The buildings look dated and needs some updating. It's located right on the golf course and has multiple swimming pools. These swimming pools are for the residents that live in the buildings nearby; you also have the option to go to the larger pool located at the clubhouse. Parking is plentiful; most are reserved but there are guest parking spots. There are many ponds and it's adjacent to a large canal. There are many people walking around the complex for exercise, usually on the street; however there are no sidewalks, so it is advised to walk against traffic. This location is central to many amenities. I'm there quite often because I have family that currently lives there. The units are privately owned; each unit varies based on the owners preference. The unit in the building I visit, there are two bedrooms, two bathrooms, kitchen, dining room, living room, balcony, and wash/dryer. Each floor has a catwalk, stairs, and a really old elevator; each building has a trash and storage room. The views of the golf course and pond is lovely. The neighbors for the most part are quiet and friendly. The pool is usually nicely maintained except for one time, the water was so low and the filter wasn't cleaning it because of this. Landscaping is good; they have crews working on it weekly. Overall, a decent place to live for 55+ residents.

In fact, Florida as a whole was not my cup of tea back then and I unaffectionately referred to the entire state as "The Swamp." But at 57 years old, I feel quite differently about it all. When I was 18 years old, it was where my Grandparents lived. Now it is where I live 1/2 the year and I have fallen madly in love with my little piece of paradise, as I now quite affectionately call it. Our apartment here is beyond spectacular. Of course, there are many different types of apartments here. I think we have a "Rivera" apartment, which consists of 2 bedrooms, and two bathrooms, plus a storage/laundry room. I had a grand time decorating it, as it is one of my very favorite things to do in the world, but I am not going to be sharing any of those photographs below. Sorry. If the world were different than it is, that would be no problem, but it ain't! The grounds here are lovely and include a Main Clubhouse with a large pool and an outdoor jacuzzi and sauna, as well as 5 satellite pools that are located throughout Phase IV. The Main Clubhouse also has several high end barbecues available for the tenants to use off the pool area. Some are smaller and some are bigger than others. Satellite 5 is the largest of the satellite pools. Everyone is free is to go to whichever pool they choose despite what some people here will try to tell you. There is a huge golf course throughout Phase IV that is extremely busy, as well as tennis courts. In addition, there are several large pool tables (more than you would believe) and ping pong tables in the Main Clubhouse as well as in each individual satellite. The satellites have a pool table but not a ping pong table. But each satellite also has a shuttle board court. There is a borrowing library available as well as an exercise room where classes are held regularly in the Main Clubhouse. There are also countless clubs that are available for one to join depending on your interests. Throughout the year events and parties are scheduled, such as New Years Eve, and Valentine's Day dances, and are held in the party room. Some of these are free and some cost a moderate price. I have attended some of these and truly enjoyed them. Over the many years I have seen countless shows at the main Clubhouse. I am from NYC and was an avid theater goer. So Broadway is in my blood. Many of the shows that come here also play Las Vegas, and you can tell as many of them are seriously excellent, and the inexpensive prices make this an insider secret. The auditorium here is also lovely. They also screen fairly current films here weekly for the tenants. The shows are open to the public by the way. Anyone can buy tickets and attend these shows. Some of the more popular performers shows sell out quickly, and getting tickets to these at the last minute would be rather impossible. Tony Orlando is one such performer. Other performers, less well known are not as hard to buy tickets to at the last minute, which is 1/2 hour before showtime. It is a very different experience here (as well as everywhere else) during the COVID-19 pandemic, but despite the seriousness of this worldwide problem, my little piece of paradise continues to provide me with ways to entertain myself as well as stay safe. I have taken to occasionally feeding the wild life here. Wiggles, my favorite duck, (see provided photograph) is one of my favorites. There is also a squirrel near my parking space who I leave little offerings for at the base of his tree house. The tree has a natural small bowl in its roots which makes the perfect place to leave the assorted tidbits of food for my furry friends. There are the fishes in the lake I bought fish food for and assorted turtles, one I nicknamed "Oliver Twist" as he always wants "More!" that I feed on my daily walks throughout the Sunrise Lakes Phase IV grounds. Overall, I would have to say, there is a little slice of heaven here.

The staff was friendly and the property is beautiful boasting a pool, tennis court, mail & package room, outside patio, cinema room, fitness center, storage cages, valet parking and a general parking garage in addition to street parking spaces. The prices for a condo purchase average around 600k then taxes and a very high HOA. Perfect location for an international buyer to spend partial time or as a rental unit. The rental prices for 2b-2ba and parking hover around $3.5k a month. In my opinion, the bedrooms are very tight for that price, although, they do offer alot of upgraded amenities and quick access to the highway. Incredible location, close to a variety of stores, restaurants, urgent care and coffee shops. The master plan is to build other residential towers nearby. A 3.7 star rating at this time.

I can't park at the garage because me unit only has 1 parking spot, the valet is supposedly "full" for the monthly plan and if you park at the mall you will get towed. My truck doesn't even fit and I can't park it anywhere because If you park in the front you will get towed, if you park on the side you will get towed. So you're pretty much going to get towed no matter what.

Just to get in the building they have a system set up whereby you must use YOUR personal cellphone and open this ap called Blue Diamond. It's the most ridiculous, useless piece of junk ap, that NEVER works. Not kidding, every single day just to leave your residence and return, you must go through wasting a great deal of time and aggravation, because the system sucks! They seem to get rid of all the things that work great, yet they keep the things that don't work, which makes no sense. They used to have a key fob system, which was great. You could have your hands full with groceries, and the key fob in pocket and if you stand close enough to device, it opens door. The key fob was also used to operate the elevator. Now, its turn your cellphone on that's asleep in your pocket...then open BD App that sucks, then wait for it to say unlocked, then connected, which 98% it doesn't connect. I can't tell you how many times I came home with ice cream that melted or a pizza that got cold by the time I got in my residence! The management has been made aware of it but does nothing about it. There are many other issues too, but even if this was the only issue, and I assure you, it's NOT, that would be enough to make me want to move! Imagine, every single day you waste time leaving your residence and going downstairs in elevator, then returning home, and having to get into building and use elevator. It averages like 10 minutes a day, so by month end you wasted 280 minutes! That's 4 hrs wasted every month in this nonsense! Other issues waste time as well. Just to name another example, the only parking is on the 3 levels of garage parking. There are gates to get in and out of garage. They are supposed to open when reading your license plate. They don't always work for cars, and they NEVER work for motorcycles. So, if all you have is a motorcycle you ae really in trouble. But even as a leisure vehicle, you must exit through the gate that people walk through, otherwise you can't leave out the normal gate, because it doesn't open for motorcycles. As I mentioned there are many other issues, like the water being shut off for hours, never a reason as to why, etc. I would NOT recommend living here! We have lived at many rentals and purchased many pieces of property and we have never seen so many issues at one place!

There are many events; bingo, game night, movie night, etc. Check the website for details. We were guests at the pool because we have family there. You will need to be escorted by a resident and they have to show and ID for proof they live there. There is a security desk to check in. The lobby area was spacious. The pool was huge and clean. There's a large gazebo with chairs and tables. There were chairs and tables all throughout the pool area. The pool was clean; many regulars of course since it's a community pool in a condominium complex. Parking was spacious. Overall, a good clubhouse located in this private condo complex.

HOWEVER, the tickets for the shows can be purchased by anyone. I have been coming here now for 37 years so I feel highly qualified to review the Sunrise Lakes Phase Four Clubhouse. I have used both the lovely heated outdoor pool and jacuzzi which I have truly enjoyed over the years. In addition, I have met many lovely people here over the years sitting in the jacuzzi and passing the time of day. In fact I have to confess sitting on the stairs of the jacuzzi and looking at the big beautiful sky of Fort Lauderdale, FL, happens to be a truly magical feeling to me. There are locker rooms with showers provided for your convenience as well. There is also an outdoor sauna house (with separate rooms for males and females) just in case Florida is not hot enough for you on its own. There is also an outdoor open air shower. Although I have not done it myself yet, you can also barbecue in the pool area provided you bring the food and your appetite. This club hosts many events and shows, as well as has classes of various types and free weekly movies on Thursdays at 1 and 7 PM. This year alone I attended various shows and had an absolutely wonderful time at each and every event. They are very good at scheduling a variety of musical acts and comedians. This year we attended a Purim party and did not know quite what to expect but we all had an absolute ball. Last but not least, the club house has a huge billards/pool area with an unbelievable amount of pool tables and a few ping pong tables as well. I know they have an active pool club and offer to teach newbies how to play. They also host a lending library where you can drop off or pick up books of your choice at any time. In addition, there is a small but reasonably adequate gym for those who want to use it. If you want to get a decent workout in, you can do it here. There is an indoor eating room which can be used by everyone from individuals to small, or large group of people. Every time I think I am finished covering all this place has to offer, I remember something else to add. Oh yeah, it has outdoor tennis courts just beyond the pool area, and golf courses everywhere. It certainly has many things to offer and does it well. I will try to add pictures at another time.

Interior and exterior paint, garage door opener, cabinets and fixtures on the lower end of builder grade. Some of the buyer upgrades would be standard in Minto or Lennar homes. Otherwise, no complaint on the structure of the home. The builder still operates the HOA and is lacking in the upkeep of the property. When comparing builders, Minto and Lennar communities shine in this category. I am certain when the HOA is turned over to the community, the upkeep issues will resolve. As most know, with any new build, monitor everything with the build and ensure you document everything wrong. Walk the property, several times, at all different times of the day. Talk to residents that live in the community your purchasing in and older communities of the builder. We are happy with location and living in Pembroke Pines is a plus! Bottom line, if I had to purchase again, I would consider shopping around Pembroke Pines a bit more and compare other local builders.

Centra Falls offers "all of it". Love the small, exclusive, professional community. We relocated from out of state to Pembroke Pines (this is our 4th new construction home) and we are very impressed with the quality of the build. The units are built like a tank with excellent sound proofing, even temperature on all floors, ready for a storm! and 100% maintenance free. We have learned through experience which Property Owner Associations have the right business plan and we are very comfortable with Centra Falls. We are very thankful to have an opportunity to consider and select Centra Falls as our home which without question is an immediate investment value for our lives while living here and for the future when we move on to our next destination.
