I understand and respect that the appraisal result comes out of subjective evaluation. However It is not acceptable they put in wrong objective features of the house. The monthly rent estimation they gave is almost 10% lower than the actual rent for a current lease contract. For a house that the price raised for more than 50% during the past 2 years, the appraiser put down in price column saying stable. Very reasonable, and I don't understand. I worked with Suntender valuations during the refinance of my house, They are hired by my lender. Appraiser showed on the scheduled day / time and left with multiple pictures of rooms and attic. He was not sure what needs to be done and just running from top to bottom like dumb, Not at all professional or friendly. Report provided is totally out of sync from actual market values. read more

My lender hired them for the appraisal report. The appraiser came on time and start to take photos of each and every room. When I expressed my concern about the privacy, I was told that photos will be blurred to protect our privacy. However, when the lender and we received the report, none of the photos were blurred. We will this is a serious invade of our privacy considering the report. will be circulate around between the brokers, loan processors, underwriters et al. This is completely unacceptable! If there are zero stars, I will choose zero. Runaway from them! Totally a scam of the money! We wanted to get a house earlier this year, and my lender used them to do the appraisal report. They quoted $1050 by 4/9 or adding a $250 rush fee to get it by 4/2. We didn't want to risk extending the closing date and chose to pay $1300 including the rush fee. However, the appraiser just wouldn't do his work. By 4/9 we still haven't got the report back. We called, our lender called, and the appraiser either didn't return the call or lied that he has already submitted the report. Finally, we got the report on 4/13 and the underwriting company found a lot of issues with the report. The revised report was not sent back until 4/21. After almost 3 weeks of delay, our seller was not happy, our locked mortgage rate was expired, we were all exhausted. We actually had to give up that loan just because of all that mess. I went back and asked them to at least refund me that $250 rush fee. And their reply is that I didn't pay the rush fee, I just chose the $1300 option and once it is chosen, I don't get the refund. (I've attached their reply to the review) So I paid $1300 and didn't even get the $1050 option service. They apparently don't care since they've already got the money. Unbelievable. read more

Though, given that he only spent 5-10min max on the actual appraisal, and didn't seem to measure anything the second time around, not sure if I'm even surprised by the inaccurate report. We received the appraisal report with the comps used that are completely unacceptable! 2 of the 3 comps were sold last year in October and November, which were 9 and 10 months ago from the appraisal and certainly do not reflect the current market value. The third comp was a much smaller property and is not even in the same neighborhood as our property! This report is an unacceptable and inaccurate reflection of our property value. I did a quick search and found plenty (7!) recently sold properties are all within 1 mile of our house but none of them were used as comps. Please do not use this company and hire a competent appraiser to save you time and money. read more

Great work and love the way he organized all the explanation of the appraisal and detail pictures. Definitely recommmend.

1. The appraiser changed the appointment time twice the same day before arriving and came in late. 2. The appraiser did not finish seeing the whole property and said he had other things to do and left in a hurry. 3. The appraiser did not give any values to the 2 newly added bedrooms and 2 newly added bathrooms, all permitted by the city. He did not ask me to show him the permit but stating in his letter "their permit could not be verified" - he did not try to verify the permit at all. 4. He also stated in his letter that the record office has not show my name as the owner yet, but did not say that I provided him the property tax payment record which shows my name as the owner. Mentioning only the record the office (which is usually slow and has much less authority than the property tax office) without mentioning the property tax payment proof would easily confuse the lenders. 5. The appraisal fee is more $500, a little too high for the unprofessional service. 6. My home should be worth more than $950k, but he only gave $850k. read more

My lender selected Suntender as the appraisal company for my ~1400 sq ft condo refi. I got a payment request for $650; when I went to make the payment the following day, the price increased to $725. This is more than double the typical cost of an appraisal for this type of home (not sure why my lender used Suntender, I had no choice here) A few days after the appraisal, the appraiser called and said he forgot to take a picture of one of the rooms, and asked me to send him a picture of it so he can complete the report. 2 stars instead of 1 because at the end of the day they delivered a completed appraisal report, despite the excessive price and my involvement in providing a picture. read more

So dissatisfied w/ Bob, the appraiser, and Suntender for not even Evaluating his rushed and poorly done appraisal w/ multiple errors. This was brought to Bob's attention and the Lender showed very recent comparables in my own neighborhood along with the errors and lack of features that were stated that my home has. Bob then corrected some of the errors and added features to my home. After some of the upgrades were added to my appraisal for some reason the final appraisal value of my home STAYED THE SAME. All the erroneous statements were removed from his 2nd appraisal and the upgraded changes he made did not affect my value by even a penny. In my opinion some of the rudest unhelpful appraisal people I have ever dealt with. Setting up the appraisal was a joke no sense or urgency or care when they got us on the books. Once they do your appraisal if you call for updates you'll be reminded they don't have to be done yet. They seem to forget I paid them $500 online. They seem to forget inconveniences like me are what generate their pay checks. Pretty sure a bill collector will provide you better customer service than the associates here. read more

I don't know how these people are still in business! I wish I could give zero star! They claimed to be in business for over 30 years, but they are not very good at what they do. They use RMLS, which is not a rental platform, to pull old and inaccurate rental prices for their appraisal reports. They don't actually have an accurate rental data to pull from. Stay away if you hear this name. Ask the lender for a diff appraisal company! read more

I bought a TOWNHOUSE in 6-2021, at that time they the house was 610k, for some personal reason I have to refinance. My townhouse has a very good pool view, and on website is 680k now. They are probably the worst appraisal company ever. If I could give a negative review I absolutely will. 1. Not only did they subcontract out to another appraisal company to do the work, they used one from a San Francisco, who is not aware of the local market here. Subcontracting out is fine, but my property is in San Jose... 2. They originally misquoted and called out conversions without validating with the county on the work, which affected my ability to get a loan, and I as the buyer had to call that out and get my agent and the seller agent to clarify to them 3. They SEVERELY undervalued my home by about over 100k to 200k, which is impacting my ability to borrow money from my lender, and now I am responsible to pay the difference by close of escrow. 4. To continue with #3, they not only used comps that were old, but chose some of the lowest priced homes that sold in the area which affect the appraisal 5. They chose to deflate the value of all of the comps and use the deflated values for appraising... Most of the houses in my neighborhood (within the direct vicinity of my property, some within 4 blocks) that sold in the past 45 days sold for over 1.8+ to 2.4mil, and my square footage and number of Bedrooms/Bath's are comparable, some were larger but some was smaller... My property has a much bigger lot., but they won't even appraise my house for more than 1.7mil... 6. Our mortgage broker ask them to make the revisions and they refused and asked us to stop making requests to do so. Even if it was their mistake to use the improper comps, they couldn't even try to look and revise it with updated properties that my agent sent to them with... Absolutely ridiculous. If you are looking for a appraiser/appraisal company, I'd suggest you stay away. If your a brokerage, I suggest you take them off your list of appraisal companies to use. read more

Was used for appraisal of 1 acre house for refinancing purpose in the heart of the city. The appraiser was picking comp house with lot less than 0.25 acre. There is no comparison. Also tried to ask them to reevaluate and provided list of comps that were recently sold with a lot higher prices, but nothing got changed and kept using the wrong comps.
