The maintenance person is the BEST. Even "B" who cleans our hallways is great. Parking lot not covered, but right near your door. Right next to I69, four major groc stores, many convenient restaurants. They need to spend a lot more on snow removal (maintenance takes care of the main part, but need a company to do snow removal on sidewalks and between cars and handicapped spaces.) They need to spend money on all the all the dead and dying trees and bushes. "Curb appeal" counts when we spend so much. The receptionist is very friendly but can't change much. I love living here!

I only have a couple gripes. I rented the 3rd floor one bedroom apartment. The people on the 2nd floor below me have to suffer when i walk up here, due to it sounding like I am stomping ....but I am not stomping. The berber carpet has virtually No padding, thus the 2nd floor hear every step I take. In fact, the floor even vibrates. I mentioned this to the office staff, they explained that the building is old, but sturdy. Which is true, as far as i can tell. My apartment inside is awesome, however; the appearance of the complex, namely its 1970-ish look should be updated. It reminds me of Kings Court in Miami Florida when I lived there and Donnie Brasco was there. But for the price you cant beat this place. It is close to every thing, I just love it here. Oh, my other gripe was that this building I am in, only has one washer and dryer for 12 units. Thats like crazy. The last place I rented via RentDotcom was in Orchard Park, NY, and it had 12 units but had 5 washers and dryers for the building. Currently I have like 40 lbs of laundry to do and cant seem to get to the washer before anyone else. So I have decided to sort through my laundry and throw out most of it. Oh well. Thats life. So to sum up my opinion, this is a Great Place to live! Oh, if you have pets, they have a Pet Building here! Very nice! I wish I had brought my dog, Im so lonely here. But thats another story. The place has a nice pond area and the staff is friendly ! They are rather quick when it comes to maintenance and usually correct the problem within a day and respond back quickly. They shovel and keep the area maintained well! Overall I am happy with the place and will probably continue to stay here until I graduate college.

I could see they liked to have things kept clean and nice for their residents. We stopped by the leasing office on the way out one day and the staff was really polite and helpful for my friend which in my experience, isn't always the case. The office was so beautiful too with so many amenities there. Unfortunately it was too cold for the pool but the area had chairs and tables for whenever it's warm enough. There's also a gym for residents to use there. The area is a great location with good places to eat and grocery/convenience stores nearby. It's also not a far drive from Detroit where we flew into. And about a 45 minute drive from Frankenmuth, MI which was so much fun to go to. Even as a guest I felt welcomed. If I were ever to move up, I would definitely want to live here!

They take the phone calls but do not respond to the site of the problem; at least when it comes to violations of the property's noise policy. This has occurred numerous times. The water heaters are very old...more than 25 years...and there is only one per 12 units. Because of the age, it takes longer to get hot water and more water is wasted getting it. Residents pay an additional $15 a month, per occupant, for water. Maintenance is slow to respond and often takes a second phone call to remind staff of the issue(s). The drive (Ridgebend Dr.) leading to the property is eroding, with three large areas that started as small potholes but as winter progresses, will surely get larger and deeper. The rent is reasonable but may soon go up with each lease renewal. The property management company is in the process of adding low maintenance siding to every building, giving a much needed face lift.

I've watched a maintenance crew come and go a few years before that I've watched different management companies come and go so in my opinion that's a bad thing. Now I'll talk a little bit about the condition of the properties I've seen in multiple apartments the floors sinking in literally wood rot under the tile where you walk and those areas it's super soft I've seen in a garage where the bathroom looks like it's about the cave through the floor You can see it through the garage ceiling. The Manager is horrible. I've witnessed them post rent raises on the doors of the people who live here right before the holiday with no warning with a deep increase If I'm not mistaken a two bedroom went up to 1200 from 800 I think three bedrooms went to 1400 their asking for this in the condition of the properties are very poor. That showed me they don't care about the people that lives here for them to post rent raises days before a holiday with a deep increase with no warning without the place being renovated completely is disrespectful to the people who's been staying here paying their money faithfully. I know a woman who stays here her mother paid rent she's on time every month with payments They stole her money She went to court show receipts and she still lost and had to pay again and she's in her 70s with cancer. Now I have lots of friends in Flint Davidson Grand Blanc I'm an investor I've noticed when a property is majority white people that live there They get treated very differently than the blacks I'm just stating facts. To post rent raises days before a holiday with no warning at all is a slap in the face I don't see that when it comes to majority white properties That's just my true observation. That shows me they really don't care about these people. For the winter time when it snows they barely remove the snow I've seen vehicles sliding coming through here on straight sheets of ice. The one maintenance man I mention he shovels by the door just to clear that way out. Again in my opinion when it comes to rent in the conditions that I've seen in multiple apartments a two bedroom is worth maybe 600 and the three maybe 800. 1200 and 1400 is absurd. They need an inspector to come check this place out the insides the caving in floors. Also in multiple apartments yes they have washer and dryer hookups but they haven't cleaned the gutters out in so long the dryers barely dry I've seen that with my own eyes again I've been coming out here visiting for years so I can speak these things I know over 11 tenants here and I've been in all their places multiple times. I'm curious to see how they're going to renovate the inside and how they're going to disturb the tenants to do so I'm very curious to see that process. They have a crew here now that are working on the wood frames on the outter windows they play their music loudly while people are working from home. I observe them throwing nails down from the old wood into the snow instead of putting it in a safety bag and placing it in the trash a guy out here ran over a nail because of that. So just unprofessional all across the board They recently put in new windows. That's when they put rent raises on people's door during the holiday I was mentioning. The air and heat works good. The water sometimes get cold in the winter time I'm sure that's so uncomfortable It gets hot but sometimes out of nowhere it gets cold and my friend been telling them that for a long time and nothing has changed. When my friend moved into The apartment years ago the paint was poorly done The doors of the room had nails in it like someone rigged it up a closet door was missing those things were never replaced after they asked multiple times. Again that's a lack of maintenance men being present. I don't understand how you can have one maintenance man working a whole complex how could you possibly get anything done. That shows how much they care about the people but again come judge for yourself. Seeing that people been living here over 10 years how could they not keep them in a loop of what's going on seeing they're taking their money monthly. ​​Also I forgot to mention The walls are very thin and weak You can hear your neighbors easily, leaky faucets.
