I can no longer recommend living here. I have lived at West 8th for almost a year and had zero problems. I was very happy with the complex and living in building 2. However, recently there has been a change in management along with a new parking system that has made things significantly more difficult. Prior to this change, we never had any issues finding parking close to our apartment. Additionally, this is now the third management change since I moved in. For context, I am paying over $3,000 per month to live here, and this situation is far below what I would expect at that price point. The new system appears to have been poorly implemented. From what I understand, some 2-bedroom apartments with four occupants were allowed four parking spaces, when they should have been limited to two. Meanwhile, in my case, I should have been eligible for two spots but was initially given none. I reached out to both Parkade (the third-party parking service) and the leasing office. The only solution offered was a spot located a significant distance from my apartment, and this was only after I was asked to pay extra for garage parking, which I declined. Additionally, my wife is six months pregnant and making her walk long distances with groceries and daily items due to a mismanaged parking rollout is unacceptable. I don't expect that this situation will improve once we have a newborn to manage. Up until about two weeks ago, I would have recommended this complex without hesitation. I would not advise anyone to choose this complex since the big management companies took over. I have lived here almost 2 years and wanted to stay longer but they have increased rent severely in a short time as well as restricting previous amenities such as free parking and maintenance wait times. There is also no one to discuss these issues with as the front office has been empty almost every time I try to go by since the acquisition. I am moving out once my lease ends and I advise anyone who is thinking of moving here to look elsewhere! read more

Apartment flooded 3 times in 2 years living here. Hard to receive mail. The water heaters/piping are faulty, we were not the only people with flooding issues, there were several instances which impacted community areas as well. Maintenance dried the area out and patched drywall, but not any of the paint/trim, and left big equipment in our apartment for months on end, despite being asked multiple times to remove it. There is not a functioning mailroom system. If you receive packages you have to go dig through an unsorted pile of every residents mail (200+ pacakages) in the office, package thievery is a massive issue. I worked in a different apartment complex while I lived here, and it is really not that difficult to get some shelves and organize the packages, but the staff can't be bothered. read more

Do. Not. Rent. Here! Noisy and dangerous! Management will not do anything for you. These buildings boasts safety since it is a locked building that only residents should be able to get in but there have been multiple robberies inside the locked building and management has made no changes to make the residents feel safer living here. I have mixed feelings about West 8th. Pros: -the staff helped us out with a furnished apartment on short notice; our home was flooded so being able to have a comfortable place to call home for a bit was very helpful -The staff were generally empathetic to our situation, and kind to our kids - they recognized our situation was unique, and seemed to really take that to heart. Much appreciated! -The on-site gym is a very nice perk - it's clean and has just about everything you'd need. So nice to have that handy. -The clubhouse is nice, as are the coffee/tea and beer on tap. The Grill area is also quite pleasant. -We met some very kind neighbors, who were also quite understanding of our situation and tolerant of our kids occasionally ignoring quiet hours. -Location: it's near great trails, restaurants, and so many great events and businesses within walking distance. The views are quite nice. Cons: -Crime is a *real* problem. I know it's not unique to this complex, but there's seemingly a complete lack of proactive deterrence in place. The complex seems to only have sufficient security for areas where the complex has something to lose (gym, clubhouse, office, etc). Our (embarrassingly expensive) electric bike was stolen from our attached garage while we were tenants, yet there was zero security footage of the entrances, lower hallway, or the back of the exterior of the building. We weren't the first victims of theft in the complex, and certainly won't be the last - a modest investment in security cameras could have greatly improved the chances of retrieving our bike...and perhaps may have deterred the theft in the first place. Other reviews here will confirm this is a real issue. It's not a secure building if one person slipping through the locked door can put the whole building at risk. -So many dogs! It's a very dog-friendly building/complex. To be fair, we knew this going in...so just be forewarned dogs are ever present. If you love dogs, then it'll be awesome. If you're ambivalent, just know you'll get barked at in the hallway and share elevators with dogs fairly frequently. -The walls are indeed super thin, as other reviewers have noted. Perfectly average-looking neighbors will sound like elephants hosting a concert; it's actually perplexing. Cheap construction. -No matter what you do at move out, you'll still get billed for cleaning. I'm under the impression some costs (for cleaning the oven/fridge) are just charged as a default with the hope you won't fight back. Hope it was worth it! -The energy bill for an ~1100sf apartment was significantly more than we paid for a ~2250sf *house*. Must be the common areas pulling the bills upwards...just be aware it's not as green as advertised. -Zero/Low-emitting parking spaces routinely feature Jeep Cherokees, Toyota 4Runners, and other...uh...not exactly efficient vehicles. These spaces help buildings get LEED certification, so it's annoying to see the concept disregarded once the certification was official. Classic greenwashing marketing vs actually trying to reduce environmental impact. In short, the staff were kind, the neighbors were generally friendly, and there are some great amenities - but the buildings themselves are not nearly as nice as they might seem on the surface. read more

Don't trust a 5 star review! West 8th management has had numerous gift card giveaways for tenants based off of a good review on yelp..... This right off the bat should tell you something is up. I don't want to be completely salty, so a few perks are: Our neighbors were amazing and became close friends very quickly. The location is fantastic, all 5 golden breweries, hiking and tubing within walking distance. The apts look really nice. The grilling/fire pit area is a great chill spot all year round. It is a fairly quiet community. The view is outstanding, sitting on your porch with a cup of coffee watching people parasailing on lookout mountain is very cool. HOWEVER! If you want to pay too much to live in an apt built on "Affordable" housing tax credits, then look no further. My girlfriend and I have only been in our 1 bedroom for a year and became increasingly more and more frustrated as time has gone on. The down side of West 8th is: No matter what you are told, the neighborhood is not dog friendly. We signed our lease based upon the on premise dog park, move in day we were told it is not a dog park, and we were wrong for even thinking so. Golden police have also been known to camp out in the parking lot across the street ticketing dog owners for "off leash" when residents are sitting on their own private porch. Lynd Co Construction crews have used our electricity without refunding it back to us. We are at this moment locked out of our garage (management doesn't have a key) with a "hopefully we can get someone out here this week to fix it" response. As a construction worker, I tend to keep my tools in the garage, so this week I will be out of work I guess. We have had unknown costs posted to our account without warning, then charged a late fee because it was not paid. Just 1 example: we paid our rent on the 1st of May, then an unknown second water bill was posted on the 3rd of May, we were charged $20 on the 4th because the 3rd was our last day to pay it. Management's response was that we needed to check our online renters profile daily and this wouldn't happen. The common area lawn has mold growing, and standing water is present almost all the time. Management will show up unannounced under the pretense that they need to "do a walk through". If they have no problem walking right in when we're home, what do they do when we are not? Maintenance issues are at the quickest taken care of around 7 days or more, even if the issue is a hot water heater. The parking is worse than when we lived downtown Chicago. I hate to leave a review with such a harsh tone and wish I could have been more objective, but you don't openly and blatantly mess with someone's private living space, not ok. read more

Love living here!! I've had mostly bad experiences with apartment living but this place tops em all! The units are modern and spacious. We have a 2 bedroom and I absolutely love the layout. Best part of our unit is the kitchen hands down! I love that's it's a new building...you can smell the fresh paint as you walk through the hallways! If you love dogs or are a dog owner, this place is most certainly for you! They have a dog park ON the property! Amazing!! I'm pretty certain this place was built for dogs and I guess humans can come along too. If you live here, you know exactly what I mean! The clubhouse is very homey. There's plenty of TVs and beer everyday on tap! Yes, you read that right, beer on tap in the clubhouse during business hours! The gym is kind of small but there's enough to get the job done including free weights. Meredith who works in leasing is awesome! She's easy going and keeps the place in check. The location cannot be beat. We have a unit facing Lookout Mtn! So sweet! We can walk to downtown golden in like minutes. I love this location so much! All in all, I'm so happy we got to move here...there were no units when we first checked but we got lucky with someone moving out around the time we were looking. Best apartment ever! read more

BEWARE. Noisy in a significant way, at least for the first floor unit. Disclaimer - I rented unit for less than 12 hours after discovery of problem. My short experience and objective findings. First thing that I noticed was sounds of footsteps overhead, loud footsteps. They could be heard in garage, kitchen, living room, and hallway. The adults above were of smaller size and no kids. I was able to hear a man cough in the living room above me with my doors/windows closed. I was able to hear conversations and TVs playing from inside apartments on 2nd floor from halfway up stairs from 1st floor to 2nd floor. Lastly, and probably the most disturbing example of thin walls - I played a song on my iPhone (phone only, no additional speakers), volume on max and phone was placed in center of kitchen. I exited (and closed) my front door. I was able to hear the exact song/lyrics playing 10 feet outside my front door. I walked further down hall, I was able to hear music being played from my apartment when I was 20-30 feet away, half way up stairs to 2nd floor. I picked up my keys and viewed my apartment for first time on a Saturday morning (I highly recommend you view during times when occupants will be home). Unfortunately, I will lose $750 as deposit and application are not refunded. They did refund my June rent which is fortunate. The manager, Laura, was very nice, prompt, and helpful during this entire process. The apartments appear well maintained and clean. read more

I will try to write a very objective review about West 8th Apartments to try and help everyone make the decision that is best for them. For some background, we are renting while looking for a house. We have two boys. We are generally content when we stick to the inside of our apartment but most outings around the complex remind us why we are so tired of living here already. Specific details below. My family and I moved to West 8th in August right when our building was opening up. We are the first to live in our apartment. Being new, the place was pretty great. The kitchen is nice, the flooring is not carpet all around. The counter tops are in style. We live in a 2/2 . First the good. We were sold on it being new and offering walking distance to downtown Golden. They also advertise free beer. They have a decent workout room with treadmills, bikes, free weights, though one of the treadmills is already breaking down. Views are great. Location relative to trails and public Colorado are fantastic. The construction of the complex is sub-par. I will give specific examples. The day after we moved in, there was a water leak in the apartment above below the sub-floor. There was damage in our closest that was fixed, but the carpet is still stained and the closet has yet to be repainted. Additionally, several of our cabinets have drawers that are misaligned and do not close all the way. Our laminate floor has been bubbling in several places since the day we moved in. Both of our toilets started leaking within 6 months of living here. We have already replaced 3 light bulbs. Overall, you can sense the quality construction when observing the stairwells. One fire door is permanently open. The door frame has shifted so much that the door gets stuck when it is closed (my kids cannot open it on their own). A door at the other staircase does not open without significant effort turning the knob and pulling. In the same staircase, one of the windows has a vertical crack, probably as a result of shifting construction. The door to the patio from the club house seems to never work. We have had many issues including a noise complaint on us (makes sense since we have 2 boys under 10). However, we do not feel comfortable having them run around in the common area because it is constantly littered with dog feces. THERE IS NO POOL. Regardless of what the website makes people think. There is a bocce ball pit. Ranting: At one point during the winter season, the dumpsters were not emptied and garbage was overflowing all over the place. We have had dog feces and trash in the hall ways. The free beer is almost never available, at least for someone that works a 40 hour week. Reasons include: beer is out, CO2 is out, keg is locked, or not available after office is closed. DON'T MISS THE EXTRA $$ to have someone take your trash and recycling out and throw the recycling in the trash. In conclusion, we could be paying less for an apartment. The location may not be as great or it may not be as new, but what is the point if the apartments are already falling apart and we are not really getting what we are paying for? I don't know that we could have found a "better" place to live, but sure could have found a place that actually fulfilled their end of the agreement. We will not be renewing our lease unless we pay less in rent and only because it is a hassle to move. read more

My family and I (three adults in total) have lived here for several months now. The primary reasons that we chose the West 8th Apartment community were as follows: -power wheelchair accessible doorways, hallways and bathrooms -an elevator so that we can live on a floor other than the ground floor -access to historic downtown via a paved trail -roll out access to mountain bike trails -walk out access to hiking trails These were our "must haves" and are all met in this community. The other amenities that were important when choosing this location were the onsite gym, a common space to work in when we need to get out of our apartment (we often work from home) and garages. The bonus amenities that we find ourselves using often are the awesome coffee/espresso machine, the fire pit on the patio and sometimes the beer tap. We haven't yet used the gas grills but they are used by the other residents and the onsite dog park will prove very important when we find our next doggie love. The common areas are kept clean. The gym doesn't smell funky and I am very happy with the spin bikes in particular as I have logged many miles on them. The other gym equipment is all kept clean. The property management staff is cheerful and accommodating. I haven't had much need for maintenance but the few non-urgent matters I have presented were addressed within 24 hours (I have had no urgent matters). It has been over 20 years since I last lived in an apartment community and I am pleased to say that there has been only one occurrence that I lost sleep due to excessive noise because of a party that lasted into the wee hours. I really expected more disturbances, to be honest. What I didn't expect upon moving into this apartment community was the other residents being so welcoming. From the first day, my family and I were cheerfully addressed by fellow residents. My adult daughter, who is physically handicapped and in a power chair, is greeted warmly by everyone which was not the case from whence we came (another state). The property management hosts an event each month where they provide foods and libations for a game night or other social gathering for tenants. Other important notes: -When reading other reviews you should know that the property management company has changed and I believe it was sometime in early 2016 or late 2015. you may want to inquire. -We have a two bedroom on the third floor of the four-story building and our electric bill hasn't been over $60. -For those in wheelchairs - we have found the bathrooms quite spacious but you may want to know that you will not be able to roll your feet beneath the sink as they have cabinets. -There are a LOT of dogs here and we have found them all wonderful and are surprised that we rarely ever hear a bark at all! -Importantly, this review was NOT solicited by the property management. -The few minor drawbacks (that one party and sometimes noise from the hallway) of living in a building with other people are outweighed by the sense of true community and warm interactions with the neighbors. My husband and I lived at West 8th for a year on a corporate move, while our permanent home was being built, and by the end of our stay we were wishing we could live there forever. The location in downtown Golden is perfect: across the street from the Community Center (cheap swimming, yoga, and classes of all kinds), and an incredibly beautiful one-block stroll to Clear Creek, the library, and downtown Golden. Our dog was super welcome and the whole apartment community dog loving and friendly, with a dog park and grooming parlor on site. The apartment was well constructed, safe and quiet, with valet garbage removal, and cheap utilities. Our few maintenance issues were immediately addressed. The community rooms and gym are safe and clean, and we just really enjoyed living there. read more

This apartment complex was new and flashy and functioned well when I first moved in. 2 years later and things are quickly falling apart. Literally. The newest "front-office-gal" is NEVER here. The beer is always tapped. And bricks are actually falling off of the walls. The newest "front-office-gal" frequently arrives late and leaves early. It's nearly impossible to retrieve packages if you work until 5pm. She often completely closed the clubhouse down for no apparent reason, meaning she just isn't doing her job. When I first moved here, I can't remember a single clubhouse closure for anything. If Aimee had to leave early or take a day off, someone covered for her so that the office remained open when it was supposed to be. In the past week, I have attempted to retrieve a package at 5:30, two days in a row, and "front-office-gal" had left already, keeping me from getting my package, and a much needed beer (which was a promise of my lease.) I thought I'd come down on Saturday, my day off, but I guess she wanted a day off, too. So not only is the office closed, but I'm waiting yet ANOTHER day for my package because she can't bother to do her job. So incredibly frustrating to have such great amenities (clubhouse, office deliveries, beer tap, etc.) which I have come to rely upon that are suddenly never available because our "front-office-gal" can't get her act together. I would have recommended this place to anyone up until about a year ago, but now that everything that made it an amazing place to live is falling apart, I wouldn't recommend it to anyone. read more

Let me start off by stating that this apartment complex looks beautiful from the outside. However this place seems like it was built in a hurry and the numerous dings and cracks when we moved in proved this. The staff has never been very helpful towards me, although I have friends who have been indifferent to them. Work orders are more work than they are worth. Taking a month to fix something is really unacceptable, and I haven't put any in since the first couple. The community has been nice, and I don't have any issues with my neighbors, but the walls are paper thin. I have been woken up many times by those around me playing their music.. The worst part of living here by far is the lack of parking spots. I work a job where I am home by 11:30 pm at the latest and I never have a spot. This is made worse by having to park across the street and getting ticketed because I had nowhere else to park. West 8th refused to reimburse me. Overall it is beautifully designed, but not worth the cost. read more
