Stuart & Partners are an independent estate agent with about 30 years experience. Generally, I have been used to dealing with private landlords whilst living in Brighton and Sweden, avoiding agents like a plague due to all their processing fees and red tape. However, I have been pleasantly surprised with my dealing with this company. Expect all the regular trappings of an estate agent (well, they are hardly an altruistic outfit of house letting) and a months deposit along with a month up front for rent. They will charge the expected agents 'processing' fee and this seems to be slightly higher than some of the local competition. This is also where the good business idea of the firm comes into play. Yes, you do pay the fee, but only once. As long as i remain with the company I can move as much as I like (aside from the standard 6 month short-term tenancy agreement) and they will not charge any other fees. I love this 'clause' and should my situation change, I become bored of my current flat, or even if I see a better deal/property than my present abode, I just have to pay the independent inventory costs (good to prevent dubious cleaning charges) and hire a van. This I like! The current apartment I rent is not managed by the agent, but they informed me that they would only do a quarterly check on managed properties. Money is handled my monthly direct debits and they were reasonable in waiting for references and bank checks. I have been lucky enough to have had no issues with the property, but feel pretty confident that they would resolve any issues promptly, judging from my dealings thus far. If you are looking to budget your rent you may find cheaper initial costs elsewhere, but not the flexibility further down the line. Recommended. read more

This is the worst estate agents that I have used while renting in Sussex, and I have used quite a few. Very expensive and were absolutely rubbish at sorting out my problems with my rental house. The last reviewer sounds like he works for them. My landlord was always in my house when I wasn't there and Stuart and partners seemed unable to tell them that this was not acceptable. They always sided with the landlord even though I was in the right. This is understandable as the landlord pays their wages but beware - they will never support you or your rights. I agree with the other negative reviews. Things were mostly ok whilst we were paying tenants, but that changed at the end of the tenancy, and we had a fight over the deposit. They claimed the property needed professional cleaning, got a quote, and demanded we should pay for it. They did this because they were unaware that we had the property professionally cleaned through our own arrangements, and this allowed them to adopt the ludicrous position of trying to charge for the cleaning of a property which had just been cleaned. Clearly they had not inspected anything. When we proved the property had been cleaned they had to back down. Nevertheless, their attitude was the same as reported elsewhere - the assumption that all tenants are liars. During our tenancy a gas appliance was condemned by British gas - Stuart and Partners did nothing about this, and indeed they did nothing about anything at all. I will never use them again, there are far better agencies in Haywards Heath. I also know, from speaking to the landlord, that he also felt that Stuart and Partners did very little for him. There are two other reviews on here that are negative, and one positive review. I notice that Yelp use the positive review when determining the star rating, and ignore the negative reviews. All very lovely and pleasant through obtaining our property and all the while we were paying them money- when we terminated our tenancy. got nasty about the deposit. Basically they use JK inventories who are clearly incompetent. We went to their office to discuss 'deposit deductions' including chimney sweep which we accepted, 2 'missing heaters' which totally befuddled us because we knew we had left them in the property's shed. When we raised this and asked why the inventory clerk hadn't seen them we had 2 bulls**t excuses one being 'the inventory clerk doesn't look in the shed' and more hilariously 'the shed isn't on the inventory'. How ridiculous. Anyway the woman 'dealing' with us said they would check with the new tenant and that would be fine. They also claimed for 'plaster damage'. The property we rented was a very old cottage in frankly appalling condition. When we moved in we took photos of absolutely every little defect, including a lump of plaster missing from above the stairs.This is what they claimed for. We said we hadnt done that and had in fact photographed it upon moving in. We were then accused of taking the photograph having caused the damage ourselves. Apparently, writing this ion the inventory is the ONLY form of evidence they can accept- and we didnt do this. Seems a bit stupid that a photo taken less than an hour after getting the keys is less valid than an inventory we could keep for a week..coulda caused that damage any time in that 7 days and written it on the inventory, dont ya think?? Anyway the worst bit was when I received an email claiming "I have called the new tenant and double checked with the inventory clerk and unfortunately 2 oil heaters are missing from the property and they were listed on the inventory going in. We have no option other than to claim for these missing items, we will obtain a price and send this in writing to you." I knew this couldnt be true so I actually went to the property and spoke to the new tenant. She said the agency had called but left a voicemail and that the heaters were of course in the shed. I was totally stunned that they could claim they had already checked and made the issue look resolved I believe, in order to swindle more money out of us. This whole episode caused me so much stress because it was SO UNFAIR! We also improved the property great;ly by putting in a bathroom door which they obviously think isnt necessary in a rented property! The attitude of the staff member who 'dealt' with all this was basically that we were liars which seems a bit hypocritical considering her later attempt to claim for items that had been noted missing because their inventory clerk couldnt be bothered to look in the shed! If they are that unobservant then how valid is their whole report??We were going to dispute the plaster damage claim but it came to about £20 so I'd rather pay it and forget the whole thing, and its well worth it to never have to deal with these people again!I will never ever rent off them and actively recommend you don't either if you value your money! read more
