. Being from out of town,…read more I can confidently say that home buying from 1,300 miles away is a different animal. Shopping for, closing on, and moving into a home from a distance with children and pets really calls for the hand holding of a fully invested advocate. Bill, in each phase of our purchase, was our advocate (not merely a transactions agent looking to close the deal only to be never heard from again) in ways that I've learned from past experiences to not expect from real estate agents. Yet, he has reset the bar for me on just how a transaction should be managed. The bottom line, Bill through our 4 month search/buying process together proved himself to be a trust-worthy, caring and full-service oriented partner. He is far and away the best agent that I've worked with. I just think that Bill's standard for services rendered is so high and that he is so committed to it that it cannot help but show and be felt in ways that comes across as being sincere and second nature. Bill was such a pro's pro at helping us work through rejected offers, inspection report blemishes, title company/lender hurdles, and scheduling coordination conflicts. The curve balls were varied and unscripted but in each case I noticed in real-time how Bill proactively assumed the role of project manager, point of contact, facilitator, problem solver and communicator amongst the many parties involved. He was always a step ahead in anticipating and prepping for the next steps, such that I learned early on to not bother with keeping lists of things to have him check in on. For those of us that always need to have a sense of control and visibility, Bill delivers without having to be asked. I am certain that any fair minded review of him has to acknowledge the same. Finally, Bill has an excellent supporting cast. Alex backed Bill up while on vacation during our search. Alex is very much a clone of Bill and is a Portland native. I loved picking Alex's brain as we were forming our opinion on neighborhoods to strongly consider. Then there is Jane at the office. Jane is excellent at sending helpful reminders, notes, calendars to keep your timeline and milestone events straight, specially as closing crunch time approaches. They all work very well together and it was evident that they all keep up with email, voicemail and the steps in the process that are specific to you so as not to seem out of step when you call with a question or a concern. These folks happen to be the best of the best at what they do, and if they were in a different line of work they would be just as successful because their acumen, commitment and genuine concern for the client would translate into success in any profession.

My brother and I were trustees of my parent's home. Neither of us was ready or even prepared to handle this transaction, but Bill and his team came in and took the burden right off of us. What made it even more special was that our parents used Bill and Alex when they bought this house. It was nice to bring it full circle - from purchase to sale. It is how our folks would have wanted it. We, my brother and I, highly recommend Bill Grange and his associates if you are buying or selling a home. The attentiveness, communication, and care they exhibit during the entire process was amazing.

While I did a lot of research on my own, I ended up with a property she found that was completely off my radar (just shy of 20 viewed). She was timely in all her communications and very transparent about the process. I appreciate that she was balanced in her feedback and not afraid to call out major concerns. Considerate and respectful of my preferences and I never felt pressured even in this crazy market. Very happy with my experience and looking forward to working with her again for my future real estate needs.

My husband and I have different styles and needs through the process, which she consistently handles like a pro. I appreciate how Amy truly hears our needs and delivers just the right amount of information quickly to satisfy us both. Most recently Amy was able to help us negotiate the purchase of a home in this extremely competitive market and particular pocket of Portland. She and our mortgage broker had never worked together before, but it was their team work and her negotiation skills that helped win the sellers over to our offer with only a few minor tweaks to meet their needs. We are incredibly grateful for all the work Amy put into it while making the process so easy for us.

As first-time home buyers, we didn't know what questions we should be asking and what we should be looking for. Joe helped guide us through the process as a tremendously knowledgeable asset when viewing properties or making offers, and he very patiently answered our numerous questions. Joe also has a great sense of humor and we really enjoyed viewing homes with him. When we started our research into buying a home in the area, we were concerned with how competitive the market was and how some buyers were waving contingencies to submit a winning offer. While we wanted to remain competitive in our offers so we could get a great home, we didn't want to feel like we were risking our future by overextending ourselves. From our introduction until closing on our new home, Joe helped us to remain grounded and stuck to his mantra: Take the long way home and don't shortcut the work. Joe helped us tour about 30 homes and throughout the process helped us prioritize what was important in a home to us. Joe was always on our side as buyers and didn't recommend bidding over what the current market was bearing. When we finally landed our home, Joe provided us invaluable advice about how to navigate the inspection period and helped us successfully negotiate repairs needed before move-in. He thought of all the details that we didn't know about or would otherwise miss, making the entire process seamless and as low stress as possible. We would highly recommend Joe's services to anyone looking to buy or sell a home. He was incredibly thorough, diligent, and practical. His vast experience of the market and process truly made a difference in getting our offer accepted for a house we are now calling our home.

From our first contact she was proactive, knowledgeable, professional and an absolute rock star. She answered my questions before I even knew what to ask. She was accessible literally 24/7 - I'd wake to text messages she'd written at 3:00 am! She negotiated a sale during the most difficult time of the year - we went to market the week of Thanksgiving - then handled a difficult closing during the worst ice storm in Portland's history. Should I ever buy or sell again Megan will be who I call first, and when my son is ready to buy his first home I'll tell him "All you need is Megan!" Thank you Megan. You're the best!

Terri Robertson is the best!…read more We found Terri by total accident, we wanted to tour a house her co-worker was selling, and she was available on short notice to help us out (since we weren't seriously looking and didn't have a realtor of our own yet). We liked her so much at that first walk-through, we decided to ask her to work with us to find our new home. The buying process was super easy for us, Terri made a few good suggestions of properties to consider, but mostly she was always available to help us tour properties, and is VERY knowledgeable about both historic homes and the Portland real estate market. She notices details and asks good questions, she's got an eye on what original fixtures and features of a house are a benefit, and which might give you a headache in the future. When it came time to make an offer, her market analysis had the price of the house EXACTLY what the appraisal came in at. She also wrote the contract with several little advantages for us (yay!), took care of getting bids for a sewer scope and a credit for the fix, and got a radon abatement situation handled. Overall, we were tremendously happy with the process, and really liked her as a person -- you spend a lot of time talking with your agent! It's important to like them! SO! When it came time to sell our old house, a year later, we contacted her again. Selling WAY more work, of course, but she helped every step of the way, from dealing with our tenants, to finding contractors for necessary repairs, to fun styling details! I re-did all of the lighting myself, and Terri helped to pick all of the new fixtures out. She was also available to do two very detailed walk-throughs to help get our "to do" list in order and make sure there was nothing an inspector would take issue with. In the end, our inspection was a breeze! (Well, except for another dang sewer scope problem). Given how much MORE time we spent with her in the selling process, I cannot give her high enough praise. Really, she knows this market well, understands what you MUST do to sell, what has good ROI, and what stuff can probably be skipped. In the end, we got the exact price we were hoping for (which was more than her co-workers thought we could do! Hah!). If you're looking to BUY or SELL, definitely work with Terri!

This review is about one of John L Scott realty's agents, Cassandra Marks. I recently sold my home…read moreand she was the buyer's agent. She was the worst person to work with and I felt bad for my agent having to deal with her directly. I realize that her first obligation was to her buyers, but she had no respect or consideration for my schedule at all. Appointments for various inspections were made on her end and I was often given only 1 day notice when I would need to be out of the house for them. I wasn't "asked" if these times and days would work for me, I was "told" this is what was happening. When the appraisal was scheduled, again without asking me beforehand, I told my agent that I would be at home as I had some things I needed to do that morning, like cook food for my lunch at work. Ms. Marks was not at all happy that I would be there, but I told my agent she should have asked before she set up the appt. On January 25th, she and her buyers set up a home inspection through Balanced Inspections based out of Sandy, OR. I am sure this is an inspector that Ms. Marks recommended. The inspector checked my furnace, and found it to be fine and in working order. By the time I got home from work that same day, it was no longer working! No one would take responsibility for it, not even an "I'm sorry to hear that." The inspector called it "unfortunate timing", while I called it "suspicious timing". I had to wait for a week and a half for the part that was needed, at the end of January, with overnight temperatures in the 30's. I had to buy several space heaters that barely kept my house at around 60 degrees, and ran up my electric bill. The final cost of the repair was nearly $1300. After the inspections, it was determined that the sewer line needed to be replaced. Two companies were sent out to give estimates for the repair; both were recommended by Ms. Marks. Both came back with outrageous bids of $12K-$15K and I told my realtor that I would be looking around for more bids, as is my right. Less than a day after I told him that, Ms. Marks was hounding him to get me to set up an appt with one of them for the repair! I reiterated that I was not paying those prices and that it would take a couple of days to secure other bids. In the back of my mind, I was trying to figure out why Ms. Marks was chomping at the bit to get me to hire one of these companies--a possible kick back for her, perhaps? Within two days, I found a bid from a smaller, local company that could do it for $5K and I set up a time with him to have the work done. When Ms. Marks found out, she called him and grilled him about the time frame and the price! He called me back and said that he "Didn't like the way she came at me" and told me he was not comfortable taking the project because he didn't want to get in the middle of whatever was going on with the buyer's agent! I saw red!! I called my agent and told him that I did not appreciate having Ms. Marks screw this up and that it was none of her business whom I chose to hire! Why was this woman so intent on going with one of the other companies? My agent spoke to her and she claimed that she was only concerned with the timing of the repair that was scheduled. It had to be more than that for the guy to back out of doing it! Thankfully, another company was found by my realtor that could do it in a specific time frame, that was more in line with a price I could afford, which was not $15K. Since I am moving out of state and will have to quit my job and I have been very specific about the fact that I would not be giving notice at my job until closing to protect myself. I cannot afford to have it all fall apart and be unemployed. Therefore I would need 2 1/2 weeks to vacate the house. This, I am sure, is not an unusual request for someone moving out-of-state. When I brought it up again to make sure that everyone was on the same page, Ms. Marks first comment was, "This is getting out-of-control!" I was not impressed with her lack of professionalism! I jumped through all of her hoops to do most of the repairs that her buyers requested and the only thing that I personally needed was extra time to move and that was her response. If it would have been up to her, I would have also been out an extra $10K to do the sewer repair, Needless to say, I would warn against anyone having to deal with this woman. She might be a great buyer's agent, but she was a nightmare to work with as a seller. Ms. Marks needs to realize that a successful transaction (and a positive review) means that one needs to work with both parties. This is not a skill that she possesses. It was so stressful and awful trying to deal with her that I came very close to ending the contract on more than one occasion.
