    I adore Sunny Brook Cottages! They are adorable, sparking clean, comfortable and affordable! I did my first visit in 2015 and my first review in 2016. I gave it 5 stars beck then and I wish they had more stars to give it now. Many of the cottages have been updated and beautified! Hammocks, outdoor grills for each cottage, fireplaces and an outdoor fire pit to gather around. Very quiet and serene. Anyone could go and relax and read a book in the gazebo by the brook or walk the trail. A very short drive to all the action in Conway and North Conway. Skiing, hiking, snowmobiling, waterfalls .... restaurants, night life and shopping down the road. Close to the Kancamagus Highway through the mountains. On the edge of the White Mountains. Perfect!

    I love this place! I've been coming here since 2004. Jane has always been so sweet and accommodating. I know when I make my reservation here, my cottage (I've stayed in 4 different ones) will always be clean and welcoming, the staff will always be friendly and helpful, and they always love my dog. When I need a break this is where I want to go. Thank you to Jane and family for a great stay eveytime!

    My wife and I stayed at this campground for our first trip to the White Mountains. We were very…read moreimpressed with the different options for each campsite, we chose one closer to the river. It is very easy to get to and is right off the Kancamagus Highway. Full disclaimer: our stay was late June, right before Memorial Day so it we had the place to ourselves. We chose campsite #10, it had plenty of space for our vehicle and made it very easy for load in/out. I believe it was $22/night (bring cash or check for the honor system envelope drop by the entrance of the campground).The campsite is close to the river but not close enough to hear it. However, there was a little trail from our campsite to the water and it took only a minute to get there. If you want a campsite really close to the Swift River, you'll need to get a campsite #21-24. Our campsite had a picnic table and a large fire ring with a grill grate that will lower over the fire. There were even some large tree stumps left there for seating. We didn't have anyone camping around us, but I'd imagine each campsite has a good amount of privacy and space during peak season. Id recommend buying firewood before you arrive at Passaconoway. The year-round campground host sells firewood (which is very convenient) but you can get double your money's worth if you buy them from little wood stands on the side of the road. If you're passing through Lincoln (via 93 exit on Kancamagus) you will see some self serve wood piles by some gas stations.

    Passaconnaway is a great (relatively) primitive campground right off the Kanc. It's got drinking…read morewater and outhouses, but no showers, sinks, or RV hookups. It has a couple of nicely secluded spots and tends to stay pretty quiet (in part because of the lack of amenities). There's a series of trailheads from the lot just across the street that acess some beautiful hikes, and since it's close to the center of the Kanc you're pretty close to whatever else you want to go see in that neck of the woods. Bring cash because it's an "iron ranger" system (currently $20 per night for one car) and the firewood there is $6 a bundle.

Furnished tents with fresh linens, kitchen stuff. Our tent had a full bathroom with stack of fresh towels, soaps and shampoos. It is a pet friendly place with swimming pool, volleyball and basketball ground, food truck good staff. Both the evenings of our stay, they had a concert and magic show for kids. Kids loved it. Also on a road so we pulled the car up to unload and load. Bath house was wise to hit right after they clean in the morning. Honestly not bad though. Never smelt and hot showers, just have to keep hitting the button. Tent was still a tent. Clean enough no bugs, no critters inside. Bed is rock hard, and pillows are tiny. I would def bring a mattress pad or air mattress and my own pillows next time. Linens were fine. We had extra blankets in case we were cold. Dishes and pots/pans are ikea quality and very well used. Did the job, we brought paper everything we could. Heater is on a 30 min timer. Did enough, I'm sure it gets real cold from now on. 2 outside chairs and picnic table provided. Having the propane burners was great. Coffee is a French press, we brought a small pot and worked great. Also nice to have the fridge for meats, used cooler for drinks. Kids enjoyed the pool and lake. Walked around and everything seemed close to facilities. Game room is pretty worn. Most things broken, missing pieces, and just thrown all around from previous use. Good truck was a fun novelty. Got pizza one night. Kids went and got a hot cocoa each night which was cute. Playground is small, but always had kids. Didn't see any bballs to use, very worn volleyball for the net. Due to Covid no activities running. Outside of Covid times not sure what they would have, as there is no big hall for bingo or games. No hayrides or arts and crafts, nothing like that. Had no issues after hours. Everyone respectful or quiet time. But! Lots and lots of road noise starting about 4am. Very loud trucks and def not sounds of nature. Basically the ikea of camping. It's cute, novel, fun. We planned our own activities, enjoyed the space, had fun.

When we noticed an opening, we asked nearby drivers if we could squeeze in, and they had no issue with it. As we were parking, an employee approached us in a very aggressive and unprofessional manner and told us we could not park there. We apologized and explained that we were not from the area and had not seen any signs. We were told that the rule was "well known to locals" and that a sign existed at the front of the line--more than 25 cars ahead, making it impossible for us to see. Despite the surrounding drivers having no objection, the employee demanded we leave and became increasingly hostile when we asked questions or requested a manager. At that point, the interaction escalated unnecessarily, and we decided it wasn't worth the confrontation and left. I've never experienced such a level of rudeness from a staff member over an honest misunderstanding. Clear signage and more professional communication would have avoided the entire situation. Someone even yelled out "stop being a parking nazi". I would have otherwise liked to review the venue itself, but we were unable to do so as we never made it inside.

We drove the Kancamagus Highway as part of our New England fall road trip while traveling from Franconia Notch State Park to Acadia National Park. (There are no gas stations along the way so full the tank before starting) bw the correct pronunciation is "kank-ah-MAU-gus. A trip along this National Scenic Byway is not just about the drive, it is about the journey and the places you stop along the way. A typical drive with multiple stops will take at least half a day. Fee: $ 5-day pass fee per vehicle is payable at parking areas unless you have a White Mountain National Forest annual pass, which costs $30.

When we entered there's a gate that you need a code to open (the entrance isn't great for longer trailers you need to swing way to the right). You get an escort to your site to make sure you make it in alright. You also get a map of the campground. We were in site 81 which is a pull through but our 33 footer hardly made the turn (we had to hold a tree back so it wouldn't hit and the roads are very narrow). The site was rather small not much wider then our awning, length was ok as long as you don't have a tent or anything other then a car/truck. You can also hear the highway from our site but its not very bad and the highway isn't very busy. There is Wifi but for my phone (iPhone 6s) it is in and out (the extender it in the site next to us). There is in and out cell service here for Verizon (Not sure about others) We had a problem with the cable not finding any channels and they came out and fixed it (the cable connection was in a hole in the ground not the visible one on the box) You can rent kayaks, canoes, row boats, paddle boards and peddle boats for $10 an hour. "First come first serve". But they have better rates on the weekdays. We rented two kayaks and a canoe from 2:30-4:30 ($60) and it was beautiful out, the water was very calm and clear. Sli The pond (Moores pond) is where you launch. Theres are a lot of lily pads and aquatic plants that grow to the surface and go pretty far out into the pond but if you go out far enough its clear of plants There is a volleyball court, movie theater (very small) pavilion where they serve breakfast 8-10am, lunch 12-2pm and dinner 5-8pm. (The lunch menu can also be ordered for dinner) I got a burger at the pavilion and it was great, a little crispy on the edges and a smoky flavor. They also have cabins and TiPis that you can stay in. Honestly wouldn't come back in a trailer but I would try a cabin or tipi.

It's so great, this is my gold standard for comparing other campgrounds. *Disclaimer this review is for tent camping only* 1.) The sites are spaced enough apart (with the exception of a few joint sites) that you don't feel like you're on top of your neighbor. Some of the sites now have new shelters built on site, which was a great surprise when we came in July and it was downpouring! 2.) Super clean and updated bathroom facilities. Showers are 25 cents for 3 minutes, they also have laundry room. 3.) Tons of hiking opportunities nearby and lots to do in the area. 15-20 minutes to Mt. Washington and North Conway. 4.) Staff is super nice and helpful! Since it's out in the middle of the woods, there is no cell phone service. Also, last few years it hasn't been a problem but a few years in a row about 5 years ago we had a black bear come through our site a few times. Since it was a problem for a few months the bear was relocated. Just a heads up to put all food and trash away as you should at any campsite!

The campground is not close…read moreto the major shopping areas in North Conway, which is a plus if you are looking for isolation. Dry River is a clean, well laid out campground with wooded sites well separated from one another. The bath facilities are clean and easy to get to. One reason I enjoy this campground is its proximity to Crawford Notch and the easier trails up Mount Washington. There are several good hikes nearby, and there are also camp stores within a reasonable distance. There are also trails that lead directly into the campground. If you come here, be prepared for wildlife. I camped here with my kids, and over one weekend we had a cow moose and her two calves walk right through our campsite, and we also woke up in the early morning to some black bears that were snuffling around our campsite. The bears are largely harmless if you don't have food in your tent, and any prudent camper has nothing to worry about. Just remember that the animals aren't cartoons - they can be dangerous, but only if you do something foolish to alarm them. Another nice feature to the campground is the moutain ridge on the other side of Route 302. This ridge provides extraordinary darkness at night, allowing for a much more brilliant view of the stars once night falls. I highly recommend this campground.

    What a beautiful and serene spot!…read more Echo Lake is approximately 15.7 acres. Two granite ledges called White Horse and Cathedral Ledge surround it. We went later in the afternoon so parking was ample. A short walk leads you to the picnic area and lake. It's about a 1 mile hike around the lake. The water was clear and cold. There were lots of mosquitoes at that hour. We enjoyed seeing the tadpoles in the water. My family enjoyed our time there and can't wait to go back to this picturesque spot!

They do have a large parking lot, but it seems to fill very quickly. The beach is very family oriented. You can rent canoes. You can rent kayaks. You can rent paddle boats. The fees are very reasonable. They have tubes. You can also purchase for a small fee of six dollars. The beach was not overcrowded. They have many hiking trails and areas around that area as well. They have charcoal grills that you can use up off the beach with some grassy area that you could also camp at. There is also a bathhouse there that's open as well as a small store There are no lifeguards it's a swim at your own risk Very very clean
