Well, inside the patio technically, but beggars can't be choosers in this neighborhood where you typically have to share laundry rooms with the entire complex. It is also very quiet, neighbors are generally respectful, and its affordable. The Bad: Nothing is updated, the appliances are pretty old, and some of the built-ins are reminiscent of the 80's. Cheesy, cheesy 80's. The Ugly: Maintenance was reallyyyyy slow responding to requests, unless it was something "life-threatening", which I eventually gathered to mean either a fire or an atomic bomb. NOTE: Even though it's balls hot in San Antonio during the summer, apparently having no air conditioning is not "life-threatening". Neither is having no running water for two days straight. And if you ever need your front porch light replaced...good luck. Get yourself a flashlight.

She send me a few listing online and said to call her a few months before we move.... I called Kathy the 2ND week of September to catch up. With in minutes she sent me about 10 listing to check out. I let her know which ones I liked....and she was right on the money! With in a week I was ready to fly in to look at properties. She picked me up from the hotel...my toddler in tow and we started mid Friday afternoon. We checked out several developments that day and started again the next morning. By 2 pm on Sat. we already found the PERFECT home....and about $50K cheaper than we expected. She took care of everything for escrow and was there through closing....we stayed strong when KB home tried to screw us....that is a whole other review... Kathy was very patient and listen to my needs.....and QUICKLY found the PERFECT home.....even though she said the perfect home may not exist...but it is perfect. I will defiantly be listing it with her in 3 yrs when we relocate again! Give her a call you wont regret it!

Initially we were quite taken by her "sweet older lady charm" , all the "ya'll"'s and what nots. Then came the first house we made an offer on. The house was on the market for a year, we made the offer, signed thepaper work and then that evening MAGICALLY another " bidder"/ offer showed up! terrible shock. Then was our other house offer that we actually offered the asking price and STILL we did not get it. Leddy claimed that she had no idea why the buyer did not choose us. this was repeated 7-8 times, we make an offer and we get "over bid" One house my wife really liked for a good potential for fixing up but leddy talked us out of it reporting a poor relationship with the realtor. We did confront her that she is not representing us well and asked after we finally found a house for her to decrease her percentage and she utterly refused. We have not seen or heard from her since we bought the house. As a new couple in San Antonio, we had our faith in our Realtor and we felt violated and cheated. She was pushy and aggressive showing on our doorstep un-announced every day, day by day and when the signing occurred, she is no where to be found. Seek another Realtor, you have been warned.

From our first contact with Blue Ribbon Housing, something felt different with these guys. There…read morewas absolutely zero pressure, zero high pressure from Eric, our salesman. He gave us a map of the property with the homes indicated that fit our budget, number of bedrooms and bathrooms and told us to take our time looking around. We found just the perfect home that fit our criteria the first time! We even returned a couple more times bringing family members to scope it out and each time Eric was available if we needed him. We reached an agreement to purchase and since we are currently located over two hours away from Blue Ribbon's location, everything was done over the phone, through email and the internet. The down payment was made and we were approved for the loan at terms that fit our budget. UNFORTUNATELY, as delivery time drew closer, we pulled the survey of the property on which our home was to be located and realized there were restrictions which did not allow mobile homes!!! We were devastated! However, Eric and Blue Ribbon said, "Not a problem. We will get your refund check in the mail to you in a couple of days." No hassle, no whining, no argument, NO PROBLEM. Property owners beware! PLEASE READ ALL!!! John Estrada (the owner) is a nightmare to work with…read more  let me start by saying I don't write many reviews but people need to know what they are risking doing business with this company. I wish I would have known.  We called John and he seemed polite and professional AT FIRST. So we gave him a shot.  He took money for real estate photos and to list our property. We checked on the listing and found he took screenshots of old out dated photos of the house from online and copied and pasted an old listing description for his ad.  After 6 months of our home being on the market and no qualified renters applying I decided to check on the property. The grass was 3' tall and there were homeless people living in the shed. The inside of the house was dirty and the floors had mud from unsupervised tours. Explaining why it had not received interest.    We questioned John about the condition of the property and lack of interest due to the condition and told him we would be looking for a new PM, he lied to us and told us he already found a qualified tenant who already signed a lease. We found out later the tenant was not qualified. He just took an unqualified tenant to fulfill the lease.  We were told the water heater needed to be replaced so we agreed to allow their vendor to replace the water heater. We were billed and sent pictures and after reviewing the pictures and invoice it was found that we were charged for an expansion tank that was not installed. I advised them they needed to install the expansion tank since we were billed for one. John got angry and threatened to charge me another trip charge to do so.  This unqualified tenant he allowed to rent our home was horrible and quit paying rent after a few months. John never gave the tenant notice to vacate. After 17 days without a payment I ended up giving the notice to vacate myself since John refused to do so and just advised us to call a lawyer. He did nothing. Who knows how long he would have allowed them to stay before doing anything.  When John was asked why he had not been fulfilling his duties and keeping our interests a priority he became rude and verbally abusive to my wife and tried to retaliate by threatening to collect backpayment for a 1% discount he gave us   He refused to release our deposit and played games saying he couldn't release the deposit till he was able to view the property after the tenants moved out even though the tenant had already broken the lease and were given a notice to vacate. I played nice and waited till I received my deposit before posting this review knowing he would probably hold it for longer if he saw this Long story short, he is childish and unprofessional and is not looking out for anyone's interests other than his own. Most of his staff is polite and courteous but with his leadership it doesn't mean much.
