I had a Christmas tree on the front that wasn't allowed there staff are so ignorant when i called last year to let them know i was moving on the 5th of the month. I had asked if I had to pay the whole month and the woman said yes you have to pay the whole month even if you're moving. thank God I'm out of there in a beautiful complex in new hampshire I would never recommend anybody to live there I would rather live in the streets also don't Apache rotten people. She shows up to our condo's annual meetings with little or no information and then just guesses when you ask her questions, which has usually been the wrong answer. She picks and chooses what emails she wants to respond to - mostly just ignores you. However, when you address her about it, she gives you an attitude + claims she doesn't do that...we have multiple ignored emails over the years to support. PMA does not know how to do proper accounting either. On more than one occasion, they've claimed we've owed them money and we've had to prove to them where they were wrong, yet they've failed to apologize. Wonder how many others they've told they owe money and they've just paid thinking they could trust our management company? We've been lied to, ignored, and they've asked for money from us that they were not owed.....I'd highly recommend staying away from PMA.

    I am a second-time resident at Royal Crest Estates in North Andover, MA. The first time was from…read more1996-2000 and the second time (very temporary) began in July 2012 and will continue until February 2013. Some things have changed, some things have stayed the same. 1. Changes - They no longer provide security at the front entrance to screen visitors to the complex. Now, anyone can drive in here. - They allow cats and dogs to live here now. There is a monthly fee per animal. I don't have a pet so don't know the exact amount but believe it's around $45 a month per animal. - They charge you to park a vehicle here - currently $10 a month per vehicle. - On a positive note, they finally added a recycling bin. Prior to this happening, everything was dumped in the trash. - You can no longer have a barbecue outside. They provide communal barbecues near the swimming pool area, but that's not as convenient as heading outside your building and using your own. 2. No Changes - The apartments are referred to as luxury apartments. This would have been a stretch in 2000, never mind 2013. Nothing about the apartments has changed in terms of the HVAC system, appliances, bathrooms, etc. Everything looks just as it did 15 years ago. - You get what you pay for. My wife and I checked out other "luxury" apartment complexes in the area and can confirm that Royal Crest Estates is the most affordable of them all. We only needed a short term lease while we wait for construction of our home to be complete, so the monthly amount is higher than it might otherwise have been had we committed to a 12-month or longer lease. That said, we have a 3-bedroom, 2-bathroom, 1450 square foot apartment for much less than much smaller 2-bedroom apartments elsewhere. - The staff--especially the service team--are very friendly and professional. I was sorry to read other reviews that other people have a different view of the staff here, but my experience has always been positive. 3. Other Thoughts - The first time we lived here was in a basement apartment. Heating that place during the winter time was very expensive, in part because the HVAC system is electric and has a hard time pumping warm air to the bedrooms. This time we're in a 2nd floor apartment and have yet to turn on the heat this winter -- and it's December 1st! Perhaps it's because we're in-between apartments, but the temperature in our apartment has never dropped below 70 degrees. So if you decide to move here, opt for the middle floor apartment. Your wallet will thank you later. - We moved here from a single family home, so we really noticed the noise our neighbors make. Perhaps it's because I know I'm only here a short while that I truly don't care about the noise people make. We sometimes here the kids in the building get together and play in the hall. They're ages range from 4 to 10 or so (in my opinion) and they can get quite loud at times. But they're always quiet by 8pm so whatever, right? We sometimes here the people walking around above us, including a young child who seems to sprint everywhere, but again, it's short lived and just reminds us to watch our own steps in consideration of the people below us. For the most part though, no problems to report. - There are Merrimack College students living in our building. They have NEVER been a problem and I have never encountered issues elsewhere on the property from other students. If there were issues in the past, I suspect they were isolated incidents. - The approval process is as onerous as others have pointed out. I don't know how it compares to other rental communities, but if a resident is over 18, they will need to go through the same questionnaire, providing earning information, etc. If, like me, you're in a position where one salary is enough to cover the rent, then say that nobody else works. It's far easier and requires less paperwork. In closing, I would encourage potential new renters to shop around, compare prices, and then make a decision based on what they can afford, which school system they want their kids to attend (if applicable), how much space per dollar the apartment offers, etc. I believe it's possible to find somewhere quieter, smaller, more expensive, etc., and that may be okay with you. I won't say that Royal Crest Estates in North Andover offers the most beautiful apartments, but they are priced competitively for this area and deserve a look. Good luck and happy renting!

    I'm not sure where to even start so I'll make a list of issues that my partner and I have come…read moreacross in our year here: -Infestation (mice, roaches, centipedes, ants, spiders, and more) -No communication (unanswered emails to the main office, no information given on construction/loud projects) -Predatory practices (auto enrolling in package lockers that are exceedingly difficult to get out of, paying for parking spaces, $600+ heating bills in the winter due to no insulation and being told to "fix it ourselves" -Merrimack College (being told that students were being phased out by 2026 and then MC buys the place and makes it effectively a dorm on top of families, the students are loud and disrespectful. It feels like we were tricked, we have another year of dealing with this with no way out built on false pretenses) -Construction (the front buildings in particular are bearing the full brunt of the 114 renovations and also doing some of their own it seems like, they tore down a ton of trees and the brick wall out front leaving no sound insulation, they park the construction vehicles right next to the buildings (on the grass), there is dust and debris everywhere) -Other misc. issues (mold, upstairs neighbors footsteps shaking lighting fixtures and pictures on the wall, water dripping through bathroom vents, sewer backing up and flooding the entire apartment (no reimbursement and we had to pay to run multiple industrial grade dehumidifiers to dry it out), electronic locks only with the app sometimes just not loading making it impossible to get into your apartment without memorizing a 6 digit code, packages being stolen, no cameras anywhere but the leasing office) In conclusion, I beg of you to consider other options, this place is not worth your money in it's current state, and I don't see it improving any time soon.

    Living at Den Rock has been nothing but disappointing. Upon move in (in a newly renovated…read moreapartment), we had to place upwards of 10 work orders within the first two weeks. Orders ranged from our front door lock being installed upside down to there being a metal fan with sharp blades uncovered in the common entryway. There have been additional safety concerns here as well, such as our entire building smelling like marijuana on a daily basis, sometimes as early as 8 AM on weekdays. The smell frequently comes into our unit, either through pipes, the front door, or through connecting walls. Windows do not stay open to properly ventilate the common areas. We have been told the same information from property management for months regarding the tenants that continuously smoke indoors and no progress has been made on any resolution. The lease states this is a smoke free community when in reality it is not - falsely leading tenants to believe this community is family friendly. Last summer the community pool turned green. Windows in the gym do not all properly open to ventilate the area. Parking spaces are small - if a car is parked next to you, it is nearly impossible to get a child out of their car seat. Snow removal is chaotic and not adequately done. We have voiced our concerns to maintenance, property management, and Fairfield Residential. Our concerns were met with disregard and lack of professionalism. I would urge families to think twice before moving here.

We could have decided to go somewhere closer to work but the service we get here is extraordinary. June is a real treasure, she truly cares about the tenants and will do everything in her power to make sure they are well taken care of. The apartments themselves are cozy with a good amount of natural light. I love the walk-in closets and the choice to have vinyl flooring throughout the apartment is great. A little pantry in the kitchen has proven useful and a good space-saver. I love the balconies and how we are able to walk to Den Rock Park. We do not have any complaints regarding the snow removal, they have been prompt and efficient. It's great that they have the option for a garage and a fireplace. Rent is definitely cheaper in Lawrence than in North Andover, but you are practically living in North Andover so it's a win-win. Reading the previous reviews, I do agree that the parking spots are a little tight and if someone parks incorrectly, it definitely throws the other spots off, it can be a little irritating.

    I've lived here long enough to see three different management companies come and go, and Four…read morePoints has been the best by far. Maybe it's because we finally have a property manager who actually cares. Joshua manages our property, and the difference is noticeable. Every time I've submitted a maintenance request--even for something routine--he's been responsive and easy to get in touch with. What really surprised me is that he doesn't just send a contractor and disappear. More than once, he's shown up himself to make sure the work was completed correctly and that I was satisfied before closing out the request. It's rare to find a property manager who's both professional and genuinely invested in the building. He communicates well, follows through on what he says, and treats residents with respect. The building feels better maintained than it ever has, and it's obvious someone is paying attention. No management company is perfect, but after dealing with the previous ones, I can honestly say the experience has been a huge improvement. If the rest of their properties are managed the way ours is, they're doing something right.

You never know what's going on. I just moved from the property June 30 and was supposed to receive my security deposit back of 4750. They kept 4100 of it so I'm filing a motion. They said extensive damage although I have a lot of videos and pictures showing nothing but a little bit of peeled paint some of the rooms scam artist.
