My kitten needs a medication that was delivered into my mail box, my mail key has never worked so the day i really tried to force it the cheap metal broke. my cat needs this medication to stay alive but that's not a priority. I left a note to have it delivered into my mailbox, rather than being left behind a door that doesn't lock. I just want to say that their comment to my original post is a complete lie. We have now been here for a year and nothing has been done in our apartment. And we are being exposed to some kind of debris that are being blown out of a hole in the wall. They sent the regional property manager to try to find damage in my apartment so that they could get around not having to have fixed anything in the past year which she did not, she promised that she would get things fixed and they canceled the first appointment and then never set up a time with me to come back in. Whoever is monitoring these reviews should really have either reached out to the property or to their tenant relations department before Responding. So if you want to rent at a place where they pick and choose who's going to have their maintenance request completed, they cannot get your rent correct, and they retaliate against you when you do speak up about things needing to be fixed, then this is the place for you. And the best part is is they'll make corporate send you emails saying that all of your requests are unfounded, but nobody came to check any of this in nine months, and they were just out two weeks ago. And nothing was done about that. read more

By far the worst apartment complex I've ever lived in. Management doesn't communicate, you'll pay a ton of random additional fees, apartments are gross and run down. The previous leasing office manager was fired but this one isn't any better. I reached out to corporate and they were unresponsive. I've only lived here for 4 months and every month I have had an issue with random charges on my bills and terrible communication with the office. Sometimes it takes 4 days just to get a response from them about my rent. I moved in to a filthy apartment with feces all over the outside of the toilet and bathroom door and nobody came to clean it. My microwave was broken and the apartment overall was filthy. I was promised money off my account for having to clean it myself but instead just got charged extra. I was told to break my lease I'd have to give 60 days notice and pay $3500. According to these reviews it doesn't sound like I'd get my deposit back either. Just save yourself the trouble and find somewhere else to live. This place isn't worth it. read more

I always paid my rent on time. I then moved out after giving sufficient notice in writing. Unbeknownst to me, Summit continued to charge me for rent. They never contacted me, just continued charging me for rent. Because I wasn't living there and because they didn't contact me, I didn't know any of this was happening. And then -- again, without contacting me -- they took me to collections. Mistakes happen, I get that, but come on. If you're going to take a dude to collections for not paying his rent, first give the dude a call and say, "Hey, dude, you're not paying your rent." Because if they would have done that, this dude would have said, "Hey, I moved out, I followed your policies and gave you written notice." And that would have given you the opportunity to look in your files and see the written notice, and then you could have said, "Oh yeah, dude, your notice is right here, our bad." read more

I lived here for almost a year. I was in a rush to find somewhere "affordable" to live in the Golden area after taking a job out here from the West Coast, and in retrospect, I really wish I had paid attention to the bad reviews and the overall mega-landlord/ corporatey nature of the place. These apartments have been strategically given exterior makeovers to improve the curb appeal, but I can assure you that the entire complex is managed with a "let's just put lipstick on a pig" philosophy. The tour they take you on to the show unit will get you excited, but you'll likely find yourself moving into an uncleaned, heavily worn apartment that has seen little to no attention since the last tenant moved out. They will try to charge you for a cleaning fee too when you move out despite the vast majority of residents knowing that they do not clean these apartments before you move in. In my year of living there, I saw plenty of people move out, but not a single cleaning crew inside one of the units. They also employ a number of tactics to nickel and dime you. Moving out once your lease is up but didn't sign the 60-day notice? They charge you a fee. Your lease is up on the 5th of the month, but you paid your last month's rent? They will deduct the 5 days of the last month out of your security deposit on top of your last month's full rent. I actually moved out on April 27th and notified them of my early vacancy. It is May 23rd (my lease was up on May 5), and I still haven't received my security deposit back yet. They told me to call back if I hadn't received it by July 5th.. There are several major safety hazards around the property, including totally rusted through handrails and deck railings. I actually couldn't put my full body weight on the railing of my deck, fearing it may snap off. The hallway air circulation is also terrible and can be upwards of 95 degrees in the summer. I slept in my living room for most of the summer as the wall unit (AC) does not really have much of an impact on the bedroom. The staff is also totally complacent, and while I don't totally blame them for the issues that clearly stem from greedy ownership, I don't know why you'd stay working for such a starkly predatory company. I paid $1,677 a month and absolutely regret living there across the board. Unless you are a well-off college student whose mom and dad are flipping the bill for a first apartment, I'd dissuade you from considering this as a viable alternative. Plenty of better alternatives close by will provide a much nicer home and better bang for your buck. This place epitomizes the problem with landlords and rental properties in this country. I actually have a few close associates that are in this business, and they were quite taken aback by the penny pinching and poor service at this place. I will start by saying this is an openly honest review. Everything was ok while living there with my roommate. The apartment you get will be nothing compared to the one they show you. Carpet will be not cleaned or new. Holes will still be in the wall from curtains from previous owners. The deck will be barely hanging on the side of the apartment. Doors not closing all the way. Doors to get into the building will not be locked. The biggest issue was mice. We found mice droppings on our kitchen countertop. We then set a trap and caught one. Once that happened, we emailed the property manager at the time, Allison to notify her. As well as put in a maintenance request. It took over a month to get any sort of response. We had caught 5 mice in that time. Allison somehow tried to flip the whole situation on my roommate and I saying how we did not give them written notice of it. We finally told her that we were going to hire our own exterminator and have them pay for it if they did not do something about it. As far as the functionality of the apartment went it was decent. Things seemed to break easier over time. Dishwasher clogging, toilets not working, blinds breaking, etc etc. Everything is super cheap in that apartment. The only AC you will get is in the living room which makes the hot months extremely difficult to get any kind of sleep. Maintenance is the only decent asset there besides most of the neighbors. Maintenance will usually show up the day after you put in a request and will try their best. They tried to raise our rent $200 to $2500 a month which is something I simply could not justify for an apartment like that. There are new faces working in the office but it is the same management. Allison who was the property manager for our year stay, is now the regional manager. She is extremely difficult to get any resolutions out of and will do her best to make tenants feel like they are on their own island. They also took over $500 from our deposit when we moved out for charges that were not even listed in the lease. Trying to negotiate these charges got us nowhere and ended in being shouted at by the site and regional managers. read more

They have no idea what they're doing there. I have been waiting for my check back from the deposit I put down and they have no clue what they're doing. Please do not go there and try to get a place. I would like to first point out that they have been buying reviews and it shows. You can see for yourself, profiles with only a single letter as the last name and no picture or other reviews. Other reviewers who have not even lived here have given it 5 stars for just the tour itself... That's not how that works. Definitely the worst place I've ever lived. The property is dirty everywhere. The laundry machines themselves are dirty. For whatever reason, BLOOD was smeared on the second and third floor stairwell walls. They never cleaned it up. I submitted work requests multiple times and they'd mark them complete, but never cleaned it. Should've submitted a complaint to the health department. In the time I lived there, the elevator didn't work for about 3 months total. The locked entry lock was broken when I moved in and never fixed. Also, all of the buildings have the same entry code. So don't let them lie to you about security. Someone tried to steal my car and the van next to it from the parking lot one night, they didn't care. Someone broke into my mailbox and broke the lock completely. It took them over 3 weeks to fix, so I couldn't get mail at my apartment. Dog poop covers every non-sidewalk space surrounding the buildings. Dog poop and pee is usually in the elevator too. It's definitely ingrained into the hallway carpets (which will be vacuumed once per year). One of the most despicable acts of the property owners was (during the pandemic) they put flyers on ALL the doors threatening eviction (even those of us who paid our rent on time) and also to let us know the portion of renters who'd paid rent on time. Families lived there, so I couldn't imagine getting a note like that while going through the everything. I would join a class action lawsuit against this place in a heartbeat. read more

I've been here three weeks, and I've already had me heater not work, water turned off, and paid $2 per load to wash to wash three loads twice, only to find the dryers aren't working and then have to deal with multiple loads of wet clothes. My wife and I lived here for two years. Initially, the evil property manager lied to and duped us into believing the place wasn't as bad as it seemed. I challenged her about the bad reviews the place has online, but she declared that the reviews were all false and people were specifically "lying" about her. She clearly was upset and taking the reviews personally. That should have been a red flag, but we actually felt a little bad for her and decided to give the place a chance. BIG mistake! Our tiny, overpriced and dingy apartment was poor, but livable. Kitchen appliances were ancient, along with the baseboard heat that sometimes leaked and emitted heat only when we didn't want it to. The worst problems were with the rest of the building and property. The pool was always ICE COLD, because the heating element was broken the entire time we lived there. The pool was also dirty and the building housing the pool had many maintenance deficiencies. The pool building looked like a haunted crematorium, even after they "renovated" it. As with most "renovations" here, it was a "paint over it" philosophy, making things look slightly better on a superficial level without addressing any actual issues. Landscaping was awful, with dead trees, overgrown bushes, brown grass and piles of trash scattered all over the property. The pool actually was part of the reason for the bad landscaping, because whenever the pool needed to be drained, they just pumped the water directly onto the lawn, flooding half the property in the process. But the apartment buildings were the worst part by far. "Security" doors were frequently broken and couldn't keep an armless, legless, toothless, half-brained troglodyte out of the buildings. The hallways were always a disaster area, with leaking pipes, water damaged ceiling tiles, stained carpeting, trash (of course) and old appliances scattered everywhere. Homeless people were regularly caught sleeping in the stairwells, and the "no dogs" building had more dogs than people. Several lawsuits had to be threatened against the apartment complex while I lived there. One winter they refused to turn on the heat until they were threatened with a lawsuit and reported to government agencies. Another time they refused to clean all the old appliances and trash out of the storage area until someone threatened them with a lawsuit. That got the appliances moved to the hallways. Since moving out, I've been contacted by yet a third party indicating that they are planning a class action suit against JRK. If someone tells you things have "changed" here, don't fall for it! It may look all rosy from the outside since they spend a fortune on landscaping but thats where the luxury feel stops.. old stinky outdated apartment blocks that are essentially falling apart..The pool is nasty.. ive been here over a year and refuse to use it.. the gym also stinks .. check out the dirt on the treadmills... Also... my truck has been broken into 3 times..5k worth of tools and gear stolen. Not one f××k was given by management.. security definitely an issue. If you are late by 5 minutes with your rent check they will put a note on your door for all your neighbors to see.. As a former compliance officer with a major national bank in America, I spotted the shady practices before they put the screws to me. I WANT YOU TO BE SAFE FROM THIS FRAUD. Fraudulent charges, bait and switch, Regulation B legal nightmare, financial misrepresentation. The list goes on. The prices that you are quoted when you first apply are deflated. Once you apply for the unit, they will tack on an ADDITIONAL $200 per month. You will hear that it is for water and sewer, trash, pest control, etc...But if it is tacked on after you sign, then it becomes straight up dishonesty. I am currently reporting the underhanded business practices with the US Consumer Finance Protection Bureau and the Colorado Attorney General. You don't necessarily need to listen to me. Read the other reviews and choose wisely. It is an appealing location, yet operated by thieves, ganefs and miscreants. Stay away. I love to post positive reviews. The world is a great place and so many of our experiences can be improved by trying to put a positive spin on the bad things that happen. My apartment is broken down, no heat, limited working appliances, and rotten balcony flooring making it impossible to use. Also, cannot use the amenities because no team member knows how to make the fob. I spent $50 on the fob but they don't work. I truly hate living here. If you see the show room please be aware that is NOTHING like what you will live in. PLEASE believe all the horrible reviews about this place. It's disgusting, Overpriced, unprofessional. Maintenance was supposed to replace the bathroom sink months ago, maintenance brought the countertop, left and then never came back. Now my roommate has a countertop just chilling in his bedroom. I got a warning sticker on my cars window about my plates being expired. I hadn't realized they were and immediately bought new tags. 5 days later I go to leave for work and my car is gone. (Mind you my roommates car was stolen from here a month ago) so I assumed it was stolen. NOPE! They had my legally parked car towed. So $260 later and a missed day of work they refuse to reimburse me for the tow. I can't even get an apology. Just an infuriating e-mail from LARISSA basically telling me I'm shit out of luck. I've slipped and fell multiple times on the stairs and in the parking lot because they don't salt or shovel til the next day. There is supposed to be a security system here but the front doors are constantly propped open for anyone to enter. Water is constantly getting shut off. When it comes back on it comes out yellow and smelly. Heat barely works. It's really refreshing to know that these people will pay a tow company to tow a legally parked car But can't pay anyone to fix this shithole apartment. For $2000 a month all these wonderful things could be yours! I promise you this place is nothing like it is in the pictures. hey guys, so in addition to the other horrible reviews on this place. mine will be about the same. we were flooded out by our upstairs neighbors at 2am. had maintenance come, they arrive probably an hour later. because of how much water was pouring through, he said to give it a week to dry before they make repairs. honestly I don't know anyone who would want to wait, as the ceiling bows down above the shower. I put in complaints on the matter, visited the office and the kid working at the time said he would pass on to the manager. we called, and called, and called. mind you I've submitted complaints and have a paper trail of this as well. we finally had the office on the phone, and they said they would have a team come up immediately to look at damages. well, no one ever came. this was right when we renewed our lease. so we waited this BS out, and found a great landlord and decided to take a chance. we sent in a written 60 days notice, again they said they never got anything. they don't check ANYTHING on resident portal even though this is the residents ONLY form of a paper trail between the office and the tenant, because if you send complaints through there, they will tell you they never got it. even if you have a copy of the submission, they will still lie and say "oh we never got anything, so you will be charged more money." yes, they said because we "never submitted a work order" which I literally gave them a copy of the complaint, that we're also being charged for the damages that we didn't cause. We tried letting them know several times during the matter, where we were basically ignored. Now we are being told we have to pay X amount of money because WE BROKE THE LEASE??? Long story short, DO NOT LIVE HERE. They're liars, manipulators, and frankly do not care about your well-being Whatsoever. they will do absolutely anything in their power to make you feel like everything is your fault, even with the proof you may have. Terrible communication regarding current renovations. My balcony is dry rotted. Don't feel safe out there. Really disorganized move in process. Rented me an occupied unit. Twice. Didn't find out the second time until we had already packed our stuff into U-Haul's and they tried to get us to wait for 30 days LOL WUT Charles runs this place. Handy man extraordinaire. He's the only person you'll see doing any real work around here and we appreciate him. You're paying for the location. Green Mountain right there and 15 minutes to downtown. DO NOT MOVE HERE. We had 3 final walks to make sure the apartment was up to par so we could get our deposit back. They lied and took it all, so just for warning, you will not get your security deposit back. They also take forever to get anything fixed with the place. A pipe burst in our building on the 3rd floor, they had a hole in the wall for 2 weeks (1 week of water leaking alone). What happens when you have water leaking for a week during hot summer days between walls? That's right ladies and gents, you get mold (See pics of leaking and of mold report I personally took). I have a MS in Biology (part of my thesis was with identifying molds, and I also teach at MSU where I took samples to our myocologist for further advice). When I approached the maintenance manager about the smell of mold and such, apparently the treatment method is to spray the damaged area. Just to be clear, water leaking for 1 week, 3rd floor all the way down to the 1st. So they also have a problem with upkeep of the place, took them 3 months to fix a back door (see pick of the door). Throughout the building, there is damage that they ignore to fix. They rarely clean the carpets and walls. Lastly, there is dog crap everywhere. No one seems to pick up after their dogs. There is a field close to the building where everyone walks them, the field smells like a dump. This is a HUGE public health concern, Im pretty sure this violates some state law somewhere (I know in NY its a big deal). So bottom line, I do not suggest this place by any means. If you want to experience HELL... try living HERE! Should be plastered on a sign as you walk into the pristine, well kept leasing office. There you will find the devil, Allison. You may not interact with her at first. But, if you choose to live here unfortunately you will get to know her quite well. They have already ran through at least 3 different leasing agents and are currently onto their last one. Probably because they get paid next to nothing and get bitched at all day by angry tenants. The other day I even saw one poor lady shoveling snow in the blistering heat for no reason. Meanwhile, Allison sits in her cushy little office, only leaving if emergency vehicles are called to the complex. (Which has happened at least 5 times in the past month.) The water is constantly being shut off without notice because it's always "an emergency." More like everything is from the 70s and they refuse to replace anything so it just constantly breaks. There are broken tree branches, walkway lights, and dog poop strewn all over the complex creating numerous hazards. The laundry situation is an absolute joke. $1.75 per load and the machines barely even clean. Clothes come out still dirty or soaking wet all the time. The hallways and elevators reek and you can physically see the layer of filth and dirt in the carpet, on the walls, and doors. Want to hear the kicker? I even heard they are raising the prices to live here. What a complete joke. I really hope people stop renting from this place so maybe they'll actually be forced to be a halfway decent company but I doubt that would even work. These people are deceitful, ruthless, and only care about themselves and your money. Do yourself a favor and look into reviews of JRK properties NATIONWIDE. The reviews are absolutely awful for every single property that they own. So do yourself another favor and just don't live here. Don't say, "maybe it will be different" or "maybe I'll have a better experience" or "but the amenities and showroom looked nice." Because it won't be. If JRK responds to this saying that they don't have me on file as a tenant. It's because I have changed my name to protect my own identity because this place has harassed me and attempted to silence me when speaking out and warning people about this complex. The show room is a scam your actual unit will look nothing like it. You will move into an apartment that doesn't have working appliances or working heat. This place puts money into their communal "amenities" but it's all smoke and mirrors, all this company wants is for you to sign the lease. Once you've done that, they don't care what kind of renovations they had promised. After moving out, they took my security deposit and charged $100 extra for a "cleaning" (which is nonsense). But I didn't fuss. I wanted the year-long nightmarish experience to be over. I still got a phone call from a collections agency 3 months later saying I owe them $320. Why didn't they just tell me about the $320 when I paid the $100 for a "cleaning"? Because it's a totally fraudulent charge. This is their scam. They wait for you to move out and get on with your life, and then send a bill to collections without telling you so that then you can't dispute it. They don't care when they damage your credit. They plan on it. If you fill out an application and then decide that you don't want to live there (which is absolutely the right decision), they keep the $400+ deposit basically trapping you. This is how that'll go: 1) You'll go to look at an apartment. They'll show you an apartment set up just for showings. 2) If you want to see your specific apartment, it'll be "getting cleaned" or "it's being prepared" or "the keys aren't here today" or some other fiction. 3) They'll say something similar to "just fill out the application now to get ahead of things. That way if you do decide to move here it'll make the process faster." 4) They'll try to get you to sign the lease before seeing the apartment. But it doesn't really matter, because you're already trapped or $400+ in the hole from the application. They built a new clubhouse like it's some luxury apartment complex. They constantly had a landscaping team working. They redid all the signs. They even rebranded and changed the name of the complex. If a company has to rebrand to escape its poor reputation, there's a problem. They spent millions on making the complex LOOK high-end. Meanwhile the actual apartments are absolute trash. Just awful conditions. But if they only show the model apartment before the application is submitted, and if it all looks good on the outside, the person is more likely to believe in the condition of the model apartment and place an application. Then they got you. Even though they said they were "cleaning" my apartment before I even filled out the application, after I signed the lease, they still said they had to "clean it" before I could move in. So I had to stay in a hotel while I waited. Every day they said "it'll be ready tomorrow." Then that day came and they said, "It'll be ready tomorrow." Then tomorrow came, I checked out of my hotel, but then they'd said: "It'll be ready tomorrow." I'd tell them that I'm staying in a hotel and that the lease already began (so I was already paying to be living there). They'd respond by saying, "It'll be ready tomorrow." Also during this time, I called their office from different phone numbers, because if I called from my number they'd just straight-up not answer. That literally went on and on and on for 2 weeks. In the end, it ended up costing me approximately $1200 on hotel rooms while I waited for them to do what they said they already did. They never gave me any kind of refund for the time when I was paying rent and not living there, even though it actually cost me somewhere between $700-800 in rent when I couldn't even live there. When they finally said it was ready and I moved in, the water wouldn't turn on and wouldn't work for 4 more days. No showers, toilets, sinks for 4 days. There were large yellow stains on the walls and carpets... after 2 weeks of "cleaning." The ceiling tiles fall in the hallway and are never cleaned up. If you look up past the tiles, you'll see definite black mold. I can't imagine what's behind the walls in the actual apartments. I had the most frequent and severe asthma attacks I've ever had while trapped in this dump. The locks on the front door of my building were broken throughout the entire year I lived there. I called and emailed them about fixing it at least 10 times throughout the year I lived there. There are homeless people throughout the whole area but the doors to the apartment building just swing right open. There was a random electrical fire that completely burned three stories of apartments. All of those people's possessions were destroyed. There's a small staircase that leads down to the front door of the building I lived in, and during one winter the long metal railing somehow fell over. I moved out 4 months later and it was still just lying there on its side. That whole winter I slipped on the black ice that covers the staircase. I called them and emailed them repeatedly. They did nothing. When I finally moved out in the spring the landscaping teams were there working, but they just worked around the large railing lying next to the staircase. Totally ridiculous. I could literally make this review 10x longer than this just talking about all the ridiculous scams, neglect, poor conditions, and general problems. But I'm out of available letters. Don't move here. These people don't care about anything but make money. non-consensual towing, lack of maintenance are just a few to begin. They put a sticker on my brand new car to warn me for towing my car because the paper plate was one day over (real Plates had not arrived in the mail yet). Washing machines are not cleaned or maintained. People get away with stealing packages. Take a look at their leasing office - it's sparkling, and the rest of the complex is trashed. WARNING!!! ALL BAD REVIEWS OF THIS COMPLEX ARE TRUE!!! I didn't have a problem with all of the issues I have had until today. The Management of the complex gave the keys to a maintenance team, and gave them permission to enter EVERY SINGLE APARTMENT IN EVERY BUILDING, PERIOD. Management notified the building that between Jan 20th-Feb 4th, someone would be by to work on the toilets. HOWEVER, they did not specify when, nor did they specify that they gave permission to this team to enter into any apartment regardless of whether or not someone was home. This is the straw that broke the camels back. Other issues I have had with this place include: 1. Someone in the front (Javi), left the company, but they LIED about it on multiple occasions. They said to my face that Javi was on vacation, was out for the day, was busy with other clients. Nope. Javi left. and not on good terms. He left because of how poorly he was treated by his boss, Allison. 2. I have awaken at least a dozen times to find that our apartment was 55 degrees. We put in multiple service requests, and the issue has never been resolved. It has been several months since we noticed this issue, and there is still not been a resolution. Any commitment that this team makes to service maintenance orders in a timely manner is a bold face lie. 3. Within 2 months of moving in, we have had 2 water leaks coming from other apartments. 1 incident left us with a hole in the ceiling of our apartment for over 30 days. The maintenance technician said that he has to pay OUT OF POCKET for all of his supplies, and that is why it took so long for him to fix. 4. The workout area looks fine and dandy, until you try to use it! There are no cubbies to put your stuff, you can't find a spot to put the bench flat on the ground without being in the way, disinfectant wipes are frequently out of stock, there have been multiple occasions in which no towels OR hand soap were in the mens bathroom! This place is a filthy filthy mess. I have never seen anyone clean, mob, scrub, sanitize, nothing. It is filthy. DO NOT RENT HERE UNLESS IT IS A LAST RESORT! DO NOT LIVE HERE or if you hate yourself ,live here. :) Upon arrival to my new apartment, the elevator was broken, the glass on the front door of the building was shattered, a street light was fallen down, and our apartment was a disaster. (none of this ever got fixed) The pool and bowling alley seem great in theory, but they were only open for a few months out of the year that I was living here, so I never used them. (rent stayed the same) Food is smeared on the floors of the hallways, holes are punched in the walls of the apartment building, exit signs were on the floor, and there was random furniture EVERYWHERE. Our stove worked ONCE the whole time we lived there (even after miainence "fixed" it. We were charged for this during move out. It's pretty hard to live without a stove! Don't ever try and do laundry. Everyone I know in my building had to go to the local Laundromat. The fire fighters come at least 2 times a week because of a fire in the basement. Fun! I loved evacuating every week! One woman was doing laundry one day when the laundry machine caught fire and burned all of her clothes! more fun! The tenants in my building moved out because of black mold the first week I got there. Awesome! Don't ever try and have a package delivered here, because it won't reach you. I had multiple very expensive items get delivered to the leasing office and they told me they don't have them, without even searching. I always put my address down for shipping, but ups delivers to the leasing office automatically. Also, they only take virtual payments through "money gram"...not sure what that is. Every time I've needed something, she listens, works with me, then follows up to make sure I got what I needed. She takes her job very seriously and it shows! Brandi is a smart Office Assistant that can handle a ton of work while still making sure she's tending to our community's ongoing needs and desires. We live a few hundred yards from Green Mountain Ridge, which has amazing hiking / mountain biking trails. I will stay here till the day I can afford to buy my own home. read more

When I first moved in I had to have maintenance come 3 times to fix my appliances. The hallways are disgusting, walls are paper thin, did I mention incredibly rude and uncaring staff? I am not typically someone who leaves reviews, but for this place I felt it was necessary. Upon our initial tour of the place, my wife and I thought it looked nice enough to live in for a year. We really liked the location, which is great, but after living there for a few months realized the location didn't trump the downsides. During the first few months we lived there our building underwent a "remodel." They replaced some of the common area carpet and put up new paneling in the elevators. I will say it looked nicer upon completion, but it took a substantially long time to complete. During that time there were contractors in and out constantly and your typical remodel destruction in the hallways to get to our actual unit. They also always seemed to have water issues in our building a cut a hole in the ceiling right outside our unit to expose the piping and never patched the hole for about 8 months... it's probably still there. The units themselves are severely dated. There is paint chipping everywhere, portions of our wall were spackeled (dry wall repair) and never repainted, the ac unit didn't work, and the balcony's were structurally unsafe. In our unit specifically there was significant water damage under the sink which caused the cabinet to bow at the bottom and nothing was level. We didn't even have the little tray stabilizer in our microwave so we were constantly trying to balance dishes right in the center, lol. I only had a couple of negative interactions with the staff, most were all very positive. When COVID hit, they did move forward with raising everyone's rent, which was frustrating. When we got our renewal letter, we were asked to pay $110 more a month if we resigned. This was far higher than the market rate for a new tenant. I was fed some story about how pricing is determined by market rate at the time and market rate was lower now than when we moved in so we were essentially stuck in a bad deal. I appealed the rate increase and corporate counter offered by raising rent only $80 so we moved somewhere else. The mere fact that I was questioning the rate increase was met with unnecessary hostility and to me it seemed, how dare I come into the office and question the corporate policy? I have been out for over two months and am still waiting on my security deposit which is far less than I was expecting. They misquoted my final rent payment by $200 and then took it out of my security deposit after I sat with a staff member in the office and watched her calculate and sign off on my final payment. I even asked her if I wouldn't be charged any "hidden fees" and if she was sure this was the correct amount. She assured me it was. Now to recoup that money I have to contact the corporate office. As much as I would like to have that money back I am sure that process will be painstaking as well. I would not recommend living at the summit at red rocks. read more

DO NOT MOVE HERE! To summarize briefly, my roommate and I moved to the Cliffs @ 6th Avenue West in Golden, December 2018 and it has been a terrible living situation to say the least. Move In Day - Apartment is Unlivable (Upgraded Unit) *Heat was out and apartment locks didn't work. *Built without cable ports *Shelving fell off walls & hit me & my roommates girlfriend on top of the head *AC Unit installed incorrectly Month of March: Heat was out the Entire month *Note, during one of the first cold fronts, March 12th, we placed multiple calls to the office/maintenance for our heat and hot water to get fixed before temperature dropped to freezing temperatures - Never was fixed, office proceeded to send an email to the community saying they were closing early because of the weather and to "Stay Warm!!" *Dog Bags - The dog poop stations continually go weeks on end without being refilled with bags and not being cleaned out. Unsanitary & Unhealthy. *Complex Is Always Unsecured. One of the main doors on the first floor of our complex doesn't even have a lock on it, so any body off the street can walk in at any time. ****I found a HOMELESS MAN sleeping on the second floor stairway as I was taking my dog to go outside about a month ago. I have notified The Cliffs numerous occasions and the building to this day is left unsecured. On to April - Plumbing failure in master bedroom. April 11th - Woke up to apartment being 59 degrees, when unit was set to 72 degrees. My dog was shaking she was so cold. My roommate was also not able to take a Hot shower this morning because our Hot Water was not working, again - Completely Unacceptable. *I had a 15 minute conversation with the Manager of The Cliffs office to lay out our entire issues and frustrations - Manager says she will send our issues "up". Timely response was not received. I let the manager know at 11:45AM - Heat and Hot water were not fixed until the late afternoon of April 12th, which we spent another night in a freezing apartment. *This is a common issue when dealing with the management team of The Cliffs. Lack of care, communication, urgency, and understanding for their tenants basic needs. The typical response is they will "send it up". To this day, I have yet to receive a callback from the Corporate JRK office. *Note: Since we moved here in December, we have had 5 Different Managers! The lack of consistency makes it even more difficult to deal with the management team. *April 30 - Current: We are AGAIN without heat and hot water! I proceeded to call the Director of Tenant Relations - Left a voicemail - No call back. No resolve. *If The Cliffs and JRK have the ability to build a $8 million dollar community room, why are basic needs such as heat, hot water, and security so difficult for them to take care of? Lastly, My roommate and I have reached out to the Corporate office (JRK) multiple occasions, as mentioned, to give our situation a voice and they have been less than responsive. Little to no action has been taken on the part of the Cliffs or their Corporate JRK office to remedy the situation. At the end of the day, the constant ongoing issues we deal with at the Cliffs is affecting our livelihoods and they don't care. Necessities such as heat, hot water, and a habitable place to call home are not what you will find at The Cliffs. If I could leave a 0 star review I absolutely would, but hopefully this will give our situation a voice so someone looking for a place to call home won't make the same mistake we did. Maintenance requests do not get fixed most of the time and the price to do laundry is outrageously high. And the management is awful. Trying to end my lease has been an absolute nightmare. At the summit, you really are 1 in 32000 Yup, this Los Angeles-based management company (aptly named JRK) really does demonstrate to you that you're just a single unit out of their 32,000 unit $6 billion portfolio. And they intend to maximize their margins at your expense. How so? * Move out leaving the unit sparkling clean? The standard carpet cleaning procedure will still be deducted from your deposit. * Hope you like sleeping hot! As long as the AC unit technically blows cool air, it's staying un-repaired. * You better have good balance in the winter and strong bones for the inevitable slips/falls that are coming your way. Only the stairs get de-iced in the winter when the snow melts daily and refreezes into a straight-up ice skating rink. * Package pick-up is a nightmare. Pre-COVID, you're stuck waiting for prospective tenants to finish asking questions before a leasing agent can then help you get your package. Post-COVID, the post office just refuses to even deliver packages, so you have to literally pick them up from the post office. * Ever-changing water temperatures in the shower. No, I don't mean the standard "water changes if your neighbor uses the water", but I mean a broken water regulation system that makes for constantly changing temps. * No cell signal. I even changed from T-Mobile to Verizon to try to fix this. Didn't work. It makes working from home (a new necessity) insanely frustrating. * Hidden fees! The listed prices are $150 short. They'll act like this is standard, but is it, really? My new place only charges $25 on top of rent for garbage...and that includes trash pickup at my door. * A balcony that just doesn't feel structurally sound. If you tour the place, really take a look at what you're standing on on the balcony. Ask yourself if you trust those supports with your life. I didn't. It looks like it was a cheap job in 1970 and hasn't been updated since. * People come, people go. This is the case with both tenants and the people working in the office. In my 1 year, I saw about 10 people go through the leasing office. Clearly JRK is about as good to work for as it is to lease from. * Laundry costs $1.75 a load and the 3 washers/3 dryers just isn't quite enough for the 32 unit buildings. * Who cares if there's a pandemic? Let's jack up the rent! Yup my rent went up more than $100 after the first year. Also they aren't really charging you the rate they ultimately will want you to pay. The 2nd year's rate they were demanding was far more than what was being displayed for new leases on their website. It's bait and switch - plain and simple - just like they do with that $150 hidden fee for trash or whatever. * 60 day notice requirement. 30 days is the norm, which means that it's VERY hard to find alternatives on their mandated timeline. That's because most other people in the area aren't giving their notice two months out. They also give you very short notice when they're jacking your rent up on you. The month-to-month fee is INSANE, too. So if you need a little more wiggle room when you INEVITABLY will leave them when your lease is up, it's a roughly 40% surcharge on your normal rate to get an extra month. * "Luxury apartments" but no hail protection. The $150/mo garages aren't wide enough for anything bigger than a Miata. I'm paying $35/mo at my new place. * Oven range wasn't level. Sure, it's small...but that gets insanely annoying having oil pooling all on one side. Here's what I'd recommend. Either, spend a bit more (or not even) and actually live in Golden, or look at the alternatives to the south. Here, you're paying for the Golden address but you won't actually feel like you live there. I thought I would, but I didn't. The Summit feels like a hotel. Moving out was a phenomenal decision. I'm now paying less, living better and even in a better location. My new management company is a fraction of the size and local. Biggest scamming corporation ran at this place. Typed up a bill of "damages we owe" and said we need to get a lawyer if we wanted proof of any sort of receipt for any replacements they did do to our damages. We decided to pay and be done with this place since we already spent a year being tortured by the management there and now there is a debt collector calling saying we owe them money we already paid!! Where do I even begin? Upon move in there was a moldy sandwich in the fridge, the toilets were dirty and the floor was gross. There was dirt and dust hanging from the popcorn ceiling. After cleaning the place and getting settled I noticed myself and my pets were having breathing issues and I developed a skin reaction which was determined by a physician to be caused by mold. The AC unit was full of mold and dirt. The sliding glass door had no lock and was never fixed in the year that I lived in the apartment. My bicycle was stolen from my front patio and nothing was done. This place is a dump and looks nothing like the photos on the website. The last and final screw to the tenants, they kept $200 of my security deposit, why? I'll never know. I left the place in better condition than it was when I got it. Don't move here. read more
