    Review update: I was definitely upset after recently finding out I owed a balance to Sunset Terrace my old apartment from 2020. My ex stayed when I moved out so I left him all the furniture & kitchen items to use. Those were all items I charged & some items I was still paying for. However when he left the apartment without telling management. They mailed us both the apartment bill to the apartment I was no longer living in. Plus all my items he left behind, the apartment management changed the locks & left a 15 day notice on the apartment door. So we could contact management to open the door to grab our belongings. However I had no idea he moved out & I was never notified to come collect my items. So after the 15 days were up they either kept my items they wanted or put them by the trash for the neighbors to take what they wanted. Being that management knew my situation I wished they would have reached out sooner. They met my parents & they probably had their number under my emergency contact. They also probably had my place of work in the lease that they could have called to get ahold of me. Plus they had my cellphone & email address. Not to mention being born & raised Maui it's a small island. They could have gotten ahold of me sooner rather then waiting until almost 2023 to try to collect their money from me because my ex hasn't paid them yet. Although I am happy to say I'm no longer tied to Sunset Terrace, so that's why I'm bumping my 1 star to a 2 star. They offered to accept half of the balance to clear my name. I accepted because I wanted to end the harassing emails/phone calls to pay my ex's balance. Plus my old apartment was bringing back some old traumatic memories I didn't want to relive with the daily constant reminder.     I regret the day we signed the lease to the Sunset Terrace Apartments managed by Apartment Management Consultants--a Utah based slum lord property management company. We were moving from Washington D.C. to Maui to employment reasons. We wanted to make the move as smooth as possible and leased this place--the very few that allowed our two small dogs. From the online photos the place seems presentable. These curated photos only show the property's grounds and pool area--rather than the: * rotten kitchen cabinets full of cockroach debris * the dirty window screens * the deteriorated parking lot lines * dog feces on the lawn * Dirty and broken laundry room. As soon as we laned we arrived at the apartment. I noticed the pungent, musty odor from cockroaches infestations as well as a strong mildew smell. I opened the cabinets and noticed cockroach residue in the hinges and inside the cabinets and drawers. The entire wood of both the kitchen and bathroom cabinets were swollen from humidity water damage. The stove had roaches inside and would crawl out every time it was in use. The kitchen drawers' rails no longer serviceable and sawdust fell to my dishes at the bottom. After complaining to the leasing office, they send someone to "clean" and pest control since we just moved in. I asked Dante, how is it that you did not inspect the apartment before new tenants move in? It is so incompetent and negligent on the entire leasing office. The floors also were clearly damaged. The tiles were stained and several broken--so much that dust will come out every time I would sweep. The wood laminate floor had dents from previous tenants' heavy furniture. The entire laundry room was almost like being in a Goodwill Store. People would leave their unwanted goods in a communal table. The mail was adjacent to the laundry room and tenants would leave their junk mail on the floor thus adding a sense of chaos to the entire room. On top of that, the machines were disgusting, unhygienic, and expensive--when they were functioning. For an apartment over $2,000 a month and without an in-unit laundry and washer is unacceptable. Slum lords like Apartment Management Consultants get our 1) rent money, 2)"pest control", 3)sewer and water, and 4) our laundry room fees. Instead, I had to purchase a $300 portable washer. If you have to live here this is the only way to avoid getting a skin rash. This entire apartment complex is disgusting, loud, outdated, and full of drifters that work in the Kaanapali service industry. People that are temporarily in Maui. Several drug addicts and plenty of both cigarette and marijuana smokers. And this didn't come to deaf ears since several of the Sunset Terrace workers live there. How could they not see all these problems? They were reactive after several emails and phone calls never proactive in having a clean, quiet, organized community. I would never see them patrolling the halls asking people not to trash their lanais, or to enforce quiet hours. Gladly I was able to walk away with my full deposit after a couple of back and forth calls and emails from incompetent Bobbie. I'm glad that she got demoted and I can see why. She has no business in the property management industry.

Don't expect to get a call or anything fixed anytime soon. Water was leaking for over a month plus and still had to pay for it as no one would come to fix it. You can never reach anyone. The woman Is so unqualified and so unhelpful it's honestly sad. This is already a last resort living situation but this place is the slum of slums. Had to move out due to the mold causing health issues that wasn't taken care of until I said I had to move out. They show pretty pictures but don't be deceived. The entire property smells of urine and is infested with a cockroach problem. Multiple tenants complain with no help. Multiple tenants were dealing with mushrooms growing out of their walls and mold but they decide to raise the rent and make you pay all the utilities. What a joke. I wish I could give this place a negative star. Get new management. And also when they say they'll give you your deposit back and credit you for the water you paid and your items that got ruined don't expect to get it, it's still been over a month and by law it should've been back in 14 days

If you still wish to rent there, read the entire lease agreement, do the move in walk through, make a list or record a video and when moving out, make sure to do the final walk through and present your documentation of your move in records. Do not be fooled and know your landlord tenant code or say bye bye to your security deposit! The owners of this property will never respond to your emails or calls, should any disputes arise. They leave everything to the property manager who knows very little about management. If I were you I'd look somewhere else!

First stop on my home hunting adventure is of course: "The Masters at Kaanapali." This is actually one of my favorite Maui locations. I could literally picture myself living here. I can also imagine how active I'd be by all the potential walking locations I'd have access to. Since you are still pretty close to the ocean. I'd pack up a hiking bag to walk down the hill for a fun filled beach day. Or if I'm in an exploring type of mood. I'd walk the beach walk by the hotels & find a fun restaurant to try out. Plus plenty of shops to check out along the way too. The possibilities are endless. Plus just being in a gated community is on another level. You never have to worry about traffic within the community. Plus the grounds always look nice. The upkeep is seriously impressive. My only downside is each parking lot only has a few guest parking spaces available. However if you're having people over or services done. I've seen people just park on the side of the street. I do love the quick walk from my car, to the sidewalk, down a few steps & to the front door. Even the lush greenery, with the swaying of the leaves along the way is so peaceful. It's almost as if time slows down just to welcome you home. Plus this particular spot is so spacious. You have an entry way on the first floor perfect for stashing your shoes. I'd also store my beach items down here too. Then once you head up the stairs the space just opens up. The first room could be a perfect office space or guest bedroom. The main bathroom also has a washer & dryer. Which if you've ever had to use a shared laundry space. You already know having your own is a must. I'm also in love with this spacious kitchen. I can picture all the fun homemade snacks like kale chips, smoothies & dehydrated fruits. Then walking through the living space to an ocean view is breathtaking. It's almost like a living painting where the photography point of view changes daily. Absolutely love the master bedroom. This large space also includes a walk in closet. The views are great, but I have never met so many unfriendly people all living in such close proximity. My girlfriend and I got suckered in by the great location and views, but never in my life have I been treated so poorly by the managment and neighbors. We were most definitely discriminated against due to our being younger than the average resident. If you are considering renting or buying here, I would seriously think twice about it.

I was supposed to travel to Maui during the Kona storm on March 14th. My flight was cancelled out of LAX after 13 hours of deferring it. While this was going on, I spoke with the after hours person of Sullivan Properties who told me at one point, the road had a mud slide between the airport and the resort......hoping to be cleared at some point. The governor had declared it a disaster zone and asked visitors to rearrange their trip if at all possible. Having the expense of now an overnight in LA and deferring of my flight once again on the 15th, with the forecast, flooding, power outages and sink holes, we decided to cancel all together instead of spending another day in the airport. I asked Sullivan Properties if I could get a refund or future credit and she told me that without having purchased the insurance, it was non refundable and I would just be out. I feel with the extenuating circumstances and the Governors announcement, some grace should have been shown. It's not like it was just a little bad weather or mild storm. It was basically a hurricane for days!!! I would have never expected mercy with bad weather but I feel like this was above and beyond normal. I have read about many travelers, who were in the same circumstance as me, who praised their resorts for refunds or credits despite not purchasing insurance. That, I feel, would have been the right thing to do. Acts of God should be covered with or without insurance. We were supposed to be staying at the Whaler but I know you can rent packages at the exact same place through Expedia at the same or cheaper price with coverage that is easy and fair. This unit was rented through VRBO who was also not helpful in fighting Sullivan Properties although VRBO refunded ALL of their expenses on their end (cleaning fees and taxes). $1900 is a lot of money to lose!!!!

The free valet was fantastic, and the room was spacious, clean, and had a gorgeous ocean view. We had an issue with our mattress and it was never comfortable. That was the big bummer of the stay. They replaced our mattress after we said something but it didn't fix the issue. When we laid down, we always felt like where laying way back like toward the headboard, feet higher than our head. It may have been a bed frame issue. It wasn't the worst, we just ended sleeping the other way. You have to call housekeeping to get service. That was super easy and they did a great job. All staff on site were wonderful. The grounds were well-kept, and we loved spending time by the pool--there were a few different pools, each with its own unique feel. Surprisingly, we went down the slide several times (haha it's not just for kids). Duke's on the property was a big plus. They had servers taking orders pool side. The food trucks nearby were fantastic, dealing distance away, and so much variety. they're open u til 8pm. Overall, it was a great experience, and I would definitely come back.

Honestly, we had such a great time the first time we were here that we returned for our, super late due to Covid, Honeymoon last month. I love the size and location of the property. From the pools, amenities and the gorgeous view. The rooms are condos that come with kitchens, laundry and balconies. The first time we stayed we did a one bedroom partial ocean, but this time around we did a studio and enjoyed the full ocean view. The staff have spoiled us with some sweet congrats cookies that we really enjoyed. This property also has a Dukes on site which is super convenient. They do get busy though so we've just ordered to-go and enjoyed our food on the balcony. One thing I wish this hotel did have would be a cafe, or some kind of coffee on site. There's a market in the other tower, but the building we stayed in has one under construction. I'm hoping they put a coffee spot because it would be perfect! We love the location and feel when we come here and the included parking is a HUGE plus! I couldn't recommend the Honua Kai more and we look forward to more visits here in the future.
