I fear extortion from this review as well. Original Review: I bought land to build on and started a refi for a construction loan with Civic. After 7 weeks and they still had no idea what's going on. The virtual assistant processing the loan is a gopher between me and underwriting. They don't have a settlement statement to review and they don't know when closing is. I am burning time and money at the stake now waiting on them. I regret choosing to go with them, but I will update this review with whatever happens. Update after closing loan finally: Fees were 2% of the loan. Junk fees to a legal team that I can't negotiate. In fact the communication was so awful you eventually just have to give up and hope they give something close to the original offer. But it won't be. There were twice as much fees as their offer. The loan was much smaller, they said they could loan 70% of land with permits, but they could only do 50%. They don't lend on any soft costs. In fact throughout the build, they never fully funded a single draw whether it was in budget or not. EVEN after I finished the build (with my own cash) and had CO, they still wouldn't fully draw the loan. That's playing dirty. I spent thousands in draw "inspection" fees to not even get a full draw, and I did the "self inspections" where we don't have to hire a 3rd party. There was this sort of trick they do where the paperwork says your loan is X, but bc of the way the math work with the land value etc, you only ever get maybe 85% of X. Communication is impossible as everyone you talk to is miles from a decision maker and might as well be an AI bot. Doesn't matter what the sales team said at any point to sell you on the loan, you won't get that. We could never get a closing date out of them, but when we finally did, the morning of they had not sent the loan package to the title company yet still (even though we set the closing date 5 days prior). The craziest part is I went in and signed and closed on a thursday, and the lender didn't actually send the wire until the following monday. They were trying to sneak in a reappraisal without anyone noticing. My title company said they've never had that happen - 4 days after closing they send a wire! Of course they'll bill me for interest even though I didn't have the money. During the process they checked my credit score/report 3 times which is a negative affect on my score. Update after paying off loan: I survived but only bc I raised 5x more down payment than they said I would need to fill the gaps from them not funding. Plus, the fees were outrageous, and no one at the company knows what's going on. I can honestly say that if you need to get a loan from civic, you are better off NOT doing the deal. I promise. Find another lender.

Time walked us through the whole process, was available at almost any hour for any questions we had, and kept us up do date with every piece of information we needed to move through the process. He kept our agent on track and responded to every speed bump or twist and turn in the transaction with exceptional effort and professionalism. In the year since we closed on our home, I have reffered my younger brother Andrew (which Tim helped him close on his first home), a high school pal, and my good friend Matt. My Brother has since referreed two additional people to Tim to help them get into their first homes. Within the next year my wife and I will be looking to purchase another home and will not hesitate to give Tim a call. He is one person I don't have any reservations about referring to my friends and I am happy to call him a good friend as well.

I always knew what documents were expected of me -- bank statements, pay stubs, copies of checks -- and when they were due. I work on multi billion dollar construction projects, so I'm suspicious of everyone, but Craig and his team earned my trust and confidence in a very short period of time. When I finally called Craig, I was just over 3 weeks into the loan process with the same bank that manages all of my investments, as well as my banking. I even have a mortgage with them on another proerty!! Given all of that, I would have thought that the Mortgage Broker assigned to me would give me great service, and would deliver on assurances I had recieved that they could close within the 6 week schedule we laid out. In fact, I never even got an email, call or sms from the Mortgage Broker himself until I told my Investment Advisor that I was pulling the application. Even though I sent several emails to him directly, I only ever heard from his Loan Processor or my Investment Advisor. Craig and his team at CB Loans were exactly the opposite. They gave me multiple avenues for getting my documents to them securely and quickly. They worked around my hours and and when I could talk. They told me exacatly what documents they needed to get my loan approved, and didn't waste my time with things they didn't need. They made sure they understood my wishes as well as my concerns. And Craig took the time to make sure I was comfortable with my understanding of the details of the process (I moved here from out of state, and it's quite different here). He also got me comfortable with how we would get to the best rate, and worked with me closely on exactly when we ought to lock in the rate so that we got what I think was the best possible rate we could have gotten at the time. I highly recommend CB Loans... whether you start with them, or go to them once you realize "the other guys" aren't going to delvier what they promised, Craig and his team will deliver.
