Tenants:
AVOID AT ALL COSTS. I have been a tenant in two of their properties and would never use them again. Staff are useless and the manager/owner (Richard) is a nightmare. They require all repairs to be submitted in writing which is reasonable but it usually takes a good few weeks until you get any sort of response. (They don't consider the boiler breaking in the middle of winter urgent.) It often takes an email, a visit to the shop and a number of phone calls to get anything done. Then, when it comes to getting your deposit back; the fun begins. They will always try to take the deposit claiming allsorts of non-sense. We re-painted all of the walls before we left, Tapton claimed there were marks on "just about every wall".
The mattresses in the house we rented were smelly when we moved in, we asked for replacements (which was not an issue in the previous house with a different agent). Richard had the cheek to laugh and claim he couldn't smell anything.
If it is too late for you and you have already rented, make sure you take pictures of EVERYTHING when you move in. It will help you later.
Landlords:
I assume you use an agent to avoid hassle and having to deal with people direct but I know full well that you are getting ripped off. When you request a repair, (when you have pestered) they don't attempt to mitigate costs in anyway. For example, the bulb in our bathroom light went; usual solution: new bulb; Tapton's solution: electrician, new bulb, new light fitting. Had the light fitting changed 3 times!
