Extremely Disappointed -- Poor Workmanship, Lack of Accountability, and Misrepresentation We feel compelled to share our experience with Summit Homes to alert future buyers. From start to finish, our experience has been extremely disappointing and frustrating due to lack of integrity, accountability, and quality. Key issues we encountered: 1. Refusal to Address Legitimate Concerns: After raising multiple concerns--including exposed tile edges, flooring gaps, missing alarm pieces, and more--Summit Homes outright refused to assist us, citing warranty limitations, even when some issues took over a year to address initially. 2. Flooring Problems: Our home has uneven flooring with gaps, lots of noises, and potential foundation issues. Summit has refused to fix these properly, leaving us with structural and aesthetic problems that cost us money to correct. 3. Poor Craftsmanship: There are improper cuts in trim, uneven ceiling cuts, hasty work, and general low-quality workmanship throughout the home. It is clear that much of the construction was rushed and done carelessly, leading to long-term issues. 4. Misrepresentation of Model Homes & Design Process: During the design process, Summit will cut corners and fail to inform you of critical details, such as exposed tile edges. Features that appear standard in their model homes--finished tile edges, trim details, and other aesthetic finishes--are often left out. Then, when you raise concerns, they blame the homeowner for not selecting an "upgrade" that was never mentioned or presented during the design process. This deceptive practice creates false expectations and forces buyers to spend additional money to achieve the finishes that were represented in model homes. 5. Customer Service Failures: When we attempted to address these concerns, we were met with deceitful explanations, refusal to cooperate, and lack of professional accountability. Their team consistently failed to honor reasonable requests for remediation. 6. Additional Concerns: * Missing alarm components * Uneven ceilings and flooring * Work done in haste resulting in costly fixes later * Overall disregard for quality and customer satisfaction Summary: Summit Homes failed to deliver the quality, transparency, and professionalism that were promised. Instead, we were left paying out of pocket for issues that should have been addressed during construction or the warranty period. Their refusal to resolve these problems demonstrates a clear lack of integrity and accountability, and their model homes are misleading in comparison to the reality of the homes they build. Advice to prospective buyers: * Expect that some features in model homes may not be standard and could cost extra to match your expectations. You will not be informed of these details so you have to actually know about building details if you want your home to appear complete and finished. * Be prepared for significant issues with workmanship and slow, unhelpful customer service. * If you value honesty, transparency, and quality, proceed with extreme caution. We are extremely disappointed in Summit Homes and feel it is our responsibility to warn others. This is going to be an in depth review, only because overall I do think Summit Homes KC is a good builder BUT there are some things to watch for. My rating is really a 3.8 but I am not a jerk lol. I can also update this review in real time so everyone knows how the warranty process goes. So far we haven't had any issues though. UPDATE: Our pipes have frozen twice in our master shower because the insulation team didn't repack the wall after a line had been cut. The caulking around our countertops in the kitchen are cracking horribly. The ceilings where there was bowing in the wall that was "fixed" is now cracking. Only a few months into living here, and the consistent alcohol containers are starting to make sense. We have photos of walls, whole walls, that are completely slanted, MULTIPLE. I would NOT build with Summit Homes again and my rating is now a 2.5. A lot of things were not done correctly, very sloppy work and based on the list of issues already occurring (yes we have informed the VP of Summit Homes and they are set to be "fixed" in the near future), I have a bad feeling this is just the beginning and I absolutely do not trust the trades to fix anything properly. Summit Homes, give Shelley E a raise, she is the only good thing about this company at this point. PROS - Their layouts are GORGEOUS. We aren't too big on customizations so this worked out perfectly. - We love our final stage project manager Shelley. She gets it done and is VERY understanding in terms of what we expect. We trust her and have enjoyed working with her. - Jeffri, our Summit Homes realtor was very helpful in the floor plan process and did his best to work with us (there is only so much he can do in terms of getting trades to complete the job. do be patient with the realtors). - The closing process was simple and they made the day very special (they are so sweet at the their KC headquarters). -Also, I HIGHLY recommend Silverton Mortgage (Summit Homes mortgage company). They are fantastic to work with, specifically Jake Heiserman. They really go above and beyond. CONS - About 80% of the trades that work on the homes are not the best. I don't know how Summit does it because they have to CONSTANTLY have work re-done that could have just been done right the first time and it would save them thousands I would bet. - Watch them. We went out weekly to the sight and there were many times that things were not done properly or not done at all and we had to keep on them about it (this was more in the initial stages, like I said, the final project managers are VERY good at getting cosmetics and final stage stuff done correctly). - Sloppy craftsmanship and constantly alcohol on sight. Both of those together is a big red flag. It seems like what they do is they bring in people to work on something, they do it wrong once sometimes twice, then finally SHKC is like "okay we need to bring out the big guns" and THEN it gets fixed properly and with expertise. -This is an added edit. We are finding even more severe issues with the framework of our home and the sod was put down incorrectly or at the very least, a horrid job. We were also promised proof of fixes that we were told had photographic evidence, but now we are being told that they can't give us these. Overall, I am honestly not sure if I would build with Summit again. I would 100% if they get different trades or change their process on getting things fixed during the initial build. Don't get me wrong our home is beautiful and we love it, but there is a lot of sloppy work done that you can definitely see. Again, not technically SHKC's fault, but they should re-evaluate who they are hiring (not all of the trades were bad, some did amazing jobs) and I would imagine it would be much less of a headache for them if they did. We love our home, we do. It's stunning and it already feels like home. I just wish the trade workers (specifically framework) would put more effort in. read more

It's unfortunate when you make an investment of literally hundreds of thousands of dollars and the people on the other end really don't care that this is the end result of years of your hard work, blood, sweat and tears. Summit Homes has cut corners throwing up homes so quickly that they miss important steps, then they ignore their multiple failures and negligence and their "Customer Service" exhibits callous attitudes towards those who have purchased their poor quality product. There is truly an extraordinarily long laundry list of issues that our home has had. We have paid our own money to fix some of them because the builder flat out ignored us on many of the issues and these issues needed resolution. One of our problems was noted at the time of our home inspection and it was finally fixed over a year later. They lied to us and told us they fixed it before closing and now we will have to deal with possible long-term repercussions from their failure. Honestly, I don't think they should be allowed to continue to build homes. With the high number of 1-star reviews here, I suspect that a bunch of us could get together a class action lawsuit against this company. And to think they are owned by one of the wealthiest people in the United States, yet they are nickling and diming us out of our life savings in the name of profits. Unbelievable. read more

No quality control over the contractor. You can expect lots of small issues that go unchecked by whoever manages your build in Holly Farms. Even after you create a list of repairs, don't expect anything to be speedy and multiple people might have to come for a one repair. The trash the workers throw out on your lot will be buried, they don't even have the decency to bag it. So what you see lying around your lot is reflective of what you get in the final product. Example: one recent build has paint all over the shingles and Summit says the rain will wash it away.....really. How about your contractors stop drinking Modelos all day and not paint when it's windy. read more

We decided to go with summit homes to build our dream home. It's been nothing but issues from the beginning. We still don't have an address because the builders and the city gave us a duplicate address. We moved into our home in the summer, and our address still doesn't "exist" after talking to summit and the city. So of course we can't get any packages. Or even set up utilities. Also the builders they use? Careless. Destructive. They're careless about the already existing homes around what they're building. We constantly have trash in our yard, and they're bringing in huge machinery and ruining our already established sod. It is so frustrating and honestly I wouldn't do it again. read more

We just moved into our new home like just under 2wks ago and let me tell you.....worst experience so far!!! communication is like a 1star for sure! My husband and our realtor had to do our final walkthrough before closing and Summit contractors were still working on the punch list and cleaning so he was not able to make sure everything was completed and satisfactory. I arrived to the home that afternoon and noticed the floors looked dirty and thought they used a dirty mop but nope....drywall residue all over my floors and when I asked my project manager he told ME how to clean it! no!!! this is your fault not mine and you need to clean it! I was told to contact Customer Service and that was over a week ago and nothing, not a peep! Now we have moved completely in and I know I am going to have to clean this myself. I went with LVP because I have bigger dogs and didn't want scratches on wood floors and these floors were highly suggested for pets. DO NOT GET LVP!!! Go with wood...I had wood in my last house for 27years and I should have done them again!!! these just suck! We also have construction debris and trash to the back of the lot (city easement) and asked them if they would clean it up and they had the audacity to tell us it is up to the city to take care of it.....it's Summit's trash and they want the city to clean it up! But today......they were grading other home lots on either side of us and they removed all trash and debris from their easement area!!! I guess I will have to let the city know what they are doing over here in Foxwood Ranch! Their drywall repairs were subpar after hanging a towel bar crooked, a 6 year old could absolutely do a better job! I pray nothing huge goes wrong with the house because this was suppose to be our forever home since we are close to retirement. Poor quality with their contractors. Dishwasher shorted out due to electrical not done correctly. Leak from primary shower due not being sealed properly. Shower floor was not built correctly. All carpeting began buckling with a few years. Very disappointed with their lack of listening to what we requested. Asked for no more than one step plus threshold into the house. After reading some of the reviews, I feel compelled to chime in. We'll have been in our new home 4 months tomorrow. It is BEAUTIFUL and what we contracted for. Having said that, we had 4-5 items that have been/are being addressed through the warranty process. Mark and Jeff Schrimmer have been great to work with and have demonstrated to my husband and I solid follow-through and commitment to "getting it right". I was previously frustrated due to the transition of staff and extremely poor communication; especially when there were some concerns in the pre-build, however, we continued to advocate for ourselves, brought in an inspector and those issues were remedied to our satisfaction. The current team has worked hard to rebuild trust, not just for my family but our entire cul-de-sac. Shelly Balthazor has been a consistent presence in our experience and I am thankful for her advocacy when there were issues. She brought people to the table when she didn't have to and we felt HEARD! Summit stepped up and we would recommend them; based on the people they have today! Hopefully they will/can RETAIN them and build up their brand reputation through CONSISTENT customer satisfaction. read more

My husband and I purchased our home from Summit Homes (Clover and Hive at the time) in summer of 2023. We have had our fair share of significant problems since then. Less than a week after we moved into our home, our finished basement flooded. The flooding was caused by poor quality of work and laziness on the contractor's part. The main pipe drain was clogged with debris from construction that never got cleared up, causing the pipes to back up and flood the basement. Summit Homes did fix the basement but it was unnecessary stress that should not come along with buying a brand new home. Fast forward to summer of 2024 and our AC is broken because of a restriction and faulty coil. You would think a defective part would be covered by warranty as it is less than two years old. The service tech's claim is denied and we are out $3100 + to fix an AC in our brand new home. This is something you would expect to deal with an a 40 year old home, not a home that you purchased directly from the builder with everything under warranty. I would also mention that Summit Homes' customer care is very difficult to get a hold of. I would think again before building with or purchasing a home from Summit Homes. While they look pretty, the quality is definitely lacking. read more

If you like stress and disappointments, build a home with Summit! Here's a few stories to get you started: 1.) We upgraded our wood floors to get a bigger plank, and agreed to pay more, only to find out on move in day it wasn't real wood. Why did I pay more? 2.) We have a 1 year warranty on the house, which sounds nice, until no one answers the phone, or takes multiple days to return phone calls, making the warranty useless or a hassle. At times we called around 10 times before someone would answer the phone. 3.) You would think choosing your finishes would be a fun experience until you feel unheard and even worse--nickel and dimmed over the smallest of upgrades Choosing finishes is just another way for you to feel completely ripped off. Buying a new home build with with Summit was overall quite stressful. Don't fall prey to them. Just go with another builder. read more

If I could give negative stars I would about the experience dealing with Summit Homes from start to post sell lack of service. We purchased a model home in a neighborhood we were eager to find a home in. They were incredibly disingenuous when working through the offer and contract process. They constantly changed the or flatly reneged on agreed promises. After moving in they have been slow and often non responsive to issues even during our warranty period. When they have come to do work their sub-contractors consistently leave a mess and give zero sh*ts about how they left our home. they installed a bath that had scratches and chips in our master bath and sent a sub to "repair" it twice only making the issue worse and now they state that now suddenly it is not covered under the warranty. When I asked why after sending repair people out twice it is now somehow not covered under the warranty. Needless to say they have not responded. Why would they, they have already sold you the house. What Summit Homes doesn't seem to understand is that this is a life changing purchase, for most it will be the biggest purchase in people's lives and they treat it like their customers are buying something as arbitrary as a pair of socks. Yes, they do build a beautiful home, but I would absolutely NOT recommend Summit Homes. They treat their customers like a number, they have zero care or concern about you especially once the loan clears. read more

A couple months into moving into a brand new home, we had flooding from a pipe that went from the main level to the basement because some dumb dumb drilled a hole directly into the pipe and the pipe finally burst. I contacted their emergency line as well as their customer service line - both which went unanswered for hours. All while we're gathering a swimming pool of water in our basement. I finally contacted the person who did our final walk-thru, and he got back to me two days later because he "didn't have his phone with him". Zero apology. Zero lack of urgency. Zero empathy. I've had a variety of issues with my summit home. 1st year in I had a waterfall flowing through my downstairs hallway because summit forgot got to put flashing (or whatever it's called) between the roof and the siding (where it meets). The attic was not properly ventilated. There was not insulation in one of the attics about my garage. Leaks have occured on multiple areas, then they came out and just painted over the drywall that had the discoloration and wouldn't even probe the area to see what caused the leak in the first place. Horrendous cracks in my basement and garage slab. And it has constantly been a struggle to get them to come out to fix their mistakes. During the last bout of issues I reported to them, they really didn't follow up until I said I was getting a lawyer involved. Ended up reporting them to the mo attorney general division that deals with consumer protections but nothing happened with that and their CEO basically said I was lying in regards to my claims. But one of my claims was in regards to poor insulation in the house, and well I just found another area of my house that had no insulation at all. If you can avoid summit homes then I strongly suggest you do. I have pictures showing the issues I complained about but I don't think I can upload them here. read more

From the lies we were told by the sales lady to the poor construction to the fixing of the problems due to poor construction. had to move out of my house because of dangerous levels of mold. it put my child with asthma into the hospital for 4 days. no urgency. Their fix for everything is more caulking. One star is generous. Be prepared for endless fighting to get them to fix anything correctly. We recently purchased a Summit home and had some flooding from a leaking pipe. After contacting their emergency line and customer care service line, we didn't get a response for 5 hours. This was on top of emailing their customer service email. Almost a week later, we never received a response via email or a return call from their customer care service. Also, please note that the water damage, was caused by a building issue. We had to send a follow up email and finally got a response from Shelby, who didn't even apologize for the inconvenience. I would say our home is very nice, but dealing with Summit Homes is a headache. Every time we called for issues we got a different person who gave us a different answer. We contacted them in Sept of 2018 after moving in to the house in May 18 asked to come look at the cracks on our garage floor. We had 3 different builder reps and the concrete company out to look and every one said that having over 437 feet of cracks in a floor that is less than a year old is acceptable. Each person tried to pass the buck onto to someone else, SMH on the contractor, the contractor onto the concrete supplier. After getting the run around from SMH I contacted 3 different concrete companies who told me the garage floor was done incorrect and that SMH should fix. SMH refuses to do anything about the floor until if basically collapses and our 3 car garage will be unusable. I'm pretty sure having over 437 feet of cracks isn't normal for a house this new. Cracks that run the entire width & depth of a 3 car garage. When we originally notified SMH the cracks were not as bad, but as photos validate, the cracks have continued to fray exponentially. We lived in our last house over 15 years and never had a crack in the concrete garage floor (it was less than 10 miles away so no temperature discrepancy). I would not recommend buying or building with SMH. We also had issues with the pool that was supposed to be completed 5/2018 with no communication as to status. If you are looking to build a house with Summit, especially in the neighborhood Reserve at Ravenwood, I would encourage you to look elsewhere. Beware a lot of the 5 star reviews you see on the Facebook page are from people who work for or closely with Summit. We had a wonderful building experience, but since the personal builder has changed and I have heard nothing but complaints. We had a sewage flood in our basement about 2 months after moving into our new home. The sewage water was coming in through a CODE VIOLATION. The personal builder in the neighborhood ignore the issue for a full business day, leaving the neighborhood for the day without stepping foot into our house. Because of this neglect many items were damaged, costing us a lot of money in personal damages that Summit refuses to pay. Because of the code violation both the city codes department and our insurance have been clear that we are entitled to payment. Summit refuses. I have had to hire an attorney and they will not return his calls or emails now either. There have been other issues too. Do I expect a builder to be perfect? Absolutely not. I do expect good customer care, good business ethics, and honesty. I have been met with shady dealings and dishonesty from Summit several times now. Currently on the Reserve at Ravenwood Facebook page the commenting is turned off. This is because the page was getting so much negative feedback from the current residents concerning dishonesty and diecit by Summit. All those comments have also been deleted by Summit. Or they have just banned their own residents from making comments. Either way should be a red flag for anyone looking to build a new home here. Also their google page that had all 1 star reviews from residents seems to have been deleted. Before this I lived in a Rodrock new build for 10 years. Was my house perfect? No, no build ever is. My concerns though were met with great customer care and honesty. I would highly recommend them. If you want to live in NW Olathe you can find plenty of Rodrock new builds. read more

When these things were brought to their attention, they either failed to respond OR blamed another entity such as the developer OR promised us some solution that never ended up happening. They were very welcoming and asked great questions about how our organization serves children and families in our community. I am so grateful for their support and investment they have made in our agency. On top of this, their lead designer, Darrell, offered to provide us consultation on our space. We had a pipe freeze and burst. Our building was significantly damaged. With Darrell's guidance, I have no doubt that our space will look have a fresh new look that will create a welcoming environment for children and families. Kristi Pinnick, their VP of sales and marketing treated our family like garbage. When we were notified of a leukemia diagnosis in our immediate family, we let Summit know we needed more time to wrap up closing and even explored cancellation options. Kristi's instinct wasn't to empathize or work with us but to force us to pay $20,000 to cancel. I am shocked and frankly disappointed in this organization that they would put the bottom line ahead of their customers. We were forced to buy a Summit home that we will have to immediately turn around and sell from another State at a time when our focus should be our family. Kristi was smug and unprofessional. If I could give zero stars, I definitely would. This company is terrible!! We used Summit Custom Homes to build our home almost four years ago. We have had nothing but problems from literally day one. We have had so many water leaks it's unreal. We are currently dealing with a leak in a pipe that leaked literal crap water from our toilet down our entryway wall, left mold dripping down the wall behind a picture we had hanging, and has ruined our floor. We didn't have an issue with it previously because it's our kids' bathroom and they are just now big enough to use that bathroom themselves. Previously, we had a leak from our master shower that caused a leak into our mudroom. Every issue we have had, it's been like pulling teeth to get them to come out and fix the things. They have seriously 'fixed' our master bathroom leak 3 times, and it still is a problem, which unfortunately we will need to fix ourselves. The carpet on our stairs does not meet the wall and is coming up, which has been a problem since day one. Summit wouldn't fix it, and neither would Northcraft who provided the carpet to Summit. So, we have had to fix that too. People, if I wanted a fixer upper, I would have freaking bought one! This was a brand new home, and the quality is complete crap! I can't tell you how many people I've told not EVER to build with Summit. They are terrible!!! We considered suing the company, but unfortunately we know we'd likely be tied up in litigation for years and would pay more than it's worth. I just can't stress enough that, if you're looking to build, you'd be better served doing it yourself! The quality would be better even if you have no clue what you're doing! If I could give a lower rating that one star I would. Please please read these reviews and believe all the low ratings. Once they have your money they are done with you! The home warranty they like to make sound so wonderful is meaningless. The follow up on warranty issues is pathetic. It takes multiple calls before anyone will even respond. And then it's months if your lucky to get anything fixed. If you want a quality home summit is not your choice. If you value your dollar don't invest it in a summit home. Do your research and find a builder that understands what value, quality and customer service means. We didn't build with Summit but bought a stock house they built. We love the house but they have been very slow getting the minor problems that always come with new homes fixed. They also don't have the best customer service over the phone, I always feel like I am inconveniencing them when I call. Recently purchased our first home from Summit Homes. Problems from day 1, no wonder they require a non-refundable $2000 EMD. With that large of a deposit they know you won't walk away once you find out how shady they are. The radon levels were high after our home inspection. They had every excuse in the book as to why. After a temporary fix they would not pay to retest to make sure levels were exceptable. Luckily our agent offered to pay for the retest...level came back higher. They would not pay to have a fan installed. Again our agent offered to pay. Several items were to be finished prior to close, they were not. Asked as to why they were not finished we got excuse after excuse. We did not feel comfortable closing so we pushed it back because of that we were penalized $2500. The contractor would not look at us in the eye and constantly wouldn't return our calls. They do not follow through. It makes me sick to my stomach that I was "forced" to give them my business. read more

Recently purchased a new home in Lee's Summit by Summit Custom Homes. Marketing is misleading...deceitful. We purchased next to green space and were specifically informed it would remain undeveloped. Marketing material indicated a beautiful green space next to our home and realtors ensure it will remain undeveloped. Not the case. The significantly small lot has recently been surveyed/staked and ready to build. Home Association has confirmed plans to build. The new home will be just a few feet from our home. If you're looking for a large builder who will put up a quick house and worry about all the mistakes later, Summit Custom Homes is your builder. They may be the biggest builder in KC, but it has come at the expense of quality. Unfortunately we heard all the horror stories of Summit after we started experiencing our troubles. There weren't many bad reviews before we signed the contract and we even looked at some of their homes so we thought we were making a good choice. Not so much. Hopefully this will help save you the headache we've gone through. In the end it took 5 months past our closing date and 51 times of someone either looking at what needed to be repaired, making repairs, or fixing additional items from the repairs. That's a lot of our time spent finishing a house that should have been already done. Here's a majority of the issues we faced after closing: * House not finished for final walkthrough inspection or on closing date * Walked into a poorly cleaned house from the workers that required a couple hours of cleaning * Extremely scratched up wood floor * Broken trusses in roof (7 boards across 5 trusses) * Daylight coming through roof * Several bad shingles and exposed nail heads on roof * Torn apart gutter aprons on nearly every corner of the house exposing bare wood which would have eventually rotted out * Extensive large gaps where the roof decking should have met the fascia board allowing excessive air flow in * Paint and stain missed in several spots or over sprayed * Cracked trim on master bedroom door * Broken window sash - known issue that should have been fixed prior to close * Sweating hvac pipe in basement - also on going issue prior to close * Highly visible carpet seams * Scratched up front door * Doors that didn't close properly * Egressed ladder not bolted down * Wrong pantry door installed with correct one taking 2 months and delivered with touch up needed * Light fixture falling from the ceiling * Sweating pipe in garage that leaked so much it was going through the sheetrock * Kitchen countertops not sealed * Missing grout in kitchen and bathrooms * Cabinets scratched * Stain on cabinets ruined by plastic being put on while still wet. Could be seen clearly when the light hit them right * Toilet paper holders falling off * Painted trim not matching surrounding trim * More doors not working properly * Carpet coming up on stairs * Wrong hinges on exterior doors * Missing weather casing on exterior door * Water coming through foundation * Egress window leaking in heavy rains Because the house was not yet completed during our final walkthrough, some of the issues such as the scratches on the floor were not identifiable. The "fix" for the floor by the way was to color them in with a sharpie marker. We complained and were told that is what they do and that it is typically done without the customer knowing! Problem is we do know as I watched it happen. Paying the new floor price for a scratched up floor that has been colored in with a marker isn't right. The majority of the repairs were finished by the middle of December which again is 5 months past our closing date and 51 service appointments. The sweating pipes of the HVAC will have to wait until spring when the heat and humidity return. Given the extent of issues we had, I wanted to be here for everything. I booked all the earliest times I could with the trades to get this done as quickly as possible. Taking until December was way too long considering a new house can be built from the ground up in 6-8 months. We were told that if we were unhappy with the timing, we should have spoken up. In our intial letter to Summit shortly after close and our face to face discussion, we were very clear how we felt. It was their responsibility to get it done in a timely matter like they said they would. They also stated I didn't have to be there for all the repairs. Yes I did considering the multitude of issues we had as well as the mistakes we caught during the repair process. I had to be there for everything! If you're looking to build, there are many other builders who might not be as big, but will probably pay much more attention to the quality of their product. If you do go with Summit or are already under contract, get your own inspector prior to close. I never though an inspector would be needed for a new build. We found out the hard way. read more
