    By far the worst apartment complex I've ever lived in. Management doesn't communicate, you'll pay a ton of random additional fees, apartments are gross and run down. The previous leasing office manager was fired but this one isn't any better. I reached out to corporate and they were unresponsive. I've only lived here for 4 months and every month I have had an issue with random charges on my bills and terrible communication with the office. Sometimes it takes 4 days just to get a response from them about my rent. I moved in to a filthy apartment with feces all over the outside of the toilet and bathroom door and nobody came to clean it. My microwave was broken and the apartment overall was filthy. I was promised money off my account for having to clean it myself but instead just got charged extra. I was told to break my lease I'd have to give 60 days notice and pay $3500. According to these reviews it doesn't sound like I'd get my deposit back either. Just save yourself the trouble and find somewhere else to live. This place isn't worth it.

    I lived here for almost a year. I was in a rush to find somewhere "affordable" to live in the Golden area after taking a job out here from the West Coast, and in retrospect, I really wish I had paid attention to the bad reviews and the overall mega-landlord/ corporatey nature of the place. These apartments have been strategically given exterior makeovers to improve the curb appeal, but I can assure you that the entire complex is managed with a "let's just put lipstick on a pig" philosophy. The tour they take you on to the show unit will get you excited, but you'll likely find yourself moving into an uncleaned, heavily worn apartment that has seen little to no attention since the last tenant moved out. They will try to charge you for a cleaning fee too when you move out despite the vast majority of residents knowing that they do not clean these apartments before you move in. In my year of living there, I saw plenty of people move out, but not a single cleaning crew inside one of the units. They also employ a number of tactics to nickel and dime you. Moving out once your lease is up but didn't sign the 60-day notice? They charge you a fee. Your lease is up on the 5th of the month, but you paid your last month's rent? They will deduct the 5 days of the last month out of your security deposit on top of your last month's full rent. I actually moved out on April 27th and notified them of my early vacancy. It is May 23rd (my lease was up on May 5), and I still haven't received my security deposit back yet. They told me to call back if I hadn't received it by July 5th.. There are several major safety hazards around the property, including totally rusted through handrails and deck railings. I actually couldn't put my full body weight on the railing of my deck, fearing it may snap off. The hallway air circulation is also terrible and can be upwards of 95 degrees in the summer. I slept in my living room for most of the summer as the wall unit (AC) does not really have much of an impact on the bedroom. The staff is also totally complacent, and while I don't totally blame them for the issues that clearly stem from greedy ownership, I don't know why you'd stay working for such a starkly predatory company. I paid $1,677 a month and absolutely regret living there across the board. Unless you are a well-off college student whose mom and dad are flipping the bill for a first apartment, I'd dissuade you from considering this as a viable alternative. Plenty of better alternatives close by will provide a much nicer home and better bang for your buck. This place epitomizes the problem with landlords and rental properties in this country. I actually have a few close associates that are in this business, and they were quite taken aback by the penny pinching and poor service at this place. I am sure there is worse out there, but I hope you can find better. Best of luck to future tenants.

    Definitely the worst place I've ever lived. The property is dirty everywhere. The laundry machines themselves are dirty. For whatever reason, BLOOD was smeared on the second and third floor stairwell walls. They never cleaned it up. I submitted work requests multiple times and they'd mark them complete, but never cleaned it. Should've submitted a complaint to the health department. In the time I lived there, the elevator didn't work for about 3 months total. The locked entry lock was broken when I moved in and never fixed. Also, all of the buildings have the same entry code. So don't let them lie to you about security. Someone tried to steal my car and the van next to it from the parking lot one night, they didn't care. Someone broke into my mailbox and broke the lock completely. It took them over 3 weeks to fix, so I couldn't get mail at my apartment. Dog poop covers every non-sidewalk space surrounding the buildings. Dog poop and pee is usually in the elevator too. It's definitely ingrained into the hallway carpets (which will be vacuumed once per year). One of the most despicable acts of the property owners was (during the pandemic) they put flyers on ALL the doors threatening eviction (even those of us who paid our rent on time) and also to let us know the portion of renters who'd paid rent on time. Families lived there, so I couldn't imagine getting a note like that while going through the everything. I would join a class action lawsuit against this place in a heartbeat.

    Deserves ZERO stars, or possibly negative! Apparently things have "changed" here recently. They replaced the old property manager that everyone hated and are planning "$8 million" in new renovations... which somehow includes a bowling alley??? Who in their right mind wants to see their rent prices jacked up even higher to pay for a bowling alley I can't fathom, but that doesn't really matter. The place is still owned by JRK Realty, one of the most vile and despicable companies on the face of the earth, and nothing has really "changed" here at all. It's the same deal this apartment complex has always had going. They are constantly "renovating" something that doesn't need renovations, while the ancient apartments and buildings collapse ever further into the state of a trash-filled slum. And that property manager everyone hated? She probably got promoted! Thats the JRK way. My wife and I lived here for two years. Initially, the evil property manager lied to and duped us into believing the place wasn't as bad as it seemed. I challenged her about the bad reviews the place has online, but she declared that the reviews were all false and people were specifically "lying" about her. She clearly was upset and taking the reviews personally. That should have been a red flag, but we actually felt a little bad for her and decided to give the place a chance. BIG mistake! Our tiny, overpriced and dingy apartment was poor, but livable. Kitchen appliances were ancient, along with the baseboard heat that sometimes leaked and emitted heat only when we didn't want it to. The worst problems were with the rest of the building and property. The pool was always ICE COLD, because the heating element was broken the entire time we lived there. The pool was also dirty and the building housing the pool had many maintenance deficiencies. The pool building looked like a haunted crematorium, even after they "renovated" it. As with most "renovations" here, it was a "paint over it" philosophy, making things look slightly better on a superficial level without addressing any actual issues. Landscaping was awful, with dead trees, overgrown bushes, brown grass and piles of trash scattered all over the property. The pool actually was part of the reason for the bad landscaping, because whenever the pool needed to be drained, they just pumped the water directly onto the lawn, flooding half the property in the process. But the apartment buildings were the worst part by far. "Security" doors were frequently broken and couldn't keep an armless, legless, toothless, half-brained troglodyte out of the buildings. The hallways were always a disaster area, with leaking pipes, water damaged ceiling tiles, stained carpeting, trash (of course) and old appliances scattered everywhere. Homeless people were regularly caught sleeping in the stairwells, and the "no dogs" building had more dogs than people. Several lawsuits had to be threatened against the apartment complex while I lived there. One winter they refused to turn on the heat until they were threatened with a lawsuit and reported to government agencies. Another time they refused to clean all the old appliances and trash out of the storage area until someone threatened them with a lawsuit. That got the appliances moved to the hallways. Since moving out, I've been contacted by yet a third party indicating that they are planning a class action suit against JRK. If someone tells you things have "changed" here, don't fall for it! "Changes" are always happening here, usually for the worst!

    To say this place is a dump is an insult to a dump.. lipstick on a pig is the perfect term for the cliffs. It may look all rosy from the outside since they spend a fortune on landscaping but thats where the luxury feel stops.. old stinky outdated apartment blocks that are essentially falling apart..The pool is nasty.. ive been here over a year and refuse to use it.. the gym also stinks .. check out the dirt on the treadmills... Also... my truck has been broken into 3 times..5k worth of tools and gear stolen. Not one f××k was given by management.. security definitely an issue. If you are late by 5 minutes with your rent check they will put a note on your door for all your neighbors to see.. No one pays to be the same rent.. i know 6 people personally with the same size apt and the rents are way off.. The cliffs are falling apart stay away..stay well away..

    I can no longer recommend living here…read more I have lived at West 8th for almost a year and had zero problems. I was very happy with the complex and living in building 2. However, recently there has been a change in management along with a new parking system that has made things significantly more difficult. Prior to this change, we never had any issues finding parking close to our apartment. Additionally, this is now the third management change since I moved in. For context, I am paying over $3,000 per month to live here, and this situation is far below what I would expect at that price point. The new system appears to have been poorly implemented. From what I understand, some 2-bedroom apartments with four occupants were allowed four parking spaces, when they should have been limited to two. Meanwhile, in my case, I should have been eligible for two spots but was initially given none. I reached out to both Parkade (the third-party parking service) and the leasing office. The only solution offered was a spot located a significant distance from my apartment, and this was only after I was asked to pay extra for garage parking, which I declined. Additionally, my wife is six months pregnant and making her walk long distances with groceries and daily items due to a mismanaged parking rollout is unacceptable. I don't expect that this situation will improve once we have a newborn to manage. Up until about two weeks ago, I would have recommended this complex without hesitation. Unfortunately, I can no longer do so and would advise others to look elsewhere if they have the option.

There is also no one to discuss these issues with as the front office has been empty almost every time I try to go by since the acquisition.     Review Let's start…read moreout with the pros: the views are stunning and the grounds at the complex are pretty as well. In the summer there are so many birds it is a treat. Lisa and Victoria are also a plus, they are easy to talk to, they are professional, and they actually seem to care. Thanks ladies! The cons: The neighbors- College Kids-and I do mean kids, they are about as polite as you'd expect 18-21 year olds to be. You are living with a bunch of college kids who throw parties, blast their car stereos right outside your apartment windows. One morning I woke up to find that the neighbors above me puked over their balcony onto mine, sick. Fighting- the walls are thin here and I will get to that later. There is constant fighting in these units, not your normal fighting but violent fighting. You can call the cops and you can tell the office, nothing will change. Be prepared for any relaxing moment to be ruined by couples or roommates who can't have a mature conversation. It seems like several times a month cops are patrolling these properties. Destruction of property- I witnessed, called the police, and let the office know about a resident who intentionally broke the windows of another car, and guess what? That person still resides at these apartments to this day. Watch out for an guy who drives a black Tesla. Feels safe right? The Units Themselves- The walls- run, run as fast as you can from this complex. You can literally hear your neighbors : burp, pee, sneeze, fart, and you can hear all of their personal conversations. I really do not believe these walls are insulated at all. So imagine how loud parties are or music is if you can hear your neighbor take a dump? Dumpsters- listen to my warning, do you rent an end unit unless you want your bedroom window to be right above the dumpsters. It is rancid in the summertime. Imagine the charming smell of dog poop and garbage wafting into your apartment all day. Such a treat. Another special thing about living near the dumpster is the sound of someone throwing away their trash at 1am...not just your day to day trash but furniture as well. The Show Unit- I encourage everyone thinking about renting here to ask to see the unit they are actually renting. Each unit is different and is likely in much worse shape than their show unit. Not all of the units are upgraded or remodeled, and some are flat out run down and dingy. The Carpet- ask them to install new carpet if they haven't. The cleaners they use do a poor job. I had my carpet cleaned twice and when I walk around it still turned my feet black. The bathtubs- they paint them with what I am sure is acceptable paint to use on bathtubs. However you can't properly clean or scrub your bathtub without removing the paint coating. In order for them to fix it they will tell you that you and your pet(s) will need to be out of the unit for several hours. The laundry room- it's a hot mess, machines are usually broken or don't work expect to pay for your laundry to be done twice. Office Communication- the office staff will send short condescending text reminders about all the things that they feel the entire community is doing wrong. In the same breath the will turn off the water with zero communication beforehand 100% of the time. The poop, my gawd the poop- there is dog poop everywhere, be prepared to step in it. Super rad little experience. The smoke- smokers are in abundance and they smoke in their units too, pay attention to all the yellow blinds. Because of how the vents work you will smell the smoke in your unit. Hot Water- it will go out a couple times a year. Oh oh oh the new paint job- they sprayed over 50+ swallows nests instead of removing them, I guess you can consider that contemporary art, very classy. Don't let the outside fool you, the units are still run down on the inside. Maintenance Crew- they aren't the brightest or the most considerate. They will all congregate and talk loudly outside your window early in the morning. I watched one put a dishwasher on top of their golf cart and proceed to drive away without it being tied down, it fell off onto the concrete. Lastly- wild life will get stuck in your walls and depending on who you talk to they will remove the poor creature or they will leave it there. That about sums up my journey with Summit View Village.     This place, especially the management (Jenni Vester), does not even deserve one star. DO NOT LIVE…read moreHERE. They almost killed my dog and then tried making me pay for it. They neglected to tell me of a fire within the building before moving in and I suffered from smoke inhalation which resulted in my dog getting sick on the carpet. I should not have had to pay for the ENTIRE carpet in the complex to get replaced. And I shouldn't have had to pay expensive vet bills because of poor living conditions. It is appalling that a complex would claim that unit was livable. All the finishes needed to be REPLACED to reduce this smoke contaminate before anyone moved in. Or these "simple" ozone solutions, as management mentioned AFTER I moved out, should have been, at the very least, offered when I brought up the initial complaints. Smoke inhalation was not just "unpleasant", as management stated in an email (wouldn't even talk to me on the phone about this issue), it was a threat towards my health and my pets health. I hope no future residents or pets become sick from this management's neglect to address poor living conditions, and then having the residents pay for it.

I have been here for about 1.5 years now and I love it! Kayla really cares about this community and it shows! Shes made improvements to the dog park, community BBQ area, and hosts community get togethers. Its the people here that make Fox Hill so great! I have made several friends and truly enjoy living here. I cant go without giving a huge shout out to our maintenance guys! It's no secret these apartments are older and from time to time need a little help! Our maintenance team is on top of their game! Quick to respond, nice, and get the job done right. Thank you!

    1-Star Review - Fox Hill Apartments (Kayla & Management)…read more I would give zero stars if I could. I originally left a positive review when we first moved in, but I've since removed it due to serious health and safety concerns. We were placed above a known chain-smoker and drug user, despite clearly communicating we have children and severe health sensitivities. It took months of complaints before they finally moved us, even though they knew how dangerous the situation was. We asked multiple times if there was any mold in the unit, and were told "no." In reality, they had painted over mold damage. We later discovered visible signs of water damage and mold under the kitchen sink and around the bathroom. I have mold allergies, and my children and even our dog became seriously sick after moving in. Now, Fox Hill Apartments is refusing to return our $2,700, even though we clearly explained our medical sensitivities and gave them every opportunity to make it right. They have shown no empathy--only interest in our money. This experience has been emotionally, physically, and financially devastating. I am currently pursuing legal action and filing complaints with the city and health department. Please stay far away from this property, especially the unit directly above the office on the top floor. Unless they've done heavy cosmetic cover-up again, you'll smell mold immediately. Don't be fooled by friendliness at the office; once you're in, it's a completely different story. If you or your family have allergies, asthma, or chemical sensitivities, this is NOT a safe place to live. the law is to fix the mold look up dummies.
