The building was surrounded by scaffolding, balconies were completely barricaded and unusable, and the pool/common areas were impacted by ongoing work. The overall environment felt unsafe, loud, and nothing like a vacation property. Here's the issue: none of this was clearly disclosed in the listing before booking. We received generic follow-up emails after we had already paid that mentioned possible noise and limited access--but they did not come close to describing the severity of the construction or how disruptive it actually was. There's a big difference between "minor inconvenience" and a full-scale renovation happening around you. The unit itself was also not clean to a reasonable standard. Surfaces and furniture appeared to be painted over rather than properly cleaned, with visible stains and signs of poor upkeep throughout. I contacted the company immediately upon arrival asking to relocate and was essentially told "too bad" because of a policy cutoff time--even though we had just walked into a property that did not match what was advertised. After traveling all day with young kids, finding a new place late at night wasn't realistic, so we stayed one night and left first thing in the morning, losing the rest of our reservation. FunQuest Vacation Rentals' response since has been to point to fine print and post-booking emails, rather than taking any responsibility for how misleading this experience was. If you're considering booking with them, be very careful. Ask detailed questions before you book and don't rely on the listing to reflect reality--because in our case, it absolutely did not

Janet is excellent communicator and has been able to accommodate early check in's both years. Condo is updated, clean, comfortable. Well stocked with linen, kitchen necessities. Two pools, kiddie pools, hot tub. On site Tiki Bar - open until 10 or 11pm, great service. Pools currently close at dusk. Multiple security staff on site and attentive to guests. Monitor gate from beach and required bands. Security at front gate attentive. Staff at pool deck every morning, cleaning and straightening pool chairs. Staff attentive to grounds, and take pride in their work. Obviously, I cannot speak for many other negative reviews, and it's honestly sad to read the negatives because we have had such great experiences at this location, now 2 years.

However, my license plate, make and model were all given to them prior. They have a contract with White's Wrecker service to tow cars without even checking if the license plate matches with a registered guest. This cost $220, cash only from this company. This sounds like predatory practice in my opinion. You have to wonder what sort of kickbacks are taking place between the two companies. Aside from that, the facility was dirty, amenities were mostly closed, and the elevators were often out of service. Will not stay there again.

We told our host they may need to speak with their cleaning service and they were apologetic. We didn't have any other real issues with the unit. Parking wasn't bad, but the elevator situation was annoying. We had to wait long periods of time for an elevator on multiple occasions.The store onsite was convenient, but pricey. We did love that this property is truly beachfront. Getting to the beach each day was easy. We did choose to rent umbrellas and chairs through the beach service because we were not interested in setting up, breaking down, and having to haul beach equipment. Overall, it was a decent stay. We arrived around midnight to a hot, uncomfortable unit -- the A/C was clearly struggling to work properly. We informed the host, Khushbu Patel, right away. At first, she seemed receptive, but that quickly shifted. She later accused us of causing the A/C problem by leaving doors and windows open -- which was absolutely false. The windows in the unit don't even open, and we were extremely careful to keep everything closed. Things got worse. We were told by the host to vacate the property on Saturday evening around 7 PM, and we did exactly that. I even followed up with a message and a phone call to confirm we had left. Despite this, the host later accused us of staying the second night -- which was entirely untrue. I had clear evidence of our departure, but the host continued to make false claims. This experience was stressful, disappointing, and handled with a total lack of professionalism. I would strongly advise anyone considering this unit to look elsewhere. There are plenty of places at Edgewater that offer a far better experience -- and respectful, honest hosts.
