Came here and dealt with the property manager who showed me the apartments with unbelievable intracoastal views with mega yachts. The view does not come cheap but may be worth it. The amenities are great here with a beautiful fitness center and resort style pool. Only a few blocks away from the Ft Lauderdale beach for fun in the sun. read more

I totally understand the previous reviewers issues, but those same insides are almost non-existent now. I agree the staff isn't all composed of superstars-- my main superstar gal here is Lilly. She's exceptional, top notch and so helpful. I moved in during a Hurricane, everything that could go wrong happened. Lilly was kind, helpful, attentive and patient. All of our neighbors are so kind! I enjoy getting to know them. The holiday/event parties they throw are super cute and wholesome too. The backdrop of inter coastal/ocean/beach/fun is exceptional! Less than a half a mile to pretty much everything. Mall, pharmacy, parks and gyms. The building itself is redone and the new units are nice. Not new construction level nice, but still super viable and considered luxury. A few quarks but nothing to complain about. Overall a safe and beautiful place to be read more

The recent review noting lack of transparency and the way they nickel and dime people is spot on. $100 valet fee mandatory although most people don't use the valet, a fee just to get packages, a fee for "common area utilities" now, it's ridiculous and greedy. You'd think they would be content based on the excessive rents they charge without adding to them with all the sneaky nickel and diming charges. Noise is an issue as well, and the garage has got to be one of the most poorly designed I've ever seen, not to mention dangerous. read more

RENTERS BEWARE: Sunrise Harbor sells a good game to prospective tenants, but nothing has been as advertised since I move in almost 3 years ago. The biggest failed promise is safety. One of the reasons I was willing to pay premium rates was for what seemed to be high security. But Sunrise Harbor's security is like Swiss cheese. For example, the security doors to the garage doors have been missing for months now. My bicycle was stolen from the 3rd floor garage and it was locked with a U-Kryptonite. There are few cameras in the garage so no footage. I know numerous other residents who have also had there bicycles stolen as well as cars broken into. There is also no more security at the front gate because they changed from real people to an electronic system called ButterflyMX. It is easy for anyone, including the homeless people that live in the neighborhood, to walk under the gate unnoticed and then jump the fence to enter the building at multiple unguarded entrances. My other big concern is the lack of prioritizing preventive maintenance. My hot water heater exploded and flooded my apartment less than two weeks after I made a service call with concern about its age and rust (they said it was fine and did nothing). My apartment was literally uninhabitable for 2 weeks while they dried out, remediated, and rebuilt the damaged areas. Despite my escalated requests, they gave me zero compensation or rent credit for that lost time, not to mention the huge inconvenience. There has also been no proactive maintenance on the air conditioning; thus the pipes got completely clogged also causing a leak. I don't even want to think about how much extra electricity I have paid for over the last three years for an air conditioning system that was struggling to cool the apartment. Lastly, they are not transparent about all the fees. They nickel and dime tenants for things such as $25 for common area electricity, $100 for valet service that almost nobody uses, and $30 package fee (originally charged when they employed Fetch to deliver our packages, but they fired Fetch and are still charging the fee). These are only a few examples of the greed and lack of transparency. To anyone considering SRH, I suggest you look elsewhere. read more

Lived at Sunrise Harbor for 9 months (May '18 - Feb '19). Moved out prior to completing my 12 month lease due to a job transfer. The experience at Sunrise Harbor was great. Facilities are awesome, apartment was large and in very good condition (granite, stainless steel appliances, the usual upscale features). They have recently remodeled all hallways in modern taste. Service requests were completed quickly. Staff was also very nice, especially Lilly at the office. Plus you can't beat the views and location, a short walk from the beach. 100% recommended! read more

I'm confused at the reviews that I see on Yelp but everyone is entitled to their opinion. I have to admit I've only had positive experiences from my initial viewing of the building and the apartment to my move in March 2018. Andrea and Lillian have been pleasant and very helpful. Andrea showed me my new apartment and helped me through my move in. Miriam, Sam, Billy, Rodoshka, Omar have been particularly helpful and always friendly. Manuel was quick to respond to a maintenance request replacing my dishwasher that day; fantastic. I have been blessed to find this amazing place in Fort Lauderdale. I am so close to the beach, the mall, fantastic restaurants, the water taxi, Publix and more. The apartments are very spacious, some recently renovated and some more affordable options. When I got there, they were somewhat confused about my appointment. After waiting a little while, I finally got to meet with one of the (rude) leasing agents. I was confused with the options she was showing me and her response to me was "did you actually think you were going to pay those(much lower advertised) prices for this place?". I explained to her and showed her what I saw online and her answer to me without any apology was "that website is inaccurate. Nothing on there is right." I told her that there must have been a mistake and those rates wouldn't work for me. She said "I don't know what else you would've expected." I've never been there before so I didn't know what to expect, but her unfriendly demeanor and snarky responses were uncalled for and unprofessional. Pretty place but rude people. read more

You can't beat the location. Yes there are some issues however the negative reviews paint a picture that's worse or maybe a few have had negative experiences. The building feels secure and the elevators are activated by a fob. Everything is very clean. Maintenance work hard and yes, do respond in a timely fashion. Front desk staff especially "Sebastian" are always helpful and very professional. Apartments close to the bridge are noisy however there are others located on the quieter side of the building. Abigail and Lilly in management are hardworking and awesomely helpful and will go out of their way to resolve any issues. The 'nickel and dime' additional fees are true, for sure, but that is also the reality of the current real estate market and 'maximizing profits' for shareholders. Wide-spread and national. If you read the news, it's going on, everywhere. Gym is beautiful. Many nice things about the building. Have lived here for three years and though I look around at the newer buildings downtown from time to time, I think this is a beautiful place and feel fortunate to live here. read more

Pros: - Service requests are answered quickly. The Mgr./Engineer is on top of what he can to keep this crumbling structure working. - The Lobby looks fine even though the remaining common areas are tattered, old, including broken elevator tiles and elevators, in general, are very dated. - Valet personnel are very dependable and accommodating. Cons: - First and foremost, the fire alarm system. The alarms have been blasting in every room of the apartment since Saturday (12/23/17) before Christmas. We were told that a part has been ordered and will correct the alarm on Tuesday, the day after Christmas. The noise was intermittent throughout the day. Christmas Eve was worse and the non-stop blaring noise which was utterly maddening. The management has done nothing but ignore our complaints of the problem and yet the problem persists. From 7:05 am non stop through 1:00 pm. They ultimately decided to shut off the alarm system despite the regulations to have an alarm system in place as they were unable to fix it. The alarm has been going off intermittently throughout the week. I have met many neighbors that live here as we have been pouring into the lobby to complain but have received no solution. New Years Day started with a blaring alarm around 12:30 am which lasted over an hour. It seems nothing can be done and there is no communication by management and the security said they can not do anything about it. - This building is undergoing major renovations to existing apartments. That is fine, unless you happen to live in one and your lease is ending. Then you will need to move out into a newly remodeled apartment at a more than 19% increase. - Obviously living in a condo versus living in a rental is very different. I have lived in both, all luxury buildings, but Sunrise Harbor is the worse place I have ever lived. read more

Well, I don't write often but this place is incredible. It feels like being on vacation every time I come home. From the Ocean, Intracoastal, and mega yacht views, you can't go wrong. My friends live on the other side of the building and it even has great views of the city skyline. To be fair, this review is intended to speak to the ownership of Sunrise Harbor -- Invesco, which includes Dallas-based Sunrise Harbour Multifamily Inc. (corporate owner of Sunrise Harbor) in its investment portfolio. ZRS Management operates the property and provides Sunrise Harbor staffing. First, the good: -Most of the staff are friendly, responsive, professional and helpful. Our interactions were with the leasing office, front desk, operations and maintenance staff. They work very hard to provide a pleasant experience and should be recognized for that. -Terrific location: situated on a mega yacht marina, walkable to beaches and shopping. -Very dog friendly with nice grounds to walk -Provided gym membership while on-property fitness center was being renovated -Amenities include two pools, tennis courts, and furnished common areas -The apartment size and layout worked well for the duration of our stay. -Promptly refunded security deposit without excess deductions. Now for the rest: -There are plenty of rental communities in Fort Lauderdale with comparable amenities and more attractive pricing but none can match the convenience and location of the SH location...so you will pay a significant premium for that -SH raised our rent 66% when our lease expired! Yep, from $3400 to almost $5700 per month. We reverted to a month-to-month rental vs. signing a long lease, as we were waiting on the completion of a house. When we signed the original lease we were told that an increase, if we eventually went month-to-month, would "probably be" around 10-15%. We could have lived with even 20-30%, but 66%? Not illegal but definitely unethical. -You pay a mandatory monthly "valet" fee of $40 (I believe it just increased to $50) per month...not to have daily valet service but for your theoretical visitors. That number is not included in actual rent quote. -A two-bedroom rental gets one parking space. Additionals are $85 per month. We opted to keep one car off site, yet the assistant property manager vehemently refused to allow us to swap cars when necessary, due to the paperwork involved. -Move-in procedure allows a three-hour window per unit, weekdays only, 9am-6pm. It was difficult to get a slot that worked for our movers but they showed up on time only to find that both loading docks were in use. The occupants refused to move even after intervention from assistant property manager so we ended up paying our movers to sit around for 90 minutes. That was a disappointing, stressful and expensive start. -While the amenities are nice to have, during peak times the large pool area tends to be dominated by families with screaming kids and the barbecues are commandeered by large parties that occupy the entire day into evening, and leave a mess for staff to clean up. -The buildings are 20 years old and are showing their age. There's a lot of wear and tear that can only be improved by replace vs. repair. When an investment fund owns the building forget about adequate budgets for capital expenditures. -The renovated "luxury" units are very cheaply done. No need to go into detail but at least the countertops are nice. -Bring plenty of lighting fixtures: you won't be getting the extent of the ceiling fixtures you see in a staged unit. -Lots of external noise, but that comes with the territory: the road races on Sunrise, and Blue Martini music and drama for starters. -We had no way of knowing in advance that the unit above us was occupied by a very noisy late-night family. For nearly a year we documented, had witnesses, and implored management to address the problem. The tenants would temporarily modify their behavior but always reverted back to their extended sessions of post-midnight stomping, jumping and running. (to be fair we we were given the option of paying to move to another unit at the prevailing rent.) In closing, you are not going to find a rental community of this sort in a comparable location in Fort Lauderdale. Sunrise Harbor owns that market and they know it. In fact I doubt that other rental communities in the area do a better job than SH. But if we had to do it all over again we would have rented a house. read more

Do you want to live in a construction zone, then move to Sunrise Harbor? The best part is the location and view, but beyond that it is awful. I was lied to before I even moved in, I was told I could get a certain cable company only to be let down after the lease was signed. One month after I moved in, I was told I would have to leave so that they could work on the HVAC unit. Every unit in my tower apparently had the same issue, I believe there to be a mold issue. I was locked out and had total strangers in my unit for a week. Even after jumping this hurdle, I now have to live with banging and machinery all throughout the day and sometimes even before 8am. I have had issues with no return phone calls and emails from management as well. This place no matter the complaint has an excuse. I told management, enough with excuses just deliver. They are also rude and act like they're doing us a favor. Now I understand that they are going to renovate all the units as the units are vacated, so even more construction noise. I now understand why they offer free rent upon move in. The only thing going for this place is the walk score. Most of the employees are unfriendly, the place has issues and there are lots of falsehoods to lure you in. The gate was another thing that sold me, come to find out it is not manned much of the time. So the security thing is an illusion. I feel pretty safe but really liked knowing that the gate was being watch 24/7, especially given then amount of $ being paid in rent. Now we are having issues with the fire alarm system. On 12/23, the fire alarm went off for a whopping 5 hours and no one from management or maintenance was present. After receiving an apology email and a chance to win $50, woo hoo, we are told it's fixed. I'm writing this review at 2:40am after being awakened from a sound sleep to the pleasant sounds of a fire alarm. This place is expensive and we are treated like dirt. Not a luxurious experience at all! On 1/1/18, after being assured the fire alarm speakers had been fixed once again I'm awakened st 2:28am to the jarring sound of fire alarms. Now I'm told they'll be fixed tomorrow. It's difficult to believe anything management is saying. If you like rudeness, loud noises and throwing your money in the garbage, Sunrise Harbor is your kind of place. There are other issues but why go on and on, you get the big picture. Caveat Emptor. I have lived here for almost 3 years and it has not been a pleasant experience. This building is riddled with problems mostly stemming from unprofessional management. I would describe them as unfriendly, rude, dishonest (yes) and incompetent. The dishonesty stems from 2 separate times I caught them in lies. At least once a week they come around with a note for each unit with new rules. The letters are demanding and have an air of rudeness. This place does not feel like a home at all. This place is like living in a bad hotel. Since moving in, I have had to move out so they can remove mold, all kinds of construction noise(sometimes before 8am), issues with the fire alarms and security issues. The fire alarms were neglected for so long, there was a day during the holidays that they went off for 5 hours. Of course, no one from management was on property. The construction noise is due to them renovating 300+ units so all of us living here have to endure noise and construction workers using our elevators. The real kicker is the extremely high rents which I signed up for but expected a much nicer experience. Apparently the rent goes up every year 3-5%. Until the owners of this building hire a good management company, not ZRS, they are going to continue to get bad reviews. There is a constant flow of people moving in and out. Not a good sign. They have to insure that the people who live here and therefore employ them are taken care of and happy. They treat us like we're an inconvenience. They are nice when you come to see the place but once you've signed the lease, good luck. They need to realize that this is our home and that they have to be happy to serve us. Even when issues occur it's how they handle it that makes all the difference. I would suggest finding another "luxury" building to rent, do not let the view lure you in. I had a work project located at the Sunrise Harbor North building and spent several days there. It is a mixed use complex (daily vacation rentals, monthly apartment leasing, permanent residences and several specialty store fronts). It is located across the water from Hugh Taylor Birch park and is just a very short walk to Ft Lauderdale beach. They allow pets, have a private parking garage and have a valet. The marina has many large yachts, some of which are available to rent for private events and cruising the pristine South Florida waters. The amenities seem to meet any need and there is a concierge desk. They have a gym too. Overall I like Sunrise Harbor and could see myself spending a vacation there or leasing one of their apartments... read more

The building changed sub meter company and my water bill has gone up almost 300%. They looked at my meter, did not tell me the results but my bills went down. In November my bill was $80 but I just got my bill for December and it was back up to $170. Same amount of people and same habits. I complained and they told me the GM would get back to me asap. The next morning I let the office know that he did not get in touch with me and they said he had been so busy but will get in touch with me that day. Now it's 2 days later and still not even a phone call. Now I'm more upset with the lack of effort by my building management that I pay a big rent to. I have been an executive in the hotel business for years and this is unacceptable behavior. As building goes it a nice place to live as amenities and location is fantastic. Building is too profit driven. They rent more and more daily and weekly rentals to the point that during spring break I don't feel comfortable going upstairs to the pool with my son. I hope I don't find out I'm paying for the water of all these weekly renters as there is some sort of crazy equation that allocates our water bill to each apartment and it has to do with how many Tenants-there are. They raise the rent by 3% to 5% every year no matter what. Now I am paying way more for my apartment after being here for 5 years than someone who just moves in. We've been living in this building for a year and a half and the location is great but the Management of the building is terrible. They really don't care about the residents. Today we wake up at 1:45 am with an alarm going off and our power is off. We call FP&L to report it. At 5:30 am I wake up and it's so hot we are sweating and can't sleep. I go to the front desk and on my way I notice all the lights in the hall are on and the AC is working fine. I get to the lobby and all the power is on there and it's nice and cold. The worker at the front desk tells me that they have called in a maintenance worker to check out the problem. It's now 7:15 am and when I called the front desk, the girl tells me that a maintenance worker is on his way but it's not the buildings problem, I need to call FP&L... Are you kidding me? Power has been out since 1:45 am, no maintenance guy on staff to check it out and I need to call... How about the building employees try to help!!! We pay a lot of money to live here and the management could CARE LESS about us!! I could give about 10 more examples of Bad Management but I'm sure it's not going to do any good... There is also the problem of people sub renting there apartments on Air B&B. I don't know if it's even allowed here but it happens all the time so you don't have a sense of security when you know this is going on. I would not recommend this building to anyone because of all the issues we've had and as soon as we find a house, we'll be out! read more

The appliances they use in this complex are substandard. I have been living in this complex for years and they still continue to use off-market appliances. Just about every 6 months there is an issue with the washer, dryer, dishwasher and/or refrigerator and something has to be replaced. On average it takes about a week for maintenance to get around to servicing or fixing the appliance. Sometimes work orders are ignored completely altogether which is an issue with management. I have also experienced bad customer service at the leasing office. Very disappointing for the high price point of this building. The building has also flooded since I have been living here and I had to relocate to another apartment. If you are looking for more than just a good location and view avoid the headache and choose somewhere else to live. read more

I've lived here for sometime now and was impressed by Andrea and her professionalism. I believed this building would be upscale and the staff attentive for the location and price I am paying. Overtime this building and staff have completely gone down the drain. Management is far from attentive, they do not get issues fixed in a timely manner. The property manager never returns your call, the assistant manager acts like she owns this building and displays a terrible attitude. The gym has been under renovation for months and there's construction outside and inside the building. The building maintenance has staff members who are helpful but many with nasty attitudes. Gates are broken all the time, the gate by the dog run has a zip tie. Security is not the best as the gate barrier is broken in the front, sometimes they are inside and sometimes in the booth. ZRS is not doing a great job here. There's more to write but I think this will give you an idea. The pros are the views of the marina, close to the beach and park. read more

This place is a total SCAM. The management office is full of incompetent and dishonest personnel. What they did to me was unbelievable! Lily was the person who showed me the property and she was very nice, however, very negligent. I gave her on 03/13/2018 a $500 Cashier's check (to make it more inconvenient) to reserve the apartment. She took 10 days to provide me with a Welcome letter stating that I have given her the money. I was even afraid that she had stolen my money. In addition to the check, I provided my pay stubs, an application, and my dog's veterinary records that state my dog is a Mixed. On the day of the move-in, after I had waited for the contract for three weeks, I called the office to ask for the contract, and Miriam responded "You'll get it when you'll get it". Mind you, this is the day I was moving in!!!! The person who left the review stating that Miriam is not even qualified to work for Taco Bell over rated her! That is how rude and malicious she is. While I was reading and signing the contract online, I discovered that they have "Restricted Dog Breeds" which per the contract were American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier, or any mixed of these breeds. The veterinarian records I have originally provided indicate Mixed as breed. However, on the move-in date when I was signing the lease, I gave them a courtesy call after reading about these breed restriction and sent them two more veterinarian records including the ones issued by the Harris County in Texas, where she was rescued from, showing the breed is American Bulldog. Well, guess what? Per their unlawful regulations (I'll explain why unlawful) and stupid Miriam and the Assistant Manager my dog's breed was not allowed, even though her breed is not stated on the contract!!!!! I had 80% of my belongings packed and loaded in a truck ready to go to my "new" place!!! I could not sign the lease because I could not have my dog with me. The very next day, Saturday, when I could go there and confront Lilly, the person I dealt with form the beginning, who was again very polite and professional but negligent, say that the breed per the veterinarian records I provided says "Mixed". My question to her was "Why you didn't ask me for the breed? Why you didn't notice you were missing the breed?" and her answer was ... legendary " what am I supposed to do? Dig into all these papers?" hahaha some people just don't get it! The answer is YES!!!! You were supposed to dig in all the paper work I gave you as well as you dig in my pay stub and my credit history mother F....R!!!! Because I bet that you did look at!!! It is being 8 days since this event and I still do not have the cashier check I gave them for $3,558 for the first month-rent, pet fee and security deposit. Why? Because they mail it to the incorrect address!!!! This people are so negligent and incompetent that is not even funny. Of course, I am getting a lawyer. And the police tomorrow because I claim my money back. read more

I am a resident of Texas. I recently cosigned on a lease at sunriseharborftlauderdale in Ft. Lauderdale for a friend out of the kindness of my heart because his credit was not sufficient to qualify alone. I've known the man for eight (8) years, and he always seemed to have a nice standard of living before this apartment, so affordability and income never crossed my mind as an issue. One month into the lease, I discover that he is unemployed and has not paid one cent of rent. The lease on this apartment is $3200 a month; I make $40k a year ($3,333 per month BEFORE taxes) which after taxes does not even equate to one month's rent. After further investigation and questioning, I discovered that my "friend" concocted a phony offer letter to qualify for income. There was no verification on the part of the apartment management company of this supposed income, and the law states residents must make three (3) times the rent per month. That's $9600. Again, keep in mind, I make $3,333 BEFORE taxes. Immediately, I call the complex but am unable to reach anyone, so I leave a voicemail. I repeatedly call and leave voicemails but receive no return calls. After several days of patiently waiting, I then contact corporate (ZRS Management) both by email and by phone, but cannot get a response from them either. So, ultimately I'm given the run around. I FINALLY hear from Josie Montero, the onsite manager at Sunrise Harbor on January 12, 2018. Throughout this call, she was combative using a raised voice, argumentative, and borderline berated me over the phone, clearly upset that I did not speak with her first before calling the corporate office. Again, this would have not been an issue if they had listened to or returned the several phone calls and voicemails I had left earlier in the week. Her lack of empathy was appalling, stating that they did not have to verify anything as the application was filled out over the internet. By that logic, anyone can enter anything on their application over the internet and as long as the income and credit score numbers work, they will be approved. Be aware, clearly something is wrong there. She also berated me saying she didn't force me to fill out an application and that it was all my fault. That's true, nobody forced me to fill out an application. But I also expect the management team who approves applications to do their due diligence in rejecting applicants who do not meet their criteria. The facility is fairly nice, and generally well-maintained. There are newer properties at properties that are a better values elsewhere to be found, given the relatively high rent. A lot of tenants seem to complain about the management, but I did not have too many problems. I ended up moving to a condo nearby. read more
