I've rented before in many places and never had such a bad experience moving out, don't be fooled by the $250 deposit for they will nitpick everything to try to maximize the money they get back. Oddly enough, I've rented at other places that did have low deposits, but usually if you pay the cleaning fee, they're a little more lenient on charging you for every little thing. Yes, the community is decent even though at times our neighbors could get loud never nothing out of control the pool I will say at times on the weekends does get a little like a college spring break especially on holidays but even then wasn't enough to keep me completely dissatisfied because the location is great And the apartment is decent. What really made this a terrible experience was moving out not only did we pay for the extra cleaning fee when we move out but we left the apartment spotless Didn't leave one piece of furniture inside the place covered up every patch and hole In the wall and everything was working perfectly. Somehow now, they are trying to charge us $650 for all sorts of different damages that we can't even really tell what it is on the Breakdown they sent us and of course it puts me and my wife in a tough spot because If you don't pay these things, they will go after your credit. I'm uploading pictures of how I left the apartment so you can see what we're being charged and hopefully you don't have to experience what we did. I also regret not going to the walk through and Leaving the keys in the apartment, which they told us we could do, because then would've been harder to say certain things didn't work. I am so disappointed how they've handled the situation this is deplorable. We never made a fuss in that apartment and treated it like our home and left that place Immaculate only for them to shake us down for $650 which we've paid. And not even sure what doesn't work because we checked and everything was working perfectly fine before we left.

We have small children in our home, and these conditions are unsanitary and unacceptable for a family. The situation has become so severe that we have not been able to cook or eat in our own home, and we have even had to spend money staying in a hotel just to get relief from the conditions. Unfortunately, this is not the first serious issue we have experienced here. In the past, we dealt with a strong marijuana smell entering our apartment, which was very concerning with small children in the home. It took months and multiple emails before the issue was finally addressed. At this point, there appears to be a pattern of delayed responses to serious concerns that directly impact residents' health and quality of living. Residents should not have to repeatedly report problems or wait months for meaningful action to be taken. Overall, we are extremely dissatisfied with how these issues have been handled.

    Everyone please. Do not move here! I am not one to write reviews on ANYTHING. This is probably the…read moresecond or third time I've written one about it anything. However I would be doing prospective tenants and incredibly egregious disservice to stay quiet. To start the internet service that you get here, it is rolled into your rent and is non negotiable. You are not aloud to get your own, which wouldn't be a huge deal accept it is ALWAYS DOWN. Currently me and my family hasn't had internet in 5 days. I will provide photos of the text service updates with this review as proof. Not only that, there has been no indication on when it's to be fixed. This is not the first time this has happened. The property manager and staff do not care or move with urgency when this happens and on top of that do not offer any discount and you will still pay full price. It is terrible. Secondly, the gate. I have lived here for about a year and half and the gate (which is advertised as an "amenity " that you pay for has worked maybe a total of 10 days the ENTIRE time I've lived here, and that may be generous. The blame the traffic it causes . If that is the case they should take the gates down and stop advertising them as a feature of the apartment. It's deceiving and dishonest. The day we came to do a tour I should have known better because it wasn't working then, and when we asked about it the staff member lied and said "it's down for maintenance right now but it is always normally working" Third. The trash. Trash is left ALL over the property. Piles of it. To be fair to the maintenance team they try and get it up and put away but to no avail. It is constantly looking like a junk yard and is absolutely disgusting, and there is no accountability or penalty for the tenants responsible, as I've seen them dump trash on the curb right in front of maintenance workers Lastly. Rude staff. The staff will be inviting and kind while they are trying to get you in here, but I promise you. As soon as you are signed and moved in you are an afterthought and any concerns (like the downed internet or trash problem) will be met with scoffs and eye rolls. It's unprofessional and unacceptable. I've had to take two PTO days last week because I work from home and had no internet. Our downstairs neighbors just paid an inordinate amount of money to break their lease because they just could not deal with this place anymore. My family and I will not be renewing our lease and will be taking our concerns to local news outlets. Again, I'm not the type to write these or make a fuss like this, but the injustice that we as tenants here are be subject too is just incredibly unacceptable. Please don't move here. So, they'll show you a model unit on your tour and not your actual unit. So don't be fooled by the model units. Should've been a red flag for me when they told me they couldn't show me the actual unit I would be signing my lease on. Even when I asked a 2 days before my move in if I can view the unit, the lady in the leasing office said that maintenance is still working on my unit. They do give you a tour of the community and where the unit you'll be signing your soul to in their golf cart, but they speed through it. Thought I was in an ATV rather than a golf course. So the unit wasn't bad. 1. The lady told us that there was going to be no carpet, but ended being wrong and told us there's carpet in the rooms and if we wanted to remove them, we'd have to pay extra a month. Why would we need to pay something that was wrong on your part. Should've just removed the carpet no charge for your false information. 2. The washer & dryers are small! You can't even wash and dry 1 comforter in there. I mean you can, but it would take about 10 dry cycles to finally get your comforter dry. 3. We have an issue with our smoke detector being so close to the guest bathroom where whenever my son opens the door from taking a shower, the steam from the bathroom sets off the smoke alarm. 3. The closet doors. They're metal accordion doors. Why? Just simply why? They're rusty and i feel like I would get a bad infection from them if I were to get cut by the doors. 4. My son room door has a big gap from the actual door to the edge of the opening so you ca literally see in his room. Like did maintenance do all of this in a hurry and didn't even fix sh*t correctly? Now the community - It's ok. 1. I'm located where there's a big dumpster and that thing is always and mean AALWAAAYS full. There's always trash, boxes, furniture, etc around it. 2. There's a little grassy area between bushes and the people living across from it ALWAAAAAYS leaves trash and it seems like management doesn't do anything about it because they keep doing it. 3. ALOT of pet owners do not pick up after their dogs. I've seen dog feces on my walk way almost every day and management doesn't nothing but send an email out. With all this rent and added fees to our rent that we pay management, they should invest in the dog DNA thing so they can find the people who don't pick up after their pets. 4. THE GATES!! the gates!! i've been living here for a couple months now and the gates never worked except for 1 night and the next day, they were back up. Management sent an email stating when the gates were going to be active again and the next day, gates/poles are back up! When I moved in, they said to download this ButterflyMX app for the gate/pole entrance thing and never did i once use it. My friend said she use to Instacart to this community years ago and even back then the gates/poles weren't working. So why are we paying for a gate/pole "service" if it's not even servicing. 4. Internet has been down for 4 days. I keep getting the same update and not they said a tech isn't coming till Monday to troubleshoot?? You know all the residents in the Avant community should get compensated for the prorated "services" that we've been paying for monthly. I will definitely NOT renew my lease at this place. No matter how much they paid me, I would never!

    I am writing this review after living in Mosaic almost two years. Don't let the painted buildings…read moreand the pretty colors in the outside of the community fool you, the maintenance of the building inside is less than desirable for the price they charge. The AC in elevators and hallways don't work most of time and the hallways smell like garbage. The carpet in the hallway looks disgusting. Neighbors don't pick up after the pets, I've found poop in the 'hallway' leading to my apartment. My apartment has smelled like humid since day one and it has traces of mold, i called maintenance and all they did was patch up the dark areas where there's mold. When I call them to fumigate the apartment they marked my request as 'solved' even tho they never came to do it. They increased my rent $200 after one year. No one answers the phone ever, you have to go in person. My car was booted because I parked backed in, without a warning, even when everybody else does it! The mailroom is in the main lobby and they close at 5pm weekdays and closed Sundays so you have limited amount of hours to pick up your packages -and be prepared to haul heavy items yourself because they don't allow deliveries to your unit. When the intercom downstairs is broken, it takes weeks to repair and now you have to go downstairs to let your visitors, Uber eats or groceries delivery access the building. This is a huge inconvenience. I cannot wait to move out. Photos enclosed of the poor maintenance. Pros and the reason for the two stars: The location is good, there's covered garage on the first floor which is handy when it rains and parking is shared with Miramar police so it feels safe. Walking distance to amenities and pretty views of the landscape. Maintenance crew is pleasant and respectful and so is the leasing staff. Unfortunately the negatives outweigh the positives.

The good: great location; front desk staff, security, and management are excellent and helpful. Reasonably priced. On site maintenance will change your AC air filter and light bulbs for a small fee (not all buildings permit this). Quick approval process (renters). Fairly large and decent layouts with pretty good views from units facing Brickell Ave and the bay; Exit/entrance from, both, Brickell Ave and South Miami Avenue; good restaurant options attached to the building and nearby. The negatives: you can sometimes hear your neighbors walking above you (especially if they wear heels), I can hear the music / bass from my neighbor one floor below me and 1 unit over (though management usually responds to and handles noise complaints ); the shower water pressure can be low during busy/heavy use times; constant and annoying "ping" sounds coming through both bathroom ceiling vents; the sun is blocked mid afternoon for 1-2 hours at the pool area by the building (Bond) next door unless one moves to an extreme, very limited corner of the sun deck; television served only by DirecTV, no cable options--which means expect outages during rainstorms. Mixed age group with families, young professionals, and older people. I am renting now but might consider buying elsewhere depending upon unit and its condition.
