My roommate and I smelling a natural gas leak and experiencing physical symptoms (loss of concentration, fatigue) just to be told when a technician arrived days later "oh yeah, there was a minor leak in the basement but it's fixed now" 2. Brian (head of management) calling us poor for renting one of THEIR properties 3. Being told by Megan (manager) that Apex would not refund us when told we should do our laundry at the laundromat because the dryer had broken 4. Having the water turned off (unannounced) while I was taking a shower 5. Being told that a backed-up sink on the verge of overflowing with water does not constitute an emergency 6. Applications are rejected fairly regularly, so yes I do. Was told he would be fifteen minutes late. No problem. An hour and fifteen minutes later I'm sitting in front of the house to be shown when I get another call from the teen. They never notified the tenant about my appointment despite my having called a week before the appointment and again the morning of. They couldn't get a hold of the tenant so I drove 3 and 1/2 hours round trip for nothing. Asked for an explanation and was simply told he was sorry. Don't waste your time with this company.

They took over 300 out of my deposit 4 out of 5 hours to clean a spotless apartment at $50 an hour is insane There's a random switch that cuts power to the whole apartment. One accidental tap and everything shuts off and the Wi-Fi takes 30 minutes to reboot. Garbage disposal pipes clog monthly and shoot dirty water everywhere. All appliances are the cheapest possible. AC is insanely loud. Ceiling is low and the place feels cramped for $1,200. Hallways, stairwells, and the elevator are extremely hot with no AC because they want to save money. Zero amenities, overpriced, and greedy -- they even took $300 from my deposit for things that were broken when I moved in. Not worth it. Should be $700 max.

    This place uses borderline legal practices when dealing with your deposit…read more For example in our case, Forward Management/The Revere at Smith Crossing put in a work order for carpet replacement 20 days before our move out date. After being questioned about the work order entered on 05/11/2022 they justified it by stating (as quoted from the email) sent by Kyle Komplin, property manager of The Revere at Smith Crossing, "The carpet replacement was scheduled early as a precautionary measure after my pre-inspection in which I noticed a heavy pet odor and likely damage. This is standard practice in order to secure an installer as they get very busy towards the end of each month." (06/22/2022) We had two cats on the premises who were 8 and 10 and 100% litter box trained. In pictures forwarded to us after we questioned the carpet replacement, Forward Management INC/The Revere at Smith Crossing showed us 3-4 (there were more photos but some photos were of the same thing) spots where there was some kind of stain (one was dark like soda and clearly not a pet stain) and stated these necessitated total carpet replacement. The stains were in the main living area of the apartment and the total SQFT they charged was 1190 which is the whole apartment. Included in this amount were the bathrooms and kitchen which were hard surface. Excluding these and the bedrooms (which the cats were not allowed in) the SQFT should be approximately 800. The litter boxes were in the front hallway closet, ie right when you walked in the front door. This is the suspicious and strong smell Mr. Komplin is commenting on. Once the litter boxes were scooped the urine odor also went away. Forward Management INC/The Revere at Smith Crossing are actually trying to CHARGE us $1453.84 which is $2375.28 for new carpet/pads (which the installer, Coyle Carpet One notated "No new pad needed") + $160 cleaning charges + $12.27 for LIGHT BULBS + $41 for gas bill. After they deduct our $1530.00 deposit from the $2983.84 claimed in repairs and cleaning, we were BILLED in the amount of $1453.84. The cost Forward Management INC/The Revere at Smith Crossing quotes of $2375.28 for carpet replacement is based on this formula (as handwritten on the carpet invoice by Mr. Komplin): "Carpet life is 84 months. Carpet was 12 months old. 72 months remaining on carpet life $2771/84 = $32.99/mo $32.99 * 72 = $2375.28 due" Additionally the move out sheet states in regard to the carpet: "We will attempt to have it cleaned at your cost" No record of this is given and the order to lift the carpet was put in well before checkout inspection. Kyle Komplin Property Manager for The Revere at Smith Crossing commented via email on 6/22/2022: " If the carpet would not have needed replacement, I would have cancelled the work order and carpet installation." However, Mr. Komplin did not inspect the premises after moveout, but rather went ahead with the work order #190918 "Pull Carpet" dated 5/11/2022. Further, we were charged $357 by Coyle Carpet One for carpet removal and a misc charge labeled "APT CPT Plush" for $715. There is no further information on what this may be, however it isn't the carpet or pad as those are listed clearly. The $357 for removal is in question here as Mr. Komplin stated on 06/22/2022 "As for the pad, it was missing from the invoice as we did the carpet removal and pad removal ourselves, before the carpet installers arrived." However, it wasn't missing it was charged to us despite the above comment. So did Coyle Carpet One or Forward Management INC/The Revere at Smith Crossing remove the carpet pad? As if that wasn't enough, suspicious record keeping suggests at one point that only employee 383 (hmmm mysterious 1984 stuff) worked on cleaning and removal of items from the property but we were charged for the labor of 4 people. The move in inspection provided by Mr. Komplin during move out is not the one signed and turned in with items indicated as missing or damaged. It lacks any notes and a signature/date. Black mold is present in the apartment. The seals on all of the bedroom windows are broken and the mold accumulates no matter how much you wipe off the condensation or attempt to clean it with bleach, vinegar, ammonia etc. The problem is obviously a known issue as there is a "mold" section in the lease terms. As we have pets and many chemicals aren't safe for use around them the removal of the mold was further complicated. The apartment was clean and vacuumed upon move out. 2-3 hours were spent on the kitchen alone. Pictures were taken of the bathrooms, carpet, blinds, and kitchen before leaving the keys on the counter and vacating the property. These clearly show the state of the carpet and that there were no visible surface stains which leads me to believe changing the carpet of ANYONE with pets is indeed "precautionary" (as stated by Mr. Komplin) and in my opinion "standard procedure"; not based on actual damage noted.
