More worried about people parking in charging spots then making sure everything is maintained correctly & efficiently. The apartments are absolute shit everything is just put together shittty half ass job, window seals cracking, walls just changing colors, the floors peeling off for no reason it really is awful & as the time goes by it just gets worse and worse. But they're so far up their ass about parking spots they don't even care. There isn't even enough charging cars for the amount of spots they reserve for them which is absurd. You expect me to park across street because every other spot is taken rather than that charging spot right next to my apartment got me fucked up. Overall I'd say it's just a shitty fast put together place & they try to just make you miserable overall experience 0/10 will not be resigning lease whatsoever. & I've even said the things that are wrong with place & they just brushed it to the side and didn't really care pretty much, so let's see how much they try to take out of my security deposit when the lease is actually up. I could bet they fuck me over with the shitty job they did putting together.

They'll jack up your rent every year on the already overpriced apartments. The "improvements" they make are done poorly and never fully finished. Grass is not cut regularly trees not trimmed back. The exterior lights that light the parking lots are constantly going out and then staying out for weeks at a time. The list could go on and on...

Rent was $910 for a small, one bedroom apartment with heat/hot water included. The apartment seemed updated, but all "updates" were cheap. The "hardwood" floors were fake plastic wood looking material. Fine, I can live with that. After I signed the lease and did a walkthrough, the closet door in the bedroom came off the hinges and instead of fixing it, the office lady just told me to stick it in the closet and leave it. Fine, whatever. Fast forward a few months, and I noticed mouse droppings in my kitchen. Im not a dirty person and I don't leave food out for extended periods of time. But considering I lived in a basement level apartment in a building with multiple tenants, I was understanding. So I called the office and asked them to send an exterminator. WEEKS later, they finally sent an exterminator who put mouse poison under my stove. It never got rid of the mice. I had mouse droppings all over my stove, inside the burners, and when I lifted the top of the stove, it was COVERED in mouse poop and urine. (I wish I could post pictures) I was disgusted. I cleaned it to the best of my abilities, but could not physically reach all of it. I emailed the office multiple times and asked them to send a professional cleaner to clean inside the stove so it was safe and sanitary for me to use, and they NEVER SENT SOMEONE TO HELP ME. I haven't been able to use my oven in months. Everytime I heat it up, my entire apartment smells like death. Fast forward to the first week of June. It was a Saturday, 90 degrees outside. MY HEAT WAS STILL ON. No matter how many fans I had running, it was sweltering. I had already, at this point, emailed the office prior about turning the heat off and putting an AC in the window. (The windows in the apartment are tall, and do not open like regular windows. Installing a window AC is impossible without maintenance taking the entire window out and fastening the AC in the window and covering the empty space on top with wooden panels. Makes zero sense.) The reply to my initial email stated that they "would be turning the heat off soon." Jump to this day, Saturday, 90 degrees, and heat still on. My only option was to call emergency maintenance. I explained the situation, and the only thing they could offer me was a temporary portable AC until they could "go to the store and buy the proper tools to fix the window for a window AC unit." Ok, fine. They came and installed the portable AC while I was out. I came home to my window being open, with the AC vent resting against the window screen, and childrens blankets nailed to the window frame to keep the cool air from leaking out of the screen. But the heat was, obviously still on. But the portable AC provided some minor relief from the heat, and for that, I was thankful. The heat was fortunately turned off the following week. But maintenance has never come back since then (I am writing this review in August) and I have had this portable AC since June. My electric bill has been sky-high due to the window being open for the portable AC vent, and since the AC is meant for single room and not an apartment, it has been running non-stop to keep the apartment as cool as possible. Between the battle about the mice and the battle with the heat, I am exhausted fighting with the office. I feel, 100% that they do not take tenant concerns seriously. THEN, I get a letter saying they are going to raise my rent +$50 a month! For what?!?! What am I paying for? A tiny apartment that has mice and a leasing office that doesn't provide any tenant support? I will take my money elsewhere! The ONLY positive experience that I had while living here was the neighborhood itself felt safe. I could walk my dog at night and not feel worried or uncomfortable.

They made the process quick and answered an unnecessary amount of my questions with great patience. Mostly the property is very clean. The workout facility has everything I need, and the pool area looks amazing. I'm already excited for summer. There is even a small grilling area with a great water view. Most important, my apartment is very spacious, the appliances are up to date, and slowly and steadily it's starting to feel like home. Five stars all around.

Renters beware. Additionally, in calendar year 2013 (i.e. at height of winter in January) you now have your building thermostatic control(s) set to 70 degrees.... and yes your apartment needs to drop down to 66 or 65 before the heat kicks in. The senior lady managing the property will read you the riot act about CT health code standards stipulating 65 degrees as the acceptable lower limit. Again, good luck! If you wish to keep the temperature consistently at anything above 66 then you need to buy a space heater....oh, and you're paying ALL the heating costs since your building heat won't kick in! Standby for your electric bill which now saves the owners heating costs. yeah! Ask to have this 65 degree limit in your lease and also include the "summer" settings....hmmm, what's that setting? CT state limit? is it 80? 85? 90? humidity dependent? do your homework and you decide. Renters beware.

Residents need to realize that there is one property manager and usually only once maintenance person on duty at any given time; and that they're old buildings. They're doing the best they can and this is one resident that thinks they're doing a good job.

They literally tried to get us to pay for the cost of dry-rotted blinds-(how was that even our fault?), one missing patch of carpet that was torn up when we moved in, which supposedly costs upwards of $600 by itself and some other random BS. Also stated that their "military clause" was superior to what the law actually states and tried to keep me in the apartment despite my husband at the time having gone on deployment and I couldn't stay there. After I got a lawyer involved, they quickly dropped everything and we haven't heard from them since. They will try to rip you off for literally everything they can, even though they "support the troops", etc etc.. We were also told that this was a "family friendly" area, as we weren't able to view the property before signing a lease due to the military. We weren't able to go off anything other than pictures shown and "trusted" info given. I don't know what "family friendly" means to them, but it doesn't mean not being able to walk outside at night and finding syringes outside the apartment complex while walking my dog. Our upstairs neighbors moved out while we were there and they were yelling about basically the same things. They told us "good luck" when we tried to vacate, as The Terraces were trying to get everything they could out of them as well. Hope that helps!

    Current resident: this complex is great until something goes wrong…read more Put in a service request 3/16 to fix a toilet was promised by Deb that it would be fixed 3/18 -issue was not resolved. Called back immediately letting her know that it still wasn't fixed she told me she'd send someone out. No one came out. Friday afternoon called again was promised someone would be out Saturday Morning at 9am. Had to call back again after no one showed up, answering service connected me to Dave (head of maintenance) who told me there was "no way in hell, that anyone would be out on Saturday and that I should have called earlier in the week." When I explained what happened he said he had no knowledge of the request and told me it was my problem. Shouldn't have to hound people to get a functioning toilet a week after my first request.

She would spy on my apartment by driving up to my apartment looking in my car and my visitors cars, she will put notes on my door as If we violated the lease agreements and we didn't. She tried to milk me and my mother out of money. She makes up her own rules trying to manipulate people who she feel is weak, she has tried to do inspections by insinuating things on me and my mother the visits was to try to find a way to make it seem we where smoking in the home and as if we was having people living in the home in witch we never did. Over all my stay at this apartments complex has been a living nightmare. I will never recommend anyone to move to this place. Oh and the a/cs in the apartments had so much mold build up it started creating algea it got me and my daughter sick and she tells us it's our job to clean them but yet they belong to the complex and at the moment we was only in the apartment for 3 months witch means the mold was built from prior residents. She sent me a bill in the mail with fees that had nothing to do with my house hold trying to milk us out of money. So if anyone wants peace and calm in there place of stay stay far from summit woods in Norwich ct.
