A little over a year ago the property management changed and the new manager is nothing more than incompetent, rude, racist and bias. Before I even begin you should see how all other reviews on other sites have been removed and no recent reviews exist because of the horrible ratings since the new manager took office. The new manager at one point stole my garbage can because it was left out for more than 2 days neatly stacked near my garage door. When approached she proceed to tell me how the garbage can belonged to the management company. When confronted with that statement and lease terms she claimed it belonged to me and was left in a common area. Some other eye openers under the new manager is her bias towards good tenants. Steal my garbage can but she cant enforce toys and coolers left outside. Not to mention that there is dog feces through out the neighborhood. When confronted on the issue I was told that they were taking care of it and fining people using a DNA testing service. When asked how they were testing it when its still sitting in the grass weeks later. Well you can figure out the answer and look on her face. The bias continues. The landlord who lives on-site and works without handicap utilizes a family members handicap placard to utilize handicap spot right next to her apartment building. Additionally since they have an additional car she took it upon herself to create her own reserved spot so she doesn't have to find a spot like other paying tenants. Oh did I forget to mention she has a garage and driveway too? Now it gets even better. She will harass tenants that she dislikes or anyone that challenges her. For example I had an issue with a tenant that was smoking on the deck which prevented me from using my windows and balcony. What did she do? Nothing. I had to begin a lawsuit against my neighbor and the management company. What do they tell me? I'm correct she's violating the lease but there is nothing they can do. In the meantime the neighborhood continues to become nothing like the "Luxury Lifestyle" they claim to provide. Tenants violate the lease by hanging laundry out side, even one neighbor has had a red cooler sitting outside for over 2 months with no action from the landlord. Whats more while there are rules about glass bottles on the pool deck and visitors having to pay the landlord takes no action. Meanwhile while my mother came to visit and simply sat with me on the pool deck for less than half an hour she checked the cameras and instead of confronting me and asking me to purchase a pool pass kindly. She used the lifeguard to come over and tell me "that one of you must leave or purchase a guest pass." This was beyond the scope of the lifeguards job and completely immature and unprofessional of a property manager. I wish I could say that this was the end of my long review however this gets even more controversial when the property manager takes it upon herself to spew her personal opinions about creed, race, sexual orientation or feminism on social media related to the property which has been documented to the point that she has since made her social media accounts private. Seems to me she doesn't read the news to the likes of Travis K, or Justine S. Now the best for last. The state of New Jersey requires licensing of all property manages that show and lease any rental property in New Jersey. To date since her assistant quit because of the amount of potential lawsuits. She has continued to manage the property, show residences without any realtor license, salesperson, broker/salesperson. For any critics please feel free to check the NJDOBI database yourself. This is a property to avoid until the current manager a relieved of her duty and the management company understands that not only is she a liability but the amount of people compiling information to file a lawsuit behooves them to remove her from managing the property.

Even though I am eligible to live in a 55+ community I don't want to. I want to have neighbors with kids, young and old. I love to chat with people of all ages out walking their dogs. Smiles and waves from from the people you pass is the norm here. The office & maintenance staff take the best care of you possible. Every interaction begins with a broad genuine smile from them and an honest attempt to meet my requests. Sure they have rules to follow, but that keeps chaos at bay and creates the lovely community we have here at Verdana of Howell. Come join us and make it even better. Ps. If you are grump, you will hate this place. I'm sure you can find a place you'll be better suited.

    Having just moved from an actual luxury apartment in Edgewater with The Avalon, whom I have zero…read moreissue with, please know that I am about to make an apples-to-apples comparison so you know I'm not just unfairly making these claims and complaints based on nothing. There's a lot to get into, so I won't waste any time, but be forewarned that The Edge at Freehold was by far the worst residence I've lived in during my 41 years of renting apartments, and there isn't even a close second. List of Personal Grievances: Again, I've lived in at least 15 different places that asked for a security deposit. Not only is this the first time I haven't received my security deposit in full, but the fact that I was told verbatim by Dwight, their maintenance manager, that there is no way even possible to recoup 100% of that deposit is outrageous. I went back and reviewed my lease, and nowhere does it say that you will automatically be charged for the carpet and paint no matter what. There is absolutely, positively no excuse to not even give a tenant the option to steam clean and/or paint the apartment, while you guys obviously prefer to charge us for these items at a much, much, much higher cost than it would be if we could do it ourselves. I mean, how hard would it be to give me a swatch so I could shop for the right hue of paint? One wall in my bedroom costs $450? They, of course, pay Dwight a salary, not per hour and/or per job, and it would've costed me $50 tops to do it myself, which I offered to do but was rebuffed. Every other residence I've lived in, it's been expected that, when a new tenant comes in, there will be wear and tear that you guys are responsible for. They didn't nickel and dime for everything imaginable. After speaking with their customer care department, I was told flat out that they need to revise their verbiage in the lease to make this more clear and she also said that she would need to talk to Dwight to make sure that he's communicating properly so there are proper expectations. So right off the bat, we have not one but two admissions of guilt: Improperly set expectations leaving way too much room for subjectivity when it comes to how much of your security deposit you'll receive back AND that the head of their maintenance department didn't communicate properly. Also, after I moved out, I went back there the very next day to clean up. I was there for 3 hours on my hands and knees, scrubbing, cleaning, vacuuming, mopping, and dusting the place top to bottom. There is NO way I should've been hit with a $150 charge for cleaning. Because if, after all that cleaning, I still got banged with that cleaning charge, then that means there was no way that, no matter how hard I tried, I could've avoided it, so I wasted 3 hours of my Saturday afternoon because The Edge wasn't up front that they charge $150 to clean the apartment no matter how clean you leave it! Also, if I knew that there was going to be ongoing construction literally the entire time I was living there, I wouldn't have moved in. Every day, I woke up to hammering, construction vehicles in the way as I came and went about my day, as well as a perpetually dirty car that required me paying $32/mo. for unlimited car washes. So, if anything, they should owe me almost $400 for a year's worth of recurring billings for car washes, due to all the piles of dirt blowing debris onto my black car. Also, dating back 6 months, my neighbor had complained of a gas smell in her apartment. Their maintenance crew came by and told me it was resolved, yet it wasn't. How do I know? Because the neighbor kept complaining about it, and the problem wasn't identified until the week I moved out, even though they had been there twice before to check out the issue and said it was addressed. They're lucky I'm not the letigious type, but I'd be remiss if I failed to warn a prospective resident that their staff is so incompetent that I had a gas leak in my apartment for half a year that they physically visited to check for several times and couldn't identify it for the longest time. Lest you think this is no big deal, what if I had lit a candle when the power went out with that gas billowing into my apartment? Unfortunately, Yelp doesn't leave enough room to list my remaining gripes, but just know that if you're at all in compliance with the CDC guidelines, they are NEVER enforced at The Edge at Freehold. NEVER. No one there follows the rules about mask wearing indoors, and The Edge just pretends they don't see it. So, hopefully, this serves as fair warning for those of you considering moving into The Edge at Freehold. Again, I've lived in dozens of apartments, including luxury rentals, and I've never, ever felt compelled to leave a scathing online review before. But when someone does right by me, I leave a positive review. When they do the opposite, well, you reap what you sow in life. Hope this helps, and best of luck to you!

    I was one of the first tenants in building 3. The apartment looked nice, but the Edge was not ready…read moreto have people living there yet. First, we had to pick up our mail in the concierge office, which was not a big deal. However, the office sent an email instructing tenants to stop picking the mail up in the office because it would be in the mailboxes in the building. The post office had yet to get a fob that would allow them into the building, and they hadn't installed their lock on the boxes yet. It would be another couple of weeks before mail would be in the boxes. For the first month we also dealt with a leak from the roof in our bedroom. Every time it rained heavily, the ceiling would get wet and at one point I needed to place a bucket on the bed to catch the water dripping. The entry door and the door from the living room to the patio were both poorly installed with large gaps. The patio door let water into the apartment during storms through the gaps, and also around the glass panels, so it was installed poorly and defective. The trash shoot was also inoperable often and I went into the first floor trash room and found that recyclables and trash were mixed in the same dumpsters. The paint used inside was nice but whoever painted got it onto sprinkler heads, moldings, light switches, etc. The shower leaked from the base out onto the floor. The flooring was a nice luxury vinyl, but again, installation could have been better. Some nails underneath were not hammered in all the way causing some bumps and there were some nicks as well. Parking was sometimes an issue as some tenants had a lot of cars. They all told me they had refused to pay the fee for having additional cars. I was also surprised, considering how much it cost to live at The Edge, by some of my neighbors. Some kept some crazy hours and would come home rowdy, drunk, and high. I even witnessed drug deals in the parking lot, and was woken by cars and off-road motorcycles racing around the parking lot at all hours of the night and early AM. At least once, someone had vomited in the hallway, and someone thought it was funny to spit on the windows in the stairways. I also saw college age people passing a joint around in a car around 2:30 in the morning a couple of times. I did give two stars instead of one because the people who work in the office are very nice and we were always treated well by them. Also, the appliances are high end, even if the washer and dishwasher both died within the first year, and we used them very lightly (once a week for laundry, and less than ten times total for the dishwasher). The bathroom had a very nice shower, vanity, lighting, and tile. So, in The Edge you will have a very nice apartment if the problems inside have been sorted out. Your neighbors are going to be who they are. That is out of The Edge's control really as it is not easy to evict people, especially if they pay their rent. You will also pay top dollar, and only you will be able to decide if you think it is worth it. Finally, they will nickel and dime you when you move out and that will add up and cut into your security. We were careful not to put a mark on any walls and we never hung anything. They still hit us for a couple of hundred dollars for paint for "touch-ups." They charged us $20 because we left some silverware in a drawer when we moved out, and they charged us to clean the apartment, and for professional steam cleaning of the carpet, which was only in the bedroom. In the end they kept almost five hundred dollars out of our $2100 security deposit, and the woman who did the first inspection told us she wished everyone kept their place as nice as we did.

Without fail they throw no less than a 10% increase at you. This year they are trying to increase my rent 15.3%!!! $2267 to $2616! That's a $349 a month increase. Price gouging me for an extra $4100 a year and giving me nothing but the same old out dated worn out apartment. On an outdated unit over the years old that doesn't have the vinyl floors abd modern appliances and granite looking counter tops everyone else has. Cheap gross white material that's been warped and stained over the years. Carpets and paint worn beyond wear and tear. That doesn't include other fees. The Main office usually negotiates a little but this time they gave me some nonsense excuse about choosing to spend more money on some new leasing technology we never asked for we all have to suffer. So I asked for the corporate number. The property manager outright refused to provide it and just gave me the website url. So I started calling those numbers. Zero return phone calls. Completely blown off. I asked their Facebook page to get me in contact at least 3 times. They lied and said they would. Never happened. Thry then blocked me from their facebook messages. I then started trolling the facebook page calling them out until finally I get a call from the community manager and his boss offering to "negotiate." All I literally wanted was to not be ignored and have a phone conversation with the person about the rent. negotiate a fair rate. Nancy Hughes comes at me like I'm the one being unreasonable and ruining her life. They ask me what I want but already knew what they'd offer. Says they'd give me $60 off the 15 month renewal rate but only allow me to renew. for 12 months. Then that they'd replace the carpet. I wasn't happy at all. It was still unreasonable but better than nothing. So I said ok. Nancy told Maradona to get the lease ready. This was way back start of February. Nothing. I email Maradona like 4 times. Nothing. No rental agreement. I stop by the office 5 times. Maradona rolls his eyes at me like I have no reason to be upset that not only have all my emails gone unanswered.... That a month and three weeks go by and no lease. Says he's working on it. I get a text from Maradona saying I'll have it in a day. Nothing. A week later I have 5 days before I have to pay. I have no lease. I have month to month charges on my rent. Call corporate 3 times. More lies. Email. Stop by the office. No help. Finally 4 days before the 5th I get an email from Nancy saying Maradona quit. She'll get the lease to me. Another day goes by. I finally get this letter from their lawyers outlining the sub par rental agreement offer that is clearly worded in a way that pretended their original offer wasn't price gouging. basically says if I so much as have a verbal conversation with anyone disparaging Eagle Rock or mention the agreement to anyone ever - they have the right to sue me, I will be forced to repay the discount they gave me, and I'll have to pay all of their lawyers fees on top of it. And if I didn't get the carpets replaced by a certain date they would just cancel that part of the offer on me I tell Nancy that this is insane. They literally waited until the last second to throw a contract at me. That I wasn't going to sign a gag order that would allow them to sue me if I spoke to a neighbor about what? Me not wanting to be unconstitutionally gouged in rent? I told her to just send me the original 15 month offer. I'll pay it instead of signing a gag order and go to court about the unconstitutional rent. She refuses to respond. I stop by the office again today to get the lease. Entire day passes- nothing. Come to find out there's an entire private Facebook group dedicated to discussing how horrible Eagle Rock is with 94 renters on the complex that all are experiencing insane price gouging and other insane issues they've chosen to ignore.

As it was the last week of the month we not only had to bury her,but at the same time empty her apartment at Bella Terra. It was and still is an emotional time for me and my family. Luckily my sister remembered the guy who bought my parents Cadillac years ago. She had seen him once again as he was in Estate Sales now and cleaned out a next door neighbor's house that her husband had passed as they were moving. Bottom line it takes a special kind of person to do this as well as deal with emotional families at the same time ours included. Now Adam is in high demand luckily he remembered my parents and came over to meet with me and my sister. He quoted us a fair price considering our deadlines and amount of work that needed to get done. Our family initially went through the place obviously highly stressful and tiring. We removed items that were meaningful to us like her journals, photos, articles of clothing and some meaningful mementos. He and his team removed the rest. Also since this isn't his first rodeo as they say, he cleaned throughly and vacuumed for our walk through last Friday May 31st. My sister will definitely be calling him as she plans to down size in the very near future. Would highly recommend Adam and his Team, there is many companies we found like this but he took care of it in a way that would make our parents happy.

Never once have we…read moreexperienced any serious issue or problem and if there is an issue it is immediately resolved! Kathleen and Neil are always around to fix whatever needs fixing. The pool is an awesome amenity and is always super clean and has a lifeguard. The price is reasonable especially considering how spacious the units are. Plenty of closet space and the storage unit make storing so easy. We eventually want to own but renting here feels like home!

I have been living here with my boyfriend of 7 years…read moresince November of 2018, and it has been nothing but a nightmare since the day we moved in. I've been back and forth about writing this review for months, but I am at my wits end and I want to warn any future renters about what it is like to live here. Please note that everything in this review is based off of my personal opinions and experiences. A few weeks after we moved in, we had a huge mouse problem. It went on for weeks, and we had to throw out the majority of the food in our cabinets. We were finding mouse poop everywhere in the apartment, and it was getting to the point where I would have to catch them in solo cups and throw them outside. When one turned up dead under our sink, we contacted maintenance to remove it and were told that it "was not an emergency" and asked to remove it ourselves. Our kitchen sink also started backing up from another apartment shortly after we moved in -- everything from lettuce to baked beans and corn. The smell was so bad that we had to briefly live with my parents until the issue was dealt with. Every time it drained, it would come back up. Brown water filled with every disgusting thing you can imagine. The bathroom has smelled like mildew since our first week. No matter how much we bleach it, the smell remains. I fully believe there is a mold problem in the vents or walls that is not being dealt with. The apartment we previewed was in a different building, so we had no idea how bad our bathroom would actually smell until we moved in. The shower drain also had to be snaked as soon as we moved in, as it was filled with the former renters' hair and was not draining properly. One would think something like this would have been dealt with before renting the place out again, but it was not. Up until we paid to fix it this week, our internet was cutting out 7-10 times daily, for half hour to hour increments. Optimum came out 4-5 times and was not able to fix it before informing us that it was the building's wiring that has not been updated since the 80's. So, on the bright side, at least whoever rents this place next will have great internet, thanks to us! Our upstairs neighbors are extremely loud and are constantly screaming. On December 24th at approximately 12:30 PM, they got into such a huge fight that I could hear the man screaming at the top of his lungs and doing what sounded like throwing furniture. I was terrified and called my parents to ask if I should call the police because I genuinely thought he was going to harm someone. They told me not to, because if he finds out it was me who called, he could retaliate against me. My boyfriend finally complained to Kathleen about this after 2+ months of listening to it, and was told "well, people complained about your dog barking when you first moved in, but I didn't say anything to you about it," which to me was an EXTREMELY inappropriate response, especially considering the amount we pay for him to be allowed to live here. The only time he would bark was during the day, after we left for work, which is permitted by the city's noise ordinance. It also did not last longer than the first week. Shortly after complaining about our neighbors we started finding our mail turning up in the bushes, what appears to be key marks on my brand new car, and WE were send a notice to cease that falsely accused us of things we have never done. I fully believe these people have some sort of personal or familial connection to Kathleen, and therefore are "untouchable" and will remain so. We also heard "through the grapevine" that they are the reason the last renters moved out, and they will be the reason we move as well. I have read reviews of Panco Management claiming that they send out illegal evictions regularly, so I fully expect them to try the same thing after seeing this review. However, I'd like to remind them that if they try to retaliate, we have a lawyer who will make sure that our rights as renters are not infringed upon.
