Review update: I was definitely upset after recently finding out I owed a balance to Sunset Terrace my old apartment from 2020. My ex stayed when I moved out so I left him all the furniture & kitchen items to use. Those were all items I charged & some items I was still paying for. However when he left the apartment without telling management. They mailed us both the apartment bill to the apartment I was no longer living in. Plus all my items he left behind, the apartment management changed the locks & left a 15 day notice on the apartment door. So we could contact management to open the door to grab our belongings. However I had no idea he moved out & I was never notified to come collect my items. So after the 15 days were up they either kept my items they wanted or put them by the trash for the neighbors to take what they wanted. Being that management knew my situation I wished they would have reached out sooner. They met my parents & they probably had their number under my emergency contact. They also probably had my place of work in the lease that they could have called to get ahold of me. Plus they had my cellphone & email address. Not to mention being born & raised Maui it's a small island. They could have gotten ahold of me sooner rather then waiting until almost 2023 to try to collect their money from me because my ex hasn't paid them yet. Although I am happy to say I'm no longer tied to Sunset Terrace, so that's why I'm bumping my 1 star to a 2 star. They offered to accept half of the balance to clear my name. I accepted because I wanted to end the harassing emails/phone calls to pay my ex's balance. Plus my old apartment was bringing back some old traumatic memories I didn't want to relive with the daily constant reminder. This morning the Landscaping vendor shattered my doorwall window glass. I called the management office they responded immediately. The onsite property manager Jody and staff, Evie arrived right away. So did the maintenance manager with one of his Senior Staff members. immediately they started cleaning up the glass, summoned a housekeeper and were very thorough removing the glass shards. Housekeeper swept, vacuumed & wet mopped the entire area. She removed the bedding because it had glass thrown onto it, had a replacement set of new linens and are laundering my existing set. The window was boarded up by 1:30 pm and repaired efficiently so I could open the remaining doorwall slider. The replacement glass was immediately ordered. It went way better than I expected. I regret the day we signed the lease to the Sunset Terrace Apartments managed by Apartment Management Consultants--a Utah based slum lord property management company. We were moving from Washington D.C. to Maui to employment reasons. We wanted to make the move as smooth as possible and leased this place--the very few that allowed our two small dogs. From the online photos the place seems presentable. These curated photos only show the property's grounds and pool area--rather than the: * rotten kitchen cabinets full of cockroach debris * the dirty window screens * the deteriorated parking lot lines * dog feces on the lawn * Dirty and broken laundry room. As soon as we laned we arrived at the apartment. I noticed the pungent, musty odor from cockroaches infestations as well as a strong mildew smell. I opened the cabinets and noticed cockroach residue in the hinges and inside the cabinets and drawers. The entire wood of both the kitchen and bathroom cabinets were swollen from humidity water damage. The stove had roaches inside and would crawl out every time it was in use. The kitchen drawers' rails no longer serviceable and sawdust fell to my dishes at the bottom. After complaining to the leasing office, they send someone to "clean" and pest control since we just moved in. I asked Dante, how is it that you did not inspect the apartment before new tenants move in? It is so incompetent and negligent on the entire leasing office. The floors also were clearly damaged. The tiles were stained and several broken--so much that dust will come out every time I would sweep. The wood laminate floor had dents from previous tenants' heavy furniture. The entire laundry room was almost like being in a Goodwill Store. People would leave their unwanted goods in a communal table. The mail was adjacent to the laundry room and tenants would leave their junk mail on the floor thus adding a sense of chaos to the entire room. On top of that, the machines were disgusting, unhygienic, and expensive--when they were functioning. For an apartment over $2,000 a month and without an in-unit laundry and washer is unacceptable. Slum lords like Apartment Management Consultants get our 1) rent money, 2)"pest control", 3)sewer and water, and 4) our laundry room fees. Instead, I had to purchase a $300 portable washer. If you have to live here this is the only way to avoid getting a skin rash. This entire apartment complex is disgusting, loud, outdated, and full of drifters that work in the Kaanapali service industry. People that are temporarily in Maui. Several drug addicts and plenty of both cigarette and marijuana smokers. And this didn't come to deaf ears since several of the Sunset Terrace workers live there. How could they not see all these problems? They were reactive after several emails and phone calls never proactive in having a clean, quiet, organized community. I would never see them patrolling the halls asking people not to trash their lanais, or to enforce quiet hours. Gladly I was able to walk away with my full deposit after a couple of back and forth calls and emails from incompetent Bobbie. I'm glad that she got demoted and I can see why. She has no business in the property management industry. read more

My brother was looking for an apartment in the Lahaina area and this spot was one of the many in the running. He was given the opportunity to apply and was told by multiple members of the staff that the deposit was fully refundable. Unfortunately trusting the word of the leasing staff, he applied and paid a $500 deposit. Management delayed and delayed and delay. Then stalled some more until my brother needed to be out of his place. As the day of came, 3 weeks after the initial application and zero response from the complex, he called to withdraw his application and was met with "sorry, the deposit is non refundable." About as sleazy as you can get. Rent literally anywhere else. read more

I am a current tenant living in Sunset Terrace and at first it was lovely complex for a decent price, however ownership has decided to take advantage of local families are began price gouging! Our one bedroom unit has gone up multiple times since moving in from $1,700 to $2,100 and now it's gone up to almost $2,500! Not to mention the amenities are not at all what is advertised - wash/dryers were supposed to be replaced 4 months ago we are using washers/dryers that are absolutely disgusting (full of cat litter, bleaching our clothes, moldy on the inside). The pool is a joke, there are large groups of kids at all times running around the pool deck unattended, blasting music until 10pm, young adults drinking and arguing until late almost every night. Parking is also a joke, consistently coming home to some random person parked in my stall and the office staff does nothing about it. Inside the apartment - the AC unit is FILLED with black mold, I can not even believe we have been breathing that in for this long, cockroaches under every appliance/cupboard, ceiling fans that barely work, mold growing in the bathroom on the ceilings (no proper ventilation). Oh and to mention the cops are a regular occurrence in the complex. Always some sort of drama happening! Save your money, and you sanity. Find somewhere that actually respects the tenants and isn't just trying to make the most money off families and locals. read more

Fraudulent, unprofessional, worst possible apartments to live on the island of maui. Moving to Maui should be a magical experience. This apartment will destroy that experience. We entered into an extremely moldy apartment. They do not remediate anything they simply paint over mold and if you know anything about mold this is not a solutions and creates more of an issue. They will take your entire security deposit regardless of if there is any damage or not. They repaint the entire apartment even if you only stayed 6 months and they take that out of your security deposit. You will actually get a bill for about double your security deposit and then try and state that they are giving you a discount on the work. $5,700 for a 2 bed 1 bath 750 sqft apartment is what they wanted and claimed to be required which sucks up 3200 security deposit then they want you to pay the difference. I specifically spoke to the office staff and the head of maintenance before I moved out to ensure I would get my security deposit back. All walls were patched, the apartment was cleaned professionally (At my expense) they still charged cleaning fee and patch work and a complete repaint of the entire apartment. I took photos when I left to ensure I documented how the apartment looked upon vacancy luckily. They do not take photos to document their work so they can create fraudulent bills for you to pay. I lived here during the lahaina fires... They immediately sent out an email the following day after the fire with very little tact that read. "We understand the difficulties you are facing right now but just a reminder rent is due at the first of the month" I couldn't believe how heartless they were. Be mindful that people lost everything in those fires. Most of us lost our businesses and jobs at the very least. The reason this company is around is because they are the ONLY apartments on the island that allow animals. I would avoid living here at all costs. Save your money, find anywhere but this apartment. read more

Pet Friendly WITH A MONTHLY FEE & DEPOSIT Very deceiving, not completely pet friendly, there is a $60 a month dog fee and $500 pet security deposit. Also, this is the first apartment complex that I know of that charges water and refuse (trash) on top of your monthly rent. So whatever Sunset Terrance quotes you for monthly rent, there will be water and refuse added each month. Ridiculous! It's a ghetto, dump of a place too. read more

I have lived here for the past 6 months and I have to say it's not that bad. They are on top of pest control, sometimes they have gatherings with food to offer at no cost to you, and staff who are always friendly and ready to help. One staff member for sure who has been available, friendly, professional, and always seems to have a deep natural concern for people, Dante! He is amazing! The pool is a great thing to have in this Maui heat! One thing I would suggest to the owners is to fix all of the washer and dryers or at least have them regularly maintained, that is incredibly frustrating and find a way to have a 2 car parking space for each apartment. My husband and I moved in a hurry; had pets, and no transportation. Besides our pets, our primary concern was management. All those worries went out the window when we found Sunset Terrace. The Office. Our first contact was Dante. He was so kind, patient, and reassuring with us over the phone, we decided Sunset Terrace was probably the place for us and our pets. Upon meeting Bobby and Jody, we knew we had made the right decision. Since the moment we moved and currently, they have done nothing but be exceptionally kind, helpful, understanding, and generous to us. Bobby is especially easy to talk to - she's warm and inviting. If you have a concern, she is receptive - usually more so than one would expect. Concerns. I have no problem going to the office for anything. If something goes wrong in our apartment, (which has been very rare), the problem is solved as fast as it is mentioned, from blinds to appliances. If a bug problem arises, maintenance takes care of it for everyone simultaneously before you have a chance to complain. "Location, location, location." Sunset Terrace is DIRECTLY across the street from the beach park and public transportation, which was perfect for us, as we had no car at the time. Furthermore, there are tons of restaurants, shops and dining or take-out within walking distance, including the Farmer's Market. Amenities. If the beach is not enough - Sunset Terrace has a huge pool and spa to enjoy! Other amenities include on-site laundry, and parking access for both residents and visitors. Pets. They are allowed! Enough said. We have made a home for ourselves at Sunset Terrace. We can't say enough good things about it. If there is anything negative to be said at all, it's simply that people get parking spots confused sometimes. :) If you're looking for a place, start with Sunset Terrace; you won't be disappointed. read more

Unless you enjoy the headache of litigation hungry, car towing (even though you pay for your spot), fighting in the parking lots, hidden fee and eviction happy staff. The staff is condescending, rude, ill educated and quick to threaten eviction if you ask any questions. As of recent I hear they have had problems with Black mold in 2 units as well. It was on a Saturday and they close early on Saturdays, I had called an hour before they closed and I wanted to look at some Apartments, Jodi offered to stay after hours and help me and my boyfriend find the right place for us, she answered all our questions and the next day we were ready to sign a 12 month lease. The process was super easy and stress free. The apartments are very clean, pet friendly, never a wait for laundry, if something's broken they fix it and definitely take extra care of you and the landscape is always maintained, security patrol at night. I feel very safe and comfortable here, looking forward to the next 11 months! I would highly recommend Sunset terrace to everyone. read more

I just moved into these apartments and it has been one of the easiest moving transitions thanks to Josh In the leasing office. Super apartment for pet owners! We just relocated from NC and finding a rental that accepts 2 pets is rare. It is located across from the beach park and the Farmers Market in the friendly & casual area of Honokowai. Josh at the front desk in the leasing center is caring as he truly listened to what we needed and helped us find an apartment during a hectic move. The other staff members Bobbie & Jodi have been very professional. We were also impressed with how efficiently and QUICKLY Isaac took care of our maintenance requests-- same day! Parking is a little competitive, but you are assigned your own space. Sunset Terrace has a really clean and convenient laundry center and gorgeous courtyards. read more

Over the weekend I had a major issue with a profuse leak with my toilet. I called the weekend maintenance number given to me and left a message as instructed. I didn't have to wait more than 10 minutes and there was a knock at my door. I heard a warm " aloha this is Justin and I'm here to fix your leak". Within 5 minutes the job was done! This place is infested with roaches. It doesn't matter if you're clean or not, if your neighbors bring in roaches you will be infested as well. I lived here for a year and attempted to resolve my roach issue with no success and I kept my apartment very clean. I requested pest control numerous times and had to follow-up with the office 8 times to finally get pest control in my apartment. Pest control didn't help, it just made the roaches come out of hiding more. I would see roaches on my bed, on my child's bed, it was disgusting. The apartments are overpriced. I rented a studio for around 1600 and now I'm in a two bedroom for 1900 in a nicer location as well. Save your money and the headache and rent somewhere cleaner, this place is gross. read more

She followed up as needed, gave time and zero pressure and she provided clear accurate responses, and replied quickly even to the silliest of questions. She helped us find our next home and gets my five stars! We relocated from Denver, CO and took a big leap of faith to live in the Aloha state. Lahaina doesn't disappoint. The location of this place is dynamite. I think it's also wise to keep in mind that luxury can mean something a little different to every perspective. The property is great, the staff and maintenance crew are awesome, but it is apartment living in a dynamic housing market and so some of the tenants clearly don't respect the property as much as others. Which is fine, because the property team do a damn good job keeping things looking good. Josh, the leasing agent, was so patient and answered all of our concerns. We are new to the area and he made sure our transition went as smoothly as possible. The selling point for us was the quick approval of our application... same day! Other complexes took too long. The location of Sunset Terraces is right across the street from the beach and the farmers market is right in front too! Upon move in we noticed a few things needed maintenance so we put a work order in and David, a maintenance guy, came the next day. He was so nice and funny! Great experience all around!! Sunset terrace "THE HORROR,THE HORROR!!!" Constant noise: Slamming screen doors. Children screaming,running right in front of your apartment without any supervision of parents. If you have a 9 to 5 job expect to come home to these kids screaming till about 7pm and watch where you walk skateboards,toys and debris spewed all around. There isn't any play area for them on the premises. If you have Mondays off don't move here the grounds maintenance crew cut the grass than 45 minutes later their using leaf blows behind your unit than 45 minutes after their done they come back and do in front of your unit essential they drag it out the whole day.( 2 hour max. job for each section) The storage facility next door allows contractors that rent from them to work out of their units so it's not unusual to hear saws cutting wood in the evenings(right now 6:50pm) Management: .When you ask to have something repaired in your apartment management tells you their busy getting units ready for rent. Turn over is huge here so their always busy getting units ready. So once you've signed the rental agreement your screwed!Trash and water are not included so every month you must wait for they're billing to pay your rent so forget any auto-pay. A nickel and dime outfit. The manager Vanessa who I refer to as "take it or leave,Vanessa" will walk right by you without acknowledging you, be sure to watch her walk way,it's the best view at Sunset Terrance! The nice people that do live here get so frustrated that they leave as soon as their lease is up or just pay the one month(fine) rent to leave. When I told people I live at Sunset they say what a dump, you won't last there long! I did like and used the pool and BBQ often, and was able to have my dog,so one star . Just an update: Now over 3 years and we love our apartment even more. I can't see us moving anywhere else. The management goes to great lengths to keep up on maintenance and landscaping. Now that I've lived in Maui for a while I have seen many other units and the layout and size of Sunset Terrace along with the pool can't be beat. 3/6/18 I am very confused by all these negative reviews. My husband and I have lived here for 6 months now. We rented sight un seen, and I am still please with the apartment. They lose one star for condition of appliances and kitchen cabinets. We are very happy here, we have dogs and therefore our choices were limited. If you are not a dog or cat person I could see you not being happy. A little loud with kids and dogs, but not crazy. I have not seen one fight, car towed, problem with the front office. Great community, I'm very glad we took the chance. We are planning on staying several years. read more

Beautiful apartments, we have been here two years going on three. Everything is conveniently located, shops and eateries close by. Honokowai park is across the street. Sunset Terrace allows dogs and cats which is hard to find in Lahaina. Josh was excellent in helping us settle in. Dante and Bobbie are prompt and helpful when we've had parking or neighbor issues. Units come with fairly big lanais, we grow our plants out back, yard maintenance do a good job at keeping the property nice and manicured. We gave this review 4stars instead of 5 because of the non existent security. They have security on property who are ghosts, They are never around when "neighbor" issues happen, so Dante in the office, or police calls end up being the problem solvers. Rent might be high, but when you dial in convenience, pool, animal friendly, great management, parking, it ends up being worth it compared to other properties, especially if you work nearby. As far as the post about worst place to live on Maui, sounds like this person spent too much time at the park not minding his own business. We look forward to many more years living on this property. The negative reviews are due to previous management I believe. The new team is pretty solid. Maintenance issues resolved same day. Looks like they are remodeling each unit as they are coming available. The location is great and they allow pets which is a huge plus. Nice pool and bbq area, guest parking, etc. only downside in my opinion is the addition of ALL utilities. Approx $300/mo total. My unit is 3rd floor and faces the sun so it gets quite hot in the afternoons. read more
