Experience based off 1 year lease. Can't beat location across street from the Riverfront park, (but…read moreno sound insulation from the Summer Concert volumes, details below) and apartment unit and communal amenities were clean, new, and nice, like the gym, pool, mail services. Maintenance staff is so kind. Some Staff in the management office were quite helpful, but some of the management staff sometimes came off as condescending, noticed by others as well.
Move in was smooth. Unfortunately there's only 2 major elevators, which regularly breakdown, and are on the slower side. If someone is moving in/out at the same time, it will take while, especially if 1 elevator is down.
Summer Festivals are across the street, there is almost absolutely no sound insulation, so my park-facing windows and patio doors would shake/vibrate with the bass and depending on what music, even car alarms from street parking trigger, until 12am midnight when concerts end in the summer for sometimes-Thursday, Friday, Saturday, sunday nights which was inappropriate if you have a early work schedule.
Initially I thought the move-out process would also be smooth, but unfortunately ultimately found it to be quite unprofessional as it overall involved Error after Error in accounting which was never straightforward -- each time billing OVER-charging me by several hundreds of dollars, which was alarming and stressful. This required me visiting the office to identify and inquire where the charges were from in order to correct the significant clerical error during a busy move schedule in my last few days as a tenant, and then after I moved, I received mail stating I owed several hundred dollars, and then after calling them they stated that they'd recalculated and I'd actually receive a check because I had paid a smaller sum before I moved. Even though I appreciate the fix, no tenant would appreciate constant errors telling me to pay when I should obtain a refund. Imagine If I had trusted their bills and paid.
I've lived in multiple Major cities with High Cost of Living across the US, it was comparable, therefore quite high for the Rental Rates of apartments in Fort Wayne, Indiana, even for a "luxury" apartment.
