They seemed to know the neighborhood. It took us a while to realize that the realtor was 20 years behind the times on how to market homes. We would go to check on the home and find that there were no marketing materials in the home. Or the brochures in the home were not for our home- the realtor had put another of her listing's brochures into our house (understandable because it was identical to our brochures, only a different address!) The MLS listing she wrote for the home contained spelling errors. Emails were never answered Calls were never returned. Or the realtor would call and say, "Did you call?" only to discover that she had meant to call another client. We never got any information about showings. Never got updates from open houses. We finally moved our listing to another company because it became apparent that the agent was disorganized, scatterbrained and incompetent. After we left, the manager of Kuper's sent us a letter praising the agent as one of their best agents. We had to laugh. When we moved to another agency, the new real estate agent was incredulous at the performance of our Kuper's agent. We received more advice, feedback and information from our new agent in the first week than we received in weeks with the Kupers agent. We're wiser now. Anytime you deal with an agent ask them exactly how they plan to market your home. If they don't talk about specific marketing that involves social media and the internet, don't sign with them. If they talk about "staging" and "open houses", they are behind the time on how to market homes. If they don't walk the home with you and give you specific feedback, don't use them. If they don't give you weekly updates on the number of showings and the feedback from those showings, take your business elsewhere.

On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

Perhaps it's because Christine M. wrote such a wonderful, comprehensive review :) It was your review, Christine, that persuaded us to call Housing 1 Source. Thank you! We were living in Marina del Rey and my husband was stationed at LA Air Force Base when we were given short orders to come to San Antonio. It was unexpected and we had a very short time to shore up everything in LA and move. PCSing is always stressful. Having to do it with just a few weeks notice adds even more pressure. While researching real estate agents in the San Antonio area and asking for advice from other military spouses, we were directed to Housing 1 Source. I gave them a call. Told them what our needs were and was assigned a realtor. We made arrangements to go house hunting in San Antonio. Before our trip, our realtor sent us links to hundreds of homes that met our criteria for our review. By the time we came to SA, we had a list of potentials. Dave (our realtor) drove us all over SA and educated us about the different neighborhoods - good school district vs. bad, low crime neighborhoods, easier commutes, access to conveniences, etc. We looked at both rentals and homes for sale. We looked at new developments and older homes. We covered as much ground as we could in one week. At the end of the week, we chose to buy a home and flew back to LA to pack. There was a small period of disconnect between us, H1S, and our home builder. Things eventually worked out and we moved to SA and into our home... although a week after we had anticipated. H1S helped us set up all of our utilities. The staff patiently answered our slew of questions. They even allowed us to use their office as our office in the week that we were "homeless" (living in a hotel). We had access to their computers...were able to print and fax...all free of charge. Water, coffee, & tea were always available. Overall, our experience with Housing 1 Source was very good. We'd recommend them to any military members who are moving to San Antonio. And yes, their services truly are FREE!

Housing 1 Source assist military members and families that are PCSing to the San Antonio area. They are a great one-stop shop for tons of PCS related to-do's. They can set you up with a realator or an apartment hunter to find your new place. Once you have a place they can help you get connected with cable, satelite, gas, water, electric, basically what ever you need. You can do these services on-site and becacuse you go through them many of the companies wave the deposits or give additional discounts for military. In addition they have other services such as auto-buying, banking, home security, you name it. Other cool features: Really nice and fun children's play area to keep your kids occupied All employees are licensed real estate agents First physical USAA ATM in their parking lot All services are FREE! Much more I'm sure I'm forgetting but their office managers can help you with anything!
